Even though we live in an incredible destination all year long, this is the time of year where we all get to enjoy a bit more of sun, sand and surf. I encourage you to spend as much time as possible outdoors and seize the day! Before you get started on your summer adventures, however, you may want to check out the contents of this newsletter. This issue is especially filled with tons of fun coverage about life at Grande Dunes! Giving back like never before. You’ll learn about some of our charity and nonprofit contributions from the past month and how we’ve been able to provide an incredible amount of support all thanks to your help. A club for everybody. Check out the busy schedules of our many clubs. From golfing to social clubs, there are people to meet and things to do for everyone. This includes the Travel Club that has broken records for attendance – when you see where they are off to, you won’t be surprised why! Our resident spotlight. This month’s resident spotlight features a great couple. You’ll love reading their story and what makes Grande Dunes such an incredible place that they called home. Our growing community. The real estate market is always a big focus, and this month is no exception. Check out our real estate report and learn about the future development of Grande Dunes, including lots of information about the Ocean Club. A GRANDE experience. Yet despite all the amazing content in the pages ahead, my favorite part is a very special story that covers four different areas of our amazing community. We spoke with some members of the team and are now sharing an inside look at the Member’s Club, Ocean Club, Marina and Anchor Café. You’ll be able to learn about why they love Grande Dunes so much and what drives them to success every day. It’s no secret that the schedule of events in Grande Dunes is packed with events – just like the way we like it! I’m so excited to spend summer with such an incredible community and experience events such as the free movies and concerts happening in June and July at Marina Park. MARINA PARK (CONTINUED) Representatives from The Community Kitchen of Myrtle Beach attended The Long Bay Symphony event to help collect donations. Grande Dunes was honored to present The Community Kitchen of Myrtle Beach with a check totaling $7,000 for money raised from The Empty Bowls Fundraising Event organized by Peggy Davis, Lifestyle Director of Grande Dunes and donations collected at The Long Bay Symphony Event. Pantry items were also collected at the events. The Community Kitchen of Myrtle Beach provides food to the less fortunate men, women and children of Horry County. This event raised more than $30,000 for the Grand Strand Humane Society.

GRANDE DUNES LIFE The Ocean Club pool feels great, the mermaids are into their Water Aerobics every Tuesday and Thursday and the smell of the Express Grill is filling the air! A favorite day for all ages is “Float Fridays” which is an opportunity to get your unicorns, pizza slices and swans out to enjoy relaxing and floating around the pool! If you are a new home owner in Grande Dunes, we want to say WELCOME! Please join us at one of the New Owner Orientations on June 5th or July 10th on the 2nd floor in the Suites at 4:00 pm. You may register on the Member Web or email us at NewOwner@GrandeDunes.com. Meet key staff members and learn more about your resident benefits with refreshments, door prizes and a full tour of the club. We end with a complimentary drink in the dining room to be able to meet your new neighbors! The Travel Club had a record attendance at our last meeting with 110 travel bugs, held at the new and beautiful Del Webb Amenity Center! We have been taking local day excursions to amazing places including historic Georgetown and scenic Southport! The next one is the Shelling and Lighthouse Cruise out of Georgetown in September. Then we will be riding in style with Carolina Limousines to the Southern Christmas Expo in November to Charlotte, NC! Some are taking advantage of weekend getaways to the wine country in Yadkin Valley, NC, Niagara Falls, Jekyll Island, GA and then the Biltmore House in December. But it doesn’t end there! We also offer large extended

trips like a National Parks Tour out West, a train ride through the Canadian Rockies, Oceania Cruises, Viking Cruises on Sea and on River through Europe! Wednesdays and Fridays have been very busy with various activities, social hours and dinner services. Some of our Wednesday activities include Book Club, Bunko and BINGO with a cash pot that is growing every month as we play for charity. Music is in the air on our 3rd Fridays each month held on the north side of the club called “Palm Island”! Everyone brings their chairs and blankets and spreads out all over the grassy knoll. We set up tables and chairs for those who wish to eat their dinner outside, which are first come first serve. The Caravan on

Stars will be with us on June 21st from 6:00pm-8:30pm and the Unpluggables will be here on July 19th! They are both crowd pleasers and great entertainers! Our Sunday Brunch Buffet with an oceanfront view is back on June 9th and again on July 14th, the 2nd Sunday of each month from 10:00am until 1:00pm. Remember to register early before the deadline – which is 72 hours before the event – so we can prepare enough for everyone to enjoy. The buffet consists of an

omelet station, fresh fruit, assorted salads, a variety of meats, vegetables, potatoes or rice and always a wonderful dessert bar for only $22.00++. That’s worth the beautiful view alone!

