Condos – 94 Olympic Mountain Loop #203 - (Alyeska East) sold during the middle of an epic snow year. This studio condo located directly above the Bake Shop received lots of attention since there have been very few sales of on mountain condos thru MLS in 2022. 366 Crystal Mountain Rd #411 (Alyeska North) Located just below Chair 3, this unit has been remodeled and has its own private entrance. Both of these North and West one bedroom units are located on the backside of the buildings away from the mountain. 150 Hightower Road #403 - (Ski View) This top floor one bedroom unit featured storage on the same level and elevator access. The new Girdwood Townsite is becoming increasingly popular. The new clinic building and Glacier City Center (townhome condos & a distillery) will boost this locations popularity. 330 Hightower Road #B301, #B202, 340 Hightower Road A302, 350 Hightower Road #C102 - (Snow Raven Condos). Finally Snow Raven is getting respect! For many years these condos did not command the value the quality and finishes reflected, (in my opinion) primarily due to being “off mountain”. Not so anymore. Values have increased in this association by about 30% in the last two years. In-floor radiant heating, great floor plans, elevator, and handicapped
accessibility are all attractive features of these units. In short you get more bang for your buck than the aging “Compass Condos” on the mountain (East, West, North, and South). *This may be the greatest number of sales in one association in a single quarter ever for existing construction. These 7 condos sold for 112% of their original list price after an average of 2 days on market. Vacant Land- L11 BK 1 Crow Creek Road - This lot located in Raven Mountain Estates has epic views and transferred with mineral rights (which usually means it was an old mining claim). There are no onsite utilities in this subdivision. L19 Seward Highway - Located in Chugach Estates adjacent the Seward Highway this three acre lot also included a small stream running through the property. L20 Seward Highway - Another Chugach Estate sale. In the last few years this subdivision has seen lots of development. Broker Summary – The second quarter of sales in Girdwood, Bird, and Indian was a good one. The third quarter is off to a rocky start for many areas of Alaska. The market in Anchorage (where our brokerage is active) recently changed overnight when interest rates rose by over 1.5 % in less than a week. We are seeing fewer multiple offer sales, Buyer concessions, and more deals terminating. Buyers have less purchasing power, higher payments, and ever increasing costs. Girdwood, Bird Creek, and Indian are still going strong! In Girdwood we saw older, “tired” homes in need of maintenance and upgrades selling with multiple offers. Many of these new owners are looking at major renovations before they really use the properties. In Bird Creek and Indian there have been sales with multiple offers as well. As we move into the second half of summer (at least from an Alaskan perspective) I am meeting with more longtime residents who are wondering if now is a good time to sell and plan their exodus. One challenge I hear is deciding where to go, since so many areas of the country have experienced a huge run up in real estate prices. As trends go, we are seeing more sales in the million dollar price range, and we are not seeing any on mountain condo sales. In the near term we will likely see a continuation of multiple offers with Buyer concessions in Girdwood. The pool of available Buyers will shrink. Some Buyers, tired of falling stock prices, are liquidating stocks and reinvesting in real estate. Holton Hills - Change, growth, and development has always been challenging for Girdwood. Many locals see Girdwood as a separate community from Anchorage and Eagle River, even though technically we are a suburb. The Land Use Committee and Girdwood Board of Supervisors have formed a new Holton Hills Subcommittee to assist the community in navigating this project to the benefit of the community. Girdwood is an amazing place to live, work and play! More to come, I am sure!
