Hi Everyone Over the last few weeks it had become pretty clear that the LNP was going to win the Queensland State election and even the Labor party had been acknowledging it in their campaign advertising. However even they must have been shocked at just how dramatic the results were and just how quickly the calls were being made about which candidates were winning seats. We had visitors over on Saturday night so didn’t turn the television on until 8.30pm and we had already missed Anna Bligh conceding defeat. However with the dramatic changes to the political landscape happening all over the state the representation on the Sunshine Coast hasn’t changed. With the LNP holding onto almost every previous seat (except for long time independent Peter Wellington
in the seat of Nicklin) there are no new faces for us to get to know around here. What will be interesting is seeing whether or not our Sunshine Coast State Representatives will be chosen for Ministerial roles. In our readership we have Mark McArdle who has been the Shadow Minister for Health and Andrew Powell who has been Shadow Minister for Environment, as the week progresses we will see whether that translates across into them becoming Ministers. Ok so that now means one election is done and dusted. Now it’s 31 sleeps until the Local Government election!

Beerwah Rural Firies Blame it on the rain, says Telstra By Lea Parkes GCNews recently printed a letter to the editor problem, they have not provided customers with need resolution information on the nature of the poor service or from a disgruntled Telstra customer from GCNews recently asked Mark McArdle, State Member for Caloundra what he thought about the situation facing the Beerwah Rural Fire Service located on Roys Road in relation to the water supply.. This is what he had to say after a recent meeting with the Beerwah Rural Fire Brigade, and discussing the issues with a number of people, it appears there are three potential solutions that need to be considered and dealt with. "The first is non-drinking water being piped to the site and accessed by a hydrant, plus a 5000L tank for drinking water. These solutions can only be implemented through a combination of Unity Water and Sunshine Coast Council” Mr McArdle said. "The second is a 5000L tank plus two x 22,000L tanks, plus upgrading the fixed standing pipe on Roys Rd, which is 1.6km from the station. This and the area around it need to be put back into an operational state, including lighting and provision of a turn-around area for large trucks. "The third is the installation of a bore on site, and the standing pipe on Roys Rd as discussed above. "The Beerwah Rural Fire Brigade is a vital part of the community, not only do they deal with bush fires, they also tend to a range of other emergency situations including car accidents. "Immediate access to water is critical, and the question needs resolving."
Glass House Mountains. To see if there were other locals with similar frustrations, we asked if people could contact our office to share their experiences.
Well there was a point where we wondered if that was such a good idea, as our office has been inundated with over 100 phone calls, emails and facebook messages from locals who are having significant problems with poor Telstra mobile and internet service across Glass House, Beerwah and Landsborough. These are just the responses from people who are frustrated enough to let us know, but it has now got to the point that every time I leave the office to grab a coffee or go to the Post Office I am engaged in more conversations about what has been happening and there has been plenty of speculation about what has caused the problem. Telstra have confirmed for us that they are aware that there is an issue in the area which has been caused by damage done to the main tower in the area located between Landsborough and Beerwah. Kris Carver, Telstra’s Sunshine Coast area manager, said he was confident that repairs to the main tower for the area (which were expected to be completed by the end of last week) would resolve our readers’ issues. Repairs to the tower, which involve a faulty panel and damage to one of the sectors, were delayed due to last week’s wet weather, Mr Carver said. From the numerous people I have spoken to, one of the issues that has most frustrated locals is that while Telstra has known there was a
y nit
the timeframe for repair. When we put this concern to Mr Carver he said there were a number of ways customers could log complaints. So basically it seems that even if Telstra know they are not delivering the services they are charging us for, the onus is on the customer to ring and advise Telstra that they are aware that the services are not being delivered. Wouldn’t it have been easier for Telstra to run an ad in the paper apologising for the disruption to services instead of hundreds of people wasting lengthy amounts of time speaking to people in overseas call centres to register their problems? I spoke to one Landsborough local who has now make seven phone calls to Telstra, has bought a new ‘Blue Tick Rural’ phone and is in the process of getting an antenna for her home, based on advice given during her numerous calls. For her sake, I really hope when the repairs have been made to the tower, all of this effort required in the short term will have been necessary. Mr Carver said Telstra would consider compensation on a case by case basis, and encouraged customers to ring the Billing section to log their request. Mr Carver who is responsible for those customers who sought assistance from Telstra shops on the Sunshine Coast, urged those individuals to contact him directly if they had concerns with the information they had received. We will continue to follow up with Telstra during the week about progress on the repairs and in the meantime I will give people a wave as I drive by them standing on one leg on the edge of the footpath trying to make a phone call.

