The proposed development will be supported by a Bushfire Management Plan (BMP) prepared and approved under the relevant Policy and Guidelines. The requirements for any increased building standards will be implemented as part of the construction of the proposed development. The draft BMP prepared for the site indicates the site is capable of achieving a BAL rating of low, which does not require any increased construction standards under Australian Standard 3959. We also note the current Policy and Guidelines for fire management are far more stringent than when the Honeywood estate was first established. Through the implementation of the BMP prepared under that framework, the proposed development will therefore likely be developed to a much higher fire safety standard than most of the existing surrounding dwellings, subsequently resulting in a lower risk and better fire management outcome for that existing surrounding development.
