THE INITAL PROCESS 1. 2. PRE- APPROVAL

This is a quick necessary process the helps narrow down and determine how much you can afford! Lenders typically recommend a home that costs no more than three to five times your annual household income. There are great loan options for all types of buyers, check out lender recommendations at the end of the guide. In a competitive market, sellers may ask for proof of pre-approval. This document can help strengthen your offer! Make sure to get a pre-approved letter before we start viewing homes.

YOUR DREAM HOME 3. LET'S START THE SEARCH I will tailor listings based on your criteria. I funnel all properties and pick the best to view, and will filter out the homes that will not work. Most buyers look at approximately 10 properties and are then ready to make an offer. At that time, if you have not found a home you are looking for - it's HIGHLY recommended that we sit down and review your criteria to make sure that we are still looking for the right house! Once you find one you love... it's time to determine the market value of that property. I will compare that home to others that have sold and from there we will determine the value for the home!

It is important to write a fair offer or you can run the risk of the seller not responding or even losing the property to another buyer making an offer. • Once an offer is accepted earnest money needs to be deposited (the deposit you make to the seller to show your “good faith” in buying the home). There’s no set amount — but we can discuss what’s right for the home you’re buying.

INSPECTIONS AND MORE 5. HOME INSPECTIONS The immediate step after your offer is accepted is to schedule a home inspection. You will have a certain number of days to complete this inspection after the offer was accepted. The purpose of these inspections is to educate you as to the physical condition of the property being purchased. While these inspections do not provide guarantees of the condition of the property, they do provide valuable information to the buyer. The home inspection is paid for by the buyer and can range in price depending on the year the house was build and by the square footage of the home. A rough estimate is somewhere between $450-$550
6. APPRAISAL, TITLE SEARCH & FINALWALK THROUGH The title is right to own, possess, use and control of a property. When purchasing a home you are buying a sellers title to the home. Before closing a title search is done to ensure there are no leans, or problems that might prevent a clean title for you to close on the home. An appraisal, is an estimate of the property value. The approval is not only to justify the lender's investment, but to help keep the buyer from overpaying on a property. Your lender will typically hire an appraiser and charge you the fee at closing. The final walk-through can happen anywhere from a few days prior to your closing to just a few hours before. This is your opportunity to make sure the condition of the home is as expected.

CLOSING TIME 7. THE CLOSING The closing process finalizes the purchase of your home.
A FEW THINGS TO BRING • A valid government issued photo ID • A certified check for the closing costs (if funds aren’t sent electronically) • Any outstanding documents for the title company or loan officer
WHAT THE BUYER GENERALLY PAYS DURING CLOSING Fees typically total 3% - 7% of the total purchase price and can include: • Escrow Fees • Recording fees • Application and underwriting fees • Title insurance premium for lender • Appraisal Fees • VA funding fee (if applicable) • Homeowners Insurance • Homeowners Association Fees

MOVING CHECKLIST
ONE MONTH PRIOR TO MOVING Make truck rental reservations Gather moving supplies-boxes, tape, rope, and furniture blankets If moving far away, plan your travel route Save moving receipts--many moving expenses are tax deductible Place legal, medical and insurance records in a safe place and always pack with you Notify the post office of your move by using a Change of Address Form. Friends and family members Banks, insurance companies and other financial institutes Credit card companies Doctors, dentists, and other service providers
TWO WEEKS BEFORE MOVING Inform gas, electric, water, and local phone service providers of your move. Sign up for services at your new address Recruit moving day help Cancel all newspaper and magazine subscriptions Make sure you have ziplock bags for screws and marker to label bag
