A LETTER FROM OUR OWNERS Spring of 2017 has been the busiest season in our firm’s 55-year history. We have completed several office renovations, and are about to re-open our Charlestown office in a new and improved location. Our Chairman teamed up with our colleagues in several major metropolitan markets to coauthor a book geared toward Chinese investors. Our leadership team is growing and several of our key team members were recently promoted. Our marketshare continues to grow and outpace the other firms in the state’s top ten list. We were also recognized by REAL Trends as #128 out of the top 500 firms in the country. Within our marketplace, properties are selling at a fevered pace, as we continue this record-breaking “sellers market.” In most price points, buyers are out in droves and multiple bid situations are common, causing active inventory to remain extremely low. While our region is seeing a number of new construction projects, property developers have not been able keep pace with the buyer demand. Some homeowners who would prefer to sell cannot find a new home to buy, which is creating a virtual logjam and compounding the inventory shortage. And, yet, with all of the challenges that this low inventory poses, our agents are helping record numbers of buyers find new homes for their next stage in life. This edition of The Collection contains some of the most beautiful homes in our communities. We also share property from our colleagues in locations far and wide. THE GREAT EXPERIMENT Written by Colleen Barry

T Heidi Legg has reached a personal milestone and published her 100th interview with some of Boston’s betterknown innovators and influencers. In the last four years, she has chronicled the explorations and discoveries of some of the most powerful intellects of our time. Countering the frenzied pace of modern life and the tweet-like brevity of today’s news stories, she offers a clear voice and a more intimate look at some of the people we pass everyday on the street.

wo years ago, I first met Heidi Legg. My friend and colleague, Janice Sturchio, from BNY Mellon, introduced us right around the time that we were opening our Cambridge office. Heidi was earning a growing audience at TheEditorial.com and had recently hosted a very successful event with three local innovators: a ground-breaking MGH cancer researcher, an HBS entrepreneurial geneticist, and an MIT award-winning architect. I invited her to lunch, eager to learn more about what she was doing, and I was curious about how she was accomplishing so much as an independent journalist and publisher. I left that lunch inspired and awed by her drive, process, and resulting work.

Founding TheEditorial Heidi moved to Cambridge in 2005 after a three-city career in journalism. Like a lot of new mothers, she officially put her career on hold to focus on raising her young children. She nurtured her love of the written word by completing three novels during that time, one a modern take on Cambridge-resident Henry Woodsworth Longfellow’s heroine, Evangeline. While enamored with storytelling through characters, fiction did little to satisfy the genuine curiosity that drives her and all journalists. She was captivated by the newsworthy work of her new neighbors, fellow parents, and friends. “I was an outsider, mesmerized by all these people coming to work on this,The Great Experiment (Heidi’s affectionate nickname for Cambridge). I felt privileged to hear about the exciting things that were happening around me.”

That’s when Heidi founded TheEditorial, an idea born out of a conversation with her older sister.Together they brainstormed ideas for a writing project that would incorporate her past work both as a journalist and a documentarian. “We hashed it out at my parents’ kitchen table. I think my whole family was worried that I was tucked away at my desk alone writing fiction! I decided on a Q&A format that felt ‘on the record’ in a time when people can mold their profiles Online without anyone asking them questions and I wanted these big ideas to be accessible to the reader. Then I star ted inter viewing friends and friends of friends.” She noticed a change after about 20 interviews: “All of a sudden I found myself interviewing total strangers. It was clear then that the work was able to stand on its own.” She has since spoken with an incredibly broad spectrum of people: an astrophysicist on gravitational waves – discovered post her interview, a thespian and a genetics leaders