Get your GOLF CARTS decorated and ready for the big Golf Cart Parade and 4th of July Celebration in Marina Park! Starting at 9:15am meet us at the Members Club to start off with the parade through Golf Village making our way over the bridge down to the Marina. The rest of the golf carts will meet us there at 10:00am and join the parade down Marina Parkway and ending back in Marina Park. The car club will lead the parade as well as bring up the rear. There will be a judging contest for the best decorated golf cart, carnival games for all ages, live music, food truck vendors, face painters, cupcake decorating plus the famous Cupcake Eating Contest sponsored by Croissants Bakery and Bistro! There will be a $500 cash prize plus over $1000 worth of prizes! If you would like to be in the golf cart parade please see the Member Web for all the details and to register! Anchor Café Happenings SUMMER HOURS: Sunday to Thursday 11:00am-9:00pm

Hello from the Anchor Café! We are officially in our Anchor Summer Season. It is the best time of the year to ride your bicycle to the Anchor. You can dock your boat for free while dining on J-Dock. Golf carts are prohibited on the bridge, but we have plenty of room available in the Anchor Café parking lot.

So, how is Grande Dunes doing and what is the story for the overall market?

While the average price of a single family home has increased 9% YOY there have been a total of 3 less homes close so far. 2,877 last year and 2,874 this year. In Grande Dunes the numbers are reversed with far more homes closed, but with the average sales price being lower. Last year 20 homes closed at an average price of $757,400 while this year 53 homes have closed that average out at $589,000.

We are not quite half way through the year yet and historically the best is ahead of us in 2019. The buyers looking for properties here are mostly primary residence or second home buyers. Many people are relocating here and that demand is driving the market in a healthy way, as opposed to investment buyers or buyers with little invested in the purchase. I expect the year to continue going well with approximately 40% of homes sold being new builds and 60% being existing homes, like yours.

EVENTS Mark your calendar for some exciting public events happening at Grande Dunes this year.

A GREAT YEAR SO FAR! 2019 has started off with some amazing events in the lovely Marina Park overlooking the Intracoastal Waterway.

The 20th Anniversary Concert featuring The Long Bay Symphony was a huge success raising money and awareness for the Community Kitchen of Myrtle Beach. Everyone had a fantastic time with beautiful music, delicious food, and fun games.

Then in May, we enjoyed a memorable 145th running of the Kentucky Derby. Over 300 people watched the race on a Jumbotron, cheering on their favorite contender. The afternoon was rounded out with delicious food and drink and live music from Alan Bibey and Grasstowne. The event raised funds for Habitat for Humanity of Horry Country and the Coastal Carolina Sertoma Club.

I HEARD THAT WE ARE NOT GOING TO GET BEACH CHAIRS AT THE OCEAN CLUB IN OCTOBER This is correct. We were the only beach chairs on the beach in October and with precarious weather in the month of October, we made a decision to avoid putting chairs out and no one using them. Having said that, if the weather cooperates, we plan to have them put out in the month of October. That decision has not been made at this time but will be made when we get closer to October and we will let you know. WHY DO WE NEED A LIFEGUARD? Well-being and safety codes mandate a lifeguard for every 50 beach chairs. Once we see that the chairs are always busy from the beginning of season to the end of season, we will be happy to increase the number of chairs on the beach and increase the lifeguard coverage. I HEARD THE MARRIOTT TIMESHARE HELPS PAY, OR USED TO HELP PAY FOR THE CHAIRS ON THE BEACH AT THE OCEAN CLUB? No that is false. We have never partnered with the Marriott Timeshare and comingled assets with them when it comes to the Ocean Club or other properties within Grande Dunes. THE MARRIOTT PUT THEIR CHAIRS OUT TWO WEEKS BEFORE THE OCEAN CLUB PUT THEIRS OUT. WHY? We do not know why the Marriott put their chairs out two weeks before us, we put our chairs out during Spring Break which happened to coincide with an early Easter this year. THE UMBRELLAS ARE SO CLOSE AND SET SO LOW. IT’S REALLY AN UNPLEASANT EXPERIENCE. WHAT CAN BE DONE ABOUT IT? We set the umbrellas low because of the ocean high winds may cause the umbrellas to blow away. However, we shall talk to our contractor and see what can be done. Please keep in mind, this contractor is the same contractor for all beach chairs along the Grand Strand, so we defer to their best practices to give us the best possible experiences for our residents. I HEARD THAT THE OCEAN CLUB IS FOR SALE AND CONDOS ARE BEING BUILT, IS THIS TRUE? No this is false. The Ocean Club is not for sale.

