KAREN TERRA OWNER, ASSOCIATE BROKER After graduating from the University of California at Berkeley, Karen moved to Rome, Italy. She opened an English language book shop in Piazza di Spagna which became the largest English language book shop on the Continent. After living in Europe for 20 years, she moved to Jackson in 1983. She opened The Travel Consultants and managed the firm from its inception to the sale of the business in 1989. She served three terms as Chair of the Community Foundation Board and serves on their Investment and Executive Committees. The Graham-Faupel-Mendenhall team supports the community as Co-Challengers of Old Bill’s Fun Run and as Rungius Members of the National Museum of Wildlife Art.

MATT FAUPEL OWNER, ASSOCIATE BROKER Matt Faupel has an engineering degree from the University of Michigan. Prior to his success in real estate, Matt spent 6 years in corporate management in the engineering field. Matt’s common-sense approach to real estate and land planning provides clients with comprehensive, solution-driven insight throughout the transaction process. Matt is a former Rotary President, former Chairman of the START Board (Jackson Hole public transportation), a past PAWS (the local animal advocacy nonprofit) President and currently serves on the Jackson/Teton County Housing Supply Board and is the Chair of the Jackson/Teton County Housing Authority. JULIE FAUPEL OWNER, ASSOCIATE BROKER Julie Faupel is the Founder and CEO of REALM, a global membership for top real estate professionals. MACK MENDENHALL OWNER, ASSOCIATE BROKER, GRI Born in the foothills of North Carolina, Mack graduated from North Carolina State University with honors and promptly moved out west. Mack became intimately connected with Jackson Hole as a river guide, photographer and working at Jackson Hole Mountain Resort. Introducing thousands of visitors to the unique and impressive sights and sounds of the Greater Yellowstone ecosystem came second nature to him. Being raised in the family brokerage, Mack quickly found his calling and became a third generation realtor. Mack’s crowning achievement has been being the first and only real estate agent ever to be voted the Best in Jackson Hole, 8 straight years, from 2009-Present and was recently named the Realtor of the Year. As an active member of the community, Mack is the current Teton Board of Realtors President, Open Space Councilman with the Jackson Hole Land Trust, Town Creek Condominium HOA Board member and volunteers for Habitat for Humanity, the Teton Raptor Center and Old Bill’s annual fun run. Mack met his wife Katie in Jackson Hole and they now raise their two daughters, Grace and Jenna in East Jackson. The family enjoys every aspect of the Jackson Hole lifestyle including hiking, skiing, biking and boating. EMILY ELDREDGE SALES ASSOCIATE Emily is originally from MIddleburg, Virginia. After graduating from the University of Virginia in 2011, Emily went west in pursuit of continued adventure in a cultural, small town community. She immediately fell in love with Jackson Hole and is proud to call it her forever home. Emily comes from a family of real estate brokers and custom home builders and has quickly found her calling in the business. Emily has gained a strong knowledge of Jackson Hole and its surrounding areas from her time spent back country skiing and mountain biking as well as her career in hospitality and most recently working with a local real estate investment office. ASHLEY ROBIN SALES ASSOCIATE Ashley is originally from Providence, Rhode Island but has been a Jackson – and more recently, Victor, Idaho – resident for the last eight years. Upon graduating from St. Lawrence University in 2012, Ashley moved to Jackson in pursuit of big mountains, a tight knit community, and adventure. After spending years working in the outdoor industry and hospitality, Ashley decided to follow in her father and grandfathers footsteps and pursue a career in real estate. When she’s not in the office, you’ll find her biking the pass or climbing in the Tetons.


TESS COHEN SALES ASSOCIATE Tess joins the Graham-Faupel-Mendenhall team with a background in Sales and Property Management. Originally from South Florida, Tess went to Colgate University to earn a degree in Art and Art History. Immediately after school, she moved to out west to Jackson, and after 6 years of living and playing in the valley, Tess decided to pursue a career in Real Estate. Tess enjoys spending her free time riding horses, fishing, and hiking with her dog, Lady.

ALLIE DETWILER MARKETING MANAGER

Born in Massachusetts, Allie graduated from the University of Vermont with a business degree and like the rest of the team, shortly made the move out west. En route to living in Jackson, Allie lived in Salt Lake City for a few years working in marketing before making the move to Jackson in Fall of 2019. Allie comes from a family of real estate brokers and antique home restorers, and found her fit with the GFM team shortly after her arrival to Jackson. Outside of the office, you can find her hiking, biking, or exploring the mountains.

IF THAT WEREN’T ENTICING ENOUGH, THERE ARE STRONG FINANCIAL REASONS There are plenty of reasons to be thankful for owning a home in Wyoming: the mountains, the rivers, two national parks and three ski resorts, art galleries and restaurants, a charming Western-style downtown, and a close knit, philanthropic-minded and fun loving community. As enviable as our lifestyle is here, reality does intrude occasionally, as it will in mid-April when we pay our taxes. But even in that area, we as Wyoming residents are better off than most. After all, Wyoming has been cited by Bloomberg Wealth Management magazine as the most tax friendly state in the country.

BELOW IS A LIST OF THE TOP 10 TAX BENEFITS ON WHY IT’S BENEFICIAL TO OWN PROPERTY IN WYOMING. NO TAX ON THE SALE OF REAL ESTATE NO STATE INCOME TAX With no state tax on personal or corporate income, you have more disposable income. DYNASTY TRUSTS In Wyoming, you can shield your real estate from federal estate taxes for up to 1,000 years through a dynasty trust, which can be established in Wyoming for the benefit of your family or other beneficiaries. You can transfer your real estate into a limited liability company or family partnership and then put that into the dynasty trust. As a result, multiple generations can make use of and enjoy the property, without having to pay estate taxes or worse, having to sell the property in order to pay the taxes. A key point to remember: The trust must be administered in Wyoming. NO TA X ON OUT-OF-STATE RETIREMENT INCOME People in Jackson Hole who use Wyoming as a second home may have retirement income that comes from other states where they are a resident. Wyoming does not tax that retirement income earned outside of Wyoming, and if the participant is a resident of Wyoming when they take that income then the original state cannot tax that income either.

NO STATE GIFT TAX Somebody who owns property in Wyoming can ‘gift’ that real estate to their heirs without having to worry about paying a state gift tax. NO INHERITANCE OR ESTATE TAX Wyoming does not assess any state inheritance tax. Wyoming repealed its estate tax as of January 1, 2005. LOW PROPERTY TAXES Wyoming has very low property taxes compared to other states. The taxes that you do pay here are based on the assessed value of the property. NO EXCISE TAXES When you fill up your car with gas or buy a bag of groceries in Wyoming, you will not pay any state tax on your gas or food. NO TAX ON MINERAL OWNERSHIP Many states charge owners a tax on their mineral ownership, but Wyoming does not. NO INTANG IBL E TAXE S Wyoming doesn’t make you pay a tax on financial assets like stocks and bonds.

DISCOVER THE JACKSON HOLE REGION NORTH OF JACKSON - The area North of the Town of Jackson towards the airport boasts a blend of the rugged West, stunning views and modern conveniences. The Jackson Hole Golf and Tennis Club provides a resort setting built around a Robert Trent Jones II designed golf course. THE TOWN OF JACKSON was named in 1894 after Davey Jackson, one of the first fur trappers to the valley who who spent a winter in the late 1800s on Jackson Lake.
