DOWNTOWN RECREATIONAL AREA

01

YEAR | 2014 TYPE | public, recreational, culture G+2 STATUS | studies, concept design SCOPE | architecture + landscape SQM | 890 (plot 2400 sqm) LOCATION | Downtown Cairo, Egypt

Zaro Architects Face lift was extensive in scope. The team created several small floor plate additions to transform the building’s massing. Fortress-like, concrete facade panels and the entire service core were removed, exposing the building to its skeleton. The insertion of a new concrete core substantially improved the building’s seismic resiliency and enabled several additions, both horizontal and vertical. The abrasive function, which blocked the entrance from the street, was removed to create an open, light, and welcoming space that engages the community. Downtown Recreational Area represents a synergy between aesthetic composition, inventive structural solutions, and integrated landscape design. The design elements actively contributes to the vitality of the city and the community as a whole. The project offers a new paradigm for how to convert an outdated, monolithic block into a work of innovative and inviting architecture. The project born with the collaboration with a real estate developers company which has the aim of a renovation of the entire area of downtown, starting with the renovation of few palace and expanding the process. The new building is designed to accommodate several coffee shop and small restaurants and bars on the ground floor and art gallery and cultural centers in the upper floors. A cantilever addition to the concrete structure will be used as a performance theater that flies over the square. The piazza will be the core of the intervention and of the interest of the project, will be used as outdoor area for the coffee shops and as a space for open air exhibition.

OB 37 sets in the Cairo’s dowtown pattern. The plot has an irregular shape that includes a ten storeys building and the acces ot the streets come from three sides. The most challenging issue of the project has the relation with the context of the city: the curtain wall facade is mixed with the the using of natural egyptian sand stone that reminds to the historical architectures present in downtown. The first two floors are destined for the main lobby, a coffeshop and two banks The interior space of the upper levels is flexible gives the chance to use it for multiple solutions: from small indipendent offices to open space big company. For OB37, the project team utilized creative solutions and careful design to reinvent an aging commercial complex in the heart of Cairo. Often, the trend in large-scale urban development is to demolish existing buildings and start a new high contrast urban tissue, but OB37 was an exception to the rule from the inside out. Defined by simple, finely proportioned massing, the building is clad in a high-performance unitized glass curtain wall. The glazing enables daylight to reach deep into the interior while also providing sweeping views and a connection to the surrounding neighborhood. The new envelope contributed to a significant improvement in energy performance, and the project is on track to receive LEEDŽ Platinum certification.

The site is located in an developed area to the south of Cairo. The site is only few kilometers away from The Giza Pyramids and The Grand Egyptian Museum. The plot will be surrounded by new residential communities (under construction). It has the potential to become part of a vibrant urban center. The plot has a Squared shape covering an overall area of approximately 40,000 m2. The concept is based on creating a central landscaped pedestrian spine along the residential community. The central green spine extends from northeast corner of the site through to the southern periphery creating a series of interesting and vibrant communal spaces. This scheme is distinguished by the complete separation of pedestrians and vehicles and creation of a safe and secure environment for walking, jogging, communal gatherings, parks, playgrounds and sports fields. All the community facilities are located at this central spine. The landscaping varies from one place to other creating islands of different character and activities. The overall community is designed around linear clusters of villas. All clusters are within short distance from the central green spine. Most villas are oriented northsouth to reduce direct solar exposure and allow for the penetration of prevailing winds. The walking trail extends in the direction of prevailing wind, which creates cool breezes for passersby. The clubhouse occupies the heart of the project and constitutes the focal point of the development, its massing allows for the continuity of the green spine through it and embraces a vibrant communal plaza at the center. The project accommodates a mix of villas in addition to apartments. It offers diverse unit types –, 3, and 5 bedroom villas, 2 bedroom apartments – to meet the diverse needs of the targeted population. | 26 |

THE EGYPTIAN PAVILION FOR THE VENICE BIENNALE

15

YEAR | 2014 TYPE | temporary pavilion STATUS | competition SCOPE | architecture SQM | LOCATION | Venice, Italy

This proposed project for the Egyptian Pavilion tackles the Venice Biennale›s theme Absorbing Modernity: 1914-2014 through creating a pathway that leads visitors on a journey along Egypt›s transformations across the past 100 years. The project interprets the milestones and key events in Egypt›s political, economic and cultural history since 1914 into a generic design that yields a spatial experience of the country›s change and growth. The pavilion is made-up of a circular corridor floating over a papyrus pond, with wooden ribs creating a border line between the path and the water. The walls are made of stone, a symbol for Egypt›s ancient civilization. The 100 wooden ribs, each representing a different year, all vary in size and angle. The corridor therefore constricts and expands depending on the angle at which the wooden ribs are placed.

