About Me Hello! I’m a Seattle native who grew up on Capitol Hill, spent my teen years in Laurelhurst and, later, bought my first home in Madison Park after college. I appreciate the unique flavor of our many different neighborhoods and I truly know them well. I fell in love with beautiful architecture while living in France for a year, an appreciation that eventually led me to a career in real estate. I enjoy helping clients navigate through many of life’s transitions. As a Senior Real Estate Specialist (SRES), I’ve helped many people downsize and sell their much-loved family home. I understand how overwhelming it can be to leave a familiar place and start over. But with a caring, detailed and gentle approach, plus a stable of trusted partners such as stagers, packers, organizers, movers and more, I know how to make transitions a lot easier for my clients. As a Global Luxury Director, I specialize in the luxury home market in Seattle and on the Eastside. I also understand the nuances of selling waterfront properties, estates, and older homes in established neighborhoods. Whether my clients are buying or selling a home, I am always their trusted adviser, honestly, diligently and discreetly advocating on their behalf with an eye on their success. As a Certified Residential Specialist (CRS,) I have access to a network of agents across the country and the world. I can help you purchase a home almost anywhere. To help first-time home buyers, or those making a second home buy, a real estate investment or simply downsizing, I open doors—locally and around the globe.

New listings remain stuck far below 2019 levels. But the number of pending home sales in Seattle and the rest of the Northwest Multiple Listing Service’s 23-county Western Washington region has climbed back to nearly last year’s pace.

6 Steps to Successfully Selling your Home STEP 1: COMPARATIVE MARKET ANALYSIS (CMA) To get an accurate picture of market activity in your area, you’ll get a report that looks at houses similar to yours in size, location and features, whether they’re for sale, have sold, are pending or failed to sell. Understanding the realities of the current market allows us to accurately assess your home and arrive at a price that properly positions your home for a successful sale. • Review all market activity in your immediate neighborhood (Active listings, pending, pending Inspection and sold etc.) • Review condition of each home, specifically kitchen and baths; updates, view or no view, privacy, waterfront, acreage etc. • Review Title and Tax Records

6 Steps to Successfully Selling your Home Step 2: Preparation The home you live in, is not the same as the one you are preparing for market. Today’s sophisticated buyers expect the properties they view to be picture-perfect and move-in ready. Properly staged homes not only put a home’s best foot forward but also help buyers see themselves in the property. I have worked with my network of staging professionals, electricians, painters, contractors, and other service people, for years and whom are trusted and reliable. They will help to make your home a must-have for buyers! Deep Cleaning – Behind the refrigerator, all the places we only clean once or twice a decade! Outside of Home – Clean window and gutters prior to photo shoot; clean carpets. Yard & Garden areas – Spruced up with seasonal, fragrant flowers—we want to hit all the senses Install Sign – Contact sign company and call 811 to mark all utilities so that sign may go up Review the Purchase & Sale Terms – Prior to being live we review the Purchase and Sale Terms together so that you understand the details and are comfortable moving forward. Conducting an Inspection and Sewer Scope

Buyers buy houses they fall in love with. Beautiful staging, stunning photography and engaging videos combine to make emotional connections that sell homes. SOCIAL MEDIA Thanks to popular networks such as Facebook, Twitter, Google+ and Instagram, it’s easier than ever to reach scores of potential home buyers and to share your listing with friends and family. The icons for these social media sites will be prominently featured and easily recognizable on your home’s property detail page, giving your listing even greater potential to reach the right buyers with the right message via the right medium.

With billions of users on social media, advertising on these platforms is an incredible opportunity to find your perfect buyer. With Social Ad Engine, we are able to precisely target those buyers that are most likely to have an interest in your home.

6 Steps to Successfully Selling your Home STEP 4: Go live! • Schedule showings with Show time • Virtual Open Houses • Cleaning materials and instructions inside front door. (*Ask me about our Covid-19 precautions) • I interact with all agents showing, answering questions about neighborhood, HOA, nearest schools, grocery, etc • I will vet each buyer by speaking with their lender— making certain that they have been pre-approved and ideally underwritten.

6 Steps to Successfully Selling your Home STEP 5: MUTUAL ACCEPTANCE When both sides have agreed to the terms outlined in the Purchase and Sale contract we get Mutual Acceptance. Now, we work through all contingencies: Inspection, Title, Financing, HOA Review where applicable and Covad-19 addenda

Appraisal is ordered and conducted for offers that have a financing contingency.

I create a calendar to keep track of each item and timeline for the seller and my team.

Walk through—buyer has the right to walk through your home within 5-days of closing.

Inspection is the second opportunity to negotiate if anything needs attention or repairs.

I will arrange a convenient time for you to sign closing papers; usually one day prior to the closing date.

You will be speaking with me a great deal during this period. This is a critical time where You must be available to make decisions and move quickly in order to meet the closing date.

Make arrangements with Escrow to wire funds into your desired account.
