The summer of 2021 promises to be exciting. While most of Florida has been open for a long time, people from other states are dusting off their suitcases and returning to the travel market for the first time since the pandemic. Fortunately, golf courses are still seeing record high rounds, so we should expect a busier summer than ever before! With golf participation at all-time highs, courses are competing to attract summer golfers with both summer membership options and great deals on public play. We are also seeing major renovations at many of our favorite courses – such as at Quail Village Golf Club. We’ll be following their renovation closely and look forward to celebrating their reopening in November 2021. This summer we are also celebrating the retirement of Jean Couser, our Sarasota publisher who has been leading our magazine for 35 years. While she won’t be working day to day, she’ll continue advising the magazine and we know that her work will continue to have a major impact on our community. It’s never an easy moment, we are excited about her retirement and her new full-time job as a grandmother! We know this summer will be one filled with travel, memories, and many rounds of golf, so we hope to be your tour guide for the local golf scene in the Southwest Florida region. Youth still has its advantages. At just a month shy of 51, Phil Golf is a game like no other. You

The runners up were Louis Oosthuizen (38 years old) and Brooks Koepka (31 years old). Though it was incredible to watch – players in their prime will continue to dominate. We are also seeing big waves from junior golfers. Take Megha Ganne. At just 17, she’s balancing golf with calculus in high school. She competed in the U.S. Women’s Open this year, finished with a +3, taking a share of 14th place. She looked like a seasoned pro – and perhaps that was because it wasn’t her first time playing the U.S. Women’s Open, which she also qualified for when she was 15.

Though separated by several generations, Mickelson and Ganne are excelling at the same game – and while most of us will never reach the pinnacle of golf, we can see the industry changing around us. In May 2021, the National Golf Foundation released its study on participation in 2020. The number of people golfing rose 8% from 2019 – but the numbers became more interesting when you dug deeper.

been better than the 3-year average from 2017-2019. Prior to the 2008 recession, golf was booming. Tiger Woods was at the top of his game, and golf felt like a national obsession. Here in Florida, it felt like a new course was opening every week. Mickelson’s win is an echo back to golf’s boom years. He will continue to compete at a high level, and may even capture another championship – but in time, new stars like Megha Ganne will capture the trophies and the public’s interest. With golf participation at record highs, it looks like we are at the beginning of another golf boom, driven by players who entered during the pandemic and those who are returning now that it is over. The data is showing sustained interest in golf from the new players that entered, which is great news for both golfers and the industry. There have been changes from the last boom

– for example, while they are not a new phenomenon, entertainment venues like Topgolf, Popstroke, Bigshots, and Drive Shack have never been as popular as they are today. New players will drive changes at our local courses. They’ll adapt to younger golfers with less time. But by widening their offerings and services, golf courses will turn more casual ‘entertainment’ golfers into lifelong fanatics. So despite many expert predictions, golf’s death was greatly exaggerated. There will be new venues, new stars, and changes in player preferences – the greatest game ever played is still, and will always be, golf.

LPGA Stars Return to Tampa Bay November 8-14 The stars of women’s professional golf are returning to the Tampa Bay region for one of the most talked about new events in all of professional golf. For the second-straight year the Pelican Women’s Championship will be contested at the Pelican Golf Club, a Donald Ross design that has been completely overhauled to create a truly unique experience for golfers and fans. The tournament will be held November 8-14, 2021. Last year’s inaugural event featured a star-studded field of elite golfers like Lexi Thompson, Brooke Henderson, Lydia Ko, Morgan Pressel and more. Also competing in the field were local LPGA professionals like Brittany Lincicome and Nelly Korda. The event was won by major winner Sei Young Kim, who moved to second place in the World Rankings. While the inaugural event was initially postponed and then held without general spectators in attendance, organizers are expecting to host thousands of fans later this year and will offer a variety of activities and entertainment options in addition to watching golf. The week of festivities includes activities for kids and adults of all ages. Children under 18 get in free and are invited to the Junior Golf Show on Saturday to meet and mingle with LPGA professionals and learn about what it takes to be a professional athlete. The event also includes the opportunity to play and party alongside the pros in the Pelican Pro-Am. Golfers of all abilities are invited to contact the tournament office to learn more about this unforgettable experience.

