Golf is a game that has struggled to be youthful, but there are a few clubs here in Naples that are getting it right. Quail Village Golf Club is one of those clubs, offering a private membership experience that is drawing a variety of members to the game. It’s clear why they’ve added more members in the last year than in recent history with a deal that includes no initiation fee, low annual dues, and a community where the majority of the members are non-residents. According to Nancy Dagher, Membership Director, new members are always talking about the community at Quail Village. The community is diverse and forward looking – with members who are either young or young at heart. The Cranes are some of the newest members at Quail Village. Andrea Crane said that they decided to join QVGC after two years of playing different courses in Naples because, “The course is fun, and we really appreciated the friendliness of everyone at the club, from the guards at the front gate, to the Golf Cart Guys and Pros, to Membership at the contract signing.” Mrs. Crane added, “We finally joined the club after another Quail Village member, Mr. Eaton, offered us encouragement and advice on the golf course and community.”

As a promotor and member of Quail Village Golf Club, Mr. Eaton, among others, serves as an Ambassador. It’s no accident that the club has such a great reputation for friendliness. Quail Village hosts regular social events, including golf events for members. The club is so proud of Tyler, 14-year-old son of Ron and Jackie Stamerro, both residents and members, who grew up at Quail Village and is the winner of many First Tee and

State-Wide Tournaments. Tyler has even had two holes-in-one! Quail Village has a tremendous teaching program led by PGA Pros Gary Kraft and Chuck Lange, who use state of the art golf simulators to give their members an edge on the course. The simulators have an advantage over traditional ranges because the simulators produce ball flight data that is accurate enough for touring professionals. The course is unique in Naples because it is designed around playability, challenging players with shot placement yet still having tees for distance. Water comes into play on fourteen of the eighteen holes, challenging players to make intelligent risk/reward decisions as they make their way

around the course. As an added feature, players can choose to walk the course after noon. The course is great for busy corporate professionals who want to play a fast round of golf. The fun, yet challenging layout means that it’s possible to play a round under four hours. After a round, players can enjoy a meal with healthy options inspired by the Blue Zones Project®. The course also makes a point of helping the community by hosting annual events for charity. The Stroke Recovery Foundation hosts its annual fundraiser at Quail Village, where members and guests enjoy a great round while raising money to improve lifestyles of post-stroke survivors. While Quail Village has been growing, it has been staying true to its brand. Retired PGA Section CEO forms Cloud Ten! Purchases Golf Courses
Rich Smith, PGA, recently retired CEO from the North Florida Section of the PGA of America, has acquired his first course under his management company, Cloud Ten! Marketing Group, LLC. Ironically, Bobcat Trail Golf Club in North Port, Florida, the club he was working at when he was recruited to lead the fourth largest section of the PGA of America, is his first purchase. Shortly after closing the Bobcat Trail deal, Smith invested over $2 million in restoring the golf course and clubhouse, in addition to renaming it Charlotte Harbor National Golf Club. Smith said: “The golf course layout at Bobcat is phenomenal, probably one of the best on the Suncoast but needed some TLC (tender loving care) in addition to some cultural changes.” “With the things we are doing, which would not be considered industry normal, we are investing in the game, and it is already paying dividends. Our core tenet is to provide a fun, and exceptional place to play, with service superior to the rest of the market, which has been scaling back at many facilities over the last decade.” Smith seems to have the magic touch. Members and customers at the semiprivate facility are absolutely enamored with what Smith has accomplished. Currently, Smith and his company Cloud Ten! are not only looking at other facilities to purchase, but the word of this renaissance has been sweeping the Suncoast. In fact, other golf facilities have contacted Smith for guidance, suggestions, as well as management and/or purchase agreements. “We are excited about focusing on the game and the people who play it,” Smith said. “That is where it all starts, but it is not just facilities, ownership, or

San Carlos Golf Club Nestled in the community of San Carlos Park, San Carlos Golf Club is one of the oldest established clubs in Southwest Florida. West Bay Club Plans $4 Million Golf Course Renovation and Pickleball Sports Complex
Estero’s West Bay Club recently announced that its members approved a $4 million renovation of the Pete & PB Dye designed championship golf course, with completion expected by November 2018. Frye/Straka Global Golf Course Design was commissioned by the club to spearhead the project. The firm is a partnership with worldwide reach in award-winning golf-course design, including Wisconsin’s Erin Hills, home of the 2017 U.S. Open. Locally, Frye/ Straka has completed projects with Calusa Pines and Naples National Golf Club.

