“I have always loved architecture. Well-designed structures bring life to a community and foster artistic and personal expressive freedoms. The Hamptons boasts some of the most unique structures; they are distinctive and bring great value to the area. When walking down a street like

Main Street in Southampton, you can just feel the historic fabric of the town. “I have been taking photos since the 1970s. I am attracted to old towns and documenting stately designed homes. Areas change so quickly, and it’s important to capture the dwellings that once were. I like the look of the Hamptons
from the 1960s. It’s important to remember and appreciate the past, and I try to preserve history by creating images. I use bright colors that produce a dream-like look, similar to how a memory would appear. “I have a picture in mind when I go out to shoot. It’s an illustration, a postcard of a
still shot. I want to have a theme for the collection of images that I take, and typically the feeling that I want the viewer to walk away with is one of nostalgia. “The Hamptons is timeless. Modern architecture has emerged across the region, but there is still a connection to the simplicity and elegance
left by early residents. I take pride in illustrating classic Hamptons locales with traditional features. “People want to feel that things haven’t changed. I hope that my pictures remind people of what they once saw. Memories are everything, and a snapshot is a journey back to that recollection.”

The first weekend in August brings the lazy days of summer, when we embrace the final full month of the season and enjoy easy, breezy days that are long and beautiful and remind us why we gather here year after year. The ocean is warm and the bays are delightful; we spend time at home and tending to our gardens, which are at their peak of lusciousness and beauty. The exquisite homes in the Hamptons can give even the least discerning person great aesthetic pleasure. A stroll down a road such as Meadow Lane in Southampton is like walking through a magnificent museum. From perfectly placed peonies to custom-crafted pergolas, it is clear to all onlookers that when it comes to house and garden, there is no detail too small to be attended to by a Hamptons homeowner. In this issue, we celebrate our area’s best homes and gardens. One of my favorite things to do in my home on summer weekends is prepare a lavish breakfast for my family and friends. I find that, like you, I am often out on summer weekend evenings, so gathering together and serving brunch after an early-morning yoga class works perfectly well. My favorite dish, and the one I’m most known for, is the centerpiece of the meal, a savory frittata that I prepare with herbs from my garden and
local veggies from the nearby farmstand. It is easy to make and can be served anytime. For recipe information, reach out to me on Facebook or Twitter and I will gladly share my culinary secrets! This weekend we will be shopping at Shop at Sunset, where a percentage of all proceeds at the stores involved will go to helping families through the Retreat, the East End’s domestic-violence service agency. On Saturday, Southampton Hospital’s 58th annual Summer Party will benefit the Jenny and John Paulson Emergency Department; it will be a high-spirited evening of dinner, dancing, and cocktails, in addition to a silent auction and raffle with culinary creations by Lawrence Scott! We will also attend Paddle & Party for Pink on Saturday to benefit the Breast Cancer Research Foundation. What’s better than helping out a wonderful cause by having fun and getting active and keeping healthy? So take a moment to appreciate your beautiful surroundings, support our local community, enjoy your home in all its glory, and I’ll see you in town!

I may always have a soft spot for Grey Gardens, because I’ve had some laughs there over the years. But La Dune, which Harald Grant has on the market, is the ultimate ocean property at the moment.

He has shot for Departures, Sports Illustrated, The Wall Street Journal, and other noteworthy clients. Wenner photographed architect Roger Ferris and his latest project for “Shot Caller.” What were you hoping to capture at the shoot with Roger Ferris? I wanted to show the design and dramatic angles of Roger’s work, but show Roger in a very strong way as well. Who, and where, would you love to shoot in the Hamptons? I love photographing celebrities in their homes or where they spend a lot of time. I’m just interested in people, their stories, and amazing locations.
Costas Picadas has been capturing images of unique homes around the world for 30 years. Originally from Greece, he studied with famed French photographer Sarah Moon at the École des BeauxArts in Paris before moving to New York City. You’ve photographed homes around the world. What’s special about the home John Bjørnen designd? I love the garden and the way the colors of the flowers perfectly match the interiors. What was your inspiration for the shoot? Every room was full of art and animal sculptures—I love animals, so that was a big inspiration for me!