both who landed on the Time 100 list post her interviews, a molecular engineer, two Poet Laureates, an oenophile, and a Asian philosophy and history professor at Harvard who pointed out on the eve of the U.S. Presidential election that democracy is an aberration in our 2000-year western history. Heidi’s first interview was of a professor at MIT’s Media Lab, Pattie Maes. Maes said of the scientists she worked with, “You have to be a little bit naïve sometimes to really try new things and take risks. I actually like the fact that we have this naivety about us. We are all optimists.” Heidi’s second interview was with street art curator, Pedro Alonzo. Alonzo said, “Street artists have basically circumvented the art world and established a direct relationship with the public. It is unmediated.”These early interviews were centered around visionaries — people on the leading edge of their fields — and, coincidentally, they seem to reflect the gutsy and entrepreneurial spirit that drives Heidi and her mission. Her choice in subjects maybe more subconscious than she realized. With this interview series she is both filling a void left by vanishing small newspapers and bringing stories directly to her readers. More recently Heidi has been focusing on emerging ideas. Last month, she launched a series of 20 interviews with Generation Xers, a generation she says is “suffocating between the Boomers and their Millennial offspring.” When I asked her what makes GenXers different, she said, “They are romantics. Douglas Coupland said they are ‘fantastical creators and heartfelt storytellers.’ I think he’s right.” The series launched with Cambridge-raised author Jessica Shattuck, whose latest novel The Women in the Castle is about three wives of resistors in Nazi Germany during World War II. In the second interview, MIT lecturer and researcher, Luis Perez-Breva, encouraged us all to find the courage to be “productively wrong.” And the third interview with independent documentary filmmaker,

Elizabeth O’Brien Gardner, looks at the struggle between religious and secular cultural identities in the United States playing out for influence on American identity. Each of these pieces feels so well timed at a moment when we are witnessing a tremendous shift in the national identity.

Why Here? Why Now? Part of what has driven her to chronicle The Great Experiment is its staying power. “Cambridge is the quintessential American dream town. It has benefited from a decades-long self-selecting process. Everyone who moves here shares a certain curiosity about the world and values education and global thinking. Cambridge has cultivated an identity as a thought center.” Other towns have major universities, but they haven’t been able to sustain the kind of growth and vitality that have led Cambridge to be placed on the international stage again and again. She suggests that it is because of a combination of factors: the biotech and tech industries, the strength of Boston as a neighboring city, and the compound nature of having multiple major universities a few miles from one another. Whatever it is, TheEditorial is reminding local residents of some of what makes a thriving and livable society. Heidi revealed, “People stop me on the street and say, ‘I love that you do this because it makes me feel proud and excited to be living here.’ ” Heidi is forging a path during a strange time for journalism. Consumers are faced with an overwhelming flood of content, thanks to the Internet, which has made distribution relatively cheap and easy. Local newspapers have been withering, while larger media outlets have been using national and international news stories to vie for massive audiences online. “The publisher inside of me believes that local stories can have national appeal and that there is play here. We are looking for funders who want to take our prototype and bring it to other cities. We can’t expect national media outlets to deliver our local news. And we can’t only talk about D.C. in our national conversation.” TheEditorial is taking up some of the slack created by shrinking newsrooms. And she relies on a bevy of local 10 The Collection | Spring 2017 Edition

freelancers to help create the series. “They do it almost for the love of local because we can’t pay much given journalisms struggle.” But, she acknowledges that the pace of modern life makes it tough for consumers to read long-form journalism. “I think we all aspire to spend time reading longer stories in our favorite national magazines and newspapers. However, unless you are on an airplane, it’s hard to set aside 20 or 30 minutes of undivided attention to take a deeper dive. We try to make it easy by delivering the interview as a singular morsel in an expected simple, clean format. As a collective, our interviews read as a moment in time. Alone, they are one deep dive read.” The success of Serial and other podcasts has shown content creators that their audiences probably find it easier to be listeners. “I love the written word. It’s less ephemeral; it feels more permanent. My ego probably enjoys seeing it all in print. But, I think people have changed how they consume the news.” While all her interviews can be found on TheEditorial.com, Heidi has also published several of them on TheEditorial podcast on iTunes. She has also produced a magazine, and hosted several sold-out live events as revenue generators and community builders. Last year she led a panel discussion inside the Google parking garage in Kendall Square as part of Hubweek. The audience was treated to both a live music performance and a projected art installation, which ran simultaneously with the discussion. She teamed up with Somerville’s Material and Methods to create an unexpected setting and experiment. A few weeks ago she hosted a live town hall with the Cambridge Public Library. She sees the events as a way to bring readers and community together around these shifting ideas. Collaboration with others in town for her is key. In this era of multimedia journalistic productions, it is easy for the interviewer to brand themselves and gain rockstar status. Notable examples include Ira Glass,Terry Gross, and Sarah Koenig. But, Heidi’s style at TheEditorial involves less of her own voice, thereby providing more space for her readers to connect with the interviewee; it allows for greater intimacy. It seems clear that she sees herself as more of a curator and the prober than the subject. “We


are always trying to decide what is critical to the conversation at this point in time,” Heidi told me when I asked her about topic selection.

