DIVINING A CAREER PATH “When I was young, my mother would tell me about her dad and what a great real estate broker he was,” Larry recalled. Recognizing the entrepreneurial spark in her son, Mrs. Rideout began a decades-long campaign to encourage him to take up the mantle.
Even though real estate had been a family business, it felt like the great unknown. He also knew his grandfather’s story had not ended happily (more on that later). The trucking company provided union pay and a pension. Who could want more?
“Somewhere around 1978 my mother again brought up the real estate idea. Mostly as a defensive measure, as she was feeding me dinner on a fairly regular basis, I took the Broker course and passed on the first try. I placed the license squarely in the back of my wallet and renewed it faithfully every two years.”
A FAMILY BUSINESS Larry fell in love with and married Patty Sullivan. They started a family and bought a three-family home to supplement their income. While the steady check and benefits from Larry’s job provided stability for a young family, it did not offer any potential for growth. They wanted to do more for their daughters.
But, Larry was already involved in another sort of “family business”. He had followed his father’s footsteps by working at U. S. Gypsum and then Catalano Bros., the on-site trucking company at U. S. Gypsum’s facility in Charlestown. It was a steady job, with benefits and the stability of a large company.
“Around 1983, my lovely wife decided I needed to find another career and thought that real estate would be good for me. I hung my license with a local real estate company and got the first taste of reality,” Larry smirked. Sales were both slow and scarce, as the market faced incredibly high

mortgage rates. “Fortunately I was just a part timer, so I continued safely in my comfort zone in Charlestown.” “Then Century 21’s Help Wanted ads started showing up at our breakfast table. As odds would have it, the office in Woburn was managed by a wonderful guy named Joe Crowley,” Larry said. Joe cautioned the young father about the ups-and-downs of a real estate career. But Larry was not to be dissuaded. “He decided I was worth the chance and I was hooked.” He left behind the stability of his job and plunged head first into real estate.

A natural leader, he worked his way up the chain — first as an agent, then manager — until he was recruited by Realogy, the parent company of Century 21, Coldwell Banker, and ERA. He ran mergers and acquisitions for one third of the country for more than a decade. “It was our job to identify companies that would benefit from wider brand recognition. It gave me a national perspective on real estate market trends,” said Larry. He learned the art of real estate brokerage from many different successful company owners. While building his team, he also hired the man who would later become his business partner, Paul McGann.

kept their eyes on the burgeoning brand as it began to thrive. They dreamed aloud about what it might be like to grow a Sotheby’s International Realty franchise in Boston. Then, in 2006, a 40 year old Boston real estate company was being sold by its owners. It was right in Larry and Paul’s proverbial “back yard”. This was the opportunity they had been looking for — but, the timing would prove to be tough. OPPORTUNITY AND CRISIS Albert French built a thriving real estate company in Malden. He became a well-respected local businessman. But, tragically, his story paralleled that of other entrepreneurs and businessmen of his time. The Great Depression devastated his firm and left him penniless. “My mother’s family went from a lifestyle of relative comfort to just barely scraping by.” They had been an upper middle class household until the Depression. “I can only imagine how that weighed on my grandfather. To suddenly be unable to provide for your family and the people who work for you — it must have been a terrible blow,” said Larry. It was one that French would not survive. He died later from a heart attack. His widow packed up the children and moved in with one of her cousins. Little did Larry know that he and Paul were about to face a similar set of circumstances. “We bought Gibson in the fall of 2006 and affiliated it with Sotheby’s International Realty. We were off to a really strong start. But, things started to change in the market.” Within a year, the banking and mortgage crisis began and real estate companies were hit particularly hard. “I didn’t want what

happened to my grandfather’s company to happen to ours. Our employees and agents are our family. We had to find a way to get through it,” said Larry.

They achieved more than $1 billion in sales volume last year and are having the most successful spring market in the company’s 50 year history. A year ago, they opened a new office in Cambridge. Looking for parallels, Larry read from the article about the opening of his grandfather’s office. “A concert by radio furnished a very unique entertainment, which many stopped to hear. To the ladies who called there were presented carnations, while the men enjoyed cigars.” He smiled. “I suppose that’s not very different from our party. We had a live jazz trio and flowers — but, no cigars. Patty doesn’t let me smoke them,” he added with a chuckle. Two of Larry’s four daughters were in attendance. Kristen is one of the real estate agents in his company and Nicole is the Director of Relocation and Referrals. “We treat all of our staff and agents like family. But, it’s a particular point of pride for me to have my daughters working with me,” Larry said with emotion in his voice.

