The Land

Impeccably blending recreational and agricultural utility, the 5W Ranch stands as a sanctuary of some of Northern Utah’s richest biodiversity. Along the river, sub-irrigated meadows and riparian landscapes blend together, with deep winding streams, interwoven channels, verdant grasses, vibrant wildflowers, and sedges. This diverse eco-haven draws an abundance of wildlife. Above the river bottoms a display of lush, irrigated grasslands, gently ascends from the river plain, perfect for a top-quality hay operation or pastoral pursuits. The remaining uplands contain robust aspen forests and upland shrub environments, unveiling a dazzling wildflower display each spring. This varied topography gifts panoramic views of the majestic Uinta Mountains.

This ranch lies a stone’s throw away from the headwaters of one of Utah’s largest watersheds, nestled deep within the formidable Uinta Mountain Range.

The Uintas are home to over 1,000 natural lakes filled with a myriad of aquatic life, setting the stage for limitless fishing adventures. Moreover, the ranch offers direct access to the 460,000-acre High Uintas Wilderness area, offering a wealth of recreational opportunities. From camping, hiking, and horseback riding to snowshoeing and cross-country skiing, the possibilities for outdoor adventures are endless.

The approximate acreage of each environment is as follows:

• 48 acres of irrigated meadows.

• 42 acres of sub-irrigated grasslands and riparian environment.

The Weber River: The Weber River and its tributaries make up one of the most important river systems in northern Utah. The river supplies irrigation water for more than 112,000 acres and over 85,000 acre-feet of culinary water to four counties. The river also provides a myriad of recreational opportunities including fishing and kayaking as well as boating and wind surfing on nearby Rockport, Smith-Morehouse and Echo Reservoirs.

The Ranch is located on the uppermost reach of the Weber River about 7 miles below Thousand Peaks, where the headwaters gather, and just below the confluence with Smith and Morehouse Creek.

Elevation & Climate: The average elevation of the river on the Ranch is about 7,050 Ft.. As you climb to the top of the ranch you will find yourself at about 7,350 Ft.. These elevations result in four distinctly beautiful seasons, each with its own special character. Summer days rarely exceed 85F and nights are pleasantly cool and verdantly green. Fall colors are spectacular on the Ranch, and Winter silently covers the canyon with a deep blanket of white snow.

Agricultural Production: Historically the Ranch has seen hay yields of about 100 tons, this has also allowed for between 60-70 yearlings or 40 cow/calf pairs to be grazed from the beginning of June to around the end of September. This is assuming you have an average water year regarding precipitation received.

The Water

The 5W Ranch holds approximately 188 Acre/ft of Water. Most of that comes in the form of deeded water rights along with some shares in the Weber Water Users Association. The property also has 2 Springs that flow perennially, but will be subject to diligence claims with the Utah Division of Water Rights.

The 5W Ranch primarily sources its water from the Weber River. The flow of this river is regulated by the Smith & Morehouse Reservoir, situated 5.2 miles upstream. The main channel for delivering irrigation water to the Ranch is the Wilde & Company Ditch. This ditch diverts water from the Weber River approximately three miles before reaching the Ranch. Additionally, the Ranch has an arrangement to use 15 acrefeet of water from Echo Reservoir, costing them $82.50 annually.

The Ranch also utilizes a secondary irrigation channel known as the Stillman and Wilde “A” Ditch. This ditch sources its water from Bob Young Creek in Hopkins Hollow and operates under Water Right No. 35-8687, serving a total of 11.2 irrigated acres. Apart from the Ranch, there’s only one other user of this ditch, which is their eastern neighbor.

The Ranch includes two shares in Cool Springs Water Company. One share entitles the residence to year ‘round domestic water, and is assessed at $640 per year. Electricity is supplied by Rocky Mountain Power and telephone service is provided by All West Communications. The residence has electric heat and a septic sewer system.

Flora & Fauna

A wildlife-rich property and angler’s haven, nestled along the Weber River. Here, unparalleled fishing experiences abound, with the river thriving with brown, rainbow, cutthroat, and brook trout. Beyond the riverbanks, the ranch serves as a refuge for an array of fauna. The lands are home to resident mule deer, Sheridan Moose, coyotes, and red foxes, while the skies above echo with the songs and sights of numerous bird species, including various predatory birds such as bald eagles, red tail hawks, kestrels, and sharp shinned hawks.

The irrigated acres and river bottoms are home to a plethora of plants, trees, and shrub species. In the grasslands you will find orchard grass, smooth brome, showy daisies, baltic sedge, golden mountain bean, needle and thread grass, various species of clover, plus many more. The transitory area between the grassland and the woodlands is full of wildflowers throughout the year, purples, whites, yellows, oranges, reds. The biodiversity is astounding. The woodlands are made up of primarily aspen forest which is the most desirable to have for habitat for birds and mammals.

The denizens riparian areas and river bottoms are cottonwood trees, willow bushes, dogwood, reed canary grass and various other sedges that assist in keeping the riverbank in tact and keep the water cycle functioning on the property.

The 5W Ranch’s location near Oakley and Kamas, Utah, opens up a world of public hunting opportunities. The region is renowned for its big game hunting, with deer, elk, and moose populations thriving in the area. For the bird hunter, the region offers opportunities to hunt for various waterfowl and upland bird species.

In the shadows of the Uinta Mountain Range, the ranch also offers direct access to widely recognized public hunting grounds. The Area

The Ranch is located 8 miles east of Oakley, Utah via a paved countymaintained road which fronts the property for nearly 1/2 mile. Direct access to the residence and hillside portion of the Ranch is accessed through the Beaver Springs subdivision. Additional access to the Ranch flom the highway is provided by a dirt road and river bridge about one half mile below the direct entrance. The Beaver Springs road is a gated, graveled and graded road with a good river bridge, and maintained by the Beaver Springs Homeowners’ Association, of which the Ranch is a member ($300/ year). During Winter this gate is locked and access to the Ranch is by snowmobile, cross country skis, snowshoes or foot.

Oakley is a quiet town with a small grocery store, gas station and post office and 2 charming restaurants. The town hosts the annual Oakley rodeo and draws thousands of spectators every July 4’” weekend. The somewhat larger town of Kamas lies 6 miles beyond Oakley. Kamas is known as the gateway to the Ashley National Forest and High Uinta Mountain Range via the Mirror Lake Highway, a State-designated scenic byway in both Utah and Wyoming. ParkCity, just 20 miles from the Ranch, is a world renowned resort destination whose reputation is unmatched in Utah and perhaps the world for its snow quality. Park City is home to Deer Valley and Park City Mountain and Vail resorts. Park City provides a full spectrum of lodging,shopping, fine dining, and other city conveniences.

Heber City is located about 30 miles from the Ranch and is notable, in part, because of its jet-capable airport. Many Park City and Deer Valley residents and visitors use this convenient airport instead of the Salt Lake International Airport.

Salt Lake City and Salt Lake International Airport are located just an hour drive from the Ranch. Salt Lake provides the amenities of a major metropolitan area including national sports franchises, a museums, ballet, opera, symphony, etc.
