2022 MARKET REPORT

What a difference a year makes – in perception! In this letter last year we noted that the previous year (2021) had been the all-time best year we had experienced in residential real estate in 40 years in this business. Last year (2022), felt completely different – more difficult transactions, declining market, less inventory and unwilling buyers. But now, when we analyze the data, 2022 was not so bad when compared historically – even with 2021. In the past 10 years, 2022 had the:

• Least number of homes sold in Marin County.

• But sales volume was second only to 2021 (even at 20% less than 2021). But then, compared with 2021:

• Only 10 fewer homes sold at $5 - $10 million (106 in 2021, 96 in 2022).

• Exactly the same number of homes sold at $10 - $15 million (13 both years).

• Exactly the same number of homes sold at $15 - $20 million (4 both years).

• But huge decline in homes sold at $20+ million (5 in 2021 to zero in 2022).

So, outside of the 20% reduction in Marin County sales volume and the number of homes sold at $20 million and above – which is never a big number in Marin County (more sold in 2021 (5) than in all previous years combined), 2022 was not even close to some of the market cliffdrops we've experienced in the past 40 years!