Roger Ferris, whose client list includes the likes of Blackstone CEO Stephen Schwarzman and art collector Robert M. Rubin, demurs at being dubbed “Architect to the Billionaires.” “I don’t know why I’ve been called that; I think that’s bad for my business, and I don’t get any calls from just the millionaires,” Ferris jokes, adding that he does all kinds of work at all kinds of budgets. “I try to be as diverse typologically as I can be,” says the designer. Though his eponymous company, Roger Ferris + Partners, is based in Westport, Connecticut, the Hamptons is a second home for him. He is currently working on a master plan for avant-garde director Robert Wilson at the Watermill Center, an ongoing expansion project that will culminate with an underground library, and he recently completed the new facility at the East End Hospice in Westhampton. Ferris is also building an important new house in North Sea. “It’s for Stephen Ross, CEO of Related Companies, and I’m collaborating with Tony Ingrao. I’m doing the architecture, and Tony’s doing the interiors. I like collaborating with talented designers and clients; it’s all about collaboration. It’s a lot more interesting to design with others, with a group of collaborators, than it is to work in a vacuum.” Ferris’s current Hamptons house is at the Bridge, Bridgehampton’s innovative golf club on 350 îî

acres at the highest point on Long Island that he designed. The Bridge Clubhouse’s modern look concerned the neighbors at first. “The constituents in Sag Harbor thought that they would see a kind of spaceship up on the hill from downtown. There were people that were frightened by it and the idea of a very contemporary clubhouse or building,” he says. After the Clubhouse was built, he hasn’t heard any complaints. The Bridge, which was unveiled about 10 years ago, is an ongoing project, which makes Ferris happy. “At the conclusion of a project, I’m always sad,” he says. “At the ribbon-cutting, I’m always the sad one. It’s like everybody’s excited, and I’m always like, Oh man, I’m leaving this, giving this away, so to speak.” And then there’s his first book, Inventive Minimalism: The Architecture of Roger Ferris + Partners, out this August; about half of the projects included in the monograph are in the Hamptons. Publishers have approached him about doing a book for at least a decade, but Ferris was ambivalent. “Every building, every project has a kind of vitality, a kind of life,” he says. “It’s alive, and then incorporating [it] in between the covers of a book, and then it subsequently gets placed on a shelf, there’s a finality to it which is kind of a sweet and yet sorrowful thing.” Publishing this book is profound for him, he admits. Meanwhile, Ferris still manages to find time to relax when he’s on the East End. He plays golf and tennis, but also likes just hanging out. “One of my favorite activities is going into any one of these towns, whether it’s Sag Harbor or East Hampton or Southampton, early in the morning, getting coffee and going for a stroll, and just watching it all evolve, watching it wake up, and watching people in this transformative state, where they’re relaxing.”

It’s a family affair for the dynamic food duo Gabriele Corcos and Debi Mazar, and this summer is about fresh ingredients and time at the table with friends and family under the Hamptons sun. What is your favorite thing about the Hamptons? Debi Mazar: We like the Hamptons a lot because it evokes the quaintness of some Italian villages. The farm-fresh food, the quaint architecture, and the ocean breeze are energizing and unique.

Gabriele Corcos: I was the executive chef at the Montauk Yacht Club a few years back and I absolutely loved the experience of sourcing local fresh fish and cooking for clients at the hotel and marina. I even went out a few times to fish for my own striped bass for my menu special. People are super friendly and always in a good mood. I cannot wait to be back. Where would we find you during the summer out East? DM: You can catch us
playing on sand dunes in the morning, chilling somewhere in the shade after a light lunch, hitting friends’ pools in the afternoon, and strolling for art and antiques in the afternoon. Mostly cooking in the evening, as part of summer vacation also means avoiding lines at restaurants! Romance and food go hand in hand; was your relationship love at first bite? GC: When I met Debi in Florence, in the hot, hot summer of 2001, it took me only a couple of days
before I invited her to my home at the farm and cooked for her. A dish of spaghetti with fresh tomatoes and basil from the vegetable garden and a platter of prosciutto e melone were very instrumental in getting to her heart and stomach. What is your favorite ingredient to cook with
during summer? GC: My go-to foods during summertime are grilled meats and fish, pasta, and fresh fruit. We know who cooks, but who is better at doing the dishes? GC: Debi is better at cleaning the stove and counter; I’m better at loading the dishwasher!

