Welcome to the second issue of Living Grande!
Our newsletter celebrates everything Grande Dunes, and all the reasons we are an exceptional community. Here’s a big one—our response to last month’s hurricane. We witnessed our Grande Dunes community come together in extraordinary ways.
First, we applaud Grande Dunes residents for following our eblasts and heeding suggestions to prepare homes, and use designated travel routes. With a Category 4 hurricane bearing down, you acted wisely and quickly to keep yourself, your loved ones, and your home safe. That level of urgency allowed LStar to focus on protecting the Grande Dunes property.
And second—you may have heard—we did surprisingly well! It took a major effort on all parties within a short time: Our landscapers rolled up their sleeves to lower the water in all the ponds, and with prior storm water modifications, we avoided serious flooding. Our security team was heroic, focusing on resident safety. The commitment and teamwork on the part of Grande Dunes staff and vendors were unbelievable. So, as we return to our serene coastal lifestyle, let’s give thanks for those who give their all to this community—every day and under extreme conditions.
This fall we have much to talk about—the Long Bay Symphony, Ghosts on the Coast, a new Oyster Roast, and more. As you peruse these pages, note those events that you, your family, and friends might like to attend. And, as always, we hope you glean more valuable information about your Grande Dunes investment.

Just when I think it’s ready to slow down, I find myself going full steam ahead! There has been a new synergy around the Ocean Club that is undeniable. It’s very rewarding to witness all the new friendships that have been forming through the activities, socials and clubs.

CAR ENTHUSIASTS The engines rumbled when our car enthusiasts showed off their rides at our Sunday Brunch on September 30. Residents polished up their sport, exotic, classic and vintage cars, and showed them off for everyone to enjoy!
GRANDE DUNES WOMEN’S CLUB The Grande Dunes Women’s Club met for the first time for its monthly luncheon this past week, and we were blown away with over 60 women in attendance! With all those warm, friendly smiles, it quickly became contagious!
TRAVEL CLUB If you love to travel, you’ll really enjoy this group. We just revealed exciting and exotic trips that were thoughtfully planned out for our residents. We dated long distance (DC to VA Beach) for three years and then took the family to Key West and got married. That was 21 years ago, and we are still going strong. We have two daughters and one son between us and two really wonderful, smart, beautiful grandchildren.
The area is beautiful, well maintained and very convenient to area activities, shopping, airport, etc. We, also, greatly appreciate the many activities offered in Grande Dunes. The new activity director, Peggy Davis, has done an amazing job in a very short time bringing so many more opportunities to our community. We love Game Night, Music on the Water, the great exercise classes and so much more.

Grande Dunes is continuing to take donations for HELP4KIDS/Backpack Buddies through the end of the month. You can drop off donations at the Members Club, Ocean Club pool tunnel or Grande Dunes Properties. Help4Kids provides food for hungry children of Horry County who, through no fault of their own, do not have enough to eat on a daily basis. The HELP4KIDS/Backpack Buddies program supplies nutritious, child-friendly, self-serve food designed to be put in a backpack to help feed a child over the weekends. This volunteer-run nonprofit also donates school supplies to children in need each fall.

OCTOBER CHARITY The South Carolina Affiliate of Susan G. Komen—along with those who generously support us with their talent, time and resources— is working to better the lives of those facing breast cancer in our community. The chapter joins more than 100,000 breast cancer survivors and activists around the globe as part of the world’s largest and most progressive grassroots network fighting breast cancer. NOVEMBER CHARITY During the month of November, we will be taking donations for Toys for Tots to help bring holiday cheer to kids in need. Toys for Tots is a program run by the United States Marine Corps Reserve that distributes toys to children whose parents cannot afford to buy them gifts for Christmas. The Horry County chapter will be collecting unwrapped toy donations throughout the month of November. Similar to the SFMA, the TPI screening tool assesses golf-specific movements and identifies areas for improvement for both golf swing mechanics, and ultimately your golf game.

Dry Needling, or DN, is the use of a thin monofilament needle to release painful trigger points (also known as “knots”) that develop in the muscle from chronic overuse, sudden trauma, or prolonged abnormal postures. Dry Needling is the modality of choice for relieving muscle spasms, muscle tension, and pain, and for improving range of motion.

