BCHBA Home For A Hero Ceremony A Local Hero Gets A New Home

BY MARCIA BRADFORD Followed closely by his wife, Jessica, and their four daughters, Paul Douglas Rains, Jr. unlocked the door to his new home in Daphne on Aug. 26. Attended by more than 100 friends, family and supporters, the celebratory event was the culmination of an effort by the Baldwin County Home Builders Association (BCHBA), which started in early 2015.

At that time, Mike Henriksen, 2015 BCHBA President and owner of Mike Henriksen Construction in Fairhope, told BCHBA Executive Vice President Fran Druse about his dream of building a home for an area veteran.

Soon after, Druse was contacted by Ben Trione, who has long been involved in community activities. He told Druse he wanted to help Rains, a local veteran who had been severely injured in Iraq and now needed a home.

Trione’s son and Rains (better known as PD) grew up playing in the wooded area that is part of the new home site on the east side of Daphne. After Rains returned home following hospitalization, he was still struggling to cope with the severe injuries that he sustained from an Improvised Explosive Device (IED) during his last deployment in Iraq. So Trione sought to buy the property where the boys had once camped as a future homesite for Rains, his wife and their four daughters.

Upon hearing why Trione wanted to buy the land, property owner Verla Ledlow Wilters

offered to donate the parcel. From that point, the BCHBA Home For A Hero project really came together. Henriksen and other BCHBA members created a charitable foundation and set a goal of raising $200,000. On Dec. 15, ground was broken for the new home.

An Unprecedented Feat At the Aug. 26 ceremony, Chris Farlow, 2016 BCHBA President and president of Valere Homes in Fairhope, expressed pride that more than 200 companies and individuals had played a role in building the new brick home for the Rains family. He also praised the BCBHA staff, Fran, Marsha and Brett, who “took on this project and were working behind the lines the entire time, often putting in personal time that went beyond their regular full-time schedule.”

Farlow also expressed admiration for Eddie Youngblood, owner of Eddie Youngblood Builders in Daphne and 2013 BCHBA President.

“This man physically made this happen,” Farlow said. “There’s not a brick or a board or any other product that was not personally touched by that gentleman. He’s the hardest worker I know and the result is that this is as flawless a house as any that can be built -- and it came in under budget.”

Representatives from both the state and national home builders association were on hand to offer their congratulations.

Referring to the project as “tremendous,” Mark Reid, 2016 President of the Home Builders

Association of Alabama, remarked that “no other home builders association in the state has done a project like this.”

Applauding all involved for a “job well done,” Randy Noel, second vice chairman of the board for the National Association of Home Builders, added that “this is an incredible feat,” not seen elsewhere in the nation.

“My mind is boggled by the generosity of all the people involved in this project,” said Henriksen expressing gratitude for those who came together to make A Home For A Hero a reality. He recalled that when ground was broken for the house on Dec. 15, there were still a lot of pieces that had to be put in place. “We knew a lot of people would step up and they did,” he said, giving special thanks to Daphne Utilities, the Snook foundation, Baldwin EMC and Trustmark Bank for their involvement.

In presenting the Rains family with the key to their new home, Henricksen said: “In honor of what you do and did to serve your country, thank you for letting us serve you.” A flag that was flown over the U. S. Capitol specifically in honor of Rains was also presented.

As he accepted the key, PD Rains spoke emotionally about the security and stability of having a home and how much it means to his family, expressing his gratitude to all involved.

Then, following a “ribbon-sawing,” PD, Jessica and their four daughters entered their new home.

Four Executive Officers Honored at the Association Leadership Institute The individual recipients of the 2015 Association Excellence Awards were honored during the Association Leadership Institute on July 14 in San Antonio. The four awards given were: Small Office Honor Award, New EO Award, EO of the Year, and the highest honor award, Career Achievement Award. Fran H. Druse, Executive Vice President of Baldwin County H.B.A., was honored with the Career Achievement Award.

