A LETTER FROM OUR OWNERS Last year was another record year at Gibson Sotheby’s International Realty and this spring season is proving to be one of our busiest. We are so grateful to be a part of many wonderful communities and we look forward to making an even greater impact in the state of Massachusetts in 2018. Putting together our Collections Magazine twice a year helps us reflect on where we are going and how far we have come. We truly believe that our family culture, coupled with the Sotheby’s International Realty luxury brand, allows us to bring unparalleled service to all of our clients. Our presence continues to grow in all of our markets and our footprint within the state continues to expand. Our marketshare

continues to flourish outpacing most other firms in the state’s top ten list. As a result, we were recognized by REAL Trends as the #1 Massachusetts based company by sales volume. Our 200-person team of sales associates truly are the heart and soul of this operation. The market, while thriving, is one of the most competitive, with inventory still at an all time low. Within our marketplace, properties continue to sell at a fevered pace, as this record-breaking “seller's market” continues. In most price points, buyers are out in droves and multiple bid situations are common, causing active inventory to remain extremely low. While our region is seeing a number of new construction projects, property developers have not been able keep pace with the buyer

demand. Some homeowners who would prefer to sell cannot find a new home to buy, which is creating a virtual logjam and compounding the inventory shortage. And, yet, with all of the challenges that this low inventory poses, our agents are helping record numbers of buyers find new homes for their next stage in life. The Sotheby’s International Realty brand continues to lead the way in luxury. In 2017, approximately $108 billion in global sales volume was achieved marking the highest annual sales volume performance in the history of our brand. As part of this network, our reach extends to 69 countries and territories worldwide through 20,000 Sotheby’s International Realty agents providing maximum exposure to the properties we represent. Our local growth is powered by a combination of this worldwide reach and unique company culture. We consider our unrivaled legacy within Greater Boston an indicator of where we are headed. We are launching several new initiatives this year, including digital open house sign-in and augmented reality software applications. We continue to evolve and innovate in every way possible to best serve your needs, while maintaining the authentic relationships that are a timeless necessity of succeeding within this industry. We are incredibly grateful for the opportunity to serve our agents, our clients, and our communities. We hope to be able to serve you and your loved ones in the months and years ahead.

Yours Truly, Paul McGann | President, Co-Owner Larry Rideout | Chairman, Co-Owner

ARCHITECTURAL SPOTLIGHT Industrial-chic & imaginatively designed homes along two different coastlines offer a common lens on energy efficiency

Written by Cindy Bailen

S

pring is the verdant season. Those who live in northern climes look forward to green shoots poking through melting ice that will later bloom into tulips and daffodils. Those residing in warmer climates also embrace new growth, and everyone revels in the longer days.

Spring also brings Earth Day, inspiring us to find better ways to use resources, conserve energy and care for the planet we call home. Two houses on the market this spring, one on the East coast and one on the West, exemplify creative use of materials and a conservation ethic. These innovative homes are ideal for people with a commitment to the environment, a desire for efficiency, and an interest in contemporary design.

3599 HECTOR ROAD, NEWCASTLE, CA Known as the Shipwreck House, this eco-conscious home combines state-of-the-art technology with unique design, in a scenic location that features stunning views of Folsom Lake and the foothills of the Sierra. Built by an architect who invested many years in its creation, the architecture suggests a ship that met its demise on the area’s sharp rocks. The winding shape of the side of the house echoes the flow of the landscape. This home is all about energy efficiency and resource conservation, with a sail-like roof built to gather rainwater. The home also captures solar energy, passively, through its design, and actively, with dual axis tracking arrays. With a connection to the grid, the home sells energy back to the power company whenever the sun shines. The interior of the house resembles the underside of the hull of a ship. Its open design is minimalist, ready for anything. The numerous windows allow the vistas to take center stage. The interior’s highlight is a sleek, commercial-style kitchen in stainless steel, boasting a one-of-a-kind built-in cooktop and plenty of shelving within its crescent shape. Steel and wooden beams support the 12-foot tall ceilings. Glossy blue floors capture the essence of the water outside. With 4,466 square-feet, three bedrooms and three bathrooms, there is ample room within for a family. Their visitors might want to stay in the home’s 633 square-foot detached guest house. It has its own full bathroom, allowing maximum privacy.

