MARINA PARK GEARS UP FOR NEW SEASON

THE CLUB SCENE IS THE PLACE TO BE

REAL ESTATE: WATERSIDE POINTE TAKING SHAPE

LIV IN G GR AN DE Dear Residents, Warm Greetings from Marina Park! With spring in full force here at Grande Dunes, we’re all spending more and more time outside enjoying this gorgeous Southern weather. This is one of my favorite times of the year as everyone has many opportunities to take advantage of everything our community has to offer – whether it is enjoying lunch at the Anchor Café while looking out over the marina, strolling down our incredible beach or playing a few rounds of golf at one of our awardwinning courses. It’s times like this that make me realize how lucky we are to live in such a beautiful place. One of the best experiences you can have, as a part of the Grande Dunes Community, is attending an event at Marina Park. All throughout this year, we will be celebrating the 20th anniversary of Grande Dunes through a variety of fun events at Marina Village. This venue is a fantastic opportunity for you to go out and meet new friends, try delicious food and enjoy amazing entertainment. We’re kicking off this event season with an amazing performance by The Long Bay Symphony, a favorite amongst our residents and city. The symphony is known for delivering unforgettable performances of some all-time favorites. Other upcoming events include the popular Derby Day, our Oyster Roast, and much more. In traditional Grande Dunes fashion, each event benefits a non-profit charity that helps the less fortunate in the Myrtle Beach area. We strive to give back and help as many people as we can. This is just one more reason why we all love Grande Dunes and the residents here! Marina Park is an incredible venue, and as we want to celebrate our 20th anniversary for the whole year with you, I hope you can attend all our upcoming events!

Sincerely, Margaret LaCalle

A Tasty Way to Give Back

EMPTY BOWLS CHARITY EVENT Creativity and Community Combine for a Charitable Cause We had a fantastic time at our Empty Bowl event, which benefited the Community Kitchen of Myrtle Beach. We painted bowls every Monday for four consecutive weeks and donated 63 bowls back to the event. We all loved tasting the delicious soup recipes in our competition and trying to decide on which one was best — who knew there were so many delicious soup recipes out there? We want to thank everyone who participated in this event, whether you painted a bowl, submitted a recipe or simply attended the event. If you brought a bowl home, I hope you always “Remember the empty ones, while

FREQUENTLY ASKED QUESTIONS I NOTICED THE OCEAN CLUB TRELLIS SIGNAGE IS ON BACKWARDS.

association will take over the maintenance budget. We will let you know how much the monthly amount will be to each resident and business owner.

The Ocean Club design has an artistry focus on the waves and dunes, with the cresting of the waves as they crash into the dunes. This is what our designers proposed to be installed. (Pictured below)

WHAT IS HAPPENING WITH THE BRIDGE REPAIRS? We have ordered new handrails that will match the current spindles. The Master board hired a bridge engineer to design a handrail that will flex with the movement of the bridge and hold up for many years to come. The production of the handrails does take several weeks and once they are in, we shall be able to start the installation. We will be sending out eblasts to all the residents and business owners to let them know about the schedule and any anticipated lane closures.

I SAW THE WATERWAY TRAIL AT THE SOUTH END OF THE GRANDE DUNES, IS THAT OPEN TO THE PUBLIC? Not officially, we have almost completed the first phase to include benches and shade structures, with a water fountain for your pets to hydrate. We plan to have the official opening of the first phase of the waterway trail that will eventually meander all the way to the current, existing marina, Memorial Day weekend. Stay tuned for more updates.

WHAT IS HAPPENING WITH THE TRAFFIC LIGHT INSTALLATION? The City of MB zoning and construction staff are working closely with LStar to finalize the design. LStar will need to seek SCDOT approval for the design and once approved, the City will be able to request bids for this improvement. We anticipate the cost of the traffic light to be approximately $600k and th City of Myrtle Beach will contribute one third of the expense and LStar will contribute the remaining two thirds. We are excited to be working on this special project with

I HEARD THE MASTER ASSOCIATION IS MADE UP COMMERCIAL BUSINESS OWNERS AS WELL AS RESIDENTS, WHAT DOES THIS MEAN? Businesses within Grande Dunes pay into the master association just like a resident who lives in Grande Dunes.

the City staff and appreciate their hard work to help get the design and approvals needed. Once we get things approved, we will be able to give all the residents and business owners an update to the projected completion date.