True CommitmentWorking for You Any successful business relies on a mix of new, mature and declining goods and services to enable it to stay ‘on top of its game‛ and remain economically viable. I believe this also applies to Council as in a sense they are a business and in this instance much of our future relies on their ability to supply us as a community with what it requires to function efficiently and within budget. If elected as your Councillor on April 28, I will work hard to ensure Division 1 does receive a fair share of Council goods and services (including road repairs) to keep us in line with other divisions and in so doing benefit our region as a whole.

The QFRS attended 1,912 residential fires in 2011 and QFRS Inspector David Sutch said Queenslanders needed to realise the fires they see reported on the news could occur in their own homes. “The grim reality is that residential fires caused 27 fatalities in Queensland last year. Inspector Sutch said he hoped the annual ‘Don’t be a Fool’ campaign would encourage people to take preventative action for the sake of their own safety and the safety of their loved ones and change their smoke alarm batteries on April 1. “It takes less than five minutes to change a smoke alarm battery and when you weigh that up with the life that could be saved in doing so it’s certainly time well spent,” he said. QFRS recommends the use of photoelectric smoke alarms and warns that not changing smoke alarm batteries and failing to maintain smoke alarms can be just as deadly as not having one at all. The QFRS recommends: Test your photoelectric smoke alarm monthly to ensure the battery and the alarm sounder are operating and clean with a vacuum cleaner annually to remove particles that will affect smoke alarm performance; Replace the battery annually. Duracell and QFRS recommend replacing with a long-lasting 9v alkaline battery; If you live in a rental property, call your rental property manager and ensure you have correctly installed, maintained and working smoke alarms; and Install photoelectric smoke alarms in positions that will wake all occupants in the home and give them time to evacuate, for example, outside each sleeping area with additional smoke alarms installed inside bedrooms where doors are closed at night and along evacuation routes if bedrooms are located upstairs. The ‘Don’t be a Fool, Change Your Smoke Alarm Battery’ campaign is supported by Duracell. Visit www.changeyourbattery.com.au or www.fire.qld. gov.au for more information on where to place smoke alarms in your home.

Youth shine at competition Last month the Lions Club of Beerwah hosted six students from Beerwah High as part of the Youth of the Year competition. More than 40 people attended the evening, which saw the students respond to two impromptu questions, after having been interviewed by the judges earlier that day. Congratulations to Travis Bosch, who took out the public speaking section, and the overall Youth of the Year winner, Rae Austin. The students will now go on to compete at the Lions regional level in Caloundra.

They may have been in Victoria, but they tyranny of distance wasn’t enough to dampen the spirits of four former school mates who caught up to reminisce about the good times they shared in the school yard at Beerwah. Valerie Hooton, Yvonne Turner, Eileen Fullerton and Glenis Wrigley, all former Beerwah locals, attended Beerwah State School between 1952-1960, and although they now all live in different states, they welcomed the opportunity to catch up in Rye, Victoria, to share a glass of wine bottled in 1988 to commemorate the school’s centenary.
Households taking part in Earth Hour are being urged to follow some simple tips to reduce energy use on the night and all year round. Earth Hour is on Saturday, March 31 at 8.30pm. Ausgrid energy efficiency expert Paul Myors said energy efficiency was the first and easiest step to reducing energy use and carbon emissions. He said following a few simple tips can help save a typical household of four people up to $400.00 a year off its energy bill and reduce greenhouse gas emissions by up to 30 per cent. Top five energy saving tips for Earth Hour 1. Switch off standby power – Eliminate standby power on the night and all year round. Save up to $80.00 a year and 0.4 tonnes of CO2 2. Don’t over heat or over cool rooms – Only heat or cool the room you’re using and keep the temperature between 23 and 26 degrees. Save over $80.00 per year and 0.4 tonnes of CO2.

