WELCOME Welcome to the Autumn and Winter issue of West Life Lifestyle Magazine. We’ve had a great response to the recent editions. Thanks so much for your great feedback. I’d like to thank everyone who’s helped support West Life over 2017. Without your continued support for the magazine we wouldn’t be able to publish the quality magazine you are reading today.

I’m happy to say that we have managed to promote the Saundersfoot New Year’s Day swim which has been running since 1984 and providing continued support for its various charities. Saundersfoot is one of Pembrokeshire’s gems, offering residents and visitors year-long activities and events. For more information please look at www.saundersfootnyds.co.uk I hope you are able to witness this annual event and enjoy the friendly atmosphere throughout the entire festive period including the fantastic experience watching of hundreds of adults and children in fancy dress immersing themselves in the less inviting sea before warming themselves in local cafes, restaurants, hotels and bars. Those of you who follow our Facebook page will have also noticed we have created a photo corner page where we encourage people to showcase and share images of the natural beauty and fabulous lifestyle we enjoy here in West Wales. We created a competition in the summer and the images can be found on pages 2. The

joint winners were Anto Roberts and Jason Davies. Further competitions will take place in the future and we welcome any of your winter West images for possible inclusion in the spring issue. The spring edition will be distributed in March encompassing March, April and May before the summer publication comes out covering June, July and August. The first swim took place on Boxing Day 1984 in order to raise funds for the local Sports Club changing rooms as well as equipment for the Medical Centre. After the initial swim, it was decided to hold the event on New Year’s Day and 2018 will celebrate the 34th swim.

SAUNDERSFOOT NEW YEAR’S DAY SWIM

It’s not only the biggest occasion of the Saundersfoot social calendar but also one of the largest spectacles of the year in Pembrokeshire. The swims so far have raised over £650,000 for numerous charities and worthwhile causes. There were over 1800 swimmers in the 2017 swim, which generated £45,000. All swimmers receive a medal for participating in the event. Most swimmers were donned in fancy dress and there is intense competition in both the individual and group fancy dress competitions. There are two swimmers who have yet to miss a swim - John Joseph JP and Chris Williams BEM. Chris is one of the

swim organisers and both he and his father, Martyn, who is the Chairman of the organising committee, have recently been awarded British Empire Medals by Her Majesty the Queen for charitable work. Sponsored swimmers dictate which charities are supported and it is customary for each swim to support over 60 charities. As well as receiving every penny raised by the swimmers, the charities also get a top up from the New Year’s Day bucket collection. The top up is made possible because so many businesses and individuals contribute to the event’s administration costs. Another source of revenue is the sale of rugby and polo shirts which advertise the 6

event. Such shirts have been worn by numerous celebrities, particularly rugby internationals, politicians and television stars. The event is advertised on many signs around the village, on an archway overlooking the slipway as well as on the back of several local buses. The swim has its own mascot, Charlie Shivers, so named by pupils from Saundersfoot Primary School, to commemorate Charlie Cox, who, in the early swims, whilst in his 80’s, led the swimmers into the sea on New Year’s Day. For days prior to the swim the village is buzzing with large numbers evident in the shops, cafes and public houses as


well as the beach. All local hotels and guest houses are fully booked during the New Year period. Because of the shortage of parking space on the day the organisers have introduced a Park and Ride facility for the 2018 Swim. The swim has transformed Saundersfoot on New Year’s Day. It has a carnival atmosphere with upwards of 8000 spectators. Prior to the swim itself, which starts at 12.30pm, the crowds are entertained by events such as tug-of-war, a mascot race or even a mannequin challenge. The Stone Crab is Saundersfoot Harbour’s newest restaurant, with sweeping views of the harbour and fresh dishes on the menu that showcase traditional Welsh Coastline dishes, there’s a lot to love.

