LIV IN G GR AN DE Dear residents, While every year is a great year at Grande Dunes, we are particularly excited for 2019. This year, our amazing community celebrates its 20th Anniversary! We’re so thrilled to share this milestone with our residents and business owners and reflect on the moments that helped make Grande Dunes one of the best places to call home. Of course, Grande Dunes wouldn’t be as amazing as it is without the incredible sense of community that has blossomed over the past twenty years. Whether you live in Golf Village, Marina Village, Ocean Village or own a business within Grande Dunes, you are what makes this paradise. It’s our goal to celebrate this anniversary by making 2019 one of the most eventful and memorable years to date. As a result, we’ve planned many events that encourage a sense of community including various resident events and much more. We’re kicking off our event season with a spectacular performance from the Long Bay Symphony, a community all-time favorite. Be sure to come out, enjoy some amazing music and have a great time with your friends and neighbors. Like always, we at Grande Dunes stress the importance of giving back to those in need. We’re excited for our Empty Bowls event, which benefits the Myrtle Beach Community Kitchen. Paint a bowl of your own, participate in the soup tasting contest and contribute to a noteworthy cause. Additional featured charities are Hope House, American Heart Association other organizations that make a difference in the lives of so many. I couldn’t be more excited to celebrate and experience all life has to offer here alongside the rest of our wonderful community. As we celebrate this milestone, I encourage each one of you to attend even more events this year to truly feel part of Grande Dunes! On behalf of all of us at Grande Dunes, I hope you have a wonderful February and March.

GRANDE DUNES LIFE Get Active! Get Involved! These southern winters are sure getting us in the mood for spring, and it will be here before we know it! Spring at the beach offers renewed energy and excitement. It makes you want to take a deep breath of the salty air and enjoy the outdoors. It’s also a great time to get your body moving! Between all the fitness activities, workshops, socials, game nights, special interest clubs and much, much more, it’s easy to see that there’s plenty to do around Grande Dunes! This time of year, residents become more involved, meet new people and form wonderful new friendships. The one thing I am most excited about is “Grande Dunes Cares” and finding ways to give back to our local charities. Whether that means monetary donations, volunteer hours, reading to a child, delivering meals or donating items, it takes a lot of effort to make a positive difference in the lives of others. As Winston Churchill, one said, “We make a living by what we get, but we make a life by what we give.”

Meet
Sh a ron & Jua n Flu ts ch Everything we do at Grande Dunes is for our wonderful residents. That’s why we love to spotlight a chosen resident or couple in our newsletter and find out what makes Grande Dunes home to them! For this issue, we spoke with Sharon and Juan Flutsch and learned a little bit more about their background and life in our community.
HOW DID YOU TWO MEET AND HOW LONG HAVE YOU BEEN TOGETHER (MARRIED)? We met at work and have been together 36 years. DO YOU HAVE ANY OTHER FAMILY MEMBERS SUCH AS CHILDREN, PETS, GRANDKIDS, ETC.? We have a daughter and two sons. Dawn and her family live in Bealeton, Virginia. Alex, U.S. Army, and his family are currently stationed in Oahu, Hawaii. Steven, U.S. Marines, and his family are currently stationed in Ft. Sill, Oklahoma. We have 4 fantastic grandchildren with #5 due March 2019. We are also blessed with what we lovingly refer to as our “bonus” family from Sharon’s first marriage. We have three bonus daughters, a bonus son, and eight bonus grandchildren. WHAT DID YOU BOTH DO IN YOUR PREVIOUS LIFE PRIOR TO RETIREMENT? Juan started his career in the U.S. Air Force as a flight equipment specialist and then transitioned to civilian life attending college and working full-time. Juan worked for the same company for 44 years ending his career as an architectural design engineer. Sharon started her career as an admin assistant while simultaneously attending college. After 30 years at the same company, Sharon accepted a company down-sizing incentive at age 50. She was then an office manager at George Mason University for a brief period and finally ended her career at the Fairfax County Sheriff’s office as an admin assistant. WHAT IS THE MOST SPONTANEOUS THING OR CRAZIEST THING YOU’VE EVER DONE TOGETHER? We were visiting Juan’s native country, Nicaragua, and we were walking the streets of downtown Granada when we were approached by a tour operator. It didn’t take much to convince Juan to go on a zip-line excursion on the dormant Mombacho volcano! The narrow roadway up the side of the mountain was tenuous and frightening. It was great fun though, and the family enjoys the videos of Sharon screaming on the final vertical drop.
WHAT’S ON YOUR BUCKET LIST OF THINGS YOU’VE ALWAYS WANTED TO DO? We are about to check off several bucket list items this spring — visiting Australia, New Zealand, and several islands in French Polynesia! Also on the bucket list is a European river cruise through the Greek Isles and we hope to one day make it to Corn Island, Nicaragua. WHAT IS ONE THING THAT MOST PEOPLE DON’T KNOW ABOUT YOU? Sharon is pretty much an open book and loves to converse with people but a little known fact is that she was quite shy and barely spoke in her youth. Those who know Juan know that he is a very reserved and a patient person and most people probably don’t know that he can sew like a professional, having learned from his mother when he was a boy. WHAT WOULD YOU LIKE TO SAY ABOUT LIVING IN GRANDE DUNES? We were drawn to Grande Dunes because of its visually appealing aesthetics. Every day is vacation living in our little slice of paradise.
WHAT DO YOU LIKE MOST ABOUT LIVING IN GOLF VILLAGE?
Seclusion – we are tucked away from the hustle and bustle and our neighborhood is full of interesting and friendly people.
WHAT WOULD YOU TELL FAMILY AND FRIENDS BACK HOME ABOUT THE OVERALL “LIFESTYLE” IN GRANDE DUNES?
The lifestyle is what you make of it – it can be active or laid-back. We are grateful for the plethora of activities available to Grande Dunes residents and we enjoy doing what fits our lifestyle and schedule.
GRANDEDUNES.COM
WHAT BROUGHT YOU TO MYRTLE BEACH? Sharon’s family started vacationing in Myrtle Beach in the 70’s and our families continue to vacation in Myrtle every year. We decided to retire in Myrtle Beach because we grew tired of the Northern Virginia “rat race.” Sharon wanted to move to a warmer climate where we could “be on vacation” every day and know that family would always come to visit!
WHAT ARE YOUR FAVORITE PASTIMES AND HOBBIES INDIVIDUALLY AND AS A COUPLE? Juan enjoys playing the guitar, hunting, and wrestling. He officiates high school wrestling matches in South Carolina and Virginia. Sharon loves to travel and enjoys planning their next adventure. Sharon also always enjoys a good read. We both do their best to stay active and enjoy pickleball, boating, and water sports together.
13
HOW LONG HAVE YOU LIVED IN MYRTLE BEACH AND WHERE ARE YOU ORIGINALLY FROM? We moved to Myrtle Beach from Clifton, Virginia 18 months ago. Juan was born in Nicaragua and immigrated to the US in 1963.
Exciting Times Ahead

