LIV IN G GR AN DE Dear Residents, As we draw the year of our twentieth anniversary to a close, the entire Grande Dunes team is so excited for what’s to come. A new year, a new decade and a whole new chapter in our history is right around the corner. We couldn’t be happier that you’re on this journey with us. 2020 has significant growth and happenings planned in our amazing community. First and foremost, the development will begin for Waterway Hills Village, the exciting new village planned for just north of the Intracoastal Waterway. This new village will allow more residents to enjoy the splendor of Grande Dunes as well as exclusive amenities and privacy. Yet, Waterway Hills Village is just part of all the growth happening in 2020. Portside, our assisted living community, will be implementing their second phase, an independent living section. Additionally, more and more people are living the Grande Life by becoming residents at Del Webb at Grande Dunes, Living Dunes, Waterside Pointe and Waterside Edge. Finally, we’re excited that The Carrell Group is joining AR Homes as a Preferred Builder in Members Club Enclave. One of our most exceptional neighborhoods, you have got to check out the amazing model homes in the Enclave! One of the most significant changes the Grande Dunes community will be excited about is a long list of major updates and improvements to our Members Club Course. From brand-new heat-tolerant greens to revitalized bunkers, these improvements will offer an unrivaled golfing experience. Finally, just as 2019 offered an incredible line up of events, as will 2020. We are putting the finishing touches on our lineup and we can’t wait to share it with all of you. As is our tradition, each of these events will contribute to a good cause benefiting the Myrtle Beach community. GRANDE DUNES LIFE Some people come into our lives and quickly go. Some stay for a while and leave footprints on our hearts and we are never, ever the same. As I reflect over this past year, I am in awe of the wonderful people that live in Grande Dunes. When I receive messages thanking me, it deeply humbles me. The truth is, I couldn’t do what I do without the love and support from you, the residents. I am truly thankful for all the wonderful friendships I’ve made. You keep me motivated and that’s why I love being your Lifestyle Director. We’ve had an exciting 2019 as I’ve witnessed many new friendships formed and experienced fun memories that can never be erased. We are going to have a fun 2020!

Sometimes the questions may be directed to the incorrect source. Security’s primary function is access control and they are not always familiar with the day-today operational functions. All decisions and operational changes are put in place by the Master Board of Directors. Security works at the direction of management per the Board’s instructions. If there are any questions or concerns with the structure of security and their role in Grande Dunes, please contact Waccamaw Management. COMMUNITY ASSOCIATIONS: PREFERRED PLACES TO CALL HOME June 4, 2018 — Falls Church, VA — Community associations, commonly referred to as homeowners associations (HOAs), condominiums, and housing cooperatives, remain preferred places to call home for millions of Americans, according to the 2018 Homeowner Satisfaction Survey, conducted by Zogby Analytics for the Foundation for Community Association Research (FCAR). The majority (90%) of survey respondents say their association's rules protect and enhance their property values (62%) or have a neutral effect (28%). Eighty-four percent of those surveyed expressed that neighbors elected to the governing board “absolutely" or “for the most part" serve the best interests of their communities. Nationwide, 63 percent of surveyed homeowners and condominium association members live in single-family homes, followed by 17 percent who live in condominiums and 14 percent who live in townhomes. Zogby, the independent polling and research firm, used random sampling to identify association residents and asked them to rate their homeowners association
experience on a scale of one to five, with one being very bad and five being very good. 63 percent say they are “very" or “somewhat" satisfied, with 22 percent reporting a neutral response. Community association residents in the data sample commented on other association benefits: • Nearly 73 percent of residents said their community managers provide value and support to residents and their associations. • Most common monthly assessments are in the $100–$300 range, with condominium assessments slightly higher than homeowner’s association fees (17 percent are more than $500 per month). • In addition, more than half of respondents nationwide (54%) feel they are paying just the right amount in assessments. • Two-thirds of surveyed homeowners and condominium association owners have, at some point, attended their community association board meetings— with the majority attending four board meetings per year. • More than 60 percent of respondents believe that associations should insist that all homeowners pay their assessments, and attorneys should be involved, if necessary, when homeowners are delinquent in paying their assessments. “Community associations remain an essential component of the U.S. housing market, and—once again—a large majority of Americans who live in community associations report that they are happy and satisfied in their communities," says CAI Chief Executive Officer Thomas Skiba, CAE. “The most recent survey validates that the majority of homeowners believe their CONTINUED NEXT PAGE