Landsborough Child Care Centre 3. Get rid of that second fridge – Old fridges can use two to three times the electricity of a newer fridge. Trade in the old fridge and save up to $250.00 per year and more than 1 tonne of CO2. 4. Switch off the lights and switch to energy saving bulbs – Save more than $60.00 and 0.4 tonnes of CO2 over the life of a CFL. 5. Check your pool pump running times – Switch off pumps during Earth Hour and when you reset it, don’t run it for too long. Save up to $120.00 per year and 0.6 tonnes of CO2.

From the Schools From Narelle Hill Beerwah State High correspondent
An informal take on a formal occasion
The Beerwah State High School Student Investiture; one could say it was the morning of mornings with the student executives and leaders all donning their (the school’s) best formal get up. Of course to get to this stage the students involved, and some of the teachers, had a run through. I had previously thought to myself, ‘Why would we need to practise? We walk in, sit down and then collect our badges (magnetic by the way) when our name is called. Right?’ Oh how wrong I was! First of all we had an order to walk in which we also had to sit in. Things like keeping in order get pretty crazy when you factor rows into the equation and there were three rows… three! Jokes aside it really was a good thing that we practised otherwise the entire investiture would have been a shamble. Thankfully the real event went quite smoothly in comparison (we still didn’t manage to read an oath out loud in sync). It was short and to the point with an acceptable number of speeches interspersed throughout for such a prominent occasion. The only qualms I had were a) The school captains and vice captains were required to wear blazers which, given the weather, were sweltering. b) Every speech was required to address the special guests which by the end of the event I’d dare say anyone remotely listening could recite perfectly. c) I rather would have liked to have worn a tie and d) apparently some high school students can’t be quiet for 10 minutes let alone 40, which is sad, but what can you do? At the end of the occasion the students who were involved in the investiture were invited to collect their families and/or guardians to attend a morning tea. With the amount of delicious food up for grabs I was inclined to think they were feeding us all up for something… For what, I’m not sure. The punch was also a definite hit. After the invited guests went their own way our final job was posing for photos for the local paper and the school website/newsletter. Highlight of investiture? Taking off the blazer.

Beerwah Lions Club
Beerwah Lions is proud to support LEAC, the Lions Emergency Accommodation Centre (LEAC) which has been operating since 1979 to provide emergency accommodation needs to people and families in crisis. It was initially a project of Nambour Lions Club but as the need increased it became a project of two Lions Districts. Commencing with just the one house in 1979 the centre currently comprises: • Two x 3 and four x 2 bedroom self contained units for women and children escaping domestic violence, a 24/7 service is provided by workers in this secure shelter. • Seven houses, and one transitional house for longer term support • Eight 2 bedroom units for single parents with contact with their children. Qualified workers provide support to all residents so they are able to break the cycle of deprivation and return to independent living. Keys To Early Intervention In Homelessness Service (KEIHS) is a program of LEAC. This is a service to assist people and families to maintain their housing when things become difficult.

Glasshouse Country View Club Contributed by Pauline Clarke, Publicity Officer
The Glasshouse Country View Club celebrated International Women’s Day at its monthly meeting on Wednesday, March 21 at the Glasshouse Sports Club. With everyone dressed in green and purple we looked extremely bright and colourful as we welcomed our guest speaker, Jamie Dunn. The man once described as ‘The ugliest solo professional performer in Australia today’ has muscled his way to the cutting edge of TV, radio and stage with an amazing flair for consistency, creativity and relentless self-preservation. For over two decades Jamie has been the voice and personality of Australian televisions’ most successful children’s character, Agro, winning 10 TV Week Logie awards. What a character, what a speaker and together with Agro they make a perfect entertaining couple. We were privileged to have Jamie at our club. He has a soft spot for Australian kids, especially the disadvantaged. Over 17 years Jamie and the radio stations for which he has worked have raised over $11 million for the Brisbane Children’s Hospital. The next View Club function on Wednesday, April 4 is a walk starting at Bulcock Beach and culminating in a fish and chips lunch. Husbands/ partners are welcome to join us. Our club is a non-profit friendship club that supports the Smith Family chiefly through the Foundation’s Learning for Life program for disadvantaged students. The Smith Family is a national, independent children’s charity helping disadvantaged Australian children to get the most out of their education, so they can create better futures for themselves. Anyone who would like to join the View Club would be most welcome. Please contact Joy on 5439 9049 or Lydia on 5438 7894 who will be pleased to supply any further information about the club. You can check out the View Club on its website http:// view.org.au