A spacious deck on the main house sports a suspended aluminum swimming pool and a triangular spa, a vacation place at home. If the new owners want to get out of town, the home is an hour away from ski resorts, and just two hours from San Francisco. Spring brings optimism, with the return of longer days. It also represents a fresh start, and a connection to nature. Spring in these homes carries with it an appreciation of the inventive thinking that brought them into being, along with earth-friendly technology and pioneering use of resources.

8 BIRD HILL ROAD, LEXINGTON, MA When you see it, it’s almost impossible to believe that this award-winning contemporary home, which integrates beautifully with its wooded lot and Walter Gropius-inspired neighborhood, was constructed with reclaimed concrete and steel from Boston’s “Big Dig” project. The immense (and immensely expensive) mega-project, which re-routed the city’s main highway to ease traffic woes, also generated the 600,000 tons of construction waste that found brilliant reuse in a modern, livable home, built in 2006. The 4,027 square-foot, six-story house, highlighted by a steel cable suspended staircase, features giant beams and exposed ductwork. It is illuminated with the natural light that flows in through 20-foot windows, and its soaring ceilings amplify the sense of tremendous space. Polished concrete floors shine throughout, and the blue, gray, and white color palette evokes the New England sky throughout the seasons.

Practically speaking, the house can accommodate a family, with four bedrooms and three bathrooms. The master suite has a private rear-facing balcony and a spalike bathroom. The outdoor hot tub is a relaxing spot. The home is ideal for entertaining, with a thousand square-foot open area on the first floor, including a gleaming stainless kitchen with natural-colored cabinetry, a spacious dining room, and a living room with a three-sided fireplace. In fine weather, the rooftop Japanese garden serves as additional entertaining space.

ARTISTS FOR HUMANITY A look into a collaboration led by a Boston based non-profit with an innovative mission Written by Emily Zaccardi

COLLAGING REPRESENTS A SHARED INSPIRATION AMONG IDEAS—AND THOSE IDEAS, THEY SPARK OFF OF EACH OTHER—A REMINDER OF THE RENEWED ENERGY THAT COMES FROM BOTH RECYCLED MATERIALS AND IDEAS

randon Anderson sliced and traced his exacto knife along the edge of a photographed hanging sculpture, bearing the blade into the surface of his artists’ cutting board. With the final twists and turns, separating the shape from its background, he lifted the abstract cutout and studied its integrity in isolation and new form. The teen designer was chosen to captain one of his team’s most recent projects—the collaging of a cover for a magazine-producing client, by using their last season’s over-prints to create the content for the upcoming issue. “I really like choosing the materials,” Brandon noted. “You kind of get to think outside the

box to find things that may otherwise be useless.” We, the real esate firm at GSIR, felt humbled to provide Brandon and the rest of his team at Boston’s Artists for Humanity program with some of our offbeat and expired collateral for the hands of their creation. “Collaging represents a shared inspiration among ideas— and those ideas, they spark off of each other,” Brandon told us—a reminder of the renewed energy that comes from both recycled materials and ideas. It wasn’t surprising to learn that the insight of this teen artist did not stray far from, but in fact embody, one of the critical values that AFH strives to achieve: inspire community change through art. As described by the program’s Marketing Director, Richard Frank, “Creative

transformation, of buildings, walls, magazine pages or an entire landscape influences the way we feel and behave in our world. It leads to a greater sense of responsibility for its upkeep.” The opportunity to invigorate collateral for a real estate company, posed curiosity, Brandon shared with us. Even skepticism about how far they could stretch their creative freedom. Then, thoughts shifted. “We found a lot of magazine parts from the previous issues that were really cool and all of the sudden, the possibilities were endless. The idea of the project just expanded.”