THE YEAR AHEAD
It’s clear skies at Grande Dunes on the real estate front! 2018 was an extremely active year in home sales and development. Overall, far more homes were sold in the community last year than any other year in its history! From new developments starting out to others having final sell-through, there were a lot of great reasons to buy a home in our community. Along with an ever-improving general market, 2018 paved the way for an active and positive 2019. Based on the selling patterns of Grande Dunes over the last five years, we should experience a moderate uptick in prices this year through more existing homes sold.
REAL ESTATE
NEWS Grande Dunes Pricing & Local Submarkets
If you stay up to date with real estate new across the nation, you’ve surely seen that these price increases that we project are not a nationwide occurrence. Some of the hottest markets across the U.S. have experienced declines over the past 4 months. Affordability is the one thing that has caused some markets to slow and while we have started to experience some softening here too, it hasn’t proven to be consistent yet. Across the market, January had overperformed and future appointments into February and March should keep the market active.

The Grande Dunes team always strives to ensure our newsletter is both informative and entertaining. Our goal is to keep our residents up to date with the latest real estate news and community happenings. Please feel free to reach out with any questions, suggestions or comments about our newsletter.

in January whereas in February there could be 6 or 8, which would change the numbers significantly. A few interesting facts regarding our community – the average selling price of homes in Grande Dunes is close to 2 1/2 times the general market, yet the average size of the homes is only about 400 square feet bigger. As our community turns 20, there are lots of developments happening this year. GRANDE DUNES LANDSCAPE REPORT
REMINDER: Please be sure to drive with care and caution around areas where vendor vehicles are present. Please refrain from contacting Phoenix Landscape OR Total Tree Care directly as their work orders need to be approved prior to completion. Should you have any questions regarding landscaping, please contact Waccamaw Management at 843-315-0300.
Living in a Property Owners Association community requires a property owner to agree to and abide by the association’s governing documents. The documents require that owners maintain their property to the community’s standards. Once per month, your Community Manager completes a property inspection. If something is noted that is not in compliance, a notice will be sent out to the owner of the property to let them know they need to address the non-compliance. A few things that we look for: Mildew and algae buildup on the roof. The humidity, heat, and moisture experienced here in SC can cause mildew and algae to build up on your roofing tiles and possibly on the side of your home, making the property look unsightly. Included is a before and after photo as an example.

Phoenix Landscape Management has been hard at work keeping Grande Dunes beautiful. The following are some of the things they have been hard at work at:
COMMUNITY NEWS OWNER MAINTENANCE CONTINUED DID YOU KNOW? Both state and city laws make it illegal for a driver to leave the engine running in an unattended vehicle or to leave the key in the ignition when leaving a vehicle unoccupied? Specifically, the laws read, “No person driving or in charge of a motor vehicle shall permit it to stand unattended without first stopping the engine, locking the ignition (and) removing the key.
As with all things painted, the sun can take its toll on objects that have been painted and take away their glory. Some mailboxes may have lost their beauty and will be in need of some freshening up. New paint on the box and the gold numbers can really make a difference in the curb appeal of your home. For assistance repairing or refreshing your mailbox, please refer to the information below.