The tournament is highly engaged in the community, including the launch of a Ticket Design Contest with local elementary schools. Thousands of students will submit their own designs and winners will be selected to appear on the faces of the Daily Grounds Passes. The Women’s Leadership Summit during tournament week promises to be an amazing afternoon of personal and career development. Speakers include notable community and business leaders, as well as some of the world’s top professional golfers showcasing their skills. Every professional golf tournament needs an army of volunteers to assist in operations. While volunteer support was especially strong in the first year, there are always open positions available. Jean Couser – The Queen of Golf Coast Jean Couser, who founded the Greater Sarasota edition of the Golf Guide in 1987, which later became Golf Coast Magazine, is retiring to spend more time enjoying life as a new grandmother. As a publisher, Jean built the company from an idea into an established magazine with three print editions and a large digital following. In 1995, Tami Vaughan joined the team to update the map and eventually, help publish the entire magazine. The internet was still in its infancy in those days – making publishing a frantic process. They would burn the pages onto CDs and overnight them to Hilton Head for printing. The magazine was always mailed minutes before the UPS truck came to pick it up! In 2012, Jean joined force with Bruz Fellenz, who was publishing the Golfer’s Guide in the Greater Tampa Bay Area, to create Golf Coast Magazine. The magazine was sold to Rose and Ryan Ruppert in 2015, in a first attempted retirement. However, that didn’t go to plan and Jean decided to stay until 2021! Golf has had its ups and downs through the years, and Jean was always there fiercely advocating for the industry and her clients. Jean has always had her eye on the future, which is why she is passionate about introducing kids to the game. She served on the Board of Directors of the Greater Junior Golf Association for 18 years, a position that twice earned her The Dunlap Award which was given to the volunteer who contributed the most to the organization. She was also named Amateur of the Year by the SW Chapter of the North Florida PGA and honored by the North Florida Section of the PGA with the same award. She always likes to add that it certainly wasn’t given to her for her playing ability!

“Throughout our time of “working together” it never seemed like work. Jean has been a friend, sister, mentor, mother, shoulder to cry on and only occasionally a boss,” said Tami Vaughan, which was echoed by Bruz Fellenz who added, “Jean has always had my back, no more so than when we broke away from Golfer’s Guide and resurrected Golf Coast Magazine. We have always had a friendly competition, but that never stopped us from being great friends and helping each other whenever the opportunity arose.” Ryan Ruppert reflected on her leadership, saying, “Jean’s tireless work building Golf Coast Magazine from the ground up cannot be overstated. Working with her for the last five years has been a true privilege. Our magazine would not be where it is today without her guidance and dedication.” Though Jean is retiring to spend more time being a grandmother, her impact will be felt for years. She plans to continue offering advice, so her guidance will continue shaping the future of Golf Coast Magazine for years to come.

Quail Village Golf Club Quail Village Golf Club has recently hired Glase Golf Construction and approved a $1.2 million Golf Course Renovation Project slated for the Summer of 2021. The Project includes removal of all cart paths with replacement of 40% with new concrete and the rest to be sodded with grass. In addition, the Club will undergo a wall to wall installation of new Bimini grass on the tees, fairways, and roughs and the installation of new TifEagle grass on all 18 Greens. All bunkers will have the sand removed, new liners installed and new Par Angle Sand installed. All tees will be reshaped, expanded, laser leveled and regressed. Finally, drainage work will be done on areas of the course and to Greens that traditionally retain water to ensure optimum playing conditions year round. The Project is expected to start in May and be completed for a Grand Re-Opening in early November.

Real Estate Sales in SWFL Golf Communities...Pandemic and After By Joe Morgan-GOLF HOME GURU When the entire economy essentially

shut down around mid-March 2020,it appeared to be absolute destruction for the real estate industry. However, designation as an “essential industry” quickly changed that. Then, over time, “working remotely” kicked into gear and employees in a multitude of industries realized that they could satisfy their job requirements and responsibilities from more satisfying locales. Additionally, concerns about personal and family safety in high-population areas; unacceptable local and state taxes; disagreement with the decisions and direction of local politicians; and, universal dislike of cold weather, prompted millions of folks to pull up stakes and head to more acceptable areas. Florida, more than ever, became a prime target of these migrants. Download the new