SWFL “Bundled” Golf Communities... Lower Upfront & Annual Costs I’ve been told by a number of my well-traveled clients that the “bundled” golf community concept is proprietary to Southwest Florida. I haven’t been able to confirm this, but during my 11-years of specializing in residential real estate sales in SWFL golf communities, I’ve definitely observed that a large percentage
of my Buyers have opted for the economic advantages of purchasing a home in a “bundled” golf community. For Buyers that can be down here only a few months of the year, it’s often difficult to justify paying the $15,000-$30,000 upfront initiation fees of even our most-affordable non-bundled, “equity/non-equity” country clubs, let alone those of the higher-priced clubs. “Bundled” golf communities—which include a full-golf/social membership with the purchase of any type of home, without the payment of an initiation fee—offer a viable lower-cost purchase option. In addition, the on-going annual golf fees in “bundled” golf communities are typically about half of those charged by the nonbundled clubs, which range between $8,000-$14,000/year. The “mix”, or assortment, of homes in “bundled” golf communities also contributes to their overall annual savings, because these communities typically have a larger offering of multi-family homes

(ie condos, verandas, carriage homes, and coach homes) which have lower total annual expenses than single family homes. These lower expenses are a result of homeowner’s insurance, exterior building maintenance, lawn & landscaping, and irrigation water expenses being pro-rated to each owner in the building as part of their condo/HOA fees. Just as retail stores have to pay close attention to the prices of their nearby competitors, “bundled” golf communities have to do the same in order to remain competitive to prospective Buyers. Some “bundled” golf communities can justify higher annual costs by offering additional, and/or renovated, facilities and amenities; but, overall, they have to be very careful about getting out-of-line on their annual costs. New construction “bundled” golf communities offer a great opportunity to save on annual costs, as their developers typically “buy down” the annual golf fee in order to keep the community ultra-competitive to sell homes faster. In my experience, most Buyers end up asking the same key question as they compare homes in various golf communities…”What are my annual carrying costs?” Here’s a simplified—but reasonably accurate—recap of the average annual costs for a $300,000 multi-family home in SWFL’s newer and nicer “bundled” golf communities… • Golf/Social Membership Fee $5,500 • Master HOA & Condo/HOA Fees 5,200 • Real Estate Taxes 3,300 • ANNUAL TOTAL $14,000 Obviously, taxes will increase with the purchase of a more expensive home. The total annual cost will also increase if the community has a food and beverage minimum, special assessments, CDD charges, etc. Owning your own golf cart will also add a “Trail Fee” to the total. If you want a lower annual overhead, focus on somewhat older (but still extremely wellmaintained) “bundled” golf communities.

