THE CHIMNEYS When a 28-acre oceanfront estate with a private beach and historic gardens becomes available for just the third time in 175 years, it is extraordinary. Set above the Atlantic and rich in history, the property has no comparable. The opportunity to own The Chimneys in Manchester-By-The-Sea happens once-in-a-lifetime.
The property’s story began in 1844, when Cambridge poet Richard Henry Dana purchased an oceanside bluff in Manchester and his extended family became the town’s first summer residents. Over the next 60 years, Boston society followed, populating the coast with a string of stately manors that changed this 1629 fishing village into a community of quiet wealth: seasonal then, now year-round. In 1902, daughter Charlotte Dana sold the family home with 28 acres to Gardiner and Emma Lane, who, by 1904, had replaced the Dana’s summer house with a splendid 13,000 square foot Georgian Colonial Revival home designed by Emma’s brother, the eminent architect Raleigh Gildersleeve. Gildersleeve topped his masterpiece with seven tall stacks supporting 12 fireplaces, bestowing on the home its name, The Chimneys. The Lanes also were passionate gardeners who immediately began a relationship with the era’s most prestigious landscape architect, Frederick Law Olmsted Jr. By 1906, their collaboration yielded an expansive Water

Terrace with four water lily pools and a fifth with a bronze fountain. The terrace was surrounded by walking paths and borders exploding with flowers, and complemented by an oceanside Overlook House and a rose-covered pergola. Over the next four years, additional gardens were added, flowing in an architectural response to the naturally sloping topography: first a Lavender Terrace, then an all-whiteflower Tea Terrace, a Crabapple Allée, a Rose Garden, and large Vegetable Garden. By 1991, the property, under-loved for many decades,was purchased by the current owners, a family with strong preservationist inclinations. Their first project was restoration of the historic gardens, functionally abandoned for 47 years. After reviving the original Olmsted infrastructure, they installed a portfolio of plantings that remembered the Lanes’ early designs but ventured into floral masses animated by their own sensibilities.
The main residence was restored between 1994 and 1996, preserving its original historicity but modernizing its services for year-round comfort. Currently there are eight bedrooms, six with full baths and two that share. All six first-floor rooms have working fireplaces while the six on the second-floor are now decorative. The Chimneys’ presentation is refined, but its ambiance is casual, a home to make the owners proud and family life cozy. One’s arrival at The Chimneys concludes in a surprise. After winding through a half-mile of Rhododendron-lined, sun-dappled woodlands, visitors pass an acre of lawn and park under a Porte Cochere encompassed by 1904 Olmsted wisteria. But only when they mount the steps into the Foyer do they get their first glimpse of the ocean, a view that is panoramic and overwhelming. To one side of the Foyer, a Garden Library with custom cabinetry leads to a powder room. To the other, a Living Room overlooks an oceanside porch and extends through a wide opening into what is now an Art Library. The Dining Room’s handpainted Chinese wallpaper continues the landscape of two, framed 19th Century panels, once part of a Rothschild mansion in Paris. A spacious, custom Kitchen, augmented by an open Butler’s Pantry, features a side-by-side woodfired oven and Tuscan grill. The kitchen space flows into the Family Room and the most used fireplace in the house. The Music Room, added in 1998, has views on three sides – ocean, garden and lawn. On the second floor, the Master Suite incorporates a generously-sized bathroom with granite sinks, a capacious eight-head shower and a powder room with an ocean view. The Master Bedroom has its own outdoor terrace and links to a gleaming mahogany Dressing Room connecting to a Media Room and Library. The entire suite can be closed off for ultimate privacy. Two of the second-floor guest rooms have ocean views (one with an outdoor terrace), while two others overlook an acre of lawn. The third-floor retains the original butler’s suite plus two more staff or guest bedrooms with a shared bath. The 4,200 square foot Carriage House has been updated and improved. Its ground floor, now an office, once accommodated a car collection and occasionally morphed into a family party space. The two-bedroom apartment above has alternatively served as a home for senior staff and lodging for guests with families. Since 1844, this property has celebrated family life on a beautiful beach. The white sands below the bluff captivated the Dana families for 58 years, the Lanes for 89, and the current owners for 28. Dana Beach is completely private, owned to the mean low waterline under a 1641 Massachusetts law. Its soft sand makes the same whispering sounds as the nearby (public) Singing
Beach. Today, just seven homes share the beach and, through an informal association, the families and guests of each may access its entire 4/10 mile of perfect sand. It is a rare day when more than a handful of adults, kids and their dogs can be seen enjoying this spectacular amenity. While this singular property is very private, it is not isolated; five minutes to the restaurants, yacht harbor, golf course, resources and colonial charm of Manchester-By-The-Sea; 18 minutes to jet-friendly (and rarely fogged-in) Beverly Airport; and 40 minutes by car or train to the shops, museums, restaurants, and cultural attractions of historic Boston. In just over two years, the account has grown exponentially, as she has built an astounding 25.7K followers (and counting!) since founding in late April, 2017. Known for her three-part slideshow posts that are marked with the seal of her acutely-manicured nails, viewers are graced with vibrant photos, cocktail closeups, and each drink’s secret concoctions.