When Fran began as Executive Officer of the Baldwin County HBA, in Fairhope, AL., 29 years ago, the group had only 155 members and no other staff Fran H. Druse, Exec. V.P. members. Fran has helped grow membership to over 650 today. During the recession, Fran maintained a positive budget and intact reserves through necessary staff cutbacks, taking pay cuts herself, and leading her staff and members with a positive

“can-do” attitude and a commitment to exceed members’ expectations.

Fran Druse is the driving force behind the many achievements of the Baldwin County Home Builders Association (BCHBA). The association has been the recipient of numerous awards on both the state and national levels. She has guided the association with professionalism, integrity, dedication, enthusiasm and pride. She has persevered during the lean times and continued to make the association the best it could be. She has mentored and supported leaders of the association and takes great pride in their accomplishments.

Today, Fran continues to lead by example and by looking forward.

She has created successful partnerships with technical schools, housing organizations, code officials and charitable groups in the community. In 2015, Fran led the effort to incorporate a new 501(c)3 charitable arm of the HBA, allowing members and the community to contribute to community service projects led by the HBA. Fran gives as much of herself to her community as she does to her association, serving as an Advisory board member of her local Humane Society (BARC) and the Advisory Board for the trade schools of the Baldwin County Board of Education. She is also an avid supporter of the Baldwin County Child Advocacy, Care House.

Throughout twenty-nine years, she has continued to grow professionally and continues to work diligently and enthusiastically to enhance and promote the Baldwin County Home Builders Association.

To help enhance the safety and comfort of your visitor, especially one who may have some of the physical challenges that come with aging, here are a few quick and inexpensive things you can do to make the time less stressful for you and more comfortable for your guest: Consider pathways in the house. Clear obstacles, and maybe even move furniture that a person usually has to maneuver around. Move any electrical cords that are where a person might walk – perhaps taping them to a wall or using a hook. Clear stairs of any objects—shoes, books, and other personal items that tend to collect on the lower treads. Also check that railings on stairs inside and out are secure, and make repairs where needed.

Lighting is crucial. Put night lights in bathrooms, the guest bedroom, any hallways near the guest bedroom, and perhaps in the kitchen. Make sure there is a lamp or light switch within easy reach of the guest bed so that your visitor can keep a light on until safely tucked in. Well-lit outdoor walkways and entrances are also key for coming or going when it is dark.

Be sure the shower your guest will use has a non-slip floor. To enhance the traction, apply non-slip strips or a suction-attached non-slip mat, both readily available at home improvement stores.

Secure or, preferably, remove any throw rugs, including bathroom mats.

Edges of rugs can be a tripping hazard, and even a slight scoot can affect a person’s balance. If there are rugs you want to secure rather than remove, non-slip pads can help, but safer still would be to apply double-sided carpet tape or even caulk to attach the rug to the floor. If you choose one of these methods, be mindful that you don’t mar the floor underneath.

Identify seating in your gathering rooms that is appropriately firm, high in the seat, and preferably that has arms to help a person easily sit down and get up. A chair that is too soft or too low to the ground can strand a person awkwardly. If in doubt about the available seating in the room, bring a dining chair with arms into the room as an alternative.

10 Tips for a Smooth Home Remodel Follow these 10 tips when you embark on an exciting home remodeling project.

1. Establish effective two-way communication with the home remodeler.

It’s essential to have good communication for a smooth home remodeling project. Does the remodeler listen? Does he or she answer questions clearly and candidly? Can you reach him when you need to? Does he return phone calls promptly? Does he let you know when problems arise and work with you on solving them?

2. Make sure you are compatible with the contractor. You’ll spend a lot of time with your remodeler so it’s important to have a good rapport and trust in him or her.

3. Set a clear and mutual understanding about the schedule. You and your home remodeler should agree on the schedule up front to avoid conflict and problems later in the project.

4. Request a written proposal. Often, two people remember the same conversation differently. Get the proposal in writing and work with the remodeler to ensure it reflects your wishes.

5. Get a clear and mutual understanding on miscellaneous details up

front. There are a lot of little details that need to be settled before work starts. What times of day will they be working? How will he or she access the property? How will cleanup be handled? How will they protect your property?