I HEARD THAT WHEN YOU SELL THE OCEAN CLUB, THE NEW OWNERS WILL CHARGE US A MEMBERSHIP TO USE THE POOL AND BEACH. IS THIS TRUE? No this is false. The master declaration states that each Grande Dunes resident has lien rights at the Ocean Club that will provide in perpetuity, a private pool, private beach access and private space in the Ocean Club. This use does not come with additional membership payments, other than your customary Ocean Club dues you pay to the Master HOA. CAN YOU PLEASE EXPLAIN WHAT IS THE GRANDE DUNES PLANNED UNIT DEVELOPMENT (PUD) AND WHAT IS THE MASTER DECLARATION FOR THE HOMEOWNERS ASSOCIATION AND ARE THE TWO CONNECTED? The PUD gives the owner the latitude to build a community that has mixed uses within the 2,200 acres. It has specific details on building requirements and how to create a best-in-class community. The Master declaration for the homeowners association is not connected to the PUD but a standalone document. The Master HOA is currently controlled by LStar and is made up on 3 members, all LStar. When the community is built out the Master HOA governance will be turned over to a board of 7 members who are part of Grande Dunes, this includes residents and commercial entities. CAN WE USE THE MARINA INN BEACH ACCESS PATH? Yes. This access is a nonexclusive access for Marina Inn. However, as a resident of Grande Dunes Master Association, you are given a private beach access in addition to the Marina Inn access. NEW NEIGHBORHOODS BEING BUILT IN GRANDE DUNES HAVE THEIR OWN CLUBHOUSE AND POOL, IT SEEMS STRANGE THAT YOU WILL KEEP THE OCEAN CLUB OPEN TO ALL RESIDENTS. WHY ARE THESE NEW COMMUNITIES BUILDING THEIR OWN AMENITY AND POOL? When we acquired this property, the future residential development plans were not supported by the available space at the Ocean Club. We decided to take a hard look and hard approach and require all the homebuilders who wanted to be part of Grande Dunes to build their own amenity and pool on their site. This was not a legal requirement, nor was it a requirement of the master declaration documents or the Grande Dunes PUD. We made this decision to help relieve the Ocean Club from overcrowding as the community continues to grow. The residents who live in these new neighborhoods not only pay for the amenity and pool within their neighborhood, they also pay into the Master Association for their Ocean Club access – this means every resident continues to have access but have alternative amenity options. WILL MARINA VILLAGE ALONG MARINA PARKWAY HAVE THEIR OWN AMENITY THEN, OR WILL THEY HAVE TO HAVE THE OCEAN CLUB AS THEIR SOLE SOURCE OF AMENITY? Marina Village will have their own amenity and pool. We are currently working on the design elements for this amenity and it will overlook the ICW. It will be for the exclusive use for the residents who live in Marina Village.