While other real estate companies closed their doors, Larry and Paul kept theirs open. “We hunkered down and relied on each other. Our people are the heart and soul of this company and each one of them helped us get through the recession. We believed in our company and in our agents. We used our creativity and technology to enhance what we were doing instead of cutting back. It became a critical part of our success.” In the midst of the global economic crisis, they also found opportunity. Larry and Paul had spent their careers at Realogy orchestrating mergers and acquisitions. They used that skillset to grow their own business and save others through the recession. “We talked to other business owners and developed ways to help each other.” They acquired and “rolled-in” several firms. This put them in a unique position to succeed when the market rebounded. BUILDING ON A LEGACY In the ten years since they bought Gibson, Larry and Paul have more than quadrupled its sales volume and market share. “We went from being well below #20 in the state to #4, and

Nicole shares Larry’s piercing blue eyes and relentless drive. She is often the first one in the office and the last one to leave. “I love what I do,” she said. “My mother teases me about being so much like my dad. She calls me ‘Chip’ and him ‘Block’.” Nicole started as a receptionist, then moved up to Executive Assistant, and eventually earned the opportunity to develop the referral part of the business. Her own growth within the company is similar to that of others on the management team. Many of the staff started in other areas of the firm and have shifted career paths within it.

MAKING BOSTON MORE WALKABLE IS POSSIBLE BY CINDY BAILEN CORRESPONDENT What makes a city walkable? And what makes people want to walk? That is the topic to which urbanist and Brookline resident Jeff Speck has dedicated a good part of his professional career. The author of “Walkable City” discussed the science of walkability as it relates to Boston at an event last week attended by city and business leaders, transportation planners, real estate brokers, lenders, non-profits and interested members of the public. Speck joked that to make progress toward a more walkable Boston, we need to get rid of Storrow Drive. He recalled the sign that used to say, “If you lived here, you’d be home by now,” countering, “If you don’t live here, you’ve never walked here.” He spent the rest of his March 24th talk at the Mandarin Oriental, sponsored by LINK, the Listing Information Network, describing more practical ways to get Boston residents out onto the streets and explaining the reasons we need to do so.

interesting. “A walk needs to be as good as a drive,” he told the audience. In a city like ours, increasing density around transit stops is a way to give people a reason to walk. “Commuters are walkers,” he said. “The real potential for attainable, affordable housing is around stations.” For a safe walk, block size is important: smaller is better. As you increase block size, the number of accidents increases incrementally. He proposed eliminating what he called superblocks, breaking them up to make streets more walkable. For years, cities have been increasing the number of traffic lanes, although doing so induces demand, and increased capacity is taken up quickly. “Congestion is the way we have to pay,” Speck said. “It’s the true cost of motoring.” Where lanes are narrower, traffic is reduced and drivers go slower. Where there is extra width, cities can invest in bike lanes. “The number one thing millennials want is bike lanes,” said Speck. Commonwealth Avenue has a bike lane
already, and there are opportunities to add more elsewhere. “Marlborough Street is 20 feet wide. We could add a bike lane there to build cycling culture.” “Don’t rebuild. Re-stripe!” Speck said. There are other ways to increase safety and walkability. Parallel parking provides a barrier of steel that protects pedestrians on the sidewalk.

Embracing outdoor spaces made us feel good. If the ratio of width to height gets beyond 6:1, we lose the sense of safety.

Tye cited examples of how creating new transit-accessible housing has been successful outside of Boston, including Arborpoint at Station Landing near the Wellington MBTA station in Medford and Arborpoint at Woodland Station in Newton. Fiandaca introduced Go Boston 2030, a City of Boston initiative. Whether on foot, by bicycle or using public transportation, the ways people will get around the city will continue to evolve in the coming years. What drew the corporation away from it’s leafy, suburban roots in Fairfield, Connecticut was a deeply rooted desire to revolutionize. The timing felt right last year after Connecticut state legislators threatened to raise corporate taxes, and since then, states all over the country have been vying for the validation of the industrial giant, which is currently valued at nearly $290 billion. Boston city officials were prepared to offer sweet incentive deals worth well over $100 million, as well as $25 million in property tax relief, but the most determinative draw of Boston is priceless. The impressive number of renowned universities and innovative start-ups that Beantown boasts is nothing new. However, the company’s chief executive officer, Jeffrey R. Immelt, told the Boston Globe that “he sees

this city as playing a pivotal role in the next wave of technology innovation.” This next wave is called the Internet of Things.