How did your catering career begin? I originally studied in Switzerland at a cooking school but never used it professionally. I came to New York in 1980 and was an interior designer. I used to sell my furniture by cooking people meals and inviting them over for dinner. Why the Hamptons? I liked it out here. When I first came out East in the mid-1990s, I thought it was the most beautiful place and I wanted to live here, and I’ve been here pretty much ever since. I needed a seasonal business and I didn’t want to design anymore, so I opened a catering company. Signature dish? I really can’t make enough of this dish I invented a few years ago, beef short ribs in an exotic mushroom Cabernet reduction. I serve them over truffle mashed potatoes. What are your events like? Now, I don’t only cater; I do real event planning as well, so I’ll do anything—fireworks, photography, flowers, tents, whatever it is. I cater to the higher end of the market. Art doesn’t exist in a vacuum, according to Sara De Luca, owner of the gallery Ille Arts in Amagansett, and neither do the people who are often its subject. They have environments—physical, social, intellectual—and context, and her carefully curated shows reflect this. From August 6 to 24, De Luca will present “Portraits,” an exhibition of paintings and photographs by six artists—Jack Ceglic, Ken Collins, Anh Duong, Joe Gaffney, Melora Griffis, and Billy Sullivan— in her bright, new 14,000-squarefoot space. The works are meant to “broaden the concept of portraiture,” she explains. “Posed or candid, the images in the show are more about human interactions and perceptions than they are about formal sittings.” De Luca moved to Amagansett in 2011 and almost immediately opened an art gallery whose exhibitions regularly combine her architecture background with her biology studies. “My approach is classical,” she says. “I show works that have both aesthetic and political impact and that people would want to hang on their walls.” Art, De Luca adds, is meant to be democratic. “For me, buying and selling art is not something left to the very wealthy. These days, vodka is increasingly what’s in cocktail-hour glasses. For a while, a revived interest in whiskey and other brown spirits had nudged the clear elixir out of the spotlight, but now a growing number of unusual and luxe vodkas are fueling a renewed surge. “Vodka’s heritage and flavor nuances deserve a measure of reverence,” says Tony AbouGanim, an award-winning mixologist and the author of Vodka Distilled. As smooth and versatile as ever, the newest crop of vodkas also comes with a twist: stories to tell. For example, Hangar 1’s limited-edition Fog Point Vodka (USA; $125 for 750 ml.) is a grapebased variety distilled from wine (specifically, Bonny Doon’s 2012 Le Cigare Blanc), then cut with water collected from San Francisco’s world-famous fog— a love letter to the distiller’s NorCal home. Across the Pacific, Soyombo Super Premium Mongolian Vodka (Mongolia; $30) is a bottled history lesson: The wheat-based spirit is distilled on the site of the last Mongolian emperor’s palace and filtered through precious materials such as quartz, silver, and diamonds. Finally, Double Cross Vodka (Slovakia; $37) comes packaged in a sleek, sculptural bottle made from highend French crystal and laser-cut with lines of Slovakian poetry. Regardless of which you choose, drink it with respect. “Take your time,” counsels AbouGanim. “Vodka should be sipped and savored rather than shot back in a flash.” Cheers to that!

Keeping Up with Kirna Zabête Beth Buccini of Kirna Zabête sets up a spunKy summertime shop on newtown Lane. By Lauren Finney photography By Zev Starr-tamBor
“I grew up in Virginia Beach, so I’m really a beach girl at heart,” confesses Beth Buccini, owner of the Soho women’s boutique Kirna Zabête and new proprietor of a Kirna Zabête East Hampton pop-up. “I’ve hosted several one-day pop-ups in the Hamptons over the past few years at friends’ homes, so something more long-term was a natural segue.” Until September, Buccini’s expertly curated selections will be available on Newtown Lane. Housed in the former Gail Rothwell space, the pop-up came together with the help of Buccini’s interior designer friend Michelle Bergeron, who helped keep the room light and beachy with hints of pale blue and “Kirna Zabête’s signature red,” says Buccini. Beach scenes shot by photographer and Montauk resident Matt Albiani adorn the walls and are for sale, nestled among the shelves displaying wares from brands like Chloé and Dolce & Gabbana. “We also went pom-pom crazy with strings of Chinese lanterns just to keep everything light and happy!” adds Buccini. îî

