Welcome to our first Grande Dunes resident newsletter! This publication was created to bring our resident communications into one place. Here you'll find updates about amenities and new construction as well as occasional articles and elements about the Grande Dunes lifestyle. It's our way of celebrating life in this community we love so much, while keeping lines of communication open and clear.
Our inaugural issue has some very exciting features. We have a profile on Peggy Davis, our newest team member. She is your lifestyle director and is here to make it even easier for you to be involved in activities that help you enjoy what you love while meeting other residents. Gives Back BE PART OF OUR SUMMER AND FALL DRIVES In our commitment to the greater community, Grande Dunes has donated more than $24,000 to the American Red Cross, Habitat for Humanity, Sertoma Club and Hope House to name just a few. In June, we were honored to partner with New Directions, which provides shelter to men, women and families. For July, we are thrilled to support Help4Kids/Backpack Buddies, an organization that collects food and supplies for Horry County children in need.
WE NEED YOUR HELP During July, we have collected: •

In real estate, especially during buying or selling times, the biggest question is “What is a property worth?” Yes, other things, amenities, are important — but how is price established? An appraiser could give you a general idea. However, real estate prices in Colorado or New York do not reflect what is happening here, town to town and community to community.

COMMUNITY UPDATES It’s hard to believe we are halfway through 2018; here are some impressive midyear updates: Peggy Davis, your new Lifestyle Director has been hard at work creating resident activities to help you make the most out of your life at Grande Dunes. Many of these activities will take place at the Ocean Club, making the most of this fabulous resource. Have an idea for a club or activity? Make sure to connect with Peggy and share your thoughts. The Marina Park events are also getting more publicity and attendance from both residents and locals. Our free monthly movie night and concerts have been a huge success, and we appreciate all your support. Please follow our Facebook page so you can see all the exciting events going on at Marina Park. The Highway 17 beautification has really got the locals, city officials and residents talking. It has made a huge difference when you are on Grande Dunes property and we are proud of how it looks. Our beautification efforts are just one more reason Grande Dunes is considered the Myrtle
Beach community. We have completed the first phase of plantings and will start the next phase in the fall. The Grande Dunes monumentation is well on its way, with 62nd Avenue close to being completed. We’ve started on the main entrance and are excited to see the new design take shape. Soon you will see directional signage around Grande Dunes, and the Grande Dunes pillars changed out along Grande Dunes Blvd. The new directional signage going up will showcase the depth and breadth of Grande Dunes retail and resident amenities to visitors. The traffic light at Kings and Grande Dunes Boulevard is close to completion. New pedestrian walkways, connecting the Marina Village to the Ocean Village, will also help our residents and guests feel safe when crossing the road.
FREQUENTLY ASKED QUESTIONS DOES LSTAR OWN ALL THE AMENITIES AT GRANDE DUNES? Yes, we own the Members Club, Members Golf Course, the Marina, the Anchor Café and the Ocean Club. McConnell Golf, a respected outside management firm, oversees all their operations. Ownership lets us keep these amenities in top condition to support the quality Grande Dunes lifestyle we all enjoy. WHEN WILL INSTALLATION OF THE NEW GRANDE DUNES SIGNAGE BE COMPLETED? Signage on 62nd Avenue should be completed by mid-August, and signage at the main entrance at Grande Dunes Boulevard should be completed by the end of September. We hope you enjoy these enhanced entrances and that the additional signage helps guests and contractors find their way to you more easily. WILL YOU BE DOING ANY MORE SIGNAGE? Yes, we plan to update signage throughout the community, starting with the directional signage that runs along Grande Dunes Boulevard from the Bypass to the Ocean Club. WHEN WILL WE SEE RESULTS FROM THE HIGHWAY 17 BEAUTIFICATION PROJECT? The planted saplings take time to mature, and we will see them fill out a bit by year-end. Later, we will shape them for a more professional look. Landscaping, especially with new plants, takes time. Next year we will complete two more project phases along the Bypass.
WHAT’S THE LATEST ON THE TRAFFIC LIGHT AT GRANDE DUNES BOULEVARD AND KINGS HIGHWAY? We are working with the City of Myrtle Beach and the South Carolina Department of Transportation to finalize its design elements. We hope to have the lights fully installed sometime first quarter next year. I HAVE A GREAT IDEA FOR A CLUB/ACTIVITY. HOW DO I GET STARTED? Homeowners' Association Updates from Waccamaw Management Private Vendors Must Enter Property via Henry Road All owners’ private vendors may no longer access the Golf Village Association through the main entrance off Highway 17. All vendors, other than two-axle standard vehicles, must now use Henry Road, located off River Oaks/Robert Grissom. Private vendors arriving at the main gate will be asked to turn around and enter via Henry Road. Please advise your vendors. New Security Gate at the Ocean Club The Ocean Club security gate has been installed. If you do not have access into the Grande Dunes Master Association through a proximity card or bar code, please contact Waccamaw Management. In the event you have a problem accessing the Ocean Club, please use the intercom feature at the gate to call the security guard on duty.
Stickers Required for Ocean Club Parking Your 2018 sticker MUST be visible at all times when parking at the Ocean Club; if you don’t have one, you can pick one up at the Waccamaw Management Office.
Tailgating Can Cause Accidents Tailgating has become an issue within the gated communities. Please make sure to remind your guests and vendors that passes are available and at NO TIME should they attempt to tailgate behind another vehicle. If you are entering the property with a bar code, please make sure you are no farther than 10 feet from the bar-code reader.
Get to Know Your New Security Captain We would like to take the time to introduce our new Security Captain, James Wyckoff. Captain Wyckoff has been on property for approximately two months and is acclimating nicely to Grande Dunes and looking forward to working within the community.
Changes to Home Exteriors Require an ARC Modification Request Should an owner desire to make a modification to the exterior of their residence, they are required to file an ARC Modification Request. All major modifications and new construction remain under the scope of the Grande Dunes Master ARC. Minor Modification Requests Now Handled by Sub-Associations All minor modification requests for single family residences, such as porch enclosures, outdoor lighting, swimming pools, pool enclosures, tree removals, etc., will now be handled by the transitioned sub-associations.
