Westfield is focused on the long-term prosperity of city centres, working in partnership with local councils, regeneration agencies and architects to develop the long-term vision and masterplan for town centre development and city regeneration programmes.

regeneration & sustainability Every new project presents an opportunity to improve the design and efficiency of our shopping centres. Conservation of energy and water, recycling and use of materials which have a low-environmental impact are all high on the Westfield agenda. Westfield has redesigned Westfield London to improve its environmental performance. Energy consumption has been reduced by some 20% through design initiatives, temperature control and overall building management; lighting and water heating to peripheral buildings is via photo voltaic and solar panels, storm water flow is partly retained and reused. Setting new standards for large scale development, some of the most far reaching environmentally sustainable strategies have been produced to guide the design, construction and operation of Westfield’s Stratford City development. Energy and carbon emission reduction is a priority for Stratford City with 75% of all power to be provided through the construction and operation of a combined cooling heat and power plant and efficient buildings design. Upon opening, the development will exceed current building regulations for waste, water, ecology and tree conservation by 25%.

Westfield has been operating in the UK for eight years, having acquired its first shopping centre in 2000. Westfield’s portfolio represents one of the most outstanding shopping centre portfolios in the UK both in terms of existing centres, current developments and future projects. Westfield Belfast Centre Overview CastleCourt is the premier shopping destination in Northern Ireland, attracting 16 million customers a year. With sales densities ranking in the top 10% in the country, new retailers are choosing CastleCourt as their gateway into the Northern Ireland market. Anchored by Debenhams, the two-level 31,121 sq m centre provides an exciting mix of over 80 fashion and lifestyle brands including Vero Moda, Muse, Dune, Dorothy Perkins, Gap, Quiksilver, Principles, Virgin and Warehouse. The vibrant food court provides a mix of cuisines, including Ben & Jerry’s, Yangtze Noodle Bar and the internationally renowned Café Paul Rankin. Location & Accessibility CastleCourt is located in the heart of Belfast’s retail district and benefits from excellent public transport links. The frequent city centre bus service stops directly outside CastleCourt and the rail and regional bus interchange is within a 10 minute walk. The centre is easily reached from the city’s inner ring road which provides direct access from outlying areas. As an increasing business and tourist destination, Belfast also benefits from two airports; Belfast International Airport just 30 km away, and George Best Airport, only 10 minutes drive from the city centre.

Development Overview A major £300 million retail-led mixed-use regeneration project in the heart of Bradford. The project will create a stunning new retail destination in the city with a 54,600 sq m shopping centre, 3,800 sq m of office space, approximately 200 apartments and 1,800 car parking spaces. The retail component will provide an eclectic mix of national and local fashion, food and lifestyle brands that will address the current under-provision in the city. Three malls will trade on two levels and provide over 100 retail units, anchored by a 10,900 sq m Debenhams store and a 750-seat café-style food court. Bradford city centre is undergoing an extensive regeneration programme and Westfield is working closely with Bradford Centre Regeneration, Bradford Council, Yorkshire Forward and English Partnerships as well as private sector partners. Catchment Bradford benefits from a sizeable catchment area with ongoing planned investment. The development will serve a total catchment population of 575,000 people and draw from the affluent and densely populated areas of Keighley, Shipley and Ilkley where 57% of the population is aged below 40. Bradford was recently named as one of the top six cities in the UK for potential economic growth and will benefit from over £2 billion of investment over the next 10 years.

Location & Accessibility The project is conveniently located in the heart of the city centre, well served by the M606, M62, M1, A1 and M6 motorways. The city centre has already benefited from the ‘Connecting the City’ initiative, a £22 million programme of infrastructure improvements to prepare the city for its transformation. The city’s two central railway stations provide access to a wide range of local and national services, including direct trains to London. Furthermore, Leeds Bradford International Airport is located just 14 km from the city centre.

