A Note From The FMC Chair And Chief Executive Officer
Dear Gamma Phi Beta Sisters and Friends,
It is with great pride and enthusiasm that we present the Fiscal Year 2024 Annual Report for the Gamma Phi Beta Facilities Management Company (FMC). We continue to uphold our mission to uphold our mission of fostering welcoming, inclusive spaces that promote sisterhood by providing innovative, industry-leading properties and property management services for Gamma Phi Beta and her members.
Since establishing in 2012, the FMC has been dedicated to supporting the ever-growing properties and affiliated house corporations (AHCs) of Gamma Phi Beta. Our commitment to enhancing the collegiate experience for our members remains. We’ve made great strides in ensuring our facilities are not just places to sleep and eat — they’re also communities where our sisters can grow, learn and support one another.
This year, the FMC has proudly completed a diverse range of impactful projects, all of which prioritize the overall member experience. We successfully rolled out new standardized move-in procedures, upgraded our security systems and expanded our national vendor partnerships. These efforts ensure that our properties are equipped with top-tier services and products at competitive prices. We’ve also been at the forefront of policy innovation, such as implementing our new
alcohol policy, which demonstrates our dedication to evolving with the needs of our members.
Our achievements this year would not have been possible without the support of our members, volunteers and stakeholders. Together, we will continue to create environments where our sisters can thrive and make lifetime connections.

About The FMC
From a traditional standalone facility to university-owned residence halls and suites, Gamma Phi Beta collegiate sisters make lifetime memories in a wide variety of living arrangements. A Gamma Phi Beta facility is a place to grow, learn and support others while receiving the same True and Constant support in return.
Formed in 2012, the FMC is the international housing entity for Gamma Phi Beta, supporting our ever-growing properties and AHCs.
The FMC is overseen by the Board of Managers (BOM), which is responsible for the company’s strategic direction and ensuring the FMC supports the mission and vision of both the FMC and Sorority.
The FMC owns properties across the United States. All new Gamma Phi Beta chapters installed after August 1, 2013, are automatically managed by the FMC, giving our new chapters access to top-notch facilities and resources.

Vision: For collegiate Gamma Phi Betas to have access to living, learning or gathering spaces that foster community and belonging.

The BOM
The BOM (listed below for Fiscal Year 2023-24) supports the work of the FMC and provides mission-based leadership and strategic governance. Board members develop policies, procedures and regulations for the operation of the FMC and monitor and evaluate the FMC’s finances, programs and performance.

Progressive Policy Implementation
Impact
Currently, the FMC owns, manages and supports 64 chapters, representing 47% of all Gamma Phi Beta chapters. Of these, 28 chapters have housing facilities, including 17 freestanding houses, eight dormitories and three chapter rooms, while 11 chapters have storage facilities. Across our properties, we house 922 members, accounting for 24% of Gamma Phi Beta’s 3,894 members living in Sorority facilities.
During the 2023-24 fiscal year, the FMC made significant progress with our strategic goals, focusing on enhancing the member experience, improving security measures and fostering innovation across our facilities. Below are the major highlights from the fiscal year.
After piloting a new alcohol policy in spring 2023, the FMC rolled out the policy across eligible facilities on August 1, 2023. This policy permits alcohol in private rooms for residents of legal drinking age, reflecting our commitment to providing a welcoming and relevant residential experience. We hosted webinars and consultations to support chapters and AHCs in implementing this change.
Enhanced Security
In response to evolving campus security needs, the FMC made substantial updates to our facilities’ security systems. These include cloud-based security, Wi-Fi infrastructure upgrades, advanced physical access control and remote monitoring capabilities. These measures ensure our properties remain secure while offering customized access for members, staff and guests.
New Facility Move-In Procedures
Fall 2023 marked the launch of standardized move-in procedures, streamlining the process for residents and aligning with best practices in campus housing. Facilities Management Company staff were on-site at several facilities to ensure smooth transitions, building strong relationships with our members.
Annual In-Person Training for Facility Directors
The FMC hosted its annual in-person training, where facility directors connected with peers, FMC managers and other Gamma Phi Beta staff. The training sessions covered essential topics like accounting, budgeting, risk management and crisis communications. As part of our continuous improvement efforts, we also introduced new sessions on access management with Johnson Control and other software systems.

The FMC expanded outreach to national vendor partners, securing discounted commercial services and products for the FMC and AHC properties. Key partnerships include College Fresh, Cintas, Mohawk/Daltile, Wayfair and Waxie. These collaborations ultimately enhance the quality of services and amenities provided to our members and residents, ensuring a better living experience.
Updated and Shared AHC Model Bylaws
This year, FMC prioritized supporting AHCs in updating their bylaws to align with Gamma Phi Beta’s international governing documents. We provided a comprehensive model bylaw template and clear instructions, empowering AHCs to review and refine their own governing documents. This initiative ensures consistency and compliance while enhancing the operational effectiveness of AHCs across the organization.
