IMAGINE THE POSSIBILITIES SO YOU’RE THINKING ABOUT BUILDING A HOME? Building a home is different than buying an existing home. There are differences in the type of financing and down payment required, the sales agreements are more detailed and require a high level of specificity in material selections, and in general, building a home requires more involvement by the customer during the early stages. Thankfully, at Garrette Custom Homes we have developed systems and tools to make the homebuilding process efficient and manageable for the customer. We have thousands of programmed personal choice selections available for each home plan. We have seasoned staff that assists with all facets of the homebuilding process from land acquisition to permitting to financing to plan customization. Perhaps most importantly, we have a 5000 square foot Design Studio where customers meet one on one with a professional designer to outfit their home with latest materials and finishes that meet their lifestyle and their budget.


WHERE DO I START? First step is picking a home plan that meets your needs and hits your budget. Thankfully, Garrette has more than 50 floor plans from 1,700 to 4,500 sq. ft. - thoughtfully designed to appeal to a number of different lifestyles and living situations. Second is finding the right piece of property. Maybe it’s one of dozens of home sites that Garrette Custom Homes owns throughout SW Washington or Portland, OR. Perhaps you already own the property you want to build on. Or like most of our customers, you need to work with one of the Garrette Project Managers to find that perfect property.

HOW MUCH IS IT GOING TO COST? Because of Garrette’s pre-priced home plans and structural options, once the plan and property are identified, almost ninety-five (95%) percent of the total price can be estimated at that point. There are six price components in a Garrette Custom Homes’ project including: Land, Site Development and Permits, Base Price of Home, Structural Options, Personal Choices, and Special Price Requests (Plan Customization and Custom Options)


YOUR PERFECT HOME HOW DO I TAKE THE NEXT STEP? You enter into a Construction Deposit Agreement and put down a one (1%) percent deposit (of the total price). Many customers choose to submit for building permits at this stage, which can shave over a month off the process. At this point, the purchase of your home and your deposit is contingent upon two things: 1) Loan Approval – You already would have a pre-approval at this stage but you would apply for full loan approval with confirmed income, assets, and credit. 2) Site Development Feasibility – Garrette’s land development and construction specialists will visit the site, review the permitting fees, zoning regulations, private restrictions (easements, CCRs, etc.), and confirm the feasibility and cost of getting your property “foundation ready”. If the site development costs come in higher than the previous estimate, then you have no obligation to move forward. While Garrette is “proofing” the cost and feasibility of building on your property, you will have your Design Studio appointment. You will select all the interior finishes to your home including appliances, cabinets, lighting and plumbing fixtures, and hard and soft surfaces. After your appointment, the final cost component of your project is defined and its time to finalize the paperwork and start building!


HOW LONG UNTIL I CAN MOVE IN? Home construction takes one hundred (120) days from breaking ground to move-in. Permitting can take anywhere from 3 to 8 weeks, which is why is a good idea to authorize the permit submittal early in the process. Prior to construction starting, a preconstruction conference is held where you review your site specific building plans to ensure all selected structural options and personal choices are shown. During the 120 build period you will have several scheduled appointments with your project manager and on-site superintendent to walk the home and evaluate the progress. At completion, you will have an orientation on the care of your home and all warranties will be explained. Now there’s nothing left except the ever exciting– MOVING DAY!! Enjoy your new home.
