The History: A Legacy Lives On

Sotheby’s has been uniting collectors with world-class works of art since 1744. Sotheby’s became the first international auction house when it expanded from London to New York (1955), the first to conduct sales in Hong Kong (1973), India (1992) and France (2001), and the first international fine art auction house in China (2012). Today, Sotheby’s has a global network of 80 offices in 40 countries and presents auctions in 10 different salesrooms, including New York, London, Hong Kong and Paris. Our Story

Betty Gibson, esteemed South End local and our pioneering founder, established our flagship office in Boston’s South End neighborhood in 1962. Gibson was instrumental in developing the growth and desirability of not only the South End, but the city of Boston as a whole.

Gibson Sotheby’s International Realty was founded in 2006 on the principles of love and legacy, as Larry Rideout and Paul McGann coupled a leading local agency built on heart and community with a luxury brand that encapsulated tradition, recognition, and excellence in service.

Larry and Paul had been a team for well over two decades, working together in franchise sales with a front row seat to the offerings of each brand under the Anywhere Real Estate Inc., formerly Realogy, umbrella. When they decided to bring their experience back home, there was only one choice in their minds: Sotheby’s International Realty®.

We are now celebrating nearly two decades of success as a member of the Sotheby’s International Realty® network and 60 years as a leading agency in Eastern Massachusetts. Our astounding network consists of 1,075 offices in 81 countries and territories. Gibson Sotheby’s International Realty, now comprising of approximately 500 sales associates throughout Massachusetts, had a sales volume of $3 billion in 2023.

What to Expect

Starting today, the Gibson Sotheby’s International Realty team will work diligently to ensure a seamless transition for each new member of our team. Throughout the next few weeks, we will host informative training sessions that educate you on how to use the tools and resources available to you at Gibson Sotheby’s International Realty — all designed to propel your success. Below is a schedule of some of these events in the upcoming weeks. We hope you will join us!

Week of January 29

• Are we independently owned?

Yes, we are independently owned. Anywhere Real Estate Inc. does not own or manage our firm. Our culture of entrepreneurship and hands-on management will not change. It is our strength and we will build upon it.

• How many offices does Gibson Sotheby’s International Realty Have?

With the addition of Jamaica Plain, Brookline and Newton, Gibson Sotheby’s International Realty now has 30 offices, including 6 located on Cape Cod. Our complete list of office locations can be found at the end of this booklet..

• How many associates work for Gibson Sotheby’s International Realty?

We have a vibrant network of over approximately 500 agents across our 30 offices. Our agents excel at partnering together, especially with referral opportunities between feeder markets.

• Are we going to change the organizational structure?

There will be no change to our organizational structure in the short term. As we grow, we will make adjustments and add resources as needed to continue to offer exemplary service to our sales associates.

• How will the new company be different?

We will take the best of both organizations and continue to build upon our combined strengths. We will strive to make those that are necessary and beneficial to each of you. • What will happen to our name?

Our new name is Gibson Sotheby’s International Realty. Our marketing efforts over the next few weeks will be promoting that Unlimited Sotheby’s International Realty is now GSIR throughout the areas we serve and the brokerage community.

• Will there be a public announcement about our affiliation?

Yes, a formal press release will be published to our company blog and pitched to relevant media announcing the affiliation with Gibson Sotheby’s International Realty. In addition, a marketing campaign is planned over the course of the next several months to continue to drive awareness.

• How can I get the news to my sphere of influence?

This transition offers you an ideal opportunity to contact your past clients, current clients and your personal contact list. We are providing an email blast, postcard template, and social media assets to assist with spreading this message.

You will receive these assets to your Gibson SIR email from one of the three emails below based on what office you are listed on the roster in MLSPin.

• Will our team still be empowered to run the office as in the past?

We have, and always will have, the flexibility to make the decisions we need to make with the assistance of our new Leadership Team. Our company continues to be independently owned and operated.

• What happens to our office?

All three Unlimited Sotheby’s International Realty offices will remain.

• Will we be keeping our logo?

Our logo will change to reflect our affiliation with Gibson Sotheby’s International Realty.

• Do we immediately start ordering/buying our own materials?

We recommend that you wait a few weeks before ordering any personalized materials as the transition process will take some time. This will allow you to become familiar with the material provided as part of our team. Please note business cards are included in your welcome package.

• What about marketing and advertising? How will that change?

Gibson Sotheby’s International Realty offers an in-house marketing team of experts who offer exceptional marketing and advertising opportunities. We will be working alongside the existing USIR team to learn more about your local marketing and advertising efforts and align them with our overarching brand strategy.

• How fast will the marketing materials be available?

The transition will take a few weeks. Our goal is for you to stay as effective as always and transition to our programs and collateral as seamlessly as possible.

• What will happen to our Unlimited SIR website?

Shortly after the announcement, UnlimitedSir.com will be pointed to a landing page on the Gibson SIR website detailing the news of this announcement.

All agent profiles will be moved over and displayed on gibsonsothebysrealty.com.

• What is our new website address?

Our new website is gibsonsothebysrealty.com.

• What will happen to our profiles and listings on the brands SothebysRealty.com?

The brand data assignment will happen on Tuesday, February 6th. Following that transfer of data from USIR to GSIR all of your listings and profiles will be tied to Gibson Sotheby’s International Realty on SothebysRealty.com

Until that data assignment is complete, your profiles and listings will remain on SothebysRealty.com

• What about my independent contractor agreement?