RESIDENT SUBMITTED LETTERS & QUESTIONS WHAT IS THE STATUS OF A STOPLIGHT AT 17BUS AND GRANDE DUNES BOULEVARD? Grande Dunes Boulevard and Ocean Boulevard are city of Myrtle Beach and SCDOT roads. SCDOT has jurisdiction over the traffic light. However, we were able to start the design process and ultimately get the approval to have a light in this intersection. We are still in the design and approval process with SCDOT and CMB, then the city will send out to bid so it can be built. LStar will pay for most of the expense associated with the traffic light since we feel this is a critical intersection for our residents.
WHAT IS THE “BELLORA” SIGNAGE NOTED AT DEL WEBB ENTRANCE? This is a 78 acre parcel that is currently in the design site planning stage. Due to confidentiality disclosures, we are unable to discuss who will be purchasing this land; however once we are able to share the exciting news of what is coming to Grande Dunes, we will communicate accordingly.
WHY DO CERTAIN NEIGHBORHOODS SEEM TO CLEAR CUT THE TREES IN THEIR AREA? IS THIS PLANNED, OR IS IT UP TO THE BUILDER? The development of these sites requires trees to be removed. For the most part the trees that were planted by the original developer were for forestry/harvesting and were never meant to be permanent to Grande Dunes. Over the years, prior to LStar, the majority of the highest quality trees have been harvested and the remaining trees that were left were because they were not good quality. Additionally, in order to meet all of the regulations regarding drainage, storm water management, right of ways, and utilities it is difficult to save trees. Prior to cutting any trees, we have meetings at the site with the City of MB and we tag any tree(s) that are considered hardwoods and can be saved. For the most part we find hardwoods along the waterway but not usually in the neighborhoods referenced here. Note: An example of this is custom lots in and around the community are cleared by the homeowners to build their homes.
WHAT IS THE ASSOCIATION’S EXPECTATION OF THE SECURITY PATROL? WHAT SHOULD RECIPIENTS EXPECT FROM SECURITY PATROL? Security Rover Patrol travels the entire Grande Dunes community (developed and undeveloped) three to six full trips every 24 hour day. Security will look for any unusual circumstances that may need to be reported and/or resolved, as well as checking all community gates for proper operation. Security also responds to any calls from the Gate House Dispatch that may require more immediate attention. In addition to the rover, the Gate House Staff administer the approved access control system for all gates throughout Grande Dunes, and also act as a call center between owners and others, to the roving patrols. Finally, Security monitors all cameras at all access points.
COULD YOU EXPLAIN WHAT NEIGHBORHOODS OR INDIVIDUALS ARE ELIGIBLE OR MANDATORY FOR OCEAN CLUB MEMBERSHIP? WITH NEW GROWTH WILL WE SEE A CHANGE IN DUES OR GUEST ACCESS FEES? Any homeowner who lives in Grande Dunes and pays into the Master Association is mandatory part of the resident access to the Ocean Club. We highly encourage residents to make frequent use of this fantastic amenity. As the community continues to grow, we do not have any plans to reduce or increase dues to the Ocean Club. Currently the rules to bring guests to the Ocean Club are that; each resident member can bring two guests at no charge, additional guests up to 8 will have to pay a fee. We do agree that children (grandchildren) under the age of 8 should not pay a fee or be counted in the group number of 8 guests, so we shall amend the guest fees and rules to exclude children under the age of 8 from paying a guest fee. This will be effective next year.

As your life changes, please keep your management company informed. We need to know of any changes in your household email addresses in order to keep you up-to-date because we send out multiple email blasts throughout the year. These general eblasts alert owners to new information and upcoming events. More specifically, your management company may need to reach you about a property issue, either within your Homeowner Association or with your personal property. The same need for updates applies to phone numbers for more-immediate issues. Other needed updates concern new vehicles and changes in a permanent address, often from out-of-state, to prevent returned or delayed mail of importance. Finally, we request this information at the time of change, even though we include a formal request within your end-of-year packet paperwork.
Modification Requests If you want to change the color of paint on your house, or create a new landscaping bed, you must submit a Minor Modification Request to your sub-Association ARC (Architectural Review Committee); in fact, any minor modification for single-family residences must be submitted for approval to maintain adherence to your community’s set of rules that govern appearance. Your HOA’s ARC reviews your request based on your Association governing documents, but may also take other factors into account to maintain your neighborhood’s aesthetic. COMMUNITY NEWS Owner Maintenance Responsibilities to the Street or Water Homeowner Association landscape vendors maintain the common areas of the association, which includes mowing the grass and providing irrigation service and repair. However, homeowners must remember that their governing documents spell out explicitly what is not the responsibility of the association, even though sometimes this may appear counterintuitive. One example is the verge, or the grass strip between the sidewalk and the street that runs in front of many properties. It may seem like something the Association should maintain, but the governing documents state clearly that “each owner is responsible for maintaining on a regular basis the landscaping, if any, and ground cover along the right-of-way roadside or sidewalk, as applicable, bordering the Owner’s Lot, whether or not such area is a part of the Owner’s Lot.” Similarly, “Each Owner will be responsible for maintaining… landscaping…along the edge of any lake or pond, (above the waterline…).” Check with your manager if you have doubts about your own landscaping responsibilities, as we must keep in mind that any cost for maintenance to the association must be fair to those other owners who cannot be expected to contribute to the expenses of other owners if it is not truly a common area responsibility. Adherence to these stated rules helps to keep our Associations financially sound and assessments stable.
Vehicle Control Issues Please make sure to remind your guests and vendors that passes are available to enter the gated communities across the Intracoastal Waterway bridge. A valid driver’s license is required to be presented to security, as this is critical for vendor control. If you are accessing the property with a “bar code,” please make sure that you are no farther than 10 feet from the “bar code” reader. Remember, proximity cards need to touch the surface of the card reader and not just be waved at it. At NO TIME should a vehicle attempt to piggyback behind another vehicle, either for convenience or haste, as this is an unlawful entry and can result in major damage to the vehicle and the gate. And, of course, speeding is not allowed though the communities. Residential neighborhood speeds should not exceed 25 m.p.h. by law, but please note the actual speed limit for your community as it is often less, and alert visitors, family and friends. Safety first!
Henry Road Entrance for Private Vendors All vendors, other than two-axle standard vehicles, must use the Henry Road gated entrance, located off River Oaks/Robert Grissom. Private vendors arriving at the main gate off Hwy 17 Bypass/Grande Dunes Blvd. will be asked to turn around and enter via Henry Road. The vendors are required to exit through the same gate and not over the bridge. Please advise your vendors. Upgraded Customer Care at Waccamaw Management Owners phoning in to Waccamaw Management will notice a new system in place. A dedicated Waccamaw Management call center now fields the call and can provide quick answers to many questions based on each community’s Association Facts. If the question or concern requires a more in-depth response, the collected information from the call is forwarded to the Manager or Community Specialist; immediate needs can be met through a call transfer directly to the office.
Monthly Property Inspections Monthly property inspections are conducted by your association manager. Any violations noted will be brought to your attention. Please take the necessary steps to review your community guidelines with regard to owner maintenance responsibilities. These inspections serve to maintain property values and enhance the quality of life for our upscale neighborhoods.
