A L LY K I N C H W H I T E I grew up in North Attleboro, MA in a family passionate about real estate. My father, a real estate developer and investor, taught me vital lessons about the business, finding deals, working with people, and the importance of taking risks. After graduation from Saint Anselm College, I entered the corporate world where I learned the invaluable skills of time management, organization, and quality human interaction. Eventually, though, my desire to venture into the real estate industry caught up with me, and I gradually purchased four multi-family investment properties in the Rhode Island area. Soon after, I decided it was time to take a leap of faith and move on from my corporate career to do what I realized I truly loved. My number one goal has always been exceeding my clients’ expectations. I understand firsthand the emotional impact of the buying and selling process, as I personally have overcome these impactful hurdles. Today, I strive to coach my clients to focus their emotional energies on the excitement of their next chapter and finding their next dream home. I lived in South Boston with my husband Kevin and our son Ashton for 12 years. It was a place we were happy to call home and the perfect location to start my real estate career. Discuss with me your goals, wishlist, and timing for your new home or investment property. We will work together to come up with a strategy and I will share the best approach to secure the home of your choice.
I will set up a search in MLS which will deliver updates of properties available that meet your criteria. Through scheduled showing appointments and attending open houses, you will begin to get a better sense of the home that is right for you.
Hire a licensed home inspector (paid for by the Buyer). If you do not have one in mind, I am happy to provide you with a list of reputable inspectors. This will educate you on how your new home works and ensure everything is in working order. Upon review of your inspection report, we will discuss what issues, if any, we should bring to the Seller's attention.

Unless you are paying cash for your home, you will need to be pre-approved by an experienced mortgage broker. I can refer you to one that will guide you through the mortgage process as well as find you the best loan for your needs.
When you find the perfect home, we will submit an Offer in writing to the Listing Agent. This is the time to strategize on all Offer terms, including price, contingencies, closing dates, and perhaps a personal letter to the Seller. I will prepare all of the paperwork and review it in-depth with you. A $1,000 good faith deposit is submitted and held in escrow by the Listing Office.

HIRE A REAL E S TAT E AT T O R N E Y Once your offer is accepted, you will hire an attorney to review, revise, and negotiate the terms of the Purchase and Sale (P&S) that is prepared by the Seller's attorney. If you are purchasing a condo, the attorney will also review condo documents and financials. Both myself and your Lender can provide you with reputable attorney recommendations.
A day before your closing, I will accompany you on a final walk-through of the property to make sure any punch-list items are completed and that the property is in closing condition (cleared of the Seller's belongings and in the same condition as when your offer was accepted).

When your Offer is accepted, I will send the Lender the signed documents. You will be required to provide additional documentation to the Lender as your application goes through review by their underwriting department. Your Lender will order a property appraisal paid for by the Buyer to confirm the value. Once through underwriting, you will be issued a loan commitment, followed by a "clear to close" on your mortgage.
Typically within 2 weeks of your accepted offer, you will sign a finalized P&S agreement. Your attorney will review it with you in detail prior to signing to ensure you understand and accept the terms of the agreement. I will circulate the final draft for electronic signatures to the Buyer first and then send it to the Seller's agent for signature by the Sellers. You will provide a second deposit of 5% of the purchase price to be held in escrow by the Listing Office.
We will meet with the attorney and they will review all documents as you sign. You will be required to bring a photo I.D. and your down payment in the form of a bank check or wire transfer. When the closing is completed, the documents will be delivered to the Registry of Deeds to be recorded that day. You will receive your keys and the home is yours! Congratulations!

KEY TERMS MULTIPLE LISTING SERVICE (MLS) A platform that agents submit their listings to with key information about the property and photos. Agents can put their buyers in the system to receive notifications when a property is listed with their search criteria such as price, square footage, number of bedrooms, etc. Below are categories you will see within MLS updates. NEW/ACTIVE The property is either newly listed or active on the market. CONTINGENT (CTG) The property has an accepted offer. UNDER AGREEMENT (UAG) A purchase and sale agreement has been signed. EXTENDED (EXT) The listing agreement was extended.
APPRAISAL If you are receiving financing on your purchase, the bank will hire an appraiser to visit the property and provide a report to the bank detailing their assessment of what the home is worth to protect

At open houses, listing agents may ask you to sign in. You can sign in with my name, your name, and both of our contact information. That way the listing agent will contact me for feedback and not add you to their prospect list. CONDO FEE The fee that the homeowner is responsible for on a monthly basis. Condo fees cover different expenses in different buildings. Some expenses covered by condo fees are water/sewer, heat, hot water, master insurance, elevator, reserve account, etc.

MORTGAGE COMMITMENT When you have met the banks requirements and your loan has been approved by the banks underwriting department. TITLE SEARCH The attorneys will do a title search on the property to make sure that there are no outstanding liens, unpaid taxes, or improperly filed previous bank discharges on the property before you close.
BUYING CLOSING COSTS ATTORNEY FEES – for the bank and the buyer for title search, drawing papers, etc. (usually around $650-$1200). The attorney's fee is lower if he/she also represents the lender. Ask your attorney about this. RECORDING FEES – approximately $400 ($125 for the deed, $175 for the mortgage, $35 for the declaration of homestead, and $65 for the municipal lien certificate). MUNICIPAL LIEN CERTIFICATE – ranges from $25 to $65 depending on where the property is located. COURIER FEE – $30-$60. SURVEY & PLOT PLAN – $150. BANK CHARGE – for credit report and flood certification fee, $50-$75. TITLE INSURANCE – approximately $4.00 per thousand of purchase price. TAX ESCROW AMOUNT – often between 2 and 6 months, depending on when in the tax cycle you’re closing. Ask your attorney about this. APPRAISAL FEE – ranges, usually $400-$600. HAZARD INSURANCE – for single and multi-families, most banks require a one-year, prepaid insurance policy. POINTS – if applicable.