2016 BCHBA Scholarship Winners The Baldwin County Home Builders Association awarded $6,500 in annual scholarships to local students. Since 1997, the BCHBA has awarded scholarships to deserving students pursuing careers in the home building industry. Qualifying students must be enrolled in constructionrelated studies in a technical school or college. To date, the Association has awarded $79,300 in scholarships to help students in Baldwin County prepare for careers in the home building industry. Anniestacia dreams of being a construction managing civil engineer and has been studying Civil Engineering at the University of South Alabama. since 2014.

“My dream of becoming a civil engineer was like a slow unexpected puzzle that was put together before me without me realizing it.

Starting college the puzzle was more visible to me. This “puzzle”, I’m learning has no bounds and I’m convinced it will continue growing into a career greater than I could have ever imagined.”

The daughter of Roscoe and Dorthea Miskel of Bay Minette, Anniestacia is active in the National Society of Black Engineers, College of Engineering Ambassadors. She is a mentor for black students who dream of pursuing higher education.

Alabama has more FORTIFIED homes than any other state. Alabama recognized the benefits of building and/or retrofitting FORTIFIED homes along its coast with the enactment of legislation in 2009. This legislation outlined mandatory minimum insurance discounts for homeowners in Mobile and Baldwin Counties whose homes are built or retrofitted to IBHS’ FORTIFIED standards. The law is applicable to insurance carriers who are admitted to do business in Alabama, but many other carriers provide the same insurance reductions. Discounts range from 20%–50%; however, each insurance company’s discounts are different, so homeowners should contact their agent or insurer for specific details.

“People often ask why the FORTIFIED Home program is necessary when jurisdictions like Baldwin County have building codes in place,” said Alex Cary, IBHS Manager of FORTIFIED Coastal Programs. “The answer is that codes provide minimum life safety protection designed to ensure people can get out of a building safely, not to ensure your belongings will be protected or your home will be livable when you return after a storm. The good news is Baldwin County, and other jurisdictions, have strengthened building codes to include many of the features of the FORTIFIED program. To take advantage of the insurance benefits Alabama has in place, it is critical to contact a FORTIFIED Evaluator before starting a home construction project to see if you qualify,” Cary suggested.

It is relatively easy to include the FORTIFIED requirements in new home construction and more and more builders are doing so. Retrofitting an existing home can be a bit more challenging and in some cases, more expensive. To help alleviate the cost, the Strengthen Alabama Homes

mitigation program, administered through the Alabama Department of Insurance, is providing grants to existing homeowners of all income levels to help mitigate their homes to FORTIFIED Home™ standards. For more information, visit www.aldoi.gov/sah.

10 Things to Ask Your Contractor Before You Start Your Project Ask these questions before signing with a contractor for better communication and fewer surprises along the way Remodeling or building a new home is a big financial and emotional investment. It can also be a big investment of your time if you want to be closely involved in the decision-making. Knowing what to expect before the project gets started will help you better prepare for the process. Here are 10 questions you should always ask your contractor before starting a home remodeling project.

1. What is our schedule? A schedule is more than just a start and end date. Having a schedule that outlines tasks and timing will give you a big-picture view of sequencing and deadlines for things such as tile and countertops. It will also give you a benchmark so that you know if things are slipping by a day or two.

With small projects such as kitchens and baths, schedule is everything.

The cabinet lead time determines the start date and sub-trades need to be scheduled in quick succession, for instance. Don’t start without a schedule that tells you what days and times workers will be on site.

2. Who will be here every day? Depending on the size and structure of the company you hire, the answer could vary widely. Many remodelers use a lead carpenter system, where a staff member (sometimes called a superintendent) is responsible for day-to-day work on site, and often swings a hammer as well. Ask your contractor direct questions about who will be responsible for opening and locking up, who will supervise subcontractors on site and who to call on a daily basis with any questions.

3. How will you protect my property? This is a conversation best had before demolition, not after you come home and find dust all over the house. There are a number of dust-containment measures that can be taken, and talking about it ahead of time will provide you will a clear idea of how the construction area will be cordoned off from the rest of your home and how you’ll be able to move through your house.