THROUGH the EYES of BECCA PIZZI AND KATIE NEWTON on what it’s like to live, work and train in one of the world’s most infamous running cities. Written by Olivia Mathieu
WHAT MOST PROPELS YOU TO THE FINISH LINE? Whether you’re making headway on a new skill, putting the finishing touches on a critical project or about to meet a personal goal, what strategic stops are you making along the way to get yourself there?
Professional runners Becca Pizzi and Katie Newton have proven that nothing can, nor will, stop them from reaching their goals. After speaking with these current Belmont residents, we explored the dueling perspectives on how both Pizzi and Newton seamlessly navigate their day-to-day routines by living, working, and training in one of the most historically-significant running cities—Boston, Massachusetts. As everyone came together to celebrate the recent completion of the iconic 123rd Boston Marathon, the timing could not have been better to put ourselves in the shoes of a seasoned Boston Marathon vet (with 17 Boston medals and counting!) and an up-and-coming marathoner to understand their personal experiences on running everywhere—from the heart of Back Bay to the hidden gems of Greater Boston.
A DAY IN THE LIFE As a business owner, mother of an 11-year-old daughter, founder of a popular Belmont 5K race, co-coach of the John Hancock Elite runners team, and an accomplished professional athlete, Becca Pizzi’s secret to managing a busy lifestyle is actually quite straightforward; she states “If it’s important to you, you’ll find the time.” After filling me in on how her days start with 4:30am training wake-up calls and usually end at her daughter’s competitive gymnastics practices, she assures me that even though her life sometimes feels like a jigsaw puzzle trying to fit everything in, none of it feels like work.
“ ” I own a daycare, and I love it. I own an ice cream shop where I have an ice cream flavor named after me - The Becca7 - and that’s already a dream come true. I have my 5K, which means the world to me because I’m able to give back to the community, and I’m a mom. But all of these things that I do, do not feel like work to me... because, I love them.

In the same vein, Katie Newton’s life is nothing short of hectic while working as a part-time speech and language pathologist at OTA The Koomar Center in between her morning and evening training sessions as a professional runner on the Boston Athletic Association’s elite training team. As Newton is certainly no stranger to a demanding schedule, her polished time management skills have paved the way for ensuring that her days consist of a critical work-train-life balance. The key? Set boundaries and stick to a schedule. “Every night before I go to bed, I’ve already mapped out when, where, and with whom I will be running because this is a priority for me.” Drawing from her experiences studying and running full-time at Boston University, to jumpstarting a full-fledged professional running career and a part-time career shortly thereafter, Newton not only commits to her greater life goals, but she also commits to herself. “I have to factor in enough time to complete my run, stretches, lifting, shower and mealtime. I don’t like to leave anything to chance, and that often means saying no to other opportunities or requests that pop up.”