ADVERTISMENT
In 2011 I asked Why Aren’t We Connected?
For a multi Billion dollar investment, our Council does not believe the Hinterland should be connected to a Light Rail Network they want to build, it’s old Bureaucratic Thinking. What makes it worse, is that I had to call out OTHER COUNCIL CANDIDATES AND MAYORAL CANDIDATES to commit to voting down any proposal that doesn’t link Caloundra South and the Hinterland to the Coast. They want just beach to beach. It’s time we had a clear voice and practical management. www.gcnews.com.au

Supporting local business
We see regular articles about supporting our local business owners in the media. I am sure that we all do this in some form. But it irks me when I hear of a local business not being up to the mark. Recently my daughter had to make arrangements to travel overseas and needed to obtain certain items which were required to provide to a government agency. She did this at a local business. When she provided the government department the items produced by this local business they refused saying that the items were not in accordance with guidelines. So she returned to the local business and advised them that their product was not being produced correctly and she would like a refund. She was met by a belligerent, rude and sexist attitude from the male person in that business. He also used profane language in front of my two and a half year old grandson. We will not be using that business again and we will tell others not to go there either. G Porteous Peachester
Time for a change
With the local Council elections fast approaching, I can't wait to ‘make my mark’. The old adage ‘time for a change’, is so applicable to us voters in the Hinterland. Some three years ago, two business men from Mooloolah Valley applied to Council for approval to construct a Tavern on the only available site in the centre of the township. Because this site did not have the correct zoning and there was talk of a widening of the adjacent railway corridor, this was enough for the council to block the application. So we lost out on a community meeting place, a dining venue and a motel to support tourism in this area of the Hinterland. The site has remained vacant for the last three years when it could have been a community hub. Some opponents of the Tavern voiced the opinion that the Country Club, six kilometres away, was