The project wants to bring aspects of technological innovation, maintaining a sense of continuity within the architectural features of the place. While maintaining a sober and compact appearance, internally the building is characterized by a complexity of passages and spaces very refined. On the first floor, over 5 m high, are the hall and reception and the restaurant area, two areas particularly transparent, so as to facilitate interaction with the external context and create the impression of a very light space. Behind, completely buried by the hill created by the ground of the yard waste, there is the planetary. The next floors, characterized by a heavier aspect, consisting of the most private part of the building, where there are quadruple rooms (duplex) and the saunas area (first floor) and double rooms (second floor). All rooms are characterized by ceiling windows that allow guests to experience and enjoy the full beauty of the landscape and the charm of the place, even in a more intimate environment. Finally, the top floor is characterized by the latest double rooms and the indoor terrace completely windowed that allow a full panoramic view towards the river, and enable to illuminate completely the internal distribution ramp. On the roof of the building, stands the observatory, surrounded by a public terrace, reached by a staircase on the back of the building, making the project livable at 360 degrees, perfectly integrated with the context.

NEW YORK THEATER CITY

02

YEAR | 2011 TYPE | cultural G+1 STATUS | architectural competition LOCATION | New York, USA

The arts and the square. The surprise of sociality. The New York Theater City is a square on which theaters, with their large common foyer and rooms of artists, overlook. It is a flexible space, open at the South-West towards the high line and to discover through the two gaps to East, where the urban fabric is more dense. It is a place to discover also through the path in the front of the building, characterized by metallic pipes that indicate the presence of this space of the theater and remind the verticality of the city. Let’s imagine that the big open spaces, inside and outside, support the sociality and the artistic expressions and that the square can be a meeting point between the stage and the audience. The flexibility of this space allows to have two classic theaters with a frontal scene towards the stalls. The partition wall between the theaters is dismantible and allows to have an only theater on which the scene overlooks 360 degrees on the stalls. The theaters are suitable for experimental shows because the interaction between actors and spectators is total.

RENOVATION OF AN INFORMAL SETTLEMENT IN ISTANBUL. THE GECEKONDU OF ARMUTLU

01

YEAR | 2012 TYPE | urban renovation, architecture STATUS | master degree thesis LOCATION | Istanbul, Turkey

The starting point of my thesis is a significant fact for the urban planning: since 2007 more than 50% of the world population lives in cities, of which 70% live in situations of informal habitat as slums, favelas or gecekondu. Istanbul is a city booming: it is a city of 15 million inhabitants, with 2500 years of history, but with a recent urbanization. This great expansion and urbanization has led to the explosion of informal habitat which represents 75% of the settlements of Istanbul. The informal habitat in Turkish cities is defined as gecekondu, literally it means built over night before the arrival of the authorities. This practice made it possible to let born a large amount of illegal, unplanned and self-build settlements. In few years the first barracks have now become multi-storey buildings. The gecekondu are located in the suburbs as in the heart of the city, these settlements are connected, intertwined and integrated with the formal city and often it’s not possible see any difference. The main features of this form of living are the self-construction, the strong sense of community and the continued evolution of space.

BOSFORO

The response of the municipalities in this phenomenon, that affects many Turkish cities, is TOKI, the agency for the housing development, which achieves entire neighborhoods of residential towers in areas at the boundaries of the city. Interventions are implemented in a short time and sold at low prices, but they are of poor quality. The system is a failure from the functional, the economic and the social point of view. Armutlu is a gecekondu in the northern part of Istanbul, formed mostly in the 80s during the construction of the second bridge on the bosphorus, it is mostly a residential area where you | 42 |

PROJECT CLOSE-UP

My project for Armutlu started with a series of site analysis: the topography, the uses of the buildings and the urban situations, which allowed to develop a master plan for the neighborhood. The focus of intervention is the control of the hydrogeological risk, the increase of public services, the design of urban green spaces and the densification.

The common thread that binds the entire project and links it to the main aspects of gecekondu is the concept of upgrade: the form of buildings low density is designed to accommodate future extensions, as well as in high-density buildings are planned within the structure some gaps to allow the apartments to modify their space and dimension in the future.

The project proposes two types of buildings. A high-density multi-storey building which mix residential and commercial functions for the new inhabitants of Armutlu and are built along the main road. A second type is characterized by a low density and is destined to local residents who would lose the house by the demolitions. Two-storey house for two family take advantage of the lay of the terrain to give a private green space in both apartments.

The attention of the project was then focused on an area along one of the main commercial street. The hydrogeological risk is particularly significant in this area that is located in a natural basin, and the proposal is to build a canal which is spaced out by some catchment areas that contribute to define the shape the project. The design concept proposes to demolish the middle area to give space to the canal and then to densify the edges.