STYLE TasTemaker As for what to find once inside the covetable space, “We will have a great mix of buy now, wear now, plus help our customers get a little organized for fall,” she says. “As one of my girlfriends recently said, ‘There is nothing for women over 30 to buy in East Hampton!’ I hope to be this summer’s solution.” That means Kirna Zabête standbys such as Celine, Gucci, Alaïa, and Fendi, as well as beach-ready pieces from popular designers like Marysia, Lisa Marie Fernandez, and LoveShackFancy. “We’ll also have plenty of jeans and tops and easy dresses that you can run around in for the rest of the summer.” Buccini, an Amagansett resident, prefers a variety of notice-me brands and styles for cruising up and down Montauk Highway, such as Mother jeans and a Barrie cashmere sweater for a beachside clambake, or a printed Dolce & Gabbana sundress and Celine wedges for a private dinner, and promises that her shoppers in East Hampton will get the Kirna Zabête experience they’re used to receiving in Soho. “The mantra has remained the same for the past 17 years,” she stresses. “We aim to carry the most important designers of today and tomorrow. Although our customer is more educated about fashion than she has ever been, she has less time than she has ever had, and we aim to wow her with our edit and customer service.” While the business of fashion is serious, Buccini still wants there to be an element of casualness to her attitude and her stores: “Shopping should be fun! Describe the amenities that this unique home offers and what is your favorite feature? The many amenities include; Rooftop Tennis court, theater, Game Room, Walnut Study, Gym, 4,000sf 2nd floor covered terrace space and infinity pool/spa. My favorite feature of the house is its common denominator, the connection to the outdoors. Through the use of an open floor plan, large windows, covered terraces, elevated patios and focused views long architectural axis’s the connection is constant. What are the trends that you see architects and builders adding to new homes? As an architect, then developer, trends are tricky things to identify or define. My preference with design and development is to create a product that is driven by quality designs, attention to detail, quality materials and impeccably crafted. A design, which is thoughtful, unique and creative, will blend with other alike to create a movement rather then a trend. One unique feature to the house is the tennis court. Is there an insider story behind the court being on the roof? Once we secured the property the design phase began. There were many obstacles due to the sites wetland restrictions. Because the site is located on Mohawk Creek, which connects to Mecox Bay, there are limits. The zoning did allow us to build the home higher than
inland homes however providing a tennis court amenity would be impossible considering the proper orientation of the court. This led to investigating all options in providing a tennis court. Like a kit of parts many thoughts and concepts were plugged in without success until the roof became the obvious choice. Sinking the court in the attic space served two purposes; preserving the context of Water Mill by not being visible from the road and ball management by providing walls surrounding the court. The court is amazing and playing on it is an incredible experience. In the design the rear of the dwelling scissors open to water views and to invite the ocean breeze. Because the court is not affected by vegetation it remains pristine year round and has incredible views. 100 Crescent was the back drop for this year’s Holiday House Hamptons – describe the how the 21 designers transformed the house? And, can the house and/or rooms be purchased as is? Yes it can be purchased as is. The best way to describe the transformation is it has added a sprinkle of personality. The designer were professional and sophisticated in there approach and we couldn’t be more happy. Do you have a favorite room or area in the house? In the corner of the pool, where you can hear the water cascading and have incredible 360 degree views.

Everyone in the family is so passionate about what they do.”

The London family—and the Udell family by marriage since 1946—has always emphasized taking care of clients, whatever their needs. “It’s our number-one virtue,” says Udell. “In today’s world, a good reputation and integrity are the most important things you can have. It means a lot to us to be able to uphold it every single
day.” That also means being involved in the community, she adds: “We love to support the customers who support us.” The company arrived on the East End in 1996, when Mark Udell, Candy’s husband, found a former VFW building and school badly in need of repair. It’s now the anchor of East Hampton’s
tony, bustling downtown, something the Udells take great pride in. “It serves the entire community,” she says, “both yearround and second-home people, and we have great relationships with all our clients.” Building lasting relationships is important to the Udells, and they’ll continue doing so in their
newest venture, a London Jewelers boutique at the Oculus, the new transportation and retail hub in New York City’s Financial District. “We’re so looking forward to coming into Manhattan,” says Udell. “We love downtown. It’s a great place for all kinds of people, and we’ll be able to take in their repairs, help with their anniversary îî