good enough to service Mooloolah. This still required one to get in a vehicle and drive. And guess what? The Country Club closed down before Christmas (with a huge debt?) Our local councillor gave absolutely no support to the proposal and was adamant that there would be no tavern for Mooloolah. I haven't noticed the taverns in Palmwoods or Maleny, Montville and Mapleton being closed down. This ‘representative of the people’ didn't even see fit to attend an open day held on the site in June 2009 which had tremendous support from us locals. The loss of work potential for local builders, the loss of potential jobs for residents, seems to matter little to those in the ivory towers. As Hinterland residents are painfully aware, we have always had the prickly end of the pineapple. When the time comes to vote, just remember what support you have had during the council's last term. Let's have some ‘cando’ attitude instead of this wishy washy ‘block it if you can’. Changing zoning is hardly rocket science, let's get it done with a new council and supportive councillors. James Aitken Mooloolah Valley
Flooded slush funds
Here I go again about these massive annual pay checks. Dam operator ‘Seqwaters’ chief executive (Peter Borrows) has received an $80,000 pay rise after the floods to take his annual salary to $500,000 and this air travel by federal public servants, federal MP’s, former MP’s and families broke through the half billion dollar a year mark last financial year with high flying federal officials upending almost $10 million a week on air fares. No wonder the country is in crisis. Why can’t they channel a bonus or an increase for the pensioners? Sylvia Rice Landsborough
Single Parent Families
I wonder if the demographic statisticians recognise a new population class now emerging in Australia? Since the onset of the GFC (Global Financial Crisis), more and more jobs have been lost in the building and allied trades sector. At the same time, the mining sector has boomed. We now have a situation where fully qualified tradespeople are heading to the mining areas to carry out, in some cases, menial labouring work. Often these jobs are on a ‘fly in-fly out’ basis where no family accommodation is available or is too expensive to even contemplate. We know of a class of 22 primary school children where nine have fathers away from home for extended periods.....almost 50 per cent. This has created a new group within the demography, of single parent families. Fathers are away from home for periods of four to six weeks at a time, leaving the wives to cope with children, as well as household and garden chores, unassisted. Additionally, there are not too many wives who have the luxury of not needing to work. The stress on women in these situations is enormous. The disruption to normal family life with a male role model absent for long periods, will surely manifest itself in behavioural problems down the track. The population explosion on the Sunshine Coast and Queensland in general, over the last decade, was uncontrolled by the State government. Now we have a surplus of tradespeople for the few jobs available so that to survive they need to go where the labour shortage is. We seem hell bent on ripping out of the ground, as much of the mineral wealth as we can and never mind the social consequences. Patricia Aitken Mooloolah Valley
Thanks for supporting WGS 2012
On behalf of the Leukaemia Foundation of Queensland and the patients and families we support I want to thank all those who helped make this year’s World’s Greatest Shave on March 15 - 17 such a success. The fantastic response to this year’s event means we are well on the way towards our fundraising goal of $4 million across Queensland and more than $15 million nationally. Our thanks go to everyone who signed up to raise money by shaving or colouring their hair, and those who sponsored them or donated to the cause. The Leukaemia Foundation receives no ongoing government grants, so we rely on the goodwill of individuals, community groups, and business supporters to continue our investment into medical research and the work we do to assist blood cancer patients and their families. World’s Greatest Shave is our biggest single fundraiser each year and we would not be able to deliver the services we do without such a high level of public support. I also want to take this opportunity to thank the many media outlets in all parts of our state that once again helped publicise the fundraising efforts of local participants. We greatly appreciate the level of media support our event receives and the direct and positive impact it has on our fundraising efforts. Beverley Mirolo OAM President Leukaemia Foundation of Queensland
Looking forward to overdue improvements
Congratulations to our two local state members – Andrew Powell and Mark McArdle – who have both been resoundingly returned after last Saturday’s election. The LNP have won many, many seats which were firm ALP territory, with the majority of these in the Brisbane urban footprint. The Gold Coast had a ten out of ten LNP whitewash, with the Sunshine Coast featuring seven out of ten seats being won by the LNP. Peter Wellington (independent) is now the lone voice in the sea of local ‘blue’. So what does it all mean for our region and our local electorates? You would hope that in government, our local representatives (and possibly Cabinet Ministers) and the communities who have entrusted them with electoral power, will be rewarded and a significant number of projects and the subsequent funding, jobs and community improvements will flow to the area. But with all those newly elected LNP members all jostling for a slice of the funding action, it will be interesting to see whether our local pollies will get a look in beyond what’s already been identified in budget proposals. I hope that the new government doesn’t fall into the old political trap of shoring up the uncertain newly-won Brisbane seats at our local expense. And it’s hoped that the local gang of seven can out-muscle the Gold Coast bunch of ten. I wish them both well, and look forward to hearing how they’ve won funding to clear the backlog of long overdue improvements to our local infrastructure, environment and communities. B. Green, Palmview Ed’s note – now we’ve put our trust in the LNP locally, what would you like to see them achieve locally in return for your vote. What are your priorities and expectations. Eurindi Clinic Acupuncture is part of an integrated system of primary health care, known as Traditional Chinese Medicine (TCM) and the goal of acupuncture therapy is to establish a healthier state of body function and to increase the capacity to cope with stress. Each person has an energy circulation to maintain good health. It is essential for the body's energy as well as blood, to circulate in a continuous and unobstructed manner. In Chinese Medicine, Acupuncture has been used for thousands of years to establish this energy and blood flow by needling specific acupuncture points on energy pathways. Often an area or acupuncture point is warmed and stimulated by a Chinese herb, this process is called Moxibustion. These methods can provide effective treatment for a wide range of common health disorders such as pain relief for headaches, osteoarthritis, muscular problems, sciatica and back pain.

Stargazer - April 2012 with Chirone Witsen
A sigh of relief as we move forward again The communication challenges of the last three weeks start to ease as Mercury goes direct on Wednesday, April 4. The Full Moon in Libra on Saturday, April 7 highlights our need to relate to others, yet also emphasises the need to find a balance between the needs of the self and the needs of the other, between the need for independence and the need for compromise. Pluto slows to a halt on Tuesday, April 10, ready to begin his retrograde journey. If anything in your life has been going through symbolic death throes in the last six months, this is a time when you are likely to revisit the whole process, perhaps at an even deeper level as you search for the hidden truths and the soul essence of who you are. Pluto is retrograde until September 18, 2012. We can all breathe a sigh of relief as Mars comes to the end of his retrograde period on Saturday, April 14 – meaning that all the frustrations and feelings of getting nowhere in the past three months will now start easing. You can now make progress on stalled projects and other aspects of your life, incorporating the changes and revisions from the enforced review period of the retrograde phase. The New Moon falls in Taurus on Saturday, April 21 at 5.18pm signalling an opportunity to begin a new cycle in our relationship with the material world. Taurus is associated with security in its many forms – emotional, material and financial – and this need for security (or more accurately, the fear of lack of security) can give rise to the sign’s tendency towards possessiveness and material accumulation. Use this lunar month to explore your own security needs and your relationship with abundance. This New Moon is also an excellent time for enjoying luxury and pampering our physical bodies, indulging in sensuous pleasure. copyright © 2012 Chirone Witsen All rights reserved. Beerwah’s Bombay Bliss
Last Thursday night, Bombay Bliss owner Krishna Pathak invited other local business people along to share in some of the tasty treats they serve in the restaurant. While the smell and tastes of the restaurant definitely take you on a journey to India, the painted murals completed by local artist Aannsha Jones complement the experience.

