PDC Energy has abandoned plans to rehab and move into a long vacant west Greeley building after roughly a year of work to rehab the property. The oil and gas company, one of the largest producers in Weld County behind Anadarko Petroleum and Noble Energy, had been planning since last fall to rehab the old AT&T building, which sits on an 8.84-acre plot just west of 87th Avenue and 20th Street. Michael Edwards, senior director of investor relations for the company, confirmed the company is now selling the property. PDC has an existing office in Evans, and it still remains too small for the compa-
ny’s purposes, Edwards said. “We put a lot of work into the rehab plans which will hopefully benefit a new owner,” Edwards said. “With over 150 employees associated with our Wattenberg operations, the vast majority who live in Weld, we remain very committed to greater Greeley, Evans and the Wattenberg.” The Wattenberg Field is a natural gas rich field in the center of Weld, in which companies have drilled since 1970. It continues to be lucrative for drilling operations. PDC enjoys an asset hold of roughly 96,000 acres in the field. Because of that longevity, Edwards said PDC will remain in the area. He said the company will look for a new home in the area,
but he wouldn’t go into detail about the company’s plans. The property had become an eyesore in the past few years, and Greeley officials were excited to see it rehabbed and back on the tax rolls. “It’s kind of discouraging or frustrating that we got it to this point, and they decided to pursue other avenues,” said Paul Whalen, a planner with the city of Greeley who was working on the project. The building was originally developed in 1974 and has seen a number of tenants throughout the years. AT&T moved out about six years ago, leaving the building empty. It has since fallen into disrepair. PDC had to annex the property into the city, then get zoning approval, and then receive
special permission from the planning commission for its specified use as a planned unit development. It was quite involved, Whalen said. The company also had extensive remodel plans, including a 1,000-square-foot additional entrance into the building that would be an aesthetic touch off 20th Street. Whalen said company officials may have encountered more issues than they anticipated, which pushed the costs of remodel significantly higher than they had planned. “Once they got into the demolition and got into the building, they realized it would be a bigger bite than they wanted,” Whalen said. The plan now, Whalen said, is to gut the building, seal it up
and put it up for sale. Edwards said the change in direction for the company — which has not had to lay off any employees in the oil and gas downturn, when other companies have — had nothing to do with the downturn and its effects on the company. Whalen said because of the zoning and prep work on the property, any new user would have to have a similar use. “It will have to be something comparable, something that the neighbors expected and lived with the last 30 years,” Walen said. “I thought it was going to be a nice rescue of an existing structure that had become dilapidated and kind of a problem, so to see it not come to fruition is rather frustrating.”

There, Peters jumped into the car and stopped it with only minor damage. » THE CITY approved a request by the Kuner Pickling Factory to run a water line from its plant to the South Platte River. When the city engineer was placing the line, his new chain fell into the factory water drain. Within a few hours, the acid in the water turned the chain black. This is the same water they are
releasing into the river. » FOLLOWING SEVERAL complaints of chickens running loose in downtown Greeley, police are warning chicken owners again that the city law doesn’t allow for at-large chickens. They must be penned up, or the owners face a fine. » A NEWSPAPER column signed by a columnist known only as “Satiricus,” chastises the Weld County commissioners for raising our taxes. He calls one commissioner a “perennially blooming idiot.” Most people know that “Satiricus” is J. MORE APPROACHABLE Bike officers build relationships on patrol

s officers Brad Luebke and Steve Brown made their cycling rounds through Greeley’s downtown and surrounding neighborhoods, they greeted almost everyone like friends. “What’s up, dude,” or “Hey, how’s it going,” they shouted multiple times during their recent patrol. People waved back and told the two officers what they’d seen going on around Greeley. “You meet a lot of unique folks,” Luebke said. With their downtown
beat, the two officers find themselves dealing with Greeley’s homeless and transient population frequently. Most of the time it isn’t to write them a ticket or citation. It’s just to talk. “We know a lot of them. By first name, last name, where they’re living, you just get to know them,” Brown said. “It’s enforcing through relationships, instead of having citations and arrests as the reason. … It’s not just about bringing down the iron fist of authority.” Often when police re-
ceive a complaint of people loitering or causing a problem downtown, the two officers know the people. Bike officers can ride up to the group and let them know there’s been a complaint. Most of the transients offer to move somewhere else, he said. Riding a bicycle makes the officers more approachable, Brown said as he rested his wrists on the handlebars of his police bike for a brief moment on a weekday afternoon. “It’s easier to say hi to someone on a bike,” Luebke said.
2016 Scholarship recipients
The bike patrol program started four years ago when Greeley police department officials felt the need for a greater police presence downtown, said Greeley Police Chief Jerry Garner. Bicycle officers seemed like a good way to get out there, cover a lot of ground and meet a lot of people. It’s now one of the department’s more valuable programs. Last year, the bike officers had yellow shirts and a lot of the people in town, especially the homeless population, jokingly called them
‘bumblebees,’ Luebke said. As they got ready for their morning in late July, Luebke and Brown joked about whether Kenny Loggins’ “Danger Zone” or Queen’s “Bicycle Race,” was better suited for their mood. They ended up singing Journey as they slowed down at intersections. A police vehicle can isolate an officer, Luebke said. The public may see it as a reason not to walk up to and talk with an officer. But they’re still cops, and the bicycle-riding officers have also become a good