Owners Mark and Susan Phillips opened the restaurant in May this year, they’ve tried to create a relaxed environment to sit back take in your surroundings, sight, smell and taste are all part of the bigger picture, to treat your senses to all the Welsh coast has to offer. The restaurant is predominantly fish but they do serve steak and other dishes to suit whatever your appetite! The best part about the menu is the fresh local produce, the majority is sourced from the harbour itself guaranteeing that that you get the best quality seafood. Since their opening The Stone Crab has grown tremendously in popularity - word must be getting around! The restaurant has climbed the tripadvisor

ladder to top ten within months, and it’s all down to the combined experience of great service and food full of flavour. The Posh surf and Turf really seems to be going down swimmingly (pardon the pun) every recommendation we have had is to, tuck into the steak and lobster combo! Mark was quick to tell us that they love doing what they do and can accommodate any diets or taste preferences, all will leave with a smile and a full belly! Make sure you check them out on their Facebook page, as they are so popular they can get busy very quickly, so to avoid di-solepointment (sorry couldn’t help that one) it may be worth giving a ring to book ahead. 11

… the story so far Humble beginnings…

Expansion begins…

The KD Group Head Office is a sight to behold. What would initially seem as an impressive house on a semi-busy road, transforms into an Aladdin’s cave for any property enthusiast once you enter.

You see, the KD Group Started with just one company, KD Designs, when Creative Director, Karen, started the company from her kitchen, after her 3 children were old enough to look after themselves.

The immaculately designed house, serves a dual purpose of both show home and habitat. As you walk through the living spaces, the creative juices start flowing and the group’s passion for property hits home.

Karen had recently graduated from design college and wanted to combine her passion for interior design and her aptitude for business – thus KD Designs was born.

10 years in to KD Design’s journey, Jeff Davies sold his previous businesses in the plant hire and construction industry to expand the operations of his wife’s already successful company. The vision was to begin a Property Development arm of the group where properties were bought, renovated and then sold with Jeff project managing and funding the operation, and Karen employing her 10 years’ experience in the interior design business.

You’re led up the stairs to an extension of the original house where fabrics, furniture and light fittings (amongst other Knick Knacks) are combined with a large design studio to serve all the KD Groups operations. This is where husband and wife duo, Jeff and Karen Davies, ply their trade and create all manner of property solutions, be it from Interior Design for both commercial and residential customers, to managing their own property empire.

KD Designs have always had one mission – to deliver a comprehensive interior design service; identifying the specific needs of the customer whilst creating space that is memorable yet functional. That mission still rings true today and after 16 years of service, the company boasts clients from hotels to client homes and everything in between. KD Designs manages the design of a property, the supply and fitting of all goods and services pertinent to the job, as well as project managing the whole effort. They work on the basis that you can give them the keys, leave them to work their magic and come back when all is completed.

KD Developments began trading in 2010 with the purchase of a rundown terrace house in the Group’s home town in South Wales. A 6-month project began of complete renovation, including structural and aesthetic re-design, calling upon the tradesmen that Karen had built relationships with over the past 10 years. Once completed, the property sold within days due to the unique look that had become synonymous with the Group’s take on architectural and interior design. A portfolio of properties followed and more than 20 developments have now been completed.


Holiday Lettings With both KD Developments and KD Designs performing well, another subsidiary emerged. Jeff and Karen have strong links to Saundersfoot in West Wales - they first met in 1975 in The Cambrian Hotel and Bar, and have holidayed in the area every year since. Their knowledge of the area, led them to starting KD Holiday Properties, a holiday rental business that now

owns and manages four premium properties in Saundersfoot. The luxurious and elegant properties are all graded 5 stars to the same exacting standards by Visit Wales and the company is part of their Quality Accredited Agency Scheme. I have always had a passion for honest food and service where there is no trickery and you get what you see. The Lighthouse represents many years of hard work, planning and gaining necessary