GET COMFORTABLE WITH BEING UNCOMFORTABLE A two-time winner of the World Marathon Challenge (which consists of running 7 marathons in 7 consecutive days on 7 continents) and current pursuer of a marathon in every state (34 have been checked off the list thus far), Pizzi has faced all imaginable climates, terrain, and running conditions during these races. Reflecting on the World Marathon Challenge, she credits her well-prepared training to the unpredictable New England seasons. “I trained in all sorts of weather, so when I had to run a marathon in Antarctica in -20° weather and Dubai in 90° weather in consecutive days, being from New England you can have that in a week!” As I’m sure all Bostononians can attest to the fluctuations of New England temperatures, a marathon challenge of that magnitude requires grit, determination and discipline – all of which are built over time. Pizzi reveals how she gets herself through it: “You know, my motto in this and everything else that I do in life, is get comfortable with being uncomfortable, and you will make it. So that meant getting up early in the morning, running twice a day, doing CrossFit, personal training, yoga for runners and more, because not finishing was not an option for me.” Despite the many courses she has conquered, Pizzi adamantly states that there’s no place like Boston when it comes to running. “What I love most about Boston and the marathon is that the community comes together... and you don’t get that anywhere else.” Naming a few significant milestones on the course, including the deafening crowd at the Wellesley College scream tunnel, the cheers that get runners up Heartbreak Hill, seeing the first glimpse of the Citgo sign in Kenmore, and receiving live updates on the Red Sox game, Pizzi furthermore shows just how contagious the Boston Marathon community can be. “By running on the marathon course, I definitely get that competitive feeling,” echoes Newton, who has trained on every part of the route, from Greater Boston’s Hopkinton,
to hilly Newton and the heart of Boston, but has yet to compete in the full 26.2 on Patriots Day. Though the Boston Marathon is definitely on the docket for her 5-year running plan, it will be one of many in the future to complement an Olympic Marathon qualifying trial in February of 2020. She’ll rely on her strong mental toughness to overcome obstacles and accomplish these goals. Demonstrating the perfect balance of competitiveness with fun, Newton is “all business” on hard workout days while making sure to joke around and converse on the easier ones. “I believe that balance is something that I’ve honed in on since my college racing days, and it has helped my longevity in the sport.”

WHERE TO RUN AND WHAT TO SEE While we are all too consumed with getting from Point A to Point B, it can be easy to miss the beautiful scenery and historic charm that line every street. We often don’t discover the hidden nooks, trails and paths that make up this less-traveled, insider’s guide to the most scenic spots for running in town. After 11+ years of living in the Boston area, Katie Newton has inevitably developed an intuitive directory on her go-to routes in the city. Naming the Muddy River Emerald Necklace as a popular trail (which starts in Back Bay, cuts through the muddy river and goes out to the Franklin Park Zoo), she personally recommends staying off the pavement as best as you can. “What I used to run a lot in college and still run now is the Battle Road Trail, which is part of the Minuteman National Park in Concord. That one has a lot of soft surfaces and is dotted with historical homes that all offer tours. Throughout your run you often hear tour guides exclaiming, “This is where the midnight ride happened,” which makes it fun since there are always families out exploring.” In addition to running on the Charles River almost every day, Newton enjoys mixing in runs to Walden Pond, Mystic Valley Parkway and Belmont’s Beaver Brook Trails.

