We will schedule showings with pre-qualified renters while taking the utmost care to respect landlord or tenant needs, always making sure to give a minimum of 24 hours notice to occupied properties
We handle the application process from start to finish. Tenant screenings with employment, landlord, and credit checks will be compiled and presented to the landlord for review.
We will provide GBREB lease documents with applicable addendums and tenant lead law, advising on property specific additional provisions These documents will be reviewed with the prospective tenant and landlord,and signatures will be coordinated
Initial funds, as well as a W9 for a security deposit, if applicable, will be received and delivered to the landlord Assistance in setting up a security deposit account may also be provided
We can assist landlords with access to a unit and connect them to trusted cleaning companies to freshen up a property in between tenant turnover.
We will coordinate the collection and redistribution of keys to outgoing and incoming tenants We will meet incoming tenants for an initial walk-through and assist them in filling out an apartment condition statement
When a landlord and tenant choose to renew their lease, we will handle the signing of the renewal documents, and communicate with both parties regarding any rent increase, keeping the property in line with market rates and landlord goals