experience to be competent enough to lift the business to new heights. Can you talk us through the type of food that our readers can enjoy here? We have a varied menu taking influences from many cultures across the world. We serve a lot of seafood, mainly indigenous species, local to Pembrokeshire, we focus on simple flavours done to a high standard, this is the most important part of the experience. We change our menus seasonally but also have daily specials that change according to what is available that day. Buying produce locally is very important to us, we try to buy local as much as possible. We use fresh fish, crab, lobster, Pembrokeshire beef, but also smoked salmon, mussels and laver bread from Swansea and the Gower. What are your most popular dishes? We serve a host of fresh fish and shellfish; one of the most popular lunchtime dishes is freshly grilled mackerel fillets on granary bread with caper mayonnaise. In the evening’s we often serve a taste-teasing Sicilian fish stew with spiced sausage, tomato and squid, it’s safe to say this goes down tremendously well. 25

AAI (Architectural Aluminium Installations) of Swansea were delighted to join forces with Morganstone on a large care home in Beddau which was officially opened in September this year. We caught up with Ralph Hughes, Operations Manager of Morganstone, to find out why he chose to work with AAI.

What does Morganstone offer its clients? We offer a full construction service from land purchase through to completion of the build, and aftercare. How did you hear about AAI? They are known to us through personally knowing each other from previous companies. What work did they carry out for you? The carried out the manufacture and installation of the curtain walling, entrance doors and AOV installation. Who did you liaise with? I liaised with the owner of the business, Mr Alex Richards and the Managing Director, Mr Andrew Farmer.

How did you find him to work with? I found them both very knowledgeable and proactive. Did they give you ideas or did you give him a clear brief? Yes, they discussed issued that they had resolved on similar projects and incorporated this into the element of works. What difference has the work done made to the way in which the building now appears or functions? It gives a large amount of natural light to the internal corridors and also security to the entrance doors.

Would you recommend AAI? I would be delighted to work with AAI again and to recommend them to others. They are on our approved list of sub-contractors who have all had to attain certain standards and criteria for safety, quality and financial status etc. “It’s always a pleasure to build good relationships with other contractors and Morganstone are no exception. Landlords; Question & Answers I want to let my property. Do I need to tell my mortgage lender? Yes. Your mortgage lender needs to give you permission before you can let your property, and they may impose special conditions. If you are buying a property with the intention of letting it out, you may be able to obtain a buy to let mortgage. How much will it cost me to let my property? This really depends on how much support you need. At FBM Lettings, we offer three main services levels: Finding A Tenant, Fully Managed and Overseas Managed. Each involves different levels of service and the fees charged reflect this. Why should I use a managing agent? Choosing a fully managed service allows you to completely relax. You never have to worry about the let. It creates a professional distance between you and the tenancy and means you can avoid having to deal with rent arrears and deposit disputes. Why should I have an inventory? An inventory is a detailed list of the contents and condition of your property taken before the tenant moves in. It is important that if there is a dispute over damage at the end of the tenancy, you

have proof of the original condition of the property and its content. Why do I need an EPC? An Energy Performance Certificate, or EPC for short, is a report detailing the energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.

Tenants; Question & Answers I need to find a place to rent. What do I do first? Before you start searching for your new home it’s a good idea to write down a budget. What are your current outgoings and what money do you have left each month to spend on rent? Take into account that, when you first move in, you will need to front a deposit as well as the first month’s rent and tenancy set up fees. What is a guarantor? If a tenant is not fully approved by the referencing process, they can ask a guarantor to support them. A guarantor (usually a parent or guardian) will agree to take joint responsibility for the rent for the property. Guarantors are required to pay any rent arrears (if the tenant does not pay) and for any damages costing more than the deposit. 45

What if I can’t pay my rent? It is always your responsibility to pay the rent, but circumstances change. What happens if you become unemployed or are unable to work due to sickness? The most important thing is not to let arrears pile up until they’re unmanageable. Speak to your landlord or letting agent and see if you can reschedule your payments. What if I want to move out before my tenancy is up? If you are tied into a fixed term contract, you will be liable for the rent until the fixed term is finished. If you are no longer in a fixed term contract (ie. a rolling contract) your tenancy agreement will define the notice you need to give. Can I decorate or make changes to the property? Technology is changing fast in the medical world, especially in the MRI scanning sector.