RIGHT ON HEREFORD, LEFT ON BOYLSTON Over the years, Boston has proved to be one of the most dynamic running cities in the U.S. It is impossible to replicate the energy and sense of community that make these neighborhoods so special. When running past Boston University, Newton often becomes nostalgic of her college days, which bring back fond memories of her time spent with teammates and friends. As she continues to navigate throughout Boston, the Back Bay tends to be a favored detour on the route, with its intimacy and beautiful brownstones. “Boston is unique because the older buildings are mixed with new style, and I love the fact that you can always find a park so close.” Noting that most families in Boston are mindful of newly-installed outdoor and green spaces, not everyone realizes the significant progression that the city has undergone over time to get to this point. “Every day, they are transforming more of this landscape to recreation 18

and new paths. Rail trails have been created from taking out old train tracks, bridges, and tunnels. I see that happening across the country, but I love that it is happening here in Boston, too, providing a safe and comfortable place for people to get out there and run.”

about it – it’s a huge party for our city and I feel like the entire community is rallying for us to cross that finish line.” Looking through the lens of Pizzi and Newton’s personal and professional lives, it is evident that there is no limit to what you, or your body (both mentally and physically), can do. Whether you’re on or off the course – YOU propel yourself to the finish. No matter what you do in life, it is destined to be a hustle. The only question that remains, however, is whether you are going to jog... or sprint?

For Pizzi, the iconic “right on Hereford and left on Boylston” will forever evoke the most emotion. While making that turn, she’s overcome with “all of the feels” —from leaving her daughter for training trips to running through the heart of winter, that right on Hereford and left on Boylston is the most amazing place for her to be. Pizzi has also been fortunate to see the evolution of the seven towns lining the marathon course over time. She has watched the beautiful homes go up on Heartbreak Hill, and internally noted as new restaurants popped up over time. The one thing, however, that does not change are the spectators surrounding the course. “The people always remain the same. There is this one house on Heartbreak Hill that I especially love, as its owner put a water fountain out front for the runners. We use it especially in the month leading up to the Marathon and the gesture is incredible! I love the houses, but for me it’s about the town. I grew up in Belmont, 6 miles from the finish line. I love my community, I love the support from my fellow Belmontians, and especially from our city of Boston. There’s nothing else I’d rather be doing on Patriot’s Day than running the Boston Marathon. I love everything

She’s taught History, English, and Math to high school aged girls living in a group home in the Greater Los Angeles area. She’s been a high powered real estate finance attorney on Wall Street. She’s a master of real estate’s affiliate-based business model, having led Christie’s luxury arm for four years. She’s also fluent in Spanish. And now, with 15 years of industry experience under her belt, LaTorre is the Chief Operating Officer of Sotheby’s International Realty Affiliates LLC.
Colleen Barry, Chief Executive Officer of Gibson Sotheby’s International Realty, sat down with LaTorre to discuss stories, insights, and advice for future female leaders. . . COLLEEN BARRY: Tell me about a role model who positively influenced your life. JULIE LEONHARDT LATORRE: My 5th grade teacher, Ms. Tripani. She was single, played tennis on the weekends, and lived life very differently from the norm at the time. I was a creative and curious girl, with an independent streak, and Ms. Tripani always encouraged me to follow my inner bliss. She allowed me the permission to ask questions and explore opportunities outside the mold of a traditional upbringing. She was a bigger role model for me than I realized at the time. CB: Growing up in the suburbs certainly comes with expectations. JLL: Unfortunately so. The prevailing sensibility is often that life as a suburban housewife is supposed to bring ultimate happiness. True for some, but not all.