For Now And For The Future One after the other, Heidi’s subjects talk about the need for disruption in a broken or inadequate system, and how that creates an opportunity for inventors. Her first interviewee commented, “You have to be a little bit naïve sometimes to really try new things and take risks… We are all optimists.” Heidi is without a doubt an optimist. The Urban Oasis at 27 Commonwealth Avenue, Back Bay

S

pring has long been used as a metaphor for freshness — a new beginning, brighter day, or blooming flower. Though stunning in poetry, the season is best felt up close. Boston brings spring sonnets to life as it blooms with the warmer months of May and June. Back Bay turns hues of red and orange brought by tulips and the Public Garden lights up bright fuchsia. Specifically, the most beautiful spring sights are found on Commonwealth Avenue. A plush paradise of speckled light pinks, the wide street is lined with Magnolia trees and ornamental cherry blossoms. The prominent street begins at the western edge of the Public Garden and winds through Back Bay, Kenmore Square, Allston, and Brighton. Lovingly shorted to “Comm Ave” by locals, the parkway is split at its center by a wide greenway called the Commonwealth Avenue Mall.This grassy stretch is often compared to Georges-Eugège Haussmann’s Paris boulevards. Through the eyes of @SouthEndBoston

A

sleek iPhone is pulled out of a pocket and held steady for only a few seconds while its owner carries on with sidewalk conversation on his way to a coffee shop. Through the spaces created between blossoming tree branches in front of a brownstone, the rectangle freezes an image of the Prudential building, and then slips back into a blue jeans back pocket. It seems as though no matter where we stroll, we either find ourselves observing our surroundings in a way that can be framed through a quick snapshot with our smartphones, or, noticing the same behavior of others. Historical statues, patio brunch plates and street-wide sunsets fill camera rolls. Devices in hand, as a collective group, we preserve seemingly micromoments which later make major impressions on a network that promotes this explosively prominent form of documentation. Instagramming has become part of our culture-our instinct. It constantly positions our minds in ways that challenge us to think about the most interesting or unique ways to capture our up-to-date moments.

And here, in Boston, there is a neighborhood that evokes the creative shots from many instagrammers, one in particular. It soon became a beloved tradition, and as other artists in the area became interested in the event, the United South End Artists was formed and the South End Open Studios weekend came into being. Today the event covers a dozen studio buildings and more than 250 individual artists, encompassing all of Boston’s South End and attracting thousands of visitors from surrounding towns in the Greater Boston area. In 1996 the USEA was granted 501(c)3 status.The South End Open Studios event allows visitors to see where and how art is made to connect with local artists, and bring our community together. south end garden tour Aside from their regular studio locations, artists from the USEA can be found plein air painting along the route of this year’s South End Garden Tour on Saturday, June 17, 2017. Each year the tour features gardens in a different section of the country’s largest district of surviving row houses. hen beloved talk-show host Ellen DeGeneres and her wife, actress Portia de Rossi, first saw this elegant stone villa in the hills of Santa Barbara, they were immediately taken by the pastoral ambience of the Tuscan-like countryside around it – the gentle sunlight, the rugged stone and the reverence its construction had shown for the natural surroundings. Recently returned from living in Italy, Frost wanted to bring touches of the Old World to the New, so he designed a two-storey residence for himself, emulating the classical style of 17thcentury Italian villas with great accuracy. Impeccable attention was paid to every detail, with the classic, barrel-tiled roof, wide-plank wood flooring, exposed ceiling beams, 18th-century Italian tiles and sturdy walls of locally quarried stone creating a refined and romantic atmosphere. Since Frost’s days, the villa has been rejuvenated for modern-day living. DeGeneres says the residence is “always surprising. It reveals itself to you in new ways every day,” she explains. “It’s not overly precious or perfect, and it’s a home that manages to be both spacious and cozy at once.” Secured by 18th-century Spanish gates and approached by a meandering quarter-mile drive, the grounds feature charming fountains, colourful gardens, eye-catching statuary and, of course, plenty of trees. “The surrounding gardens and olive trees are almost as wonderful as the interior,” DeGeneres continues. “The house truly feels like it was built out of the landscape. It feels ancient, like it’s been there forever, like that hill was never without the house. This is a home that honours nature, and I love that.”