Westfield Derby Development Overview The £340 million Westfield Derby development creates a dynamic mix of fashion, food and leisure in the heart of the city and positions Derby as a principal retail and leisure destination in the East Midlands. The 105,770 sq m centre opened 9 October 2007, six months ahead of schedule. Four new themed malls operate over two retail levels anchored by Marks & Spencer and Debenhams. The introduction of more than 100 new retailers to Derby creates a vibrant mix of national and local fashion and lifestyle brands. Westfield Derby has introduced leading retailers such as Zara,

Westfield Derby Westfield is working closely with the City Council and Marketing Derby to promote the long term vision for Derby. As part of the redevelopment project, Westfield has contributed £4 million towards new park and ride facilities, additional car parking, new bus lanes and the regeneration of the city’s cathedral sector. The development also incorporated £4.3 million of highway improvements. Westfield Derby has acted as the catalyst to the £2 billion regeneration of the city centre, attracting substantial new investment into the city. In partnership with workstation, a Derby City Council initiative, Westfield is ensuring that the area’s long term unemployed will have the relevant skills necessary to take up jobs created by the redevelopment and future regeneration projects. Catchment The centre serves an estimated catchment area of 1.3 million drawing from the wider Derbyshire area. 40% of the population is profiled in the ABC1 social category and 55% is aged below 40. Derby is one of the most dynamic growth areas in the East Midlands, with employment levels rapidly increasing, a solid manufacturing base and major businesses including Toyota, Rolls Royce and Egg based in the area.

Location & Accessibility Westfield Derby is conveniently located adjacent to the city’s ring road and within close proximity to the city’s bus and railway stations. A comprehensive programme of highway works and infrastructure improvements have enhanced public and private transport accessibility. The 3,700 car parking spaces feed directly into the new centre making Westfield Derby the city’s main parking destination.

Westfield Guildford Centre Overview The Friary Shopping Centre is a 14,000 sq m three-level retail destination with a dedicated food court and over 60 retailers including Bhs, Topshop, Faith, HMV and Oasis.

Development Overview Traditional open streets and a covered arcade form the basis for the £200 million retail-led mixed-use expansion and reconfiguration of the existing centre, which will perpetuate the style and character of Guildford town centre. The 27,000 sq m development will introduce 60 new shops, cafés, restaurants and a new multi-level mini-anchor retailer. A landscaped public square will provide an elegant focal point for the scheme where people will enjoy art exhibitions, live entertainment, boutique shopping and al fresco dining. The residential element of the mixed-use scheme will create 170 apartments arranged around carefully landscaped roof gardens, 30% of which will be affordable housing, available to local communities and adding vibrancy to the town centre. The open streetscape will enhance pedestrian access to the train station, town centre car parks and the newly constructed bus terminal. Westfield will also provide community spaces and further contributions will be made towards initiatives such as; environmental improvements to the town centre, open space infrastructure and Park and Ride. Catchment Guildford is one of the most affluent towns in the South East and is regarded as the principal market town for the county and a prominent tourist destination with annual visitor figures in excess of 2.5 million. The existing centre serves a total trade area of 638,000 people and boasts over 9 million customer visits per annum. 38% of the catchment is profiled in the AB social category, with high disposable incomes and a high level of home ownership.

Location & Accessibility Guildford is located in the heart of Surrey, less than 50 km from London. The centre benefits from excellent transport links with two rail stations within close proximity and direct road links from Leatherhead, Horsham, Woking and the M25 via the A3.

Westfield Lisburn

Centre Overview The first phase of the 50 acre Sprucefield retail park opened in late 2003, comprising 21,000 sq m of retail space and household brands; Sainsbury’s, B&Q, Currys and Argos.

Development Overview The £150 million proposed expansion will add 50,000 sq m of exciting retail space including Northern Ireland’s first John Lewis department store and a new food offering. The development of Sprucefield will lead to a significant boost in the regional economy with the creation of 2,000 permanent jobs. The scheme will provide the area with greater choice as the only purpose-built out of town regional shopping centre in Northern Ireland. Westfield is keen to commence construction on the development which is subject to the granting of a new planning consent.

Catchment Lisburn is the second largest district in Northern Ireland with a population of almost 110,000. Sprucefield has the potential to serve a broader regional catchment of 1.7 million people living in Northern Ireland.

Location & Accessibility Located near Lisburn in Northern Ireland, the site enjoys a strategic location incorporating Marks & Spencer and other major retail brands. A motorway junction was built specifically to access the site, which also receives excellent road and public transport links from Belfast city centre.

Development Overview Westfield London will change the face of shopping in the capital, providing a unique retail, dining and leisure experience just three miles from the heart of London. Scheduled for completion at the end of 2008, the £1.6 billion Westfield London development will become the largest shopping centre in greater London. Beneath a spectacular, undulating glass roof, the progressive, bright and sleek design of Westfield London will encompass five anchor stores, more than 265 speciality shops, over 40 places to dine, a state-of-the-art 14-screen cinema, a health spa and a gymnasium.