MAKE WAY FOR MILLENNIALS If Paul Revere were still alive today, perhaps he would shout,”The Millennials are coming!” -- to which we would all be listening intently, as the population envelops $40 billion in the Massachusetts real estate market and represented 32% of home sales nationwide in 2015, according to the National Association of Realtors. As Boston continues to thrive in almost every business sector, the city is more attractive than ever to this new, vibrant generation... and this is no accident. The vitality of recruiting and retaining Millennials to major US cities has been and will be ever present for the next few decades. Defined by mostly American twenty-somethings, Millennials comprise a distinct group of people who are taking the turn into official adulthood. Looking past the typical considerations of community, accessibility, and familiarity, this generation, raised on the instantaneous stimuli of Twitter feeds and Face Time, is more willing than ever to relocate. Cambridge and Boston both fell in the top 10 of Forbes Magazine’s most recent study on the “Best Cities for Millennials,” with over 20% of the cities’ population falling between ages 25-34. Many of these young professionals come for the universities and stay for the strong economy. With over 50 universities in the metropolitan Boston area alone, the city is no stranger to the young and bright. The opportunities available to students at these universities are unparalleled. However, they, unlike their predecessors, are not afraid to move across the country, or even the ocean, as long as there is accessible mass transit and a lively social scene. For these reasons,

Boston has become the ideal Millennial work-and-playground. Greater Boston has been in high demand, not just for Millennials, but also with Empty-Nesters. This has led to a rising price per square foot in Greater Boston, resulting in entry-level living spaces getting smaller. This is prompting innovators to invent unique solutions to small spaces. Our team recently visited one group of MIT graduates who have created “furniture with superpowers”. MorphLab’s room divider/storage solutions are motorized and can be moved with the touch of a finger -- thereby creating two uses out of one room. “The problem is not that spaces are becoming smaller. The problem is that old solutions don’t solve new problems,” MorphLab’s CEO, Hasier Larrea, told the Tedx Cambridge audience. “We don’t need as much space as we think we need. The truth is that we are surrounded by ‘space-killers’.” The tech world cognoscenti are taking notice, as Gizmodo, Fast Company, Time, and Tech Crunch have given them press. Larrea boasts that the furniture undergoes a “magical transformation”, taking “the internet of things” out of the realm of peripherals, like appliances, and toward furniture and living space. Larrea is not only solving the problems Millennials are facing -- he IS a Millennial, as is Tim Ericson. Ericson is the CEO and Co-Founder of Zagster, one of the largest bike-sharing companies in the country. His firm is based in Kendall Square, the home of MIT and one of the area’s vibrant centers of innovation. He was recently interviewed on TheEditorial.com by reporter and publisher, Heidi Legg. Ericson told her, “I’ve personally never owned a car. I’ve lived in major cities. I use bikes as my form of transportation to get around and I think
with services like Uber and others, who are filling in for days like today when it’s pouring rain, there are options to not own a car and I think that shift is allowing this whole multimodal transportation phenomenon to take place.” These trends are likely to continue. A very recent Pew Research Center article announced that Millennials now outnumber Baby Boomers. Citing U.S. Census Bureau statistics, Pew reported that this generation (ages of 18-34) represents an estimated 75.4 million. The Boomers (ages 51-69) are an estimated 74.9 million. This will likely have an impact on the real estate market, particularly in cities that attract a younger demographic. According to the 2015 TD Bank Mortgage Service Index, 50% of millennials say they are either “extremely” or “very” likely to buy a house in the next year. Developers and civic leaders are anticipating the demand on Greater Boston’s persistently low level of housing inventory with a push toward Transit Oriented Development (TOD). These projects aim to locate large-scale developments along mass-transit lines to alleviate pressure on downtown areas. Quincy Center is currently the site of a development project that fits the bill. 1022 Hancock Street will offer 46 loft-style condominiums very close to the redline train. Each of these new trends paints a picture of a generation that is moving their lives away from the tradition of large living spaces and car-ownership, and toward a more social experience. Cities like Boston are answering the call. Beantown has many, annual festivities to appeal to this fun-loving generation. With a jam-packed calendar of events, Bostonians have a variety of events to look forward to every month of the year. With Christmas time comes the Faneuil Hall tree lighting ceremony, ice-skating on the Boston Common and a variety of hot chocolate walking tours. Come spring time, residents shake off the snow with the city’s biggest holiday of the year: Patriot’s Day,otherwise known as Marathon Monday. On this day every year, the city comes together to share an experience unlike any other – the roads are closed, the classes are canceled, and the city is electric. The summer season brings blossoming apple trees, Esplanade-walks, and late nights spent at rooftop bars.