There’s also the issue of stuff — all the books, furniture, drapes, delicate vases and paintings on the wall. It’s helpful to remove them all from the construction zone. This includes anything hung on walls or sitting on shelves in adjacent rooms, since they can shake loose from persistent hammering. If you leave them as-is, it will cost to have them moved and moved again to keep them out of the way, and you risk damage in the process. It’s better to move it all at once and know it’s safe and sound.

4. How will you communicate with me? With every mode of electronic communication at your fingertips, you may have some ideas about how you would like to receive information about your project. Your contractor likely has specific ways he or she likes to communicate, too — daily emails, cloud-based schedules or maybe just phone calls. Make sure you understand how you will be contacted and receive information. If the contractor’s format doesn’t give you what you think you’ll need, agree on a method and format so that you’re not in remodeling limbo on a daily

basis. Weekly meetings at a specific time are an effective way to make sure you see your contractor in person to get your questions answered.

5. What part of my project concerns you? There’s always something unknown about a project, or an area that is most likely to trigger an immediate change order. Odds are, your contractor already knows what that is. Talking about it upfront and running some worst-casescenario numbers or doing some early, selective demolition to get more information could be the best way to get a handle on what may be ahead.

6. What will happen if there is a change order? Change orders can be easily handled in your construction contract. A common way to document change orders is in writing, where the change in scope of work and the price are noted and signed by the client and contractor. Some contracts also note the change in schedule, if applicable. Make sure you have a plan in place to document the unexpected and expected changes that happen along the way.

7. How will you let me know I need to make a decision? There are many ways to organize a list of decisions — from spreadsheets, to lists, to notes on a calendar. But all of these methods focus on the same outcome: giving you clear direction about what and when you need to make a decision on something. Asking for a list and deadlines will help you keep organized and ensure you are able to shop for materials and make decisions in time to meet your contractor’s schedule.

8. How do I reach you after hours? Knowing how to reach your contractor on an emergency basis is just as important as your contractor being able to reach you. Exchange all your numbers — work, cell and landline — so that contacting each other won’t be a crisis in itself.

9. When do I need to be available to meet? Even if you set up a regular weekly meeting, there may still be necessary additional meetings. We usually schedule an electrical walk-through on the day the electrician sets boxes and can lights so that everyone can review their placement and function before wires are run. Another key day is when the tile-setter works on layout. There are a number of ways to set tile, and having an on-site meeting is the best way to make these decisions. It’s also possible to have your architect or designerattend those meetings in your place.

10. What kind of documentation will I receive when the project is done? Contracts frequently call out end-of-project paperwork — lien releases, marked-up plans with as-builts on plumbing and other utilities, copies of inspection reports, etc. But there may be additional items you will find valuable: a full set of mechanical photos before insulation is installed, the operating manuals for installed equipment (and a personal lesson in their operation if you don’t know the basics), a list of subcontractors and contact info, care for things such as countertops and tile and a well-marked electrical panel. Confirming that you will receive these things before you get started will help ensure that you finish the project with all the information you need.

10 Tips for Choosing and Working With a Builder You may have heard horror stories about problems with builders, budgets spiraling out of control and sites left half-finished. But the reality is that the vast majority of builders are both professional and capable, and you can do a great deal to avoid bad experiences simply through the way you choose, manage and communicate with them. Here’s why it’s worth laying the foundations for a good relationship with your builder — and how to do it well.

1. Don’t approach a builder too soon. It may seem logical if you’re thinking of having construction work done to start by approaching a builder, but don’t be too hasty.

Builders are generally good at pricing once they know exactly what’s wanted, but asking for a price before you have any drawings or detailed information about the project is as good as inviting them to tell you simply what they think you want to hear.

My advice is to approach builders once you have a set of drawings and a list of what will (and will not) be included. Otherwise, you may base the project on a figure that could be miles off the eventual cost.

2. Consider the scope of the project. Find the right kind of building company for your project. The kind of contractor suitable for a luxury retail project has to be highly organized, usually with multiple managers, a well-organized back office, and teams that can operate around the clock and produce exceptionally high-quality work at speed. Such contractors tend to be expensive and for most people would be too much for a kitchen addition or an attic conversion.