The New Luxury area, designed by acclaimed architect Michael Gabellini, will offer London’s discerning customers a truly new and exceptional retail experience. Ground Level is dedicated to international and UK luxury and designer brands; Level One, the World’s leading lifestyle brands; and Level Two, home to an exclusive urban retreat spa. Elegant cafés, patisseries and restaurants will enliven the spaces throughout, and exquisite service will be our pennant. The 150,000 sq m complex will also incorporate the Crystal Garden, a vast interior space capable of hosting a wide range of events.

Westfield London The White City Opportunity Area is one of the most exciting regeneration opportunities in London. Westfield London will act as a catalyst for the redevelopment and regeneration of this part of West London, and as the cornerstone for future investment which is anticipated to be in excess of £1 billion over the next ten years. Key to the regeneration of the area is the £170 million investment from Westfield to provide extensive improvements to public transport and major highways as part of the

development. In addition, new modern home available through affordable housing schemes have been developed. Significant investment is also being made in a new library and in the streetscape and landscape design of Wood Lane, Ariel Way and Shepherd’s Bush Green. Westfield is very much a part of the local community and is realising this through organised site tours, presentations to local groups, local sponsorships and the distribution of a regular newsletter to 7,000 local residents.

Access to the development will be further enhanced by the provision of a new bus station in the northwest corner of the site. In addition, a major bus/rail interchange will be built in the southeast corner incorporating a second bus station, the refurbished Shepherd’s Bush station and a new overland rail station serving Chelsea and Clapham.

Westfield Merry Hill Centre Overview Merry Hill is one of the UK’s most successful shopping centres and is the focal point of a 220 acre mixed-use complex in the heart of the West Midlands. The 140,800 sq m shopping centre provides over 250 stores including Debenhams, Marks & Spencer, Sainsbury’s, Bhs, Next, H&M, TK Maxx, Asda, Primark and Topshop. The complex includes an Odeon cinema, external retail park and 7,200 car parking spaces. Additionally, the Waterfront provides office accommodation and an exciting mix of restaurants and bars, creating a vibrant social destination throughout the day and into the night.

Development Overview The Merry Hill masterplan has been developed and refined in partnership with Dudley Metropolitan Borough Council. The development concept is based on the linkage of Merry Hill, the Waterfront and Brierley Hill High Street to create a new urban centre. The masterplan proposes comprehensive improvements to the public transport infrastructure, 1,300 new residential units and the creation of significant office, leisure and public spaces.

Merry Hill is being transformed with improvements to the retail mix, the creation of more contemporary bulk heads, impressive full height glazing shop fronts and plans for a spectacular new food court. Westfield is actively involved in the Brierley Hill Regeneration Partnership, working with the Dudley Metropolitan Borough Council and The Brierley Hill Community Forum. The partnership, often referred to as an example of regeneration best practice has a successful track record of delivering schemes that involve the community in meeting local and national objectives. The regeneration of the Brierley Hill Waterfront has recently won the 2007 BURA award for waterway regeneration.

Catchment Over 3.3 million people live within a 45 minute drive of Merry Hill. The centre serves a catchment of nearly 1.1 million people including the affluent counties of Worcestershire, South Staffordshire and Shropshire. Merry Hill receives over 23 million customer visits per annum, with over 65% of these from within the core catchment area.

Location & Accessibility Merry Hill and the Waterfront are situated in the heart of the Black Country, just 16 km west of Birmingham. Sandwell and Dudley railway stations are within close proximity and receive Intercity train services from London and Birmingham. The centre is also adjacent to the A4036 and just 8 km from the M5 motorway.

Westfield Nottingham Development Overview Broadmarsh represents one of the largest retail projects in the UK and its redevelopment will create a brand new city quarter in Nottingham. On completion, the £700 million redevelopment will transform Broadmarsh into a 136,000 sq m premier shopping and leisure destination, complementing the fabric of Nottingham and the heritage of the city. External open spaces will allow visitors to enjoy views of Nottingham Castle whilst taking advantage of the centre’s three principal shopping levels. Key components of the proposed scheme include two new department stores, a fresh-food hall, a supermarket, an expansive 1,200 seat food court, and more than 220 new shops offering a dynamic mix of local, national and international brands.

Centre Overview Nottingham is currently ranked among the top five shopping destinations in the UK, being the principal city of the East Midlands region.

The development will feature parking for 3,000 cars as well as a number of major improvements to the highway and the public transport network. A new state-of-the-art interchange integrating bus, tram and train services with parking and passenger drop-off points will offer Broadmarsh visitors unparalleled access.