We’ll do whatever we need to do to make our clients happy, and our services will be the same as what people expect from our other stores.” Opening August 16, the shop will offer pieces from London Jewelers partners such as Rolex and Tacori. “We’re the only Manhattan retailer to carry Tacori,” says Udell, “and it’s very exciting.” There will also be an associated Roberto Coin shop across from London Jewelers in the Oculus. “Roberto has been a friend of ours for 30 years,” she says, “and he’s a great addition under our umbrella.” The new boutique will also feature the London Collection, which Udell designs with her daughter, Randi Udell-Alper, and they’ll continue their tradition of crafting custom original pieces (twice they created a bra for the Victoria’s Secret fashion show, one of them worth a whopping $2.5 million), although Udell expects traditional styles to remain popular. “Classic is always in for engagement rings,” she says, adding that they can design anything the client desires, with trending stones including rubies, sapphires, and yellow diamonds. Van Cleef & Arpels, Cartier, David Yurman, and other brands will be available, but a partnership with the Women’s Jewelry Association will also bring in a rotating selection of pieces from new designers. Masters at Mixology Westhampton boutique mixology’s Gabrielle edwards talks summer trends and fast fashion on the east end. By Lauren Finney

For Mixology vice president and head buyer Gabrielle Edwards, the Hamptons has always been a part of her life. “My family has been going out to the Hamptons for over 30 years,” she says. “I grew up coming out here to Westhampton every weekend. Our house is five minutes away from the store!” That intimate knowledge of the market has helped Edwards, along with her brother Jordan, who is president, make Mixology a huge success. While the
boutique is jointly owned by the Shapiro and Edwards families, Gabrielle has been a longtime employee since working in Shapiros’s first store while she was in college. (The first boutique, Oceanside, was destroyed in Hurricane Sandy.) Customers flock to Mixology in large part for its ability to offer fashion trends at reasonable prices, with Edwards saying that she hears from customers all the time how important these two factors are: “People love our value and our service, and
they love the clothes they buy from us.” As for what’s hot this summer, Edwards laughs when she says, “Off-theshoulder tops! We can’t keep them in stock.” The boutique has also picked up B-Low the Belt accessories, which have proven popular, as well as brands ASTR, Faithful, and August, and chokers that “fly out the door. I had the good fortune Q of growing up next to an art collector who was passionate about artists and their work. Sometimes the best art education comes from the true patrons. Their influence certainly changed my world and perspective. I take great joy in helping my clients purchase artwork for their homes. I encourage my clients to purchase the best art they can afford. I think artwork is the heartbeat of the house and can truly add a great deal to your everyday quality of life. The one quality a true patron has is appreciation…that is a commodity we can never get enough of. It makes this crazy life worth it.
Is the Indoor / Outdoor design trend here to stay and what key tips can you share with those who are interested in infusing key design elements into their existing homes?
A
Indoor / Outdoor is definitely here to stay. Again, I think it goes back to healthier lifestyles. Being in touch with nature and learning to take a breather. What more can you possibly want as you sit under the stars in your outdoor living room, feeling the breeze, listening to the dog bark at the deer. It doesn’t get much better. It certainly is why people flock to the Hamptons, and why I live here full-time.
Hamptons and New York City and do you see wallcoverings as essential today versus a decade ago?
A Texture is organic, and organic is what we seem to need to balance out our fast-paced lives saturated in technology. Organic is good for you…the best food you can buy is organic and the same is true for your home. I am a big fan of the “Bliss Sleep Center”, the organic mattress company located in Water Mill. Organic textures provide a sense of well-being, a connection to the handmade, a connection to what is important, and what is good for you.