CB: You’ve had a fascinating career path—from school teacher, to Wall Street lawyer, to the COO of a global real estate brand. Tell me about how you have found your way and made those transitions.
into your first jobs because of your skill. You were hired because of your potential. Your organizations saw something that made them think you’re a good investment, and they expect your commitment.
JLL: After graduating college, I began teaching in an inner-city group home and high school in California. I loved my students, but was itching for some adventure. I visited New York City and fell in love with its wonderful energy. Everyone was hungry to do something great. Three months later, I packed up my car and moved across the country. I didn’t have a job or an apartment; I just showed up. I served as a fashion photographer and a teacher to children on Broadway. After getting married and having my son, I pursued a role in non-profit healthcare, working with at-risk women and families from Latin America. My experience coordinating with Legal Aid and other community organizations inspired me to go to law school. I became a Commercial Real Estate Finance Attorney at the peak of the global financial crisis. After surviving the layoffs, I agreed to play in a golf tournament with the law partners at my firm, and that’s how they learned my name. One asked me to be his junior attorney, and eventually, the market bounced back. Soon after, I assumed the Senior Vice President role at Christie’s.
CB: Life truly is a never-ending learning process. We live to acquire skills, and what matters is finding mentors to help with that skill acquisition.
CB: Launching a high-caliber career requires taking risks, stepping out on the right limb at the right time. When you take a risk, you give up some comfort in the short term for a potential long-term gain. How did you keep calm and steady in chaos? JLL: The thought, “I think I’ll just stay put,” never was part of my mindset. From driving cross-country to New York City, to picking up my family and moving to London for my career with Christie’s, and then returning to New York for my current position with Sotheby’s International Realty, I certainly felt scared at times. Reminding myself that it was okay not to know everything eased my fears. I think a lot of young women today believe they need to be perfect at what they do once they start. My advice for them is to remember that you were not hired
JLL: Yes. Your career is a huge part of your life. But, how quickly you’re climbing the ladder? It’s not the only definition of a successful existence. Do you enjoy your work? Do you have a loving family or supportive group of friends? Are you healthy? Are you happy? If you answered “yes” to all—or even one—of these questions, then I’d say you’re doing pretty well for yourself. CB: Empowered women empower women! JLL: Absolutely. On a recent flight to visit our affiliate in India, I watched a documentary about Ruth Bader Ginsburg, possibly the world’s best known and most powerful advocate for gender parity and the rights of women in the workplace. She served as a mentor and champion for young women. Throughout my career, I’ve tried to use that same power of collaboration, and be a mentor and friend to females in my own industry and across other industries. CB: It’s interesting—traditionally feminine strengths, like nurture, empathy, and passion are what helped me be successful, allowing me to lead our agents like they are family. I believe that emotion belongs in the workplace, especially in the real estate industry, where the emotions of home buyers and sellers guide our decisions everyday. JLL: We can boost organizational culture and success by focusing on the people around us. In the past year alone, I’ve found such inspiring connections with so many women within the Sotheby’s International Realty network, and I hope to return the favor for years to come.

Alluring, sophisticated and precious, jewels and gemstones are true ancient and modern icons. Philosopher Jean de la Bruyère placed pearls equal to enlightenment and subtlety, while Francis Bacon used amber as a metaphor to describe opulence and royalty. As the Head of Fine Jewels and Global Head of Online Jewels at the famed Auction House, Kendall Reed spends her days surrounded by these stunning gems. Reed, who began in 2006 with Sotheby’s as an in-house intern, subsequently served in the Sotheby’s valuations department for three years, acquiring extensive knowledge of precious stones needed to succeed anywhere in the jewelry business. “After graduation, I thought I wanted to be in a paintings department or work in a museum, and my love of jewelry took me by surprise,” recalls Reed, who earned an Art History degree from Bowdoin College. “That is the beauty of working somewhere like Sotheby’s. You learn to stop looking at jewelry as a method of adornment, and more as a form of art.” For Reed, her expertise evolved from seeing—noting each piece she encountered and learning the descriptions for every jewelry category. “That skill set comes from lots of practice, and I owe mine to that first internship and the little things I picked up from the other amazing people who worked there.”

