Contract Process
When an offer is received, the lead principal will communicate with you and negotiate the deal on your behalf to help achieve the maximum sales price and admirable terms. The lead principal will work closely with the designated Contract Coordinator to efficiently produce all paperwork for fast replies and effective deal flow. The Contract Coordinator will manage the contracts throughout the selling and buying process. They are responsible for completing all escrow paperwork, scheduling inspections and repairs, and making sure offers and counteroffers are communicated and approved by our Seller. They also make sure all documents are filed on time, arrange for closing procedures and perform other administrative tasks as needed.

Karen Terra | Founding Partner, Associate Broker
After graduating from the University of California at Berkeley, Karen moved to Rome, Italy. She opened an English language book shop in Piazza di Spagna which became the largest English language book shop on the continent. After living in Europe for 20 years, she moved to Jackson in 1983. Karen and her husband, Bob, raised their four children in Jackson Hole. Through their community involvement, Karen and Bob have avidly supported PAWS, The Center for the Arts, The Grand Teton Music Festival, The National Museum of Wildlife Art and has been a co-challenger to Old Bill’s Fun run for over 20 years. Karen is currently on the executive committee for the Jackson Hole Library Foundation and previously served three terms as Chair of the Community Foundation Board, and still serves on their Investment Committee. In addition to her incredible service to the community of Jackson, Karen is an avid reader, a yogini, loves to hike Cache Creek with her dog Luna.
Matt Faupel | Founding Partner, Associate Broker
Matt and his wife, Julie, have been Jackson residents since 2002 when they relocated from suburban Detroit. Matt has an engineering degree from the University of Michigan and, previous to his real estate success, Matt worked in the engineering and commercial real estate fields. Matt uses that background in his current residential real estate and development transactions to solve challenges and optimize outcomes. Matt has a passion for community housing and through his support of various initiatives, as well as his own development projects, he is dedicated to being a part of the solution to affordable workforce housing. Connecting with the outdoors in all seasons is an important aspect to Matt’s mountain lifestyle and his service to the Jackson community is equally important to him as he’s served on numerous local boards including public transportation, housing and animal advocacy.
Julie Faupel | Founding Partner, Associate Broker
In addition to being a top producing real estate professional, Julie is the Founder and CEO of REALM, the most elite membership of real estate professionals ever assembled. REALM involvement is by invitation only and includes a patented technology platform that enriches individual client data while activating the databases of the membership. Julie’s career path prior to real estate includes 12 years of management andconsulting experience for luxury hotels and small businesses. Mack Mendenhall | Founding Partner, AssociateBroker, GRI
Born in the beautiful foothills of North Carolina, Mack graduated from North Carolina State University and promptly moved out west. Mack became intimately connected with Jackson Hole as a river guide, photographer and working at Jackson Hole Mountain Resort. Being raised in the family brokerage, Mack quickly found his calling and became a third generation realtor. Mack’s crowning professional achievement has been being the first and only real estate agent ever to be voted the Best in Jackson Hole, 8 straight years, from 20092017 and has been named Realtor of the Year by the Teton Board of Realtors. As an active member of the community, Mack served as Teton Board of Realtors President, Open Space Councilman with the Jackson Hole Land Trust, Boardmember for the Jackson Hole Center for the Arts and volunteers for Habitat for Humanity, the Teton Raptor Center and Old Bill’s annual fun run. Mack met his wife Katie in Jackson Hole and they are grateful to be raising their two daughters, Grace and Jenna in this incredible community.
Emily Eldredge | Associate Broker
Originally from Middleburg, Virginia, Emily graduated from the University of Virginia and went west in pursuit of continued adventure in a cultural, small town community. Emily comes from a family of real estate brokers and custom home builders and has quickly found her calling in the business. Through previous work in hospitality and more recently with a local real estate developer in the valley, Emily has a strong knowledge of the ins and outs of the area which she puts to use in her 5+ years in real estate. In her spare time, you can find Emily back country skiing in Grand Teton National Park, mountain biking and trail running in Bridger Teton National Forest, cooking up a good meal with vegetables from her garden, walking her dog Sprout by the Snake River or spending time with her friends and family.
Tess Hartnett | Sales Associate, Contract Coordinator
Tess joins our team with a background in Sales and Property Management. Growing up in Kansas City and South Florida, Tess went to Colgate University to earn a degree in Art and Art History. Immediately after school she moved to Jackson to spend a summer wrangling horses on a guest ranch. With the intention to stay for only the summer season, the outdoor opportunities and the small-town community lead her to stay full time. After 7 years in the valley, Tess decided to pursue a career in Real Estate and joined the GFM team in 2020. Tess enjoys spending her free time riding her horse, fishing, and hiking the trails of Cache Creek with her dog, Lady.
Allie Detwiler | Marketing Director
Born and raised in Massachusetts, Allie graduated cum laude from the University of Vermont with degree in Business Administration and concentration in marketing, and shortly moved west after school. Prior to her arrival in Jackson Hole which she now calls home, Allie lived in Salt Lake City where she worked in hospitality and then shortly began her professional career in marketing, working as an Account Manager for a digital marketing agency specializing in branding, CRM solutions, and website development. Allie comes from a family of real estate brokers, antique home restorers, and land rover enthusiasts—and found her perfect fit with the GFM team. Outside of the office, you can find her hiking, biking, or riding her horse—Tucker.
Morgan Ablon | Executive Assistant
Born and raised in Washington, D.C., Morgan attended the University of Maryland and resided in London shortly therafter. During a 2016 vacation, the mountain air swiftly convinced her to call Jackson Hole home. With a background in property management, hospitality, and sales, she strives to provide client service that reveals the true Jackson Hole experience she once fell in love with. While the fast-paced city life was enjoyable, she has relished the relaxed, active lifestyle that this small town in Wyoming has to offer. When not sharing her love for this town with visitors, she enjoys hiking, yoga, days on the river, playing with pups, and skiing deep snow.
Caroline O’Neill | Marketing Assistant
Born and raised in Larchmont, New York, Caroline graduated from Villanova University in 2018 and moved out to Jackson shortly after. Originally planning to stay for “just one winter” – a classic Jackson tale – Caroline finds herself calling the valley home almost four years later. The endless opportunities for outdoor adventures and the strong sense of community, have convinced Caroline of her forever home in the Tetons. Caroline previously spent time working in the hospitality industry, from which she brings her communication skills and teamoriented personality to the GFM team. Outside of work, Caroline enjoys skiing and hiking with friends, or staying in and reading a good book.