It’s 90 degrees outside as gorgeous Sports Illustrated swimsuit model-turned-Hamptons cover star Hannah Ferguson frolics in the pristine waves of the Atlantic Ocean. Just another day at the beach? Hardly. Slipping in and out of swimwear from a range of designers, including Luli Fama and Agent Provocateur, Ferguson hardly notices the gawkers and paparazzi who crowd the shimmering white sand to catch even a glimpse of one of the world’s most beautiful women. This week it’s Miami Beach; next week it’s the Virgin Islands. It’s all a far cry from Ferguson’s childhood home in San Angelo, Texas, just a stone’s throw from an Air Force base, where a little ballerina who dreamed of being an ice-skater was homeschooled. “It’s a pretty small town,” says the IMG supermodel. “There’s not a lot going on there.” In the years since, Ferguson has traded her Midwestern upbringing for the fast-paced world of fashion and modeling in New York City, but as she tells Hamptons, she’s never far away from the ocean, where she truly feels most at home…
Let’s start straight from the beginning. How did you get into modeling? At 19 years old, after I graduated from high school, I drove to Dallas with my mom from my hometown in San Angelo, Texas, did a model search, and ended up winning. So I quit my job and moved to Dallas to model for six months, and then they sent me off to New York. Was it something you always wanted to do? It’s something that came up when I was about 15. I used to want to be a figure skater, and then I wanted to be a ballet dancer, and then I was like, “I want to do Sports Illustrated.” So modeling was my dream, and has been ever since. Were you a figure skater? No. In San Angelo, we don’t have any ice. It’s a small town in West Texas. It’s pretty dry, and we didn’t have any ice-skating rinks or places to take lessons. I had taken ballet ever since I was 3, so I kind of figured that was a good way to get my ground for figure skating if I ever got the chance to start taking lessons, but it just never really happened. Yeah, but one thing led to another… I love ballet—still to this day I love ballet—so whenever I realized that ice-skating probably wasn’t going to be my thing, I figured I would become a professional ballet dancer. Some models talk about being an ugly duckling or how boys never liked them. Were you always aware of your beauty? I never really thought that I was anything special. I always felt like I was a pretty average person and a normal girl, but I wouldn’t say I was an ugly duckling. I’ve never been out of shape, and I was well-endowed at a young age, I’ll put it that way. People always thought I was

older than I was; I was always the tallest in my class. But I was never a weird, skinny, funny-looking kid. I just had a dream and I wanted to at least go for it so I could say that I tried. I went for it, and it worked. What are your views on plastic surgery? I find it interesting, learning about things, or doing research, or asking people questions… My mom was always firm on not wanting us to ever get into plastic surgery and doing injections. She would always say just be happy with what God gave you. But I feel like once you get to a certain age, if you want to lift something or fill something, then do what you want, do what makes you happy. I do think that there is a fine line between doing too much and something that looks good. My boobs are 100 percent real—thanks, mom! Everything about me is real. I read that your parents were both Marines, your dad was a sniper… My parents never had to go to war, thankfully, but my dad trained to be a sniper. Both of my parents were on the shooting team, which is actually how they met. My mom was a drill instructor—that’s something that kind of stays with you and had an effect on our childhood. Is that still how you live your life? [Laughs] No, I’m really bad about making my bed in the morning, to be honest. I actually think it’s more comfy when it’s messy and you get back in and the blankets are already disheveled. But it obviously affects your feelings on guns and the Second Amendment. My point of view, from being a Texan and having two Marines as parents—I just think having gun knowledge is so important. Whether you want to have a gun or you think people should be allowed to have guns or not, I think that at least knowing how to handle and operate one and knowing how it works and not being afraid of it is pretty crucial. Shifting gears, on a Carl’s Jr. commercial, you had to take a bite out of 70 burgers? It was something I had never experienced before, that’s for sure. They had a spit bucket actually on the side, so every time we would do a take and I would take a bite out of the burger, this guy would have to run over with a bucket and I would have to spit it out. Otherwise I would probably end up not feeling so good. I did have a stomach full of barbecue sauce by the end of the day.