criminal deterrent, Garner said. “An advantage (the bikes) have, you’re able to sneak up on evildoers, they don’t hear you coming,” he said. “Our street people and transients particularly are conscious of the fact that we’ve got officers out on bikes. And it’s not unusual to catch them doing drugs or other illegal activities.” The bikes can also go places police vehicles can’t go. “They’re great for working in the parks, particularly Lincoln Park,” Garner said. “They enable us to get to places we couldn’t get to in a car. They’re a lot faster than foot patrol.” The bikes even help in surveillance operations, Brown said. After all, bicycles can be a little less conspicuous than a patrol car or SUV. Still, public relations are a part of the job. The two consider themselves the face of the department for downtown Greeley. “You have the goals of enforcing the laws and everything like that, but I think one of our bigger goals downtown is more to show that cops are approachable,” Luebke said. “You can talk to us. ikhail Dubose received the look. You know the kind — ‘Wacha gonna do about that’ kind of looks, from his University of Northern Colorado teammates. So, what did Dubose do? He did Dubose several things that he does well — trashtalk. “You haven’t done nothing all day, Miller,” Dubose Miller hollered at a celebrating Stephen Miller, who had hauled in two 75-yard touchdown passes from Jacob Knipp in 11-on11 drills on the Bears’ first day of preseason drills. “I love talking trash,” the affable 6-foot-2, 255-pound Dubose said. “Everybody looks to me to get the team fired up ... especially on defense. Today, when Steve-O (Miller) got going, everybody looked to me and I had to pick it up even though I was really focused. “I had to give it to Steve-O, but I also give him respect,” Dubose said. “I love him to death and I’m glad he was doing that to the (young) defensive backs today. Those guys don’t have much experience. They just got here yesterday and they’re learning.” DuBose has some miles since he showed up on UNC’s campus three years ago, soft spoken and looking like he’d just lost his best friend after transferring from Western Michigan University. Some confidence and numbers to back up his trashtalking have given Dubose a comfort zone as the

He finished his junior campaign with 51 tackles, recorded a fumble for a touchdown against then nationally-ranked (No. 9) Portland State University while serving as a team captain. “He’s a very physical guy,” said UNC associate head coach/defensive coordinator James Jones. “He also brings versatility to our defense ... he understands
pass drops and things of that nature like a linebacker and he can also be a ferocious pass rusher. “In certain defenses, you don’t know if he’s dropping or coming,” Jones added. “I think he’s physical enough, too. His vision through his strike ... he’s strong and he plays with good leverage. He needs to constantly improve that every day in camp to go against some of the big (offensive) tackles in this conference.” Dubose is a preseason pick for the All-Big Sky Conference team.

Victor Bernal and his family have found a way to show their appreciation for police officers. The Greeley Vineyard Church’s event coordinator, accompanied by his daughter Mylene and his wife Barbara Gisriel, created a few hundred blue bracelets that read “Police Lives Matter.” They have handed them out to police officers and families of those in law enforcement in Weld County for the past few weeks, and they’ve sent some to Dallas Police Department in the wake of the shootings of officers in Dallas on July 7. Greeley Vineyard Church, 1015 9th Ave., hosts a dinner for the homeless and disadvantaged, on the first Thursday of the month. On Thursday night, though, Bernal and his family invited police officers from the Greeley Police Department and deputies from the Weld County

for the White Sox, Dubose realized he wasn’t ready to strictly focus on baseball. “I wanted to play all sports in high school and I talked to my parents after my sophomore year and we sat down and figured it out.” Dubose had been offered a football scholarship to the University of Illinois by then, so his priorities changed. “I decided that football would be my future and so I left baseball right there,” Dubose said. “My (baseball) coach was pretty upset.” There are times when Dubose misses baseball, but “I think you have to focus on your craft every day, and that’s what I’m doing now.” He remains a devout White Sox fan, except not on a huge scale. “I’m a White Sox fan though,” Dubose said. “White Sox — all day, man. All day.”