Swim Biz celebrates end of an era After 10 years teaching students to swim, this week local swimming instructor Chris Price of Swim Biz will take to the pool for her final lesson. Last week, Chris celebrated not only the end of the swimming term but the final days of her home based swimming school in Glasshouse Mountains with a break up party for all her students and their families. Over the years, she’s taught hundreds of children to swim, even a few adults and seniors, but has decided it’s time to hang up her bathers for a new challenge. Keep an eye out for next week’s edition of GC News when we bring you Chris’s story.

Just recently I came across the Kony 2012 phenomena or campaign which is put together by a group called Invisible Children. I had heard of Kony before from a person who works in southern Sudan. In the campaign they say how it affects northern Uganda and surrounding areas. However doing a little research one can find that Kony has virtually disappeared from northern Uganda and southern Sudan. May I suggest there are a few questions that need an answer? Why is this campaign being promoted at this time? Who supports Kony, supplying him with weapons etc? Should they be held responsible? Is there another motive for removing Kony since Sudan has oil and Uganda

other natural resources? Why is the US sending 100 military advisors to the area to catch a small warlord? Why is Mugabe or the president of North Korea allowed to continue their evil regime? How much do I know what is really behind the scenes? There can be a lot of uncertainty and suspicion in our world today. Can we really know what is going on? There is a belief around that the Bible is a book of myths. However when we look at it there is plenty of evidence that what’s written there is true. The death and resurrection of Jesus, the prophecies predicting his first and second coming, the different empires that came upon the earth which where all predicted. The Bible tells us how to live in this messy world, how we can have peace in the midst of turmoil. It tells us good news. It tells us about salvation. It tells us about and all powerful and loving God.

Good to know… It’s also handy to know that each time you submit a home loan application, the lender runs a credit check immediately – regardless of whether or not you’re applying with the same lender or another bank or financial institution. So, with every application for credit being recorded on your credit file, numerous inquiries over the past six to 12 months can be detrimental to your chances of getting a loan. This is because when you do finally make a genuine application, lenders view
excessive applications for credit as ‘shopping’ for credit, which can be regarded by the lender as ‘risky behaviour’. If you’re just curious about the potential savings or benefits of switching from one lender to another, you can easily make those inquiries with your Smartline mortgage broker – and this is not recorded on your credit file. Best of Glasshouse Acreage – Mountain Views
Drive home along one of the most scenic roads in Glasshouse. This beautiful acre block offers gentle slopes, quality soil, a favored northerly aspect and serene views north to the Coochin twins and west to Mt Beerwah and Mt Coonowrin. Buyers are finally realising there is a dwindling supply of bare acreage – as council planning policies over at least the last decade have made it virtually impossible to create rural acre blocks, and there is no sign that those planning policies are likely to change. With very limited supply and increasing demand we believe quality blocks like this can only appreciate significantly in value. With no covenants to restrict you, this is the perfect block to create your dream home and lifestyle. Less than three minutes from Glass House (and handy to Beerwah), electric rail, shopping and schools, 30 minutes to Sunshine Coast Beaches and one hour to Brisbane. This beautiful acre is a standout. Enjoy the views of the mountains forever. Lot 6 Pikes Road, Glass House Mountains. Contact John King on 0409 570 284 or email johnk@gcfn.com.au, or website beerwahrealestate.com.au/1971317