At the other end of the spectrum, there are plenty of small ownermanager builders who do a lot of the work themselves on-site and organize everything from a mobile phone on their hip. With such low

You’re looking for the most appropriate balance of low price, high quality and good organization. You never get the best of all three, but here it’s key to decide what will be the best fit for you.

For example, a good general builder is perfectly capable of converting an attic or building out a basement. You can, of course, go to a loft or basement company, and they, too, may do a great job. The most important thing is to find someone who will do good work for the right price.

Similarly, you can use a staircase company to make a staircase or a door company to sell you doors — or just use a good woodworker to make such things. With a clear design, a good builder will be able to coordinate the right people (cabinetmakers, electricians and so on) to build exactly what you want.

Aim for one point of responsibility. Rather than using one general contractor, it may seem wise to try to save money by directly engaging separate tradespeople, such as plasterers, electricians and carpenters.

While it’s true that a general contractor will take a small slice of cost from the subcontractors, I would argue that this money is well-earned.

Managing and coordinating the separate trades on-site takes a great deal of mettle and experience.

I’ve seen lots of people who try to do this themselves get into a horrible mess and end up with a botched job that goes over time and over budget — not to mention the stress they’ve suffered.

While it can work to pull out certain specific and well-defined parts of the work (for example, laying the carpet), I strongly recommend using one building contractor who will take responsibility for the project overall.

5. Let the builder manage the project.

Views about what project management actually involves can vary, but in my opinion, the most important manager of a project is the main building contractor.

It’s the builder’s responsibility to make sure that the right people in the right numbers are on-site at the right times and that they have the necessary materials to do their work.

While an independent architect or project manager can play an important role acting as an expert to look after your interests, keeping an eye on progress and quality, it’s important that the builder is allowed to run the project on a day-to-day basis. If not, there can be blurred responsibility if things go wrong. So choose a builder who’s professional and let that person do his or her job.

6. Be specific. I’ve mentioned it already, but I can’t emphasize enough how important it is to be specific.

A set of drawings is a good start, but what about the structural detail — are you asking the builder to work this out? If so, make that clear or, alternatively (and, in my opinion, preferably), have the structural calculations done by an engineer before you ask for a price.

But beyond the drawings, you need to make clear exactly what the builder is being asked to include in the price. If the work involves fitting

BUILDER CONTINUED FROM PAGE 17 a bathroom, for example, who’s supplying the hardware, faucets and tiles? If the builder is to supply them, exactly which ones? If you want to supply the tiles yourself, who’s supplying the adhesive and grout?

Unless all such things are clear, there’s potential for misunderstandings and arguments over money once the work has started.

7. Embrace bidding. Competitive bidding is the process of getting alternative prices from different builders for the same work. Clearly, it’s crucial that the information against which they are pricing is absolutely clear and specific. (Otherwise how can two prices compare?)

I would generally send a project out to four or five builders for pricing.

This involves the builder in a great deal of work, and it’s just not fair, in my opinion, to go to more than five. However, when the prices come back, it’s not at all unusual for them to vary between the highest and lowest by 100 percent or more, so it’s well worth going to at least three or four.

8. Understand the importance of a building contract. A building contract is simply an agreement between a builder, who agrees to undertake a specific set of works, and a client, who agrees to pay a set amount of money.

There are many forms of contract, but the one that I most regularly use for residential projects has the drawings and schedules attached to the contract, so it’s clear what’s included and what’s not. The payment terms and so on are agreed upon upfront.

The important thing the contract does is set out the “what ifs” —such as, what if the work is changed along the way? What if it takes longer than agreed?

Ideally and, I’m glad to say, usually, once signed and filed, the contract isn’t needed again because everything has gone smoothly. But that’s often because everyone knows it’s there in the background.

When the main work is going full tilt, everyone tends to be happy, but toward the end of a project, there are typically a thousand small items to attend to, requiring an array of tradespeople, and this can be both difficult and expensive for the builder to organize.

Combine this with the fact that the client can see the finish line and usually desperately wants the home back after a long wait, and frustration often boils over.

