“We continue to see a flurry of activity in a market that has not allowed the pandemic to have a continued effect,” observed Mike Grady, president and COO at Coldwell Banker Bain. “Case in point: in January, the median sales price for the entire NWMLS was $422,750 and it is now $490,000— a 15.9% surge in eight months. At the same time, we have nearly half as many months of inventory now than April— just four months ago. “The competition for buyers continues to be relentless, but luckily, much lower interest rates offer some relief.”

In the Seattle area, prices for the most affordable homes are still increasing the most rapidly. Prices for homes under $446,909 rose just under 10%, year-over-year, while prices for the most expensive homes—those over $667,808 — rose by close to 5% compared to last year. Prices for homes between those two points rose by roughly 7%.

6 STEPS TO SUCCESSFULLY SELLING YOUR HOME Step 5: MUTUAL ACCEPTANCE When both sides have agreed to the terms outlined in the Purchase and Sale contract we get Mutual Acceptance. Now, we work through all contingencies:

• Inspection, Title, Financing, HOA Review where applicable and Covid-19 addenda

• Appraisal is ordered and conducted for offers that have a financing contingency

• I create a calendar to keep track of each item and timeline for the seller and my team.

• Walk through—buyer has the right to walk through your home within 5-days of closing

Inspection is the second opportunity to negotiate if anything needs attention or repairs

You will be speaking with me a great deal during this period. This is a critical time where You must be available to make decisions and move quickly in order to meet the closing date

• Make arrangements with Escrow to wire funds into your desired account

I will arrange a convenient time for you to sign closing papers; usually one day prior to the closing date.