Did you eat any of it? I ate a few bites, but most of it I put in the spit bucket. It’s like behind the scenes, where people never realize what’s going on. It’s like, “Oh, this commercial is so sexy…” If only you knew what was really happening. You were originally part of Trump Modeling? I was with Trump for a little over two years. I met [Donald] the second day after signing my contract with a few other girls. He was nice, basically asking us about our careers. Let’s talk about Sports Illustrated. That was a dream come true? That was the only reason I got into modeling, to be in that issue. My third issue came out just this past February. I’m hoping to be in there for many issues to come. Is that the ultimate goal? Absolutely. I’m hoping to get the cover now—that’s my next goal. What do you love about New York? If I’m in New York or on an island or in the country, I’m happy. I can’t spend 100 percent of my time in New York, because I grew up on a farm around animals and being outside and in the sun, so naturally that’s kind of my habitat. I love that New York has so much going on and that I can do anything at the drop of a hat, but I need to balance that with being in nature and being outside and just freeing my mind. That’s what’s so great about being close to the Hamptons—that lifestyle is there. It’s funny because for the longest time I had never been on a beach, but I always knew inside that it was the place I wanted to be, and to live on a beach or by the beach. It was just something I always felt. That’s why I’m happiest to be in a city by the beach, or on the water, or in the ocean… that’s where I feel at home, for sure. I did a shoot with Abercrombie with Bruce Weber a few years ago in Montauk. What’s the perfect swimwear for you? Definitely a two-piece. I usually go to a triangle top, just because they fit me the best. But then I love the smaller bottoms, kind of like Brazilian cut. I like bright colors sometimes, but at the moment [I’m favoring] earthy tones. Having a swimsuit that is a tan color, a military green, or a salmon color—I think those look so good with tan skin. And I love wearing body chains and dainty gold jewelry.

As
the great outdoors becomes a more elusive pursuit, and our adventures are less Darwinian and more like Haruki Murakami characters navigating urban labyrinths, we have begun to look for creative ways to adapt nature into our homes. In recent years, pots have taken off, literally, from resting on the floor to hanging from ceilings, or, in certain settings, to disappearing altogether. Enter the art of kokedama (pronounced ko-KEH-dah-mah; in Japanese, koke means moss, and dama means ball), an ancient Japanese style of informal bonsai, where the roots of plants are wrapped in balls of mud and then covered in moss. Kokedama developed from nearai—a popular bonsai style that originated during the Edo period in Japan, between 1603 and 1868—which are first grown in pots, and then set on stands to enjoy without them. There are many styles of bonsai, including accent plants displayed near
an important bonsai, which is usually the main focus of presentation. These accent plants, depending on styles and types, may not even be set inside pots, while their roots are usually covered in moss. Kokedama is more approachable and affordable than bonsai, which can take many years to shape, require constant care, and are grown in special pots that are often more expensive than the plants themselves. As our lives become less formal, elements that were once considered accents have become the main focus. During the early 2000s, kokedama became popular in Japan. From there, it spread to France and the Netherlands, where there are florists exclusively dedicated to the art. “There is something very calming and satisfying about velvety moss growing on a round surface,” says Takaaki Kagawa, a horticulturalist based in Tokyo who wrote Kokedama: A Step-by-Step Guide. “Plants growing in mossy

nce kokedama entered Western culture, florists began wrapping twine around them to suspend them from ceilings and walls. Tara Heibel and Tassy de Give saw the niche for modern plantings and opened their Brooklyn store, Sprout Home, in 2007, and immediately started featuring kokedama hanging in their windows. “Our store is a kind of think tank where we present plant life in welldesigned environments,” says Heibel. “Whether in offices or homes, indoor plants are a way to stay connected to nature.” That idea is central to the many indoor plant displays—besides plants wrapped in moss—that have been popping up in design stores around the world. The old macramé pot hanger has morphed into pots hanging upside down, vertical pockets that attach to any kind of wall, or mattress-like platforms packed with plants while suspended from a ceiling. Trey Jones, a furniture and object designer based in Washington, DC, just launched a hanging planter in May that is both functional and sculptural. He collaborated with designer Christopher Derek Bruno to create the Line Planter, a pot with an attached saucer that could easily be lowered to water. Growing up in rural Kentucky, Jones started missing

the outdoor life when he moved to Washington, so the main focus of his design studio is to produce versatile planters with the urban lifestyle in mind. “Although I design many kinds of pots and planters, I like to keep plants high,” he says, “just like a forest canopy.” Hanging arrangements can also connect a garden to an outdoor structure, as a visual link between hardscape and landscape. The Hamptons is the perfect environment to gather moss naturally and to begin experimenting with local plant material to make kokedama that could work for both the indoors and outdoors. Some ferns, grasses, and grassland plants with small flowers look great as table arrangements. Orchids with their roots wrapped in moss and attached to trees add a touch of color to an otherwise just-green long summer. “Basically, kokedama shows a more relaxed attitude toward life,” explains Takaaki. “And that is what a lot of people are looking for today.”

