Building and Environmental Planning of Belitung Street

THE OBJECTIVES
▶ Develop the area as a mixed use area
▶ Creating a green, quality, comfortable, safe and well-designed public outdoor space, especially for pedestrians
▶ Promote local identity as an element of urban design
▶ Providing convenience and comfort for visitors and residents in activities in the area by complementing urban needs
▶ Realizing space, buildings and the environment as a unit that provides comfort
▶ Providing a positive identity for the structuring area, to create an area that is desired by the local community and visitors
Belitung street had undergone many changes, both positive and negative. To control space changes in the Belitung street corridor, Building and Environmental Planning (RTBL) is needed to create the street safe, comfortable, and good accessibility.
DESIGN CONCEPT
Zoning Regulations for Industrial Areas
OBJECTIVES
Identified the application of the Zoning Regulation instrument contained in the Draft of Spatial Planning of Banjarmasin 2020 - 2040 particularly in the industrial land designation zone. This document analyzed the form of technical treatment of zoning regulations, incentives and disincentives and additional provisions that may be applied.
Small and medium scale industry are located in Teluk Tiram & Tanjung Berkat area and along P.M Noor street.
Industrial area located at Gubernur Soebarjo street.

Delineation of the Balangan Regency Industrial Estate
OBJECTIVES
The main economy sectors that support Balangan are the mining sector and plantation sector. Those sectors are vital to the industrial development of Balangan.
This project will find potential delineation of the prospected industrial area according o the needs and natural condition of the locations.

Slum Areas Management
OBJECTIVES
Increasing access to infrastructure and basic services in urban slum settlements to support the realization of livable, productive and sustainable urban settlements
Identifying the emergence of new slum settlements in Mandastana District, Barito Kuala. There was a decline in the infrastructure and house quality after the flood event and COVID-19 outbreak that turned the slum area became more uninhabitable.

One of the basic services in the provision and rehabilitation of houses for displaced victims is legible to access livable rental houses.
This can be realized through data collection for publicly-owned rental houses in South Banjarmasin Districts.