CREATIVE COLLABORATION IS A GREAT WAY TO BREAK DOWN BARRIERS, VALUE EACH OTHER, AND OPEN OUR MINDS TO NEW POSSIBILITIES

When we received the final rendition of this very magazine cover in May, we weren't surprised by the talented creativity that emerged from its layout, but rather moved by the way the notion of collaboration was weaved into the collage, like the very cutpaper pieces themselves. “From our perch at the intersection of youth development, community building and enterprise, relationships are what drive innovation,” Frank told us. “We perceive things differently when we're in conversation about what's possible, and really listen to one another. That's not easy, as we're often tied to our pre-conceived notions of what's best. But, we find that setting the scene for a friendly, creative collaboration is a great way to break down barriers, value each other, and open our minds to new possibilities.” This renewed perspective was made possible by the synergic dedication and vision of the following Artists For Humanity members: TEEN ARTISTS/DESIGNERS: Brandon Anderson, Cameron Chin, Jacari Crumpton-Taylor, Edwin Gee, Valerie Rivera, Angel Weeks, Jiahao Wu ASSISTANT MENTOR: Fred Plowright

HOUSE GUEST

Artist Dante Latessa Draws Inspiration From the Architectural Marvel, 55 Leicester Street

T

Written by Emily Zaccardi & Joanna Mahoney

he threading on his crewneck crusts with paint—its fabric carries the scent of aerosol spray. Speckled smears on his jeans below his knees reflect a mixture of cement and dyes. He climbs a short metal ladder, carrying his weighted canvas in one hand, a staple gun in the other. Within the confines of his studio cavern, up-and-coming Greater Boston artist Dante La Tessa is about to privately hang and describe his most recent creative leap: his recurring underground world, newly inspired and surfaced by a four-story architectural marvel.

Leicester Street, along Brookline’s Historic Fisher Hill, is a winding road which tucks wondrous homes away within its twists and greenery. The estate at number fifty-five reveals a sight of tall bricks, matte metal facings, high pitched ceilings and unconventional window shapes, all beyond a grand and gated wide and circular driveway. The home’s architect, Blaine Bershad, purposely designed the home with as few 90-degree angles as possible, intending for its inhabitants to experience the world from a new perspective. “If you do something that is rectilinear and is typical ... then don’t be surprised if that’s your approach to life,” Bershad told the Boston Herald in an article published in 2017 1. As if his manifesto was renewed twentysomething years after designing the home, Dante visited the property with his own preconceived values about lines, textures, rhythm, and depth, eager to interpret by canvas. Approaching the property, Dante glanced up in stride thinking about his artistic process—an escape from real life, into a world that’s all his own— Fee, Gayle. “Brookline Virtuoso.” Boston Herald, Boston Herald, 13 Mar. 2016, www.bostonherald.com/ entertainment/inside_track/2016/03/brookline_virtuoso 1

wondering what may transpire once he climbed the inside of this masterpiece, up to his temporary painting studio where Boston’s city skyline can be seen in the distance, beyond the sheltering hillside trees. “I was impressed by the ways the angles worked and intertwined together,” Latessa explained, referring to the cohesiveness of the exterior and interior of the home—and especially after ascending the unique and stunning staircase on display in the center of the home. “When [I was] on the top floor looking down I could see the angles and movement of the walls and staircase working in harmony within one another,” Latessa noted. “I’m fascinated by the ways that lines create depth.” The massive white walls contrasted with the lines and angles along the rails (and throughout each room) created a sense of movement that Latessa strived to capture. He explained, “wanting to create something wild and flowing as if

it were moving with you while walking the stairs.” As we later discovered in Latessa’s private studio saturated with colorfilled cans and fluorescent test-stokes of paint along the walls and floor, it was interesting to note that he had not yet commented on the colors lived by 55 Leicester Street. Until, we realized that within his genius, color is his vehicle to illustrate his core value in portraying intense movement.

I WAS IMPRESSED BY THE WAYS THE ANGLES WORKED AND INTERTWINED TOGETHER, LATESSA EXPLAINED, REFERRING TO THE COHESIVENESS OF THE EXTERIOR AND INTERIOR OF THE HOME

Latessa’s color palette utilized the cool purple-grey of the home’s exterior contrasted with an “acid light lime” to instantly grab the viewer’s attention. The intensity of the lime in combination with bold blues, yellows, and reds dance throughout the canvas drawing the eye from corner to corner. Intensity, controlled chaos and his underground were three themes Dante shared when asked about what he hopes people take away from his art. These

notions are undoubtedly present in all of Latessa’s works, including the piece inspired by 55 Leicester Street. His motivation moving forward is to continue to pursue a loose, open mind but still “attack the canvas with a sense of control and order.” He plans to explore abstract textures, experimenting with concrete and other non-traditional mediums in his work, continuing to draw inspiration from architectural references along the way.