WHO IS ON THE BOARD FOR THE MASTER ASSOCIATION? The master association does not have any members, it is board control. Right now, the master association board is controlled by the declarant, LStar. LStar will turnover the master association responsibilities to 6 business owners who operate in Grande Dunes and 1 Grande Dunes resident. The turnover is not for several years so as we get closer to that time, we shall let you know the process.

LAST YEAR, I HEARD LSTAR WAS GOING TO INSTALL A MUCH NEEDED BATHROOM AT THE OCEAN CLUB BY THE POOLSIDE. IS THIS STILL HAPPENING? Yes. We received the permit and we started construction. We are planning to have the bathroom, that will be ADA, opened to the residents for Memorial Day weekend. The expense for the ADA bathroom is not being paid for by any of the Grande Dunes residents because the building is wholly-owned by LStar as a commercial entity.

- Installation of spring ‘Pop’ flowers - Installation of all seasonal flower beds - Installation of spring pine straw REMINDER: Please be sure to drive with care and caution around areas where vendor vehicles are present. Please refrain from contacting Phoenix Landscape OR Total Tree Care directly as their work orders need to be approved prior to completion. Should you have any questions regarding landscaping, please contact Waccamaw Management at 843-315-0300.

Understand the Business Judgement Rule The Business Judgement Rule separates careful board members from liability for the decisions they make while governing the association. Learn the boundaries of that rule. Even well-intentioned directors can step outside of the rule. Ask the manager for input on most motions The board’s most frequent protector under the Business Judgement Rule is the manager, so seek input from him or her. The manager often has years of experience and training – take advantage of that background. If a manager’s input isn’t being sought, why have them at the meeting? Respect your board colleagues Directors may disagree on one motion and agree on the next. Disagreement is not the same as disrespect. Don’t make it personal. Someone may be the smartest, most-prepared and most-experienced person on the board, but if they do not exhibit respect and grace to their colleagues, that person will probably be the board’s biggest problem and its worst director. Never forget that you are volunteers and neighbors trying to do your best. Set a high standard of behavior in board meetings and contribute to the culture of mutual respect. Please note that this is not the same thing as consistent agreement.

GRANDE DUNES LANDSCAPE REPORT Phoenix Landscape Management has been hard at work keeping Grande Dunes beautiful. The following are coming up in the near future:

BOARD TIPS Being a board member for an association is a great honor for the individual serving their community. As volunteers, the Board of Directors make decisions for its communities on behalf of their members and could use a bit of help sometimes. Here are some tips for the boards provided by The Community Association Institute (CAI) – More in the next edition of the News.

2019 VEHICLE STICKERS 2019 Vehicle Stickers are available at the Waccamaw Office. Please make sure to have this sticker present on your vehicle’s windshield prior to parking at the Ocean Club. Your 2019 sticker MUST be visible at all times when parking at the Ocean Club.

COMMUNITY NEWS OWNER MAINTENANCE REMINDERS Living in a Property Owners Association requires a property owner to agree to abide by the association’s governing documents. These documents require that owners maintain their property to the community’s standards. Once per month, your Community Manager completes a property inspection. If something is noted that is not in compliance with the governing documents, a notice will be sent out to let the owner of the property know to address the non-compliance. If you receive a violation notice, it does not mean that you are in big trouble. This is a means of communication to owners from your boards and management to let you know that something needs attention.

Remember, if you would like to install or remove any trees or shrubs, be sure to fill out a request prior to doing all of the hard work and get approval.

Please communicate with our Community Manager if you have any questions or concerns. We understand that the issue could be due to unforeseen circumstances. If you need more time to correct the violation, let your manager know so they can communicate to your board and request an extension for you if needed. We are here to help!

According to historical records, beachfront lots in Myrtle Beach could be found for as little as twenty-five dollars in 1905. If you built a structure on that lot for at least five-hundred dollars, you would receive a second lot free.

LANDSCAPING AND LAWN CARE Spring is coming! Or, it may already be here since it is completely up to Mother Nature. It is time to start thinking about lawn and landscape maintenance. Now is the time to refresh your mulch areas, apply preemergent to keep the weeds at bay and talk to your landscaper about getting the irrigation systems back up and running. Per the ARC Guidelines, there are three approved mulch applications: Cypress or shredded hardwood (brown or black only) or pine straw (long leaf pine needles only).
