Great Park Neighborhoods has several vital components that make it a vibrant and sustainable community: a commitment to sustainability, enhanced mobility, a healthy job environment, top-ranked schools, uniquelydesigned parks and sports/recreation spaces, artful expression, and a diverse mix of housing types that serve people from all walks of life.
With the shared goal of creating a fully-integrated and inclusive community, FivePoint’s joint venture (Heritage Fields LLC) and its partners have funded and completed five affordable apartment communities — two for families and three for seniors — in Great Park Neighborhoods.
Great Park Neighborhoods will be welcoming its sixth fully-leased apartment community in March 2024: a 144unit apartment community for families named Belaira.
With the addition of Belaira, 853 of the planned 1,056 apartments within the community will have been completed — providing an otherwise-unattainable
opportunity for lower-income-qualifying families and seniors to experience Irvine, while living closer to workplaces, relatives and friends.
For Ken Blackburn, resident at senior community Luxaira, the quality and attention to detail found within his community are a perfect match to the overall aesthetics of Great Park Neighborhoods.
“When I first saw Luxaira, I thought I was at the wrong address,” Blackburn says with a laugh. “When I looked at the architecture and landscaping, I kept wondering, ‘Is this really happening?’ I thought I lived in a really nice community before. But coming here, it just topped it all.”
Related California and Riverside Charitable Corporation served as development partners for five of the six affordable communities. Related California and New ETHIC (El Toro Housing Initiative Collaboration) partnered on family affordable community Espaira.
COMPLETED 2015
Solaira at Pavilion Park is the first affordable development in Great Park Neighborhoods. This LEED Gold development has a 2,100 square foot leasing and social services center, plus a 2,250 square foot multi-purpose building with a fitness center, piano lounge, and movie theatre. There is a swimming pool, spa, barbecue and picnic pavilion, an allweather putting green, and bocce ball court.

COMPLETED 2017
Luminaira is the second affordable development in Great Park Neighborhoods and the first affordable family development. Family amenities include a 4,000 square foot leasing and social services center, complete with kitchen, media room, computer center, mailroom and play area. Recreational amenities include a swimming pool, barbecue and picnic pavilion, and dog run with dog washing stations. Click to learn more

Espaira is the third affordable development and the second affordable family development in Great Park Neighborhoods. Espaira residents share the 4,000 square foot leasing and social services center and amenities with the Luminaira residents.

COMPLETED 2018
Luxaira is the fourth affordable development in Great Park Neighborhoods and the second for seniors. The amenities for the senior residents include a quilting room, art studio, yoga studio, community garden, saltwater swimming pool, spa, barbecue areas, two rooftop terraces and two dog parks with dog washing stations.

Montaira is the fifth affordable development in Great Park Neighborhoods and the third for senior residents. The premium recreational amenities include an outdoor picnic area with barbecue area, fitness center with yoga room and cardio area, tech room, roof decks, a community garden and greenhouse, swimming pool and spa, putting green, movie theatre, and dog park with dog washing station.

OPENING MARCH 2024
Belaira is the sixth affordable development and the third affordable family development in Great Park Neighborhoods. Premium recreational amenities will include a parlor with book-sharing library, communal kitchen, lounge and flex activity space designated for family gatherings and social service classes. There will also be a swimming pool, tot lot, picnic and barbeque areas, dog run with dog washing station, and an outdoor exercise area.

When Solaira was introduced within Great Park Neighborhoods for low-income individuals aged 55 or older in 2015, it was the first affordable housing to be built in Irvine in nearly 20 years.