The Sotheby’s International Realty® brand has always been a leader when it comes to adapting new technologies to the real estate industry and understanding homebuying trends. Almost a decade ago, we committed to only displaying high-resolution photography on our website; we then had the foresight to understand that video would become increasingly important to homebuyers and so we introduced high-definition videography to our website; and then came 3D and Virtual Reality Tours with Matterport. We recognized that augmented reality is the way in which people will shop in the future and when Google approached us to be an official launch partner for ARCore, we knew it was the right move. We’re proud to introduce Curate as a revolutionary tool to the homebuying and selling process.” – John Passerini, Global Vice President of Interactive Marketing, Sotheby’s International Realty Affiliates LLC

PROSPECTIVE HOMEBUYERS

Viewing a potential house in AR breaks down visualization barriers that often accompany the homebuying process, allowing prospective homebuyers the unique ability to envision the house in their personal taste and style. Curate by Sotheby’s International Realty® offers the opportunity for buyers to ultimately see a house as their own home, increasing confidence in any purchasing decisions.

HOME SELLERS

SALES ASSOCIATE

Selling a home with a Sotheby’s International Realty® sales associate means tapping into the power of AR to sell the home by helping prospective buyers overcome the visualization barriers of touring an empty home or one decorated in style that differs from their taste.

The benefits for the sales associate are similar to those of the homebuyer and seller; Curate by Sotheby’s International Realty® empowers the sales associate to present a home in an objective and neutral manner. The app also alleviates the need for sales associates to physically stage homes, allowing them to save money on the costs of either renting or buying and storing furniture.

Curate by Sotheby’s International Realty® is available now for download in the Google Play Store. The app was built with Google’s ARCore, which can run on 100 million Android devices worldwide. The Sotheby’s International Realty® brand will launch Curate by Sotheby’s International Realty® for iOS this spring through a continued partnership with roOomy.

ichael D’Amore (@_michaeldamorejr) is an aspiring landscape photographer from the small, coastal town of Duxbury, MA. Through his body of work, you get a sense of the love and affinity Michael has for the ocean. By using long exposure techniques to convey a sense of movement and emotion in his captured images, he creates the perception of inclusion for his viewers. For the past three years Michael has been working for Remark Visions as their lead creative. In turn, he has been shooting Real Estate Photography along with Gibson Sotheby’s International Realty. When asked to shoot Quincy’s beautiful coastline in his creative aesthetic, Michael already had one hand on the creative lens.

What better way to fuse his passion and career into a single project. It led him to a unique property on a strip of land adrift from Quincy’s core, Squantum. “When I walked into the home and saw the sun setting, I knew it was going to light up the room in a brilliant way. It’s similar to what I look for when shooting along the beach, but instead of illuminating rocks or the sand, it was furniture. It was fun to try and adapt because sunsets only last so long until the golden light is all gone. It’s as if your chasing that perfect light.” It’s hard to believe this South Shore sanctuary exists only 9 miles from downtown Boston. Squantum is a quaint neighborhood of Quincy flanked on both sides by the Atlantic Ocean. This home truly offers both convenience and quality of life.

INSPIRATION: Where all projects begin.

L

Da Architecture & Interiors located in Cambridge, MA offers sustainable architecture and interiors services for new builds and renovations of all sizes. We reached out to them to share a glimpse of how the conceptual design process unfolds.

Here they laid out the approach an interior designer would take in decorating one our listings at 77 Court Street in Newton, walking us through the process of building an overall concept, balancing decor choices and creating a photographic rendering to inspire any potential buyer.

LIVING ROOM

The living room has great potential - with a double height ceiling and open layout, the living room gets fantastic light from the sliding door and transom windows. The white painted trim, combined with the warmly toned wood flooring, soften the space; adding interest to the large area. While the existing paint color was fairly neutral, we started

34 The Collection Spring 2018

with a cooler, lighter hue that would provide more of a contrast to the floors and respond better to the cooler tones in the design scheme. For the furniture selection we wanted to mix and layer textures (leather, velvet, and metals) that would add richness and tactile interest, important when creating an inviting, cozy space. The color combination adds just the right amount of vibrancy to the neutral backdrop; with brass, camel, and orange accents bringing in warmth and offsetting the blue tones in the chair and rug. Our overall goal was to create a design palette that would strike a balance between modern and cozy – appropriate to this style of condominium.