We had a two phase repair schedule. The first phase was repaired several months ago. The second phase which will involve removing and replacing the hand rails and balustrades will start on June 3, 2019. The hand rails and balustrades have to be replaced because they were damaged due to incorrect repairs being made to the bridge. We hired a structural bridge engineer who gave us three recommendations and the best way to fix this long term issue is to replace the hand rails and balustrades. We found a company who can manufacture these two items to look similar in style to what is currently installed but it will last longer and hold up better and also look clean. You can imagine this replacement is major and should take approximately 4 months to complete. An eblast has been sent out to all Grande Dunes residents informing them of lane closures for the next 4 months. I HEARD THAT YOU ARE INSTALLING THE GRANDE DUNES LOGO ON THE BRIDGE. IS THIS TRUE? Yes. The logos will be on the columns of the bridge and will have uplights so the bridge can be seen from the waterway during the dark hours. I RECENTLY RECEIVED A SURVEY FROM THE MEMBERS CLUB, WHEN CAN WE SEE THE RESULTS FROM THAT SURVEY? Survey results are now in. Anyone who wants to get a copy of the results are encourage to contact the Members Club administrative office. I NOTICED YOU HAVE CLOSED THE ICW TRAIL THAT STARTS AT THE YMCA. WHY? The ICW trail is now open for all to enjoy. WE ARE VERY PLEASED YOU ARE INSTALLING A BATHROOM AT THE OCEAN CLUB, POOL SIDE BUT WHY IS IT TAKING SO LONG? The new bathroom is under sea level and requires special structural design and engineering. Once we received the permit and started construction, we found we needed structural supports in the building itself and had to design and engineer more structural walls. This caused a delay in our schedule but we are pushing to have the bathroom completed as soon as we can. ARE YOU FINISHED WITH ALL THE NEW SIGNAGE AROUND THE COMMUNITY? Last sign to be done is at Kings Highway and Highway 17. We are reviewing the landscaping around all the new signage. We are also adding a new sign at The Members Enclave. ANCHOR CAFÉ AND MARINA SHIP STORE TEMPORARY PARKING REALLY CREATES A DUST STORM WHEN THE WIND PICKS UP, WILL YOU CONSIDER PAVING IT? Yes, the Anchor Café Parking lot will be closed from Monday 6/10-Wednesday 6/12, due to the paving of this area located on the north side of the Ship Store. This parking was always temporary and we plan to make something a bit more appealing for all our guests who visit the Anchor Café and Marina Ship Store.


COMMUNITY NEWS Homeowners' Association Updates from Waccamaw Management

BOARD TIPS Being a board member for an association is a great honor for the individual serving their community. As volunteers, the Board of Directors make decisions for its communities on behalf of their members and could use a bit of help sometimes. Here are some tips for the boards provided by The Community Association Institute (CAI) – More in the next edition of the News. • Read the governing documents at least once. The governing documents are the framework (along with applicable laws) within which the board must operate. Familiarize yourself with these important documents. One of your main tasks as a director is not only to enforce and implement those documents but also to educate and inform your neighbors, most of whom will not be familiar with them. • Attend at least four board meetings. Familiarize yourself with board meeting procedures, and observe the current issue being addressed. This also demonstrates to the current directors that you are interested in the associa-tion’s governance and will invest the time to listen and learn. • Talk to the community manager. Your manager may not be able to talk to everyone interested in board service, so be sensitive to their time. The manager may not endorse or oppose any

OWNER MAINTENANCE REMINDERS Living in a Property Owners Association requires a property owner to agree to abide by the association’s governing documents. The documents require that owners maintain their property to the community’s standards. Once per month your Community Manager completes a property inspection. If something is noted that is not in compliance with the governing documents, a notice will be sent out to let the owner of the property know to address the non-compliance.

COMMUNITY NEWS EXTERIOR MAINTENANCE Now is a good time of year to attend to all of those outdoor tasks that need attention. Exterior maintenance is something that is more focused on during inspections this time of year. Exterior maintenance can consist of paint, trim, mailboxes, driveways, roof cleaning, landscaping, and the list goes on. One of the reasons community associations are created to enhance and protect property values, so it is up to anyone that owns property within the community to conform to their governing documents to fulfill that purpose. MODIFICATION REQUESTS If you want to change the color of paint on your house, or create a new landscaping bed, you must submit a Minor Modification Request to your sub-Association ARC (architectural review committee); in fact, any minor modification for single-family residences must be submitted for approval to maintain adherence to your community’s set of rules which govern appearance. Your HOA’s ARC reviews your request based on your Association governing documents, but may also take other factors into account to maintain your neighborhood’s aesthetic.