And, as mentioned above, the new construction “bundled” golf communities typically have lower annual golf fees. Keep in mind, though, that this situation is shortterm…it only exists until the developer turns the community over to the members, which typically occurs when the community is 90% sold-out; after that, annual costs will rise to a more-normal level. A suggestion for significantly reducing the annual carrying costs of your SWFL home is to consider renting it out during at least part of the key season (January-April). In most of the nicer “bundled” golf communities, in-season rent will range between $3,500$4,500/month for a $300,000 multi-family home, and renting it for all four in-season months will typically cover your entire
annual expenses (not including principle and interest, if you financed it). In conclusion, “bundled” golf communities offer a great option for minimizing and controlling BOTH the upfront costs and the annual carrying costs of your new Southwest Florida golf home! Master Swing Tips by Steve Anderson, PGA Master Professional In teaching this game for 37 years now, the one request I get every single day from students is the desire for more distance off the tee. Booming a big drive down the fairway is what every golfer wants, and it certainly makes the hole play easier too. The first, and most important element you need to achieve power, is having a big, full shoulder turn on your backswing. There is no other motion to get big distance off the tee that’s more important than having a great shoulder turn. The main reason golfers lack power is that they tend to swing the club back using only their arms, and they don’t really get their shoulders, chest and torso, which are bigger and heavier, involved. In any sports motion, be it tennis or throwing a ball, you first turn your body and rear back, before going forward. You certainly couldn’t throw a ball very far if you only moved your arm up and down could you? A goal that most amateurs can have is to get a 90-degree shoulder turn on their backswing. If you see your left shoulder pointing a few inches behind the ball (as in the photo), you’ll know you’ve turned well. From this coiled position at the top of your swing, you can now explode into the ball with great power. Turn those shoulders and you’ll be bombing them down the fairway farther than ever! A Great Finish
Master Swing Tips by Steve Anderson, PGA Master Professional
You can tell a lot about a golfer just by looking at their finish position. All good players are in balance, and have their bodies pointing toward the target. The photo shows one of my students, Karen, in a terrific finishing position. Her body is facing the target, her knees are coming together and she’s in great balance up on her right toe. So many amateur golfers end up wobbling or falling over and this is a sign of a poor swing. Many golfers end up leaning or falling over backwards and this is never a sign of an effective, accurate or powerful swing. You never want to; ‘Fire and Fall Back’, it just doesn’t make sense. You’re trying to hit the ball forward, yet your body falls backwards. A great thought to start your downswing is to turn your belly button toward the target. Ben Hogan keyed on turning his hips, which is the same action. This way, your legs and lower body drive forward and pull your arms and club down to the ball. It’s much like a baseball player stepping into the pitch. Your lower body supplies the power to your downswing and lets your arms just follow along. Watch any professional golfer on TV and you’ll see that they all have a beautiful, balanced finish with nearly all the weight on their front leg. How to Move the Success Dial In Your Game You work hard on your game, so it makes sense that you should see the success dial moving in a desirable direction, right?! Unfortunately, golfers with the best intentions often aren’t getting the results they want because they’re setting goals that are actually holding them back. Below are three big goal setting mistakes that may be preventing you from playing to your potential. 1. Setting the acceptable performance standard at perfection When I ask golfers what their main goal is, they tell me of their desire to hit perfect shots. Why? Because those are the “money” shots, the fun shots, and the ones that feed the ego. But perfection is not a realistic goal. Setting the acceptance bar that high leaves you with no other option than to continually fail at reaching the goal. Good is NEVER good enough. Success begins by setting goals you can actually reach. Think about one thing that could help you hit more fairways, increase your GIR, or get the ball a foot closer to the pin with your wedge game. Setting realistic goals is the smart approach that leads to rapid improvement. 2. Losing sight of the high impact of small improvements When evaluating the state of a golfer’s game, amateur or professional, I look for the lowest hanging fruit that can save one more stroke per round. I see players get
wrapped up working on a big change, like shifting the path of the driver on the downswing, and miss the opportunity to capitalize on a small, high value adjustment, like improving his self-talk on the green to increase his confidence over short putts. In the long term the former might improve consistency off the tee, but the latter may have a more immediate impact on a golfer’s ability to make clutch putts. Investing just a bit more attention to a small adjustment won’t prevent you from making big changes elsewhere. If the ultimate goal is to lower your score, it shouldn’t matter how you make that happen. A good putt is just as valuable as a career drive. 3. Tracking your failures more than your successes Many clients set their goals around decreasing the negative parts of their game instead of increasing the positive. Tracking your failures simply makes them your primary focus. And what you spend the most time thinking about tends to be what you produce more often. Keep stats on your successes to reinforce repeating them. Measure the micro improvements in every shot rather than evaluating the worth of shot on the outcome alone. In golf, you can control the HOW (your process) but not the WHAT (the result). When setting goals make sure you are focused on advancing the parts of your game you can actually influence. By following the guidelines above, you can set more attainable goals that will help you move the success dial in your game. Hurricane Irma brought staff and members together for one goal, to have the course playable ASAP. With the loss of 165 trees, at first glance it seemed impossible. With all Hands on Deck Quail Run had 9 holes open within a week, the second nine holes a week later and bunkers were refreshed with new sand.

The Forest Country Club, in South Fort Myers, lost nearly 600 trees due to Hurricane Irma. The majority of damage experienced by The Forest was to landscaping with our Clubhouse and other structures virtually untouched. We were able to reopen within two weeks and all 36-holes have recovered remarkably well from any damage. Our team exhausted all efforts for over two weeks clearing debris, removing downed trees, and even helping homeowners in the community with their own yards. We were only closed for 3 days and managed to escape a lot of damage. However, our new greens that were growing in were set back about a month, but we expect to have at least 18 holes in November and 27 holes by January. I think we are extremely lucky compared to what we saw all around us.