OUR OVERALL GOAL WAS TO CREATE A DESIGN PALETTE THAT WOULD STRIKE A BALANCE BETWEEN MODERN AND COZY – APPROPRIATE TO THIS STYLE OF CONDOMINIUM.

BEDROOM

In the bedroom, we sought to provide a sense of balance, working to create a serene retreat that would also express some personality and visual interest. We used the same paint color we selected for the living room for continuity and utilized a calming, monochromatic palette that includes carefully selected accents of color and texture. The added area rug, window treatments, and bedding were chosen to add a variety of patterns, keeping the eye moving and adding depth through layering.

The furniture and accessories are a mix of textures and materials, with whitewashed wood, velvet, leather and hints of sparkle from the lamps and mirrors. The color combination of neutrals, slate blue and deep gold paired with the pops of more graphic, larger scale pattern make for a modern, yet serene bedroom.

Welcome to Pretty Penny. It was home to the First Lady of American Theater, Helen Hayes for 61 years, and also home to TV and film personality, Rosie O’Donnell. It was visited by an American President and iconic actors, entertainers and authors including Madonna and Marilyn Monroe. It is partially hidden behind a tall brick wall and has an electronic gate for privacy.

Pretty Penny underwent a multi-million dollar renovation and is in turn key condition. It offers a huge private yard with an extensive collection of conifers, many rare specimens (labeled), and several redwood trees, all from America’s Northwest. One gets the feeling of being at the botanical gardens. There is also an Olympic style pool with a cabana that features a half bath. The garden has many foot paths with nooks and crannies. Even a koi pond. Best of all, the entire rear yard overlooks the Hudson River.

This gracious and sophisticated home can be informal and fun or dressed up to reflect its 19th century period details. A short distance to the village of Nyack or local boat marinas, a 5 minute drive to Piermont. Best of all, only 45 minutes to New York City! Pretty Penny was built for an old Nyack family, the Gurnee family, in 1858, at a time when Nyack was a prosperous village with ship building industries, various companies quarrying red rock or sand stone in the Nyacks, and several large factories, including shoe factories operating in town. The name Pretty Penny was born shortly after Helen Hayes, and her husband Charles MacArthur, a very successful play and film writer, and their young daughter Mary, moved

In 1939 Charles MacArthur contacted painter Edward Hopper to paint Pretty Penny. It was the only painting he was ever commissioned to paint. Ms. Hayes donated the painting to her Alma Mater, Smith College in 1965. It can be seen in its art museum today.

THE INTIMACY OF ART Parallel Experiences in Two Different Art Venues

Written by Colleen Barry

I

Sothebys Auction House, New York t is an exhilarating moment when you uncover a hidden gem in a bejeweled city like New York. Sotheby’s auction house is one of those gems. It was first described to me as a “rotating museum,” because the famous artworks within are displayed for several days or weeks prior to each auction. What makes it even more intriguing is that the auctioned pieces often go from one private collection to another. Therefore, the auction house may be the once-in-a-lifetime opportunity to see them. My first visit to the auction house was in the spring of 2007. We had recently become a member of the Sotheby’s International Realty network and, as such, I was part of a private tour with colleagues from around the country. Our auction house liaison was able to extend the exhibit of Diane Arbus’s photographs by one day so that we could see them. For that I will be forever grateful, because I will never forget how

40 The Collection Spring 2018

those beautiful and disturbing photographs commanded our attention and sparked that evening’s dinner conversation. In my subsequent visits over the past 11 years, I have seen works by Andy Warhol, Marcel Duchamp, Damien Hirst, Jean-Michel Basquiat, Pablo Picasso, Jackson Pollock, Henri Matisse, Francis Bacon, and more. These giants of the art world felt somehow more accessible within the walls of Sotheby’s galleries. Perhaps it was simply because I was aware that each piece would soon be residing in a private home or office, leaving me with a sense of intimate viewing. Or, maybe it was the relatively small number of visitors who were roaming the galleries with me. It reminded me of my childhood visits to the Hillstead Museum — the preserved home and art collection of a 19th century woman architect in Farmington, Connecticut. There you can gaze upon one of Monet’s “Haystacks” in a living room. At the auction house and at the Hillstead, visitors are treated to a quieter viewing

