FRIDA KAHLO’S DOS MUJERES REKINDLES HOPE AND IMAGINATION AT THE MFA BY COLLEEN BARRY
In January of 2016, the Boston Museum of Fine Arts (MFA) acquired Frida Kahlo’s Dos Mujeres (Salvadora e Herminia). This is one of the earliest works by the iconic Mexican painter who has enchanted generations. It is currently on display as part of the MFA’s ongoing exhibit called “Making Modern”. “Our dream was to acquire something by Frida Kahlo, who is an artist who really was a pathfinder… This came on the market and everybody knew that it was going to be important for us and help us invite new audiences into the MFA.” - MFA Director Matthew Teitelbaum in interview with NPR. There is much that is remarkable about this painting. Dos Mujeres was the first painting Kahlo ever sold. It is the first to be acquired by a museum in New England. It is one of
only 12 Kahlo paintings in public collections around the world. But, perhaps the most remarkable thing is her age and the state of her health at the time of the painting. DOS MUJERES: HOPE Frida Kahlo was only 21 years old when she painted Dos Mujeres. She was still recovering from a devastating bus crash that, three years prior, had crushed her foot and shattered her pelvis, legs and ribs. The accident rendered her bed-ridden for three months. She endured what would become decades of reparative surgeries. “A little while ago, not much more than a few days ago, I was a child who went about in a world of colors… Now I live in a painful planet, transparent as ice…” - Frida in a letter to Alejandro Gómez Arias, (29 September 1926). Kahlo received some art books from a friend and began painting as a means of occupying her mind as she healed

her body. The two women, her “dos mujeres,” worked as maids in Kahlo’s family home, just outside of Mexico City. They likely assisted her in her convalescence, as her love and admiration for them is palpable in the portrait. It is a beautiful and respectful depiction of two working-class women — an innovative and prevalent theme in Mexican art in the time after the Mexican Revolution.

Biographer Hayden Herrera said of Kahlo, “The accident turned her into a painter. While their art is consistently revolutionary, the themes are often contrasting. Georgia O’Keeffe’s canvases are of her trademark flowers, cow skulls, and adobes — relics of the southwest. Meanwhile, Sheeler’s canvas is a graphic representation of a steel factory in Pittsburgh. Finally, Motherwell’s huge canvas dives into pure abstraction, with rough black and white lines on a field of ochre. While the themes contrast, the paintings are at home with one another, allowing our eyes and mind to wander the varied and textured experiences of the artists.

A DECADE AND COUNTING Twice each year, we gather as a company to share emerging technologies, indepth market analyses, and industry best-practices. Our autumn meeting this year was truly something special. We celebrated ten years of success under the leadership of Larry Rideout and Paul McGann, and we even managed to surprise them. After an emotional and heartfelt thank you from Larry and Paul, our agents and staff unveiled a secret project -- a video tribute to commemorate all we have built together. Set to music, we watched over 60 colleagues hold up signs saying “Congratulations” and “Thank you!” The response was beautiful! A round of applause turned into a standing ovation, with many people wiping away tears. As we said in the video, some companies are just places to work. We have built a family. Congratulations to Larry, Paul, and our colleagues on our first ten years!

THE NEXT WAVE Count the construction cranes along the skyline and you’ll realize that Greater Boston is undergoing a tremendous building boom. With dozens of new buildings being built, the Boston Business Journal has playfully created an interactive map called “Crane Watch.” Developers are racing to fill the demand created by a growing number of homebuyers and a persistent lack of homes for sale. Many of these new condos are sold long before the buildings are complete. Let’s explore what is causing the boom and take a peak inside some of its most coveted homes. THE LANDSCAPE The Boston Redevelopment Authority is tracking dozens of residential condominium and rental projects currently under construction. The nearby Cambridge Development Department is tracking eight projects. The result will yield over a thousand new housing units. The developments comprise smaller boutique buildings, along with mid-rises and high-rises. Luxury projects are shattering previous pricing records, sometimes fetching well above $2,500 per square foot. One luxury development that is turning heads is Maison Vernon. It comprises seven condominiums in a fully renovated Beacon Hill building. The pièce de résistance is the 4,000-square-foot duplex penthouse, with an 845 square foot motorized sliding glass roof suite, a 1,900-square-foot private terrace, and

360-degree city and river views. Another luxury development is 28-30 Mount Vernon. This four-unit, Beacon Hill boutique building offers floor-to-ceiling windows, outdoor space, and beautiful finishes. Another popular trend in metropolitan markets is Transit Oriented Development (TOD). This strategy leverages the convenience of mass transit stops to extend development away from the busier city centers… and it’s working. After a few months of pre-construction marketing, 1022 Hancock in Quincy has 65% of its 46 condominiums under contract. Located close to Quincy Center’s red line subway stop, 1022 Hancock allows fast and easy access to Boston’s South Station, along with Cambridge’s Kendall and Harvard Squares. Also along the redline is Ashmont Hill’s Treadmark, with 32 new condominiums. It offers trendy, barn door closures, herringbone floors, a common roof deck, and garage parking.

