Battles Trace Showcase Home by Stuart Contracting BY D. FRAN MORLEY The Showcase Home for the 2015 Baldwin County Parade of Homes is in Battles Trace, one of the loveliest, most desirable neighborhoods in the Colony at the Grand in Fairhope. Here homes overlook 200-yearold oaks, towering pines, parks, a walking trail and golf course; and they are close by the amenities offered by The Colony at the Grand Lakewood Club, including golf, pools,
fitness, tennis, lakes and social club. Built by Stuart Contracting of Bay Minette, with Jennifer Mitchell as construction manager, and with design elements, selections and decorating by Bee Martin Little of Set to Sell, LLC, the four-bedroom, four-and-a-half bathroom home brings touches of traditional Arts and Crafts style to a classic Coastal Cottage design that is bright, open and welcoming—with space for
cozy family gatherings or larger parties that spill out onto the porches and patio. The entire home, indoors and out, is wired for sound, so listening to music or following the big game is easy from any room or from out on the patio, while tending to dinner in the Isokern wood-fired pizza oven that is part of the complete outdoor kitchen, by Coastal Stone and Cabinets.

Government Regulations: 25% Cost of a New Home BY ROBERT DIETZ A new paper by economist Paul Emrath of NAHB’s Economics and Housing Policy Group estimates the share of an average, singlefamily home’s price that is due to costs associated with government regulations. Using responses from the NAHB/ Wells Fargo Housing Market Index survey and average longrun assumptions about terms on construction loans, profit margins, and time lags between different phases of the home building process, the paper finds that 25% of the price of a built-for-sale singlefamily home is due to government regulations. Nearly two-thirds of this impact is due to regulations that affect the developer of the lot, with the rest due to regulations that fall on the builder during construction. Costs due to regulations can arise from many sources. At the local level, jurisdictions may charge permit, hook-up, and impact fees and establish development and construction standards that either directly increase costs to builders

Building Goals Check the real estate section of your newspaper. It’s a good starting point to learn which builders are active in your area, the types of homes they are building or remodeling, and the prices you can expect to pay. Ask friends and relatives for recommendations. Ask about builders they have dealt with directly, or ask them for names of acquaintances who have recently had a good experience with a builder. Verify the contractor’s name, address, and phone number. Be wary of workers who give you a pager number, or post office boxes, rather than street addresses. Make sure your contractor has an occupational license from the State of Alabama Home Builders Licensure Board. (General contractors licensed prior to Jan. 1, 1992, are exempt). Ask to see the builder’s pocket-sized license card (it’s burgundy and white) or call the State of Alabama Home Builders Licensure Board at 1-800-
304-0853 to make sure your builder is licensed. Request references on similar work performed by the builder. Ask to see a job in progress, and ask for the name and number of a customer who had work done over a year ago. If you are having a house built, see if the builder has continuing education credentials such as a CGB (Certified Graduate Builder.) If you are having remodeling work done, see if he or she has a CGR (Certified Graduate Remodeler) designation. Before your builder begins to work, you should: Ask to see proof of worker’s comp and liability insurance. Agree on finance charges and a payment schedule. Make sure you have guarantees and warranties in Mike Henriksen, writing. Agree on start and finish dates and put the dates in President,Baldwin County Home Builders Association writing.

Insider Hints for Design on a Budget Spend lazy Saturday afternoons browsing the pages of Architectural Digest or Dwell, wishing you had the budget to hire an interior designer to replicate their artistic interiors? Well-designed rooms don’t always have to come with a huge price tag; in fact, designing on a budget may be easier than you think. Many times, by changing small elements, you can give a room an entirely new personality. Sometimes adding a few colorful pillows or picking up a paintbrush is all you need to do to make your room look like something out of the pages of a magazine. One of the most common fixes for a boring room is color. “Color is easy to do and inexpensive, says Kathy Browning, owner of Design Consultants, a design firm in Virginia Beach, Va. Updating the color of just one wall in any room will give it an entirely new feel. Painting, when approached correctly, can be an enjoyable experience with instant rewards. Lauren Warnock, vice president director of design at Mary Cook Associates, an interior design firm based in Chicago, reminds home owners that warmer colors can make a room feel cozier and more inviting. Cooler colors like grey or “stark white, on the other hand, may give a room a more industrial feeling. “Light airy colors open up a space, while deep, darker colors can make a room appear smaller, Warnock says. For the style-conscious, earthy tones such as ambers, browns, and rust are currently popular. “Using modern glamour hues such as white and black with a punch of a teal, coral or chartreuse color is very hot as well, says Warnock. Connie Edwards, director of design for Shenandoah Cabinetry, has her

own advice when it comes to color, particularly if you are looking at the kitchen. “You can never go wrong with neutrals, but color is hot now, Edwards says. “Not necessarily vibrant colors — although for the right space, they can be fabulous — but think along the lines of buttery yellows, soft sage greens and nearly neutral blues. Adding accents to pieces you already own can also make a large difference. For instance, if your couch is not as exciting as it once was, try throwing a few fun accent pillows on it. Remember, throws and cushions, when selected as accents, can really bring new life to a tired piece of furniture. “The use of pillows, throws and draperies in living spaces enhances a room in many ways, Warnock says. Fabrics also can add beautiful softness to a room and allow additional patterns and textures to be brought into a room. Another budget-friendly change is to rotate the artwork in a room. Using the same frames but changing the images can easily create a new theme or mood, and combining several different frames in different finishes and sizes can achieve different looks. Often overlooked but strikingly effective, updated lighting can work wonders. “Lighting will dramatically change the mood of a room, Warnock says. Try installing a new fixture or simply swapping out the shades on current fixtures. Installing dimmer switches can also make for an interesting change. Kate Brennan, vice president of new business development at Mary Cook, offers some advice for ready do-it-yourselfers. “Get excited about the transformation that will occur — usually people become more inspired to continue updating their homes. Brennan says. “Take your project one step at a time and follow your gut.