Jeff Tarczali, Mario Lampedecchio and Jack Greaney will be present and looking to meet with all agents this week. You will need to sign affiliation documents with GSIR in order to operate under our Brokerage license and continue your business as usual.

Please note that for any pending deals, an agreement must be signed prior to being paid.

• What happens to my current listings?

Your agent accounts and listings will be switched to Gibson Sotheby’s International Realty in MLSpin immediately.

We recommend you connect with all of your current clients notifying them of the transition as soon as you are able to. Talking points for both buyers and sellers are included in this packet. You should visit with your sellers to discuss new marketing services available as well as to reassure them that we are now stronger and better than ever.

New listing agreements for active properties do not need to be signed.

• When do we change our For Sale signs and how?

On Thursday, February 1, active listing For Sale signs will begin to be swapped out by the Gibson Sotheby’s International Realty sign installation team.

• Do our Open House signs change?

Yes, new GSIR open house signs were ordered and available to be used when needed.

• What do I have to change in MLS?

Nothing! Your listings in MLS will be automatically transferred to Gibson Sotheby’s International Realty. Please be sure to communicate this change to your current clients as soon as possible.

• What happens to my email?

A Gibson SIR email has been set up for you. The log-in credentials for your account were sent to your current Unlimited Sotheby’s International Realty email account. Our goal is to have all emails forwarded to your Gibson SIR email by Friday, February 2 so that you can begin to operate business within your GSIR email.

If you need assistance setting up your email account or email forwarding from your Unlimited Sotheby’s International Realty account to your Gibson SIR account, please contact support@gibsonsir.com

Upon logging into your @GibsonSIR.com email, please set up 2-step verification. This will ensure your account is secure. This will need to be done within the first 2 weeks after your login.

• When will we and how do we transfer licenses?

We will handle the transfer of your license. This will be initiated during your individual agent processing meeting with Jeff Tarczali, Mario Lampedecchio or Jack Greaney. You will need to sign affiliation documents with GSIR in order to operate under our Brokerage license and continue your business as usual.

• Which contracts or agreements should we be using now?

Listing agreements will be switched to Gibson Sotheby’s International Realty as of today, Tuesday, January 30th.

These documents are available within Skyslope and printed at your office.

• What is our Company License #?

• Where do I find new listing paperwork?

You will find the Gibson Sotheby’s International Realty (GSIR) listing agreement within skyslope.com or as a hard copy in your office.

Melonie McGann and Sarah Palazzo lead our Tech and Tools– they will be hosting a Skyslope training session in Jamaica Plain on Thursday, February 1. If you are unable to make that session, they can help walk you through Skyslope as well as provide an instruction sheet you can reference.

• How do you schedule property photography?

Gibson Sotheby’s International Realty has relationships with preferred vendors in all of our regions. The preferred vendors in Greater Boston include:

- Drone Home Media

- Realty Plans

Gibson SIR covers the cost of photography for all listings through the above vendors. When booking a photography shoot be sure to use your @GibsonSIR.com email address to ensure the photos are billed directly to GSIR.

• How do I request a sign on a new property?

Visit www.gsirsigns.com from your web browser. Here you can request for a new sign to be installed, adjusted or removed. Be sure you are logged into your Gibson email to access the form.

• What if I have an upcoming closing?

Your deal will need to be entered into Skyslope, our paperless transaction management system. Our Accounting team will be present over the course of the next few weeks to assist with training on this tool.

In regards to the upcoming closings with commission checks owed to us, if they have already been cut to Unlimited Sotheby’s International Realty, the check can be signed over to Gibson Sotheby's International Realty by one of the former owners, this way you do not need to request anything from the cobrokes! Moving forward, checks for closings should be made out directly to Gibson Sotheby's International Realty.

• How do I launch a new listing?

You will find the Gibson Sotheby’s International Realty (GSIR) listing agreement within skyslope.com or as a hard copy in your office.

When the listing agreement is signed, start a new listing in Skyslope by hitting "create listing." This will then prompt you to enter your listing information. We recommend you start the Skyslope transaction after you enter the listing in MLSPin so that some of the listing information will automatically pull over.

If you are new to Skyslope and are ready to enter your first transaction, set up a time to meet with Melonie McGann or Sarah Palazzo to learn how to use the system.

Over the course of the next few weeks, our team will be training and sharing details on Gibson’s Office Marketing Program designed to make bringing on a new listing turnkey! The program is structured so that once you have a signed listing agreement, your dedicated Office Marketing Coordinator will assist in putting together your listing collateral so that you are ready to hit the market!

The Gibson team will be hosting a learning session on this program Tuesday, February 6.

• What happens to my realscout account?

Nothing – you will be able to continue to use your Realscout account with the same login. The only change is that your account with be housed under the Gibson account. Over time we will work towards helping to update your login credentials to reflect that of your Gibson email.

• How do I share information with our company?

Join our private Gibson SIR Facebook group by searching “Gibson SIR” on Facebook. This group is used for internal communication with our entire company. Here we can post:

- "In Search Of" (ISO) requests

- Requests for vendor recommendations

- Comments on positive vendor experiences

- Requests for Fire Inspector appointment swaps

- Calls for charitable contributions

- Extracurricular events

- Concert/sport tickets
