t all started when Hashem Ghadaki and business partner Saeid Aghaei came together to form Times in 1987. They didn’t realize it at the time, but their partnership would create a company that would evolve into one of the most iconic real estate developers in the Greater Toronto Area. “With over a quarter of a century of state and industrial experience each, Saeid Aghaei and business partner Hashem Ghadaki started building singlefamily custom homes with Hashem’s brother, Mohamad, joining the company shortly thereafter. Their focus began to change within a short time, when several promising commercial development opportunities presented themselves. Between 1988 and 1996, the company focused its development plans on commercial plazas. With each completed project, the company was praised for its high standards and commitment to quality.

Times Group started with a few custom homes and soon moved up to clusters of fine homes, townhomes and multiple unit communities like Chalmers Gate, Hycrest and Saddlecreek. We built shopping plazas, community buildings and medical centres. In the early 2000s we began focussing mostly on residential, and advanced to sophisticated condominium projects like Galleria, Parkview and Thornhill Tower in the 117-acre community of Galleria/Leitchcroft near Bayview and Highway 7. During this period it became obvious that the newest clean energy systems for buildings contributed to healthy homes and saved residents money. We began verifying the best technologies, and by 2009 had completed our first LEED Gold building, Majestic Court, York Region’s Times Group

first LEED® certified project. Since then, all of our projects have been enhanced by clean energy innovations, and most are registered to one of the LEED green standards. And projects have multiplied. Eden Park, 500 Sherbourne and River Park were followed by four more 2016 projects, Riverwalk, Key West and Village Park Estates and Townhomes. In 2018, we will be completing five communities including Luxe Towns, Valleymede Towers, Riverside and Pavilia Townhomes. And another six projects are under development and coming soon. In 2008 we purchased 88 acres along the south side of Highway 7 between Birchmount Road and Warden Avenue, with the intention of creating Uptown Markham, a vibrant, urban masterplanned community of modern condominiums, retail shops, high-tech workplaces, with 50 acres of green space along the Rouge River.

The Uptown Market shopping centre, River Park, Riverwalk and Riverside Condos were built in phases. The area is becoming an exciting central hub for the City of Markham, anchored by a Whole Foods Market and other retail amenities. We’re good at planning for the future. As time marches forward, Markham is emerging as among the most sought after places to live and work, along with some of the other locales that Times Group has developed in Toronto, Thornhill, Etobicoke, Richmond Hill and Newmarket. We are now working on completing the last 30 acres of Galleria/Leitchcroft, a similar master community. Throughout more than 30 years of success and growth the company has remained passionately dedicated to the mission established by Hashem and Saeid in 1987. n the earliest years we built custom detached homes, but we soon switched to townhouses and midrises, because customers seemed to want them. By 1999, the demand for housing in the GTA was increasing so quickly that Times Group also began building highrise condominiums. When the region was faced with water and wastewater servicing capacity Times Group worked closely with government and became an early adopter of York Region’s “Sustainable Development through LEED” program. The Program encouraged the development industry to build more energy and water efficient residential buildings. As an example,

River Park is a stunning ensemble of low and high rise condominium residences constructed to the highest standards of sustainable design. Riverwalk was LEED NC Gold certified with the Canada Green Building Council (CaGBC) in May 2018. To achieve LEED® Platinum Certification, River Park accumulated 80 of 110 possible LEED points. The project is designed to save more than 50% on energy, reduce potable water consumption and also wastewater conveyance. It also employs heat recovery ventilation, efficient MERV 13 filters for fan coils, programmable thermostats and a

humidistat to monitor space comfort, lowemitting paints and flooring with low or no VOC content, reduced energy lighting controlled by occupancy sensors, a 29% window-to-wall ratio, efficient double glazed windows with hard low-e coating, argon, and thermally-broken frames. The landscape design achieved a 100% reduction in potable water for irrigation by collecting rainwater for irrigation and selecting drought tolerant vegetation.