Get the Facts! The Priceless Marketing Strategy... really works! It has just been a year since local Glass House Mountain resident Julie Walton moved to join the LJHooker real estate group. She is back now as an award winning top marketing real estate agent, singing the praises of their successful 86 year marketing and selling system that also helped her grandmother first buy a home here in Queensland many years ago. Julie Walton, LJHooker Caloundra said the brand aligned with her passion and values for marketing and helping people. “I believe in being a change-agent assisting people with personalised plans, to get the best result for them and in the process develop good relationships in delivering the highest quality service,” Julie said. Come along and attend the big Auction Day on Sunday, April 1, starting at 12.00noon at 3073 Old Gympie Road, Mount Mellum then onto Beerwah at 3.30pm at 466 Peachester Road, Beerwah. The auction will be headed by top auctioneer Gordon Macdonald from Jason Andrew Auctioneers (JAA), who describes the local real estate scene as active. “The Sunshine Coast hinterland has seen a notable increase in buyer activity thus far in 2012. The most recent data shows both the average number of registered bidders per auction and the active bidding percentage have increased by 30 per cent over 2011,” Gordon said. With this in mind, is it time for vendors to capitalise on the increase of buyer activity? In reality, it all depends on how they go about it. In the current environment, buyers are looking for value first and they are not in a hurry. Marketing a property via private treaty always runs the risk of scaring hesitant buyers away with a too-high price tag and this is especially true now. Conversely, marketing a property without a price allows agents to sell the benefits of the property without any deterrents, attracting the maximum buyer interest. Auctions then provide the forum to establish the highest price a prospective buyer is willing to pay. If the price exceeds the vendor’s reserve, the subsequent sale occurs under a cash unconditional contract. The whole process gives wonderful certainty to the seller and with an auction day ‘deadline’ on the sale, buyers have a clear message that there is a set frame work in place.
Satisfied client Helen Blackmore of Beerwah with Julie Walton LJHooker While private treaty sales are currently running at more than 100 days on market, JAA’s clearance rate is more than 60 per cent in just 45 days on market. These results are a key reason why auctions have increasingly become the preferred method of sale in the hinterland.
MT MELLUM 3073 Old Gympie Road
Mount Mellum Magic on 10,000m2 Unearth the magic in Mount Mellum with this secluded estate property tucked in the rainforests of the green butterfly! The vendors must fly away to their northern retreat leaving this 2.5 acre mountain estate after 14 years of love and devotion with extensive renovations. Only 32 minutes drive to Sunshine Coast Plaza and 20 minutes to family beaches, and under and hour to Brisbane City makes this location central to work and play. Forget previous pricing... vendor motivation reaching an all time high to sell.
Escape to your own sanctuary with these must have modern inclusions: • 6 double bedroom timber home with multiple separate dual living • 4 Bathroom with character claw bath and double size showers • In ground salt water swimming pool with spa connecting to large outdoor alfresco • New Guinea Rosewood Kitchen with 5 gas burner, walk in larder, granite bench tops • Separate large billiard room with expansive built –in bar on large decked entertaining area • Suitable for all seasons with fire place and air conditioning and fans • Hardwood floors throughout with large balconies which extends around the entire home • Electric gate leading onto large circular paved driveway, next to established vege gardens • Separate 9x6m Colorbond Sheds, 5 x carport, for all your car and workshop needs.

A to Z of Trades and Services Talkin’ Trades - with John Baker of 2Bob Earthworks
The response has been great and I’ve built up a good customer base with a lot of repeat business for different jobs,” John said. “I’ll take on big and small jobs; this is my career so I don’t shirk from it. I’m highly flexible and work seven days, so it’s worth giving me a call. “My rates are competitive and I’m not sure that everyone realises the many tasks that a well-equipped positrack, escavator, bobcat, tipper and leveller can achieve in a short amount of time.” John will be happy to hear from you and he prides himself on a prompt response to any enquiries, so give him a call on 0409 206 464.