Design Trends for 2014 and Beyond The National Association of Home Builders recently announced the winners of the Best in American Living Awards – a prestigious award program that spotlights design excellence for the entire residential building industry. Award recipients represent the forefront of innovative design in America, and are lauded as the most creative and inventive builders, remodelers, architects, developers, land planners and interior designers in the nation. Based on submissions from this year’s crop of winners, some of the newest trends in design that home buyers will see over the next several years include: White on White – Cabinets, flooring, backsplashes, counters, fixtures and appliances are beginning to lighten up. Layering white on top of white is a new approach in many kitchens and bathrooms that is giving way to a fresh and light feeling. To achieve clean lines and a modern feel, designers and builders are selecting European cabinetry, adding shiny surfaces via appliance, backsplash and countertop choices, and incorporating glass walls. Bold Exterior Colors – Bold colors are making their way to the exterior of homes. Whether it’s through paint, a mix of cladding materials, doors,

DESIGN CONTINUED FROM PAGE 11 windows, porches, shutters or trim, an extra layer of drama is being adding to the design of elevations, further enhancing curb appeal. Interior Courtyards – Interior courtyards are popular in all housing types right now. The primary difference is scale. Within single-family homes, courtyards provide private and safe outdoor living areas and are being shifted to side yards. Specialty Lighting – Specialty fixtures are “lighting it up” this year. Regardless of whether it involves a custom or a stock fixture, designers are finding ways to showcase them as pieces of art rather than just a functional element. Lighting is being paired with wood ceiling details to further enhance the room’s design and create a feeling of warmth. Historic Style with Modern Flair – New or remodeled homes, whether they are Craftsman, Prairie, Mid-Century Modern or another historic architectural style, are adding modern flair to their traditional designs through color, finish, fixture and lighting selection, while continuing to be influenced by the past through the use of reclaimed building materials and classic proportions and detailing. Blurring the Lines Between Inside and Out – Lines continue to be blurred between the inside and outside of homes. No longer limited to areas with warmer climates, this is being seen all across the country. More homes now feature moveable glass walls, gourmet outdoor kitchens and interior courtyard pools, adding more everyday living space. HOMEOWNERSHIP
The Not-So-Obvious Benefits of Buying a New Home Home buyers have the choice of two types of houses on the market: resale or new. Home buyers planning to buy a brand-new house or condominium often cite energy efficiency, open layout, a warranty, and being able to select appliances, flooring, paint colors and other design elements as factors driving their choice. But builders say that buyers can be drawn to a new house for reasons that aren’t so obvious. Here are a few more benefits of a brand-new home that you may not see in the sales brochure.
Building a Community Together A brand-new community is one of the built-in benefits of many new homes. When families move in to a subdivision at the same time, they often form lasting bonds of friendship and neighborliness right away. Nobody is the “new kid on the block,” and many home builders host community parties in new developments to help owners meet and connect. Popular amenities like pools, walking trails and tennis and basketball courts offer additional opportunities for interaction among neighbors of all ages. Often new communities are comprised of home owners in the same stage of life, such as young families or active retirees, so neighbors CONTINUED ON PAGE 16 can get to know each other through carpools, PTA meetings, tennis

The Baldwin County Home Builders Association charitable foundation
The mission of the Foundation is to support the educational and charitable activities of the Baldwin County Home Builders Association. The Foundation was founded to support and engage in charitable activities dedicated to the improvement of community housing and the residential housing industry. More and more wounded soldiers are returning home every day. A home is the simplest, yet most essential item in their lives. It is a comfort and a safe haven at the end of a long day, and a place to call their own that gives them independence. We owe it to our wounded veterans to assist in providing them this basic of needs so they can focus on rebuilding their lives. We are proud to announce the formation of the Baldwin County Home Builders Association Charitable Foundation, and
our new project called A HOME FOR A HERO! We have established a 501 c (3) in order to encourage participation from our members and the community. The foundation’s goal is to build a home for Sergeant Paul Douglas Rains, who was critically injured by an IED (Improvised Explosive Device) in Iraq on January 3, 2006.

He served in Afghanistan without injury. But on Jan. 3, 2006, during his second tour of duty, this time in Iraq, he was critically injured by an IED (improvised explosive device). While Rains (known by family and friends as “PD”) was not aware of it at the time, he later learned that he had suffered shrapnel wounds from top to bottom on his right side, with one piece of shrapnel piercing
his liver and one of his lungs. The wounds were so severe that his family was called and informed that Rains was not likely to survive. “I don’t know what happened in the field hospital, but they saved my life,” he says. “God was with me that day.” In the weeks and months that followed, as Rains was first sent to a hospital in Germany, then to Walter Reed Hospital in Washington, D.C., and eventually returned to his hometown, he showed he is truly a fighter. “The doctor at Walter Reed told me I wouldn’t walk for three to six months,” he recalled, “I told him I’d be walking in two or three weeks and he just laughed at me.” Rains got the last laugh two weeks later when he was able to take his first steps on his own again. Eventually he returned home to Baldwin County and went to work as an equipment operator until the pain from his wounds proved too difficult to overcome.