At the same time, people were finding out that golf was one of the few sports that could be played safely during the pandemic, and it went through a massive rejuvenation. People coming from northern and midwestern states sought out residency in golf communities more than ever…and nowhere in Florida could they satisfy their golf “appetite” more than in Southwest Florida, the home of over a hundred golf communities and over 150 golf courses. Southwest Florida golf community real estate sales skyrocketed…2020 sales, beginning in May—when people started traveling again—were phenomenal. 2021 real estate sales in these golf communities accelerated to record-setting levels. Buyers were happy, sellers were excited, and real estate brokers and agents were experiencing sales volume that hadn’t been seen since the doomed “funny money” years of 20042006. And, the really good news was that this sales boom was on a significantly more sound financial basis than that previous period. Then the unexpected happened. Because of the continuing sales explosion, and because fewer homes than normal went

onto the market in late-2020/early-2021 due to decreased numbers of owners (especially from Canada) coming to Southwest Florida due to Covid concerns and restrictions, inventory dried up. Large golf communities of 3000-6000 condos and houses that normally had hundreds of homes for sale at any point-in-time, dried up to 10-20 active daily listings, offering inadequate selection. Popular medium-sized golf communities of 800-1500 homes quite often had zero homes available for sale. Ironically, the tragic pandemic had exacerbated Southwest Florida real estate sales to record levels, but the over-whelming sales results had, in turn, left us with minimal inventory to sell. Buyer demand is continuing to be extremely strong, but buyers are now operating in a “seller’s market” and prices are going up at an unrealistic pace. New listings are tied up with a full schedule of showings their first few days on the market (if they last that long), getting multiple offers, and selling for generous premiums over asking price. Here are some suggestions that might help you win the bidding war on your “dream” golf home… 1. Watch new listings on a daily basis—If you’re comfortable using some of the national apps and websites, continue using them. However, if your target is a home in a Southwest Florida golf community, my personal website (GolfHomeGuru. com) and personal iPhone/iPad/Android App (Golf Home Guru®) are the most comprehensive, informative, and user-friendly Southwest Florida golf communityspecialized resources that you will find. 2. Be willing to buy sight-unseen—If you’re not already in Southwest Florida, you probably don’t have time to fly down and look at the home you like online. If you really want it, you’re going to have to rely on online photos, virtual tours, and FaceTime or Zoom sessions with your real estate agent. There’s no time for hesitation in this market if you’re committed to a particular home. 3. Be willing to pay premium dollars—In some cases, this may be significantly over asking price; the surplus amount varies a lot from home-to-home. One of my recent clients offered $950,000 for a home that was listed at $895,000, and they lost it to a $1,000,000 offer. Don’t get too far out of line, though…eventually there will be a market correction.. 4. Be a cash buyer…or at least be willing to waive your financing contingency—Sellers are giving priority to cash offers so that they don’t

have to wait 30-45 days for financing approval from the buyer’s lender. They’re also doing it so that they don’t need to worry about an appraisal not working out because of their inflated price.

8. Eliminate other miscellaneous contingencies—Keep the contract as simple as you can in these very competitive times…sellers will reject bids loaded up with contingencies.

5. Be willing to close fast—Title companies, attorneys, lenders, etc. are so busy now that this is sometimes tough to do, but sellers want to be free of costly HOA fees, golf dues, special assessments, real estate taxes, etc. as soon as possible. If possible, shoot for 30-days-or-less.

Because of wariness about the current market, many prospective buyers are considering renting instead. However, available supply for rentals is also extremely limited…and expensive. Buying is still probably your best option…you just need to be alert, 100% committed, and willing to respond quickly per my above suggestions.

6. Be willing to take furnishings you normally wouldn’t buy— Every seller has their “hot button”, and for some it’s that they don’t want to mess with liquidating furnishings when they sell the home. If furnishings are included in the sale for a reasonable amount, accepting them might save your purchase. 7. Be willing to buy “As Is”—“As Is” makes you responsible for any repairs that are required; however, if they look too costly, you can terminate the contract, so you’re properly protected. Some buyers are currently offering to waive inspections, but I wouldn’t advise this for anything other than a new/newer home. GolfCoastMagazine.com