THE BUYERS Boston is seeing an increase in population. A December Boston Globe article said of the city, “Since 2010, its population has climbed 0.7 percent per year on average, compared to 0.3 percent annually from 2000 to 2010.” Eager
“As we get older, people don’t want to get into a car every time they need a bottle of milk,” Barry Bluestone, director of the Kitty and Michael Dukakis Center for Urban and Regional Policy at Northeastern University told the Boston Globe. The article went on to explain, “Luxury buildings are attractive to empty nesters because they have less maintenance, but also have amenities such as elevators, covered parking, gyms, and pools.” The next large demographic is Millennials, who make up one third of Greater Boston’s population. Boston area Millennials have higher employment rates and higher incomes than their peers around the country. A recent study by ABODO ranked the Top 20 Qualities Millennials Want in a City and Boston scored an impressive 90%. The top quality was a Thriving Job Market. For some in this demographic, Greater Boston’s housing prices have been a challenge. However, Transit Oriented Development and condos with smaller floor plans seem tailor-made for them.

Similarly, Cambridge has a master plan for Kendall Square that will include 280 new units of housing. But, they can’t seem to build them fast enough. Two categories of consumers are flocking to the area in droves: empty nesters and Millennials. Realtor.com named Boston as the number one city for empty nesters for 2016. They noted that, having owned before, empty nesters “know what they want: new construction and the ability to customize their home.’’ Many of these buyers are down-sizing or right-sizing from larger homes in Boston’s wealthier suburbs, often making significant down-payments or paying cash for their new homes. In the past, this demographic would have been moving south. However, they are drawn by the active urban lifestyle.
THE TRENDS While Boston is seeing a great deal of new development, it is certainly not the only city to undergo a boom. “New York City is truly the city that never sleeps — that applies to the recent boom in new construction and, in particular, high end development buildings,” said Stan Ponte, Senior Global Real Estate Advisor at Sotheby’s International Realty in New York. “Not only has our city seen the rise of the tallest residential building in the world at 432 Park Avenue, but entire new neighborhoods are being created. In fact, The Hudson Yards is the largest construction project of its kind with 16 skyscrapers containing more than 12,700,000 square feet of residential commercial and retail space.” Ponte and his teammate, Christian Emanuel, have recently began pre-construction marketing for the Woolworth Tower Residences.

No matter the household function, it’s likely there will be an app for it. As for the Greater Boston housing market, many experts anticipate that the area will maintain its growth. One reason is that the amount of residents is expected to continue to climb. A June article in the Boston Globe predicted, “The population in the larger metropolitan area will increase by about 10 percent between 2010 and 2030, to 4.5 million. But inside the Route 128 ‘inner core,’ the population is projected to increase by 17.5 percent.”

Sacha Brosseau,Vice President of Brokerage at Sotheby’s International Realty Canada, said, “When people focus on luxury in Montreal, three things are a must: location, size, and a modern aesthetic.” Brosseau said luxury buyers are drawn to open concept living/dining areas, and spaces over 1,500 square feet. “Generally speaking, there are two audiences for these condominiums: international buyers, primarily from France and the Middle East, as well as empty nesters.”
The home values are also predicted to grow. Barron’s listed Boston as one of the U.S. Top Ten Undervalued Housing Markets. The study cited in the September article takes housing, employment, and wealth factors into consideration. All three point toward more growth for Boston over the next few years. So, it’s likely you will continue to see cranes along Boston’s skyline for some time. We have the ability to discover more about someone in 5 minutes on the Internet, than some of their oldest, dearest friends may know about them. In an ever-connected world, what exactly delineates a valuable introduction?
Real estate, at it’s core, is driven by relationships. What determines success within the industry is the quality of these connections. As technology continues to shape the world in which we interact, introductions no longer hold the same currency, because, on the surface, we are inherently (digitally) connected.
The concept of a personal introduction is more valued now than it ever has been. Consequently, within the real estate industry, people who take pride in what they do are thriving.
Herman Melville once stated, “We cannot live only for ourselves. Technology will never overcome the need to connect with others emotionally.
In past decades, consumers relocating to a new state searched for a point of contact. They needed a name and phone number to connect with a professional who could help them start their search. These individuals held information that was otherwise inaccessible, and therefore was of high value. The way in which technology has altered the world is by increasing accessibility to all sorts of information. We are now, arguably, in a constant state of information overload. Modern consumers can research

the place to which they are relocating -- right down to school ratings, walk scores and local restaurants. They can view company reviews online, search agent biographies, and easily find which agent specializes in their new school district (and who graduated from their alma mater!) As this process changed, the currency of an introduction changed -- ultimately for the better.
Regardless of the industry or the circumstance -- personal or professional -- genuine human interaction, sadly, is becoming less common, causing all of us to subconsciously long for sincere connections to others.