Anchored by a TK Maxx flagship store, Broadmarsh is further complemented by other major retailers such as Bhs, Boots, Wilkinson, Argos, Dorothy Perkins and MK One. The centre also includes 80 speciality shops and 10 food outlets.

Westfield will be investing in town centre improvements including bus shelters and an electronic information system, CCTV, lighting and streetscape enhancements. In addition, Westfield will be contributing £1 million to the refurbishment of Lister Gate and Old Market Square in the city centre.

Catchment Nottingham is ranked fifth on the Experian Retail Vitality Index for the UK. With two universities housing over 90,000 students, the city has an annual retail spend of ÂŁ4 billion. Broadmarsh boasts a total catchment of 1.2 million people and over 17 million customer visits per year.

Location & Accessibility Broadmarsh is the southern gateway to Nottingham city centre and is easily accessible via Broadmarsh bus station which provides services for 30,000 commuters each year. The centre also boasts two car parks providing spaces for 1,600 cars.

Westfield Stratford City

ILLUSTRATIVE VIEW FROM EXISTING CITY CENTRE

Development Overview Stratford City is the largest retail-led, mixed-use urban regeneration project ever undertaken in the UK. Situated adjacent to the site of the London 2012 Olympic Games, the ÂŁ4 billion development will create a new and vibrant metropolitan centre for East London. The 180-acre site will provide 1.25 million sq m of new retail, leisure and entertainment facilities, offices, hotels, housing, community facilities, open spaces and over 5,000 dedicated retail car parking spaces. At the heart of the site, the development will provide 175,000 sq m of shopping, leisure and entertainment space. This will include three flagship stores, over 200 retail units offering a diverse mix of national and international fashion and lifestyle brands, and an eclectic mix of dining opportunities. The John Lewis Partnership has already committed to the scheme as one of the three flagship anchors and will provide a full range John Lewis department store and fresh food brand Waitrose.

465,000 sq m of the development has been allocated to office space and 120,000 sq m to hotel and conference space. 460,000 sq m of residential space will provide approximately 5,000 new homes supported by 32 acres of public spaces, new squares, parks, gardens, natural ecological habitats and a unique multi-levelled lake. The integration of open spaces, parkland and landscaping will create diversity of design and a stunning new urban landscape for the area. The project will act as a catalyst for the regeneration of the entire Lower Lea Valley and Thames Gateway region and will become a world-class example of urban regeneration. Construction is planned to commence in late 2007. The project is set to become one of the most significant retail-led developments in the UK and Europe.

Westfield Stratford City The Stratford City development has committed over ÂŁ125 million towards providing community infrastructure, services and facilities. A large Primary Care Centre is planned for Zone 5 of Stratford City and Zone 1 will also include a convenient walk-in Health Care Centre right in the centre of the development. As well as servicing the wider community, a new library will support a long-term programme of educational projects in schools that is already underway, designed to develop a sense of the importance of environmental and community values to young people. When completed, Stratford City will support a community of 14,000 residents with the creation of 4,500 jobs during the construction phases and over 34,000 permanent jobs. ÂŁ9 million has been allocated to business employment and training, including small business units and an Employment Learning Bureau which will provide a permanent base for employment training, enterprise and jobs brokerage services. Direct pedestrian access is provided by an impressive public transport infrastructure, including the new Stratford International Station, Stratford Regional Station, London Underground (Central and Jubilee Lines), Docklands Light Railway and two new bus terminals. The development is also well served by the road network through East London linking the A12, A11 and A13 to the M25 and M11.

Westfield Tunbridge Wells Centre Overview Royal Victoria Place is a modern shopping centre with 1,700 car parking spaces in the heart of Royal Tunbridge Wells, the fifth most affluent town in the UK. The 34,000 sq m centre provides two retail levels with over 85 stores including Fenwick, Marks & Spencer, Gap, Next, Boots, H&M, French Connection, Hobbs, Monsoon, Oasis, Jane Norman, River Island and Paperchase. A dedicated food court also offers an extensive range of dining opportunities. Royal Victoria Place is an integral part of the local community and is committed to several long-term initiatives. The annual Support a School competition provides media and entertainment equipment to primary schools within the Kent and East Sussex regions. Over a six year period, Westfield has awarded more than £45,000 through the scheme. Royal Victoria Place also supports ‘The Giving Tree’ initiative, a Christmas campaign which supports underprivileged children across the West Kent region. To date, with the support of our shoppers and retailers, Westfield has donated nearly 1,500 toys to the appeal.