With her experience came an awakening to her love for jewels. So much so, that Gary Schuler, who has served as Director of the Jewelry Department since 2002, advised she complete the prestigious GIA Graduate Gemologist program. Reed has come a long way since her early days, which consisted of providing global twenty-four hour pricing and valuation support to the international Sotheby’s Jewels team. In the intervening years, Reed enjoyed successful careers with Verdura and Harry Winston before returning to Sotheby’s in 2011. “The auction house called me back,” she says. “I missed the variety and excitement of putting a sale together. Here, I see a little bit of everything—from a simple silver chain to billions of dollars of historic jewels.” Though it’s not common knowledge, anyone can walk into the Sotheby’s New York office in the Upper East Side of Manhattan and try on jewelry (provided, that is, you can summon the willpower to not squander your life savings on said jewelry). The days leading up to an auction function much like open houses in the real estate industry. Anyone can browse the remarkable jewels on display. There are experts onsite to share the history and stories behind each piece, and while there are plenty of security guards in the room, no one yells at patrons for getting too close to the gems. Sotheby’s even encourages picture taking and social media sharing. They want buzz. “Our specialist team is exceedingly approachable and can help walk anyone through the process of buying jewelry at auction,” promises Reed. “Fine Jewels sales are rarely occasion-driven. It’s exciting to welcome brand new clients to try on designs they have never seen before or pieces they just really love.” The Fine Jewels category echoes that same approachability, curated particularly for a new generation of collectors looking for fashion-forward jewels at accessible price points. In 2007, Sotheby’s launched the category to engage a different type of client than is typically transacting in the Magnificent Jewels sale. Fine Jewels sales offer pieces with estimates starting at as little as $2,000, with options that are perfect for the casual self-purchaser.

And whether it’s the result of increased female agency or greater economic empowerment, an increasing number of people—women, especially—are buying jewelry for themselves these days. Further, the ease and temptations of online shopping and social media have made fine jewelry accessible from anywhere, when it’s traditionally thought of as an in-person purchase or a purchase bound to a sales calendar. “Jewelry was once a gift women hoped to receive from their partners as a romantic gesture or to mark a special occasion. But now, more women are breaking tradition by treating themselves to tangible assets they love. You do not need to be an established jewelry collector to buy jewelry at auction. You just need to be an enthusiast.” Catching a demographic of bidders that are intimidated by the auction process goes into every operational detail— down to the design of the brand’s authoritative catalogs. The April 2019 catalogue cover for the Magnificent Jewels category features a rare Cartier brooch, a “highly academic piece” according to Reed. Price points are higher, and the sale is geared toward seasoned jewelry collectors. The Fine Jewels catalogue, in contrast, is smaller (“Birkin-sized,” jokes Reed), and in turn, more effortless for taking on-the-go. “The visuals are more whimsical and fashion-focused. We don’t need to be quite so serious, something female selfpurchasers in particular appreciate.” Even so, Sotheby’s made headlines last Fall when a royal treasure trove including jewels that belonged to French Queen Marie Antoinette went up for auction in the Magnificent Jewels category. Entitled “Royal Jewels from the Bourbon-Parma Family,” the extravagant auction
spanned centuries of European history, from the reign of Louis XVI to the fall of the Austro-Hungarian Empire, and offered fascinating insights into the splendor of one of Europe’s most important royal dynasties. One piece in particular, a special pearl owned by the Queen herself, broke the world record for a natural pearl sold at auction—going for $36.2 million. “The thrill of holding jewels in my hands that haven’t seen the light of day in hundreds of years was a once-in-a-lifetime feeling, one of those “pinch me” moments that encapsulates why one chooses to work at Sotheby’s,” Reed recalls. “I cannot think of any jewels more noble than those of Marie Antoinette.” As a jewelry enthusiast, one of Reed’s favorite aspects of her role as Head of Fine Jewels is curating sales based on the latest fashion trends of this era. Iconic seventies styles, bold, gold pieces, and enlivening coral hues to match Pantone’s Color of the Year have been wildly popular among buyers. Reed rarely wears jewelry to work herself (she is constantly trying on different pieces to see how they fit). She loves vintage jewelry styles of the 1940s, when metals were in very short supply during the war and makers needed to be creative with yellow gold and semi-precious stones. As for her jewelry pet peeves? “Really dirty diamonds! My friends tease me whenever I take their rings off to clean. Water and a few drops of mild dish soap on a toothbrush are all you need!”