Again, my best advice is to be really organized. Communicate clearly on expected timetables, then give the builder the space to do what’s needed. When it comes to inspection at the end — checking for works not completed, or not completed as requested, which the builder will rectify — go around with your builder and agree on one comprehensive list. Of course, additional things may come to light, but it’s also not really fair to keep coming up with ever more items over time.

9. Consider who will do the rough-in and finish work. With a kitchen or bathroom, for example, the rough-in involves bringing the waste, plumbing and electrical services to the right places. So pipes and cables are installed in walls and under floors, and are left poking out.

Typically, walls are then lined and plastered, and floors laid, before the finish work.

The finish work is where the cabinets, appliances, faucets, light fixtures, tiling and so on are done, connecting up to the pipes and cables that were set in place before.

It may be that you ask your builder to do both, but it’s not unusual for the finish work to be done by the person who supplied the kitchen or bathroom. This can work perfectly well as long as all parties understand in advance exactly what is (and is not) expected of them.

10. Make one comprehensive inspection list. More arguments happen at the final stage than at any other time in a project, so it’s important to be ready for the common pitfalls.

What to Look for in a Contractor’s Contract A contractor without a contract is just a worker and his or her word. Even the most honest person would be hard-pressed to keep track of all the conversations that go into planning for the average construction project. That’s where a good contract comes in. Many a conflict can be avoided if both parties can simply consult the contract when there’s a misunderstanding on either side. Contracts can save relationships, and your house.

These 10 tips, while just a starting point, will get you thinking about the most critical thing to have in hand before work starts.

1. The contract itself. A contract protects the parties involved. Just because you had a great conversation during the first meeting at the house, and even though the work is only supposed to take two days, you’ll regret not having a contract when one of you forgets half of that great conversation and the work isn’t completed after two weeks.

2. A physical address. Should you need to track down your contractor after work has begun, you won’t find him or her at a P.O. box. Ask to drop off the deposit at the physical location listed on the contract.

3. License. While in some cities getting a contractor’s license may be more a matter of writing a check than verifying skill, check to see that your contractor lists a license required for the work being done. A license may mean that your contractor passed the required exams, or it may just mean the state knows where to find him to collect taxes. But it also means your contractor has done the paperwork and is playing by the rules.

4. Insurance. Injuries can occur on a construction site. If the location is your home and your contractor does not have the proper insurance, you may be held liable. Check with your locality for the proper amount of liability insurance, and if the contractor has employees, check to see whether he carries worker’s compensation insurance.

5. Scope of work. There are many details to get right in a renovation, so write everything down before work begins. This can be the best way to get everyone on the same page. If your designer has drawn up detailed plans, make sure the contract references the designer and the date on the plans so you have something to point to should the finish on your woodwork be different from what you requested.

6. Duration of work. Though projects often take longer than predicted for many legitimate reasons — some caused by the client and some outside the contractor’s control — put the expected project duration in writing. The important thing is not that your contractor shows up every day, but that he finishes the project on time.

Having a timeline will help calm your nerves if progress hits a slow spot.

7. Exclusions. A good contract should include a list of exclusions. These might be related to areas that will not be visible until the walls are opened up after demolition, or the level of cleaning you should expect after the work is complete.

Also, talk to your contractor about the likelihood of finding asbestos behind the walls. He won’t be able to say for sure, but he can speak from experience and help

you plan your contingency budget.

8. EPA lead safety certification. Contractors working on homes in the U.S. built before 1978 should be certified in lead-safe practices by the EPA. In a nutshell, it’s all about minimizing and containing dust during work, which is vital for the safety of you and your family.

9. Payment schedule. While payment schedules can vary by the job, they should always be agreeable to both parties involved. In my opinion, payments tied to milestones in the project are better than those tied to percentages of completion.

As long as you are confident that you’re not paying for significantly more than what’s been completed, you should be OK. 10. Warranty. The standard warranty for work is one year from substantial completion. If you’ve checked the contractor’s physical address and gotten recommendations from people you trust, you’ll know where to find him later if needed.