The European Scanning Centre looks more like a boutique hotel than a medical centre. We met with manager Melanie to find out more.

He has a large clinical practice which has given him considerable insight into the needs of referring clinicians ensuring the ESC delivers a first class imaging service.

Please tell us about the facility... The facility in Cardiff comprises of a new Open and Upright MRI Scanner, the only one of its type in Wales. n The scanner is completely open above and to the front and rear, thereby avoiding claustrophobia. n Patients can be scanned in their position of pain whether it is sitting, standing, bending or lying down. n Extra wide space ensures larger patients feel comfortable and relaxed during the scan.

Please tell us about the ESC team... Melanie is Centre Manager along with two Radiographers (Carol-Ann and Ria). The Reception staff are Lisa and Nicola.

How long has the European Scanning Centre been in operation? Since 2003. The ESC has developed a reputation for providing a high quality and professional imaging service. Dr Paul Jenkins MA MD FRCP is the Medical Director of European Scanning Centre and also a Consultant Physician and Endocrinologist. He graduated from Cambridge University and The Royal London Hospital before undertaking specialist training at St Bartholomew’s Hospital.

The Radiographers have many years experience of working in MRI scanners across South Wales - both in the NHS and private sector. Melanie previously worked in the Open MRI scanner, which was in the same premises as European Scanning Centre, for over fifteen years. Tell us about the ambience and interior décor of the centre... The Centre has been carefully designed with patient comfort at the forefront with a warm and welcoming reception area and staff who have been specially chosen for their ability to put patients at ease. We have invested in a five star environment where the emphasis is on patient comfort & relaxation. Whilst being scanned, patients are able to watch television, listen to the radio or are welcome to bring in their music of choice. 50

Two way audio facilities allow our radiographers to communicate and reassure patients during their scan and the viewing window ensures that both the patient and the radiographer are always in the line of vision.

How does the scanner work? The scanner is a large super conducting magnet - it is the only superconductive MRI scanner that enables fully open and upright imaging of the spine and joints, allowing patients to be scanned in a non claustrophobic and full weight bearing position. Imaging in the sitting or standing position can provide a more accurate diagnosis thus improving overall patient outcome. It is a more patient friendly scanner than the usual tunnel scanners - so more suited to patients who are anxious, claustrophobic or are unable to lie down. How much does the scanner cost? The refurbishment of the centre and new scanner has cost almost £2m. It’s a considerable investment but worth every penny as the benefits to patients’ wellbeing are well worth it.


SCANNING CENTRE Why do patients choose the scanner? The scanner is U shaped so is open above the patient unlike closed MRI scanners thereby avoiding any sense of claustrophobia.

How long does the scan take? Each part we scan takes approx thirty minutes but we allow more time for the appointment so that patients can get comfortable in the scan room.

Do I need a doctor’s referral? Ideally it is better to be referred for a scan by your GP, a consultant, physiotherapist, chiropractor or osteopath. However we do accept self referrals for certain scans.

Where do your patients come from? The majority of our patients come from all over Wales and the West Country as there are very few of these scanners in operation. But we have also scanned patients from overseas including Ireland and the Middle East.

How quickly are results generated? We aim to get the results back to the referrer within forty-eight hours. How many patients can you see? It depends on the part of the body and how many areas we need to examine. We tailor appointments to suit the needs of the patient as some patients have specific mobility issues or other needs that need extra time. We don’t want to rush our patients as many need more time for the examination than the standard closed MRI scanner due to claustrophobia or mobility issues.

How do your fees compare? The ESC is recognised by all the major insurers. We aim to be as competitive as possible in our pricing and do not seek to charge a premium for the specialist services we offer. The self pay cost depends on the number of areas being scanned - however our prices are competitive to other open MRI scanners. We don’t profess to be a provider of “conveyor belt scanning” as we tailor our service to provide the extra time and support for patients to be able complete their scan.