News in Brief
Planning to call
Sunshine Coast Council has a designated phone number for enquiries about anything to do with planning assessments. Director Development Services Julie Edwards said the new number is another way council is improving development application services locally. The phone number is for people who are thinking about putting in planning and development applications and people who have already lodged an application, Ms Edwards said. Specialist staff familiar with planning and development processes answer phone calls made directly to the phone number. Council’s phone number for anyone involved in development on the Sunshine Coast is 5475 7526 or 5475 PLAN. If you are thinking about lodging a development application or if you have already lodged an application, no matter the scale of the development, call 5475 7526 or 5475 PLAN.
Report potholes
Keep your eyes peeled for potholes – that’s the plea from Council as ongoing wet weather continues to take its toll on local roads. Civil Works Services Manager John Netherton said council’s ‘spot the pothole’ campaign had already enabled road crews to remedy damaged roads promptly but more repairs would be needed in the coming weeks. “The local community has really embraced our ‘spot the pothole’ campaign and so far this has assisted our crews to readily locate around 100 storm or flood damaged sites,” he said. “Potholes and rain related damage on roads will continue to appear for some time yet, even well after the heavy rain stops. “So I’d urge locals to continue spotting potholes and reporting their whereabouts to our customer contact centre on 5475 7272 or by jumping on council’s website and filling out a quick and easy online form.” MARCH 28 2012 |

Sports Results Beerwah Bulldogs Contributed by Dean Roberts
Due to the recent weather all Sunshine Coast Junior Rugby League was cancelled on the weekend. It has been a stop start beginning for the Juniors but hopefully after Easter we will get some fine weather and a heap of footy played. Our grounds at Beerwah are still closed for games but we are making arrangements to have this weekend’s games played elsewhere. The SCJRL u13 and u14 Rep Trials were held at Bribie on Sunday and congratulations to Reed Mahoney in the Under 14 and Luke Southern and Jaidyn Styles (shadow player) in the under 13’s. These guys will Represent Sunshine Coast in the 47th Battalion over the Anzac Weekend in April. The women also had their game cancelled at Deception Bay due to the ground being closed and will no doubt look forward to playing Carina in Brisbane on Saturday. The A Grade and Under 18’s travelled to Bribie to take on the Warrigals and the 18’s found the much bigger home side too much to handle going down 34-8. They’ll need to regroup for next Saturday’s road trip to Gympie. A Grade got off to a great start with a couple of early tries to lead Bribie 18-6 at half time and kicked right away in the 2nd stanza to win 42-6 with solid defence being the key and not allowing the Warrigals to score points in a period just after half time. Saturday at Gympie will be a test for the boys as last year’s Grand Finalist’s are always tough to beat on their home ground but the Bulldogs will have some confidence after the weekend. Caloundra RSL A Grade Cup Beerwah Bulldogs – 42 – (Daniel Grice 2, Ashley Sleeman 2, Damien Svenson 1, Joshua Danzey 2 – Tries)(Cody Bell 7 – Goals) def Bribie Island Warrigals – 6 – (Jason Milton 1 – Tries)(Bill Brady 1 – Goals) WIN TV Under 18 Cup Bribie Is Warrigals – 34 – (Michael Blackshaw 1, Mitch Bailey 1, Jamahl Little 1, Kieran O’Meara 1, Ryan Thomas 1, Sean Sweeney 1 – Tries) (Mitch Bailey 5 – Goals) def Beerwah Bullldogs – 8 – (Reece Storr 1, Cale Wood 1 – Tries)(Nil – Goals) Anyone wanting to become involved in the club either in the way of playing, volunteering or sponsorship are encouraged to contact President Dean Roberts on 0418 816 605 to discuss.

Last week a group of our bowlers went to Woodgate Bowls Club for a couple of games. While our green is not available we had girls versus boy’s competition. The girls managed a draw on the first day but unfortunately the boys had the better of us on Saturday. The girls were Gloria, Gwen, Judy and Kay while the boys were represented by Alex, Ian, Lloyd and Nev. Our greens may be available soon. We will know more next week. Here’s hoping.

Beerwah Ladies Golf Contributed by Jenny Kelly
The nasty weather put pay to any Thursday golf at Beerwah for the past couple of weeks; however our intrepid weekend Pennant team played a match against Gympie Ladies on Sunday at Caloundra Golf Club. Although the course was a bit soggy in places, the rain stayed away and our girls came away with two wins, two squares and one loss to take the day and four points to our season tally. The weekend girls now have two weeks off and don't play again until April 15. Mavis Brimelow, Sue Williamson, Lyn Lambert, Our Division 1 weekday Sue Greentree, Sonia Kenway and Barb Whitfield team, pictured here, have a match against Bribie to be play at Horse Riding @ Rossi’s Pelican Waters. Good 5494 8515 luck girls! We will bring Lessons for Beginners to Advanced the results next week.