experience — much quieter than the Guggenheim, for instance, where visitors course through the spiral hallway in droves. Each year we organize a private tour for a small group of our agents to visit the auction house. We believe it to be the most powerful and immediate way to understand the Sotheby’s legacy — a legacy of stewardship. For more than 250 years, Sotheby’s has represented many of the world’s most treasured possessions. The auction house is also a beautifully intimate way to experience art. This year I am particularly excited to see the exhibit for the May 16 auction entitled “Raise the Bar.” The exhibit includes 26 masterworks from the collection of Morton and Barbara Mandel, with works by Joan Miró, Roy Lichtenstein, and Mark Rothko. I am most looking forward to seeing a Rothko in the auction house environment.

Museum of Fine Arts, Boston Speaking of Rothko, the Museum of Fine Arts (MFA) in Boston is hosting a oneyear exhibit of 11 masterpieces entitled “Mark Rothko: Reflection.” The works are on loan from the National Gallery of Art in Washington, D.C. The first painting in the exhibit is sort of unexpected. It is a self-portrait. This is not an artist who is known for his representational work. Next on display is his early abstract work which began to play with shapes, depth, and color. He’s applied thin, white washes which appear like the milky wax of an encaustic painting. And, strangely, these oil paintings show a depth similar to a layered, hazy encaustic panel. And, not unlike the intimacy of a viewing at the auction house, the experience of spending time with his abstract work is quieting. If you can pause to look with unfocused eyes, the fuzzy edges and shapes seem to breathe and move. The darker shapes around the lighter ones give a sense of shadow — as if the foreground were floating away from the canvas. The final pieces in “Reflection” are seemingly black. Gazing into one of

Rothko’s black paintings is like walking into a dark room and seeing nothing... at first. And then your eyes adjust and smudges of lesser darkness eventually become shapes, and then finally become recognizable. Or it is like walking outside into a summer night from a well-lit room. After your eyes adjust, you begin to see stars. And, after a time, you can distinguish between the stars and planets, and they also seem to glow and pulsate like Rothko’s shapes. If you want to experience this, it requires time, patience, and for you to give yourself over to the work — to its blackness. Walking through the exhibit, I got the sense of chronology in Rothko’s mental state. He begins with a well-lit self-portrait during his early representational phase. Then he’s drawn into abstraction in his multiform paintings. Finally, his paintings darken to black, or what seems like black. But, give your eyes time — there is so much more there, as colors and shapes slowly emerge. Unfortunately, also emerging is a sense that Rothko’s depression has finally enveloped him — and it had. Rothko committed suicide in 1970. Viewing this exhibit felt intensely personal. My experience at the MFA was deepened by listening to “The Lonely Palette.” This brilliant podcast is like having a thoughtful and knowledgable tour guide illuminating your viewing. Written and recorded by Somerville’s own Tamar Avishai, it brings innovation to the space of art history. Her November episode entitled, “Meditations on Mark Rothko” is a brilliant companion to your next MFA visit.

PODCAST RECOMMENDATION: “The Lonely Palette” Episode Recommentation: “Meditations on Mark Rothko” Where to find it: thelonelypalette.com or your favorite podcast source Each episode of “The Lonely Palette,” creator and host Tamar Avishai picks an object du jour, interviews unsuspecting passers-by in front of it, and then dives deeply into the movement, the social context, the anecdotes, and anything and everything else that will make it as exciting to you as it is to her.

If you have the ability to take a trip to Sotheby’s auction house, I highly recommend it. They provide a list of exhibit dates on their website: sothebys.com. Here in Boston, the Rothko exhibit at the MFA (on display until September) is a special way to spend some time.

readmark is a smart, sustainable structure that maintains a strong visual connection to the auto shop it replaced. The building is enveloped in gray iron spot brickwork interspersed with clean, vertical aluminum panels that give the structure a distinctly modern feel. Stylistically, the exterior’s sharp, straight edges and angular corners set the building apart from the surrounding redbrick landscape. Large, garage-bay-style openings on the ground floor lead foot-traffic into the sizable retail spaces: another aesthetic and functional nod to the site’s industrial roots. Inspired by early 20th Century factory architecture and driven by the spirit of Ashmont Tire, Treadmark strikes a stunning modern figure against the brick-stone backdrop of Peabody Square.