balls enhance that effect, because other types of potless bonsai that are not spheric or covered in moss are not as popular as kokedama,” he says. Choosing the right plant material is crucial for creating successful and lowmaintenance kokedama. Anna Macoboy, a florist from Australia working in Brooklyn, first discovered kokedama about 12 years ago during a trip to Kyoto, and was surprised to see them for sale there in highend gift shops. “They seem to defy logic,” Macoboy says. “I became fascinated by their shapes immediately.” She now teaches workshops in New York: at Sprout Home, Japan Society, and occasionally at The New York Botanical Garden. Macoboy started experimenting with different types of soil and plants until she found a satisfactory recipe. “I recommend plants that like shade,” she explains, “such as ferns, pothos, or peperomias.” There are various kinds of kokedama, and it has become very common to make them with herbs, grasses, or small shrubs, because they tend to grow much faster than trees.

1 Gently remove the orchid from the pot that it came in. If you are using a small houseplant, remove the soil from the roots until most of the soil is fully separated from the root system. step 2 Wrap the orchid roots with Spanish moss and secure it with florist wire. For the houseplant, mix together the peat moss and bonsai soil in a plastic grocery bag or bucket. Add small splashes of water as you mix. Keep mixing until the mixture can be formed into a firm ball of soil with your hands. step 3 Form a ball of soil that is big enough to encase the root system of the plant. Set it aside. step 4 Wrap a layer of dried sphagnum moss entirely around the plant’s root system. The plant’s roots will grow into this layer. step 5 Using string or twine, secure the layer of sphagnum moss to the plant by wrapping the string around the moss several times and tying it off. With your fingertip, create a hole in the ball of soil that is big enough to insert the sphagnum-wrapped root system into. Carefully put the wrapped root system in the hole and re-form the ball until it is nice and solid. step 6 Soak the sheet moss. step 7 Using the sheet moss, wrap the Spanish moss around the roots forming a ball. Secure with green bind wire. For the houseplant, cover every part of the soil sphere, and wrap it securely several times with twine or string. Be sure to tie it off when you are done. Leave on some extra length if you would like to use this same string or twine to hang your finished kokedama. step 8 The same string or twine may be used to display your plant. Attaching a thin chain or decorative cord to the wrapping can serve as a mechanism to hang the kokedama. step 9 Before hanging your kokedama, make sure to soak it in a bowl of water. The living moss and plant will benefit from the moisture. step 10 Hang your orchid or houseplant kokedama. step

GoinG for broke Once considered a part-time job for stay-at-home moms, selling houses is now a career that attracts smart, savvy, hardcharging professionals, like these five hotshot young brokers who are revolutionizing the Hamptons real estate scene.
“The old menTaliTy of jusT lisTinG a properTy is passÉ,” says Matthew Breitenbach, 33, a top-producing broker with Douglas Elliman and one of the young real-estate rock stars changing the game in the Hamptons. This new generation of power brokers has leapt to the forefront with record-breaking sales, sidestepping agents with decades of experience. “It comes down to technology, media, and social media,” says Oren Alexander, who runs the Alexander Team at Douglas Elliman with his brother Tal. “It’s almost guerrilla marketing. It’s our ability to network and garner maximum exposure that gets us there without taking the long road.” Often the mega-estates these young Hamptons brokers tout are literally off the charts, with many of their sales of $20 million to $50 million or more being quiet “off-market” deals. Real estate is a relationship game, brokers in their 20s and 30s agree. At the top, branding, marketing, connections, creative thinking, and having a global reach are paramount. These hotshots network with buyers and other brokers in the Hamptons and New York City as well as Miami, Aspen, Los Angeles, Palm Beach, London, St. Barths, South America, Dubai, Russia, and, more recently, China. This summer, global financial volatility is piquing interest in the Hamptons among international buyers. Many of those who typically spend time in Europe are instead “focusing on the Hamptons” as the “safest summer market,” says Alexander. Meanwhile, as Wall Streeters, celebrities, and tech entrepreneurs all continue to seek a slice of the luminescent East End landscape, the local real estate market is picking up after what some brokers say was a soft winter. New construction is plentiful in the $1 million to $3 million range. And there is “a lot of pent-up demand” at the high end ($10 million or more), says Breitenbach, who concentrates on the “four pack” buyers who flit between their Manhattan penthouse, their winter

An English major in college, Matthew Breitenbach considered becoming a writer. But in 2006, when in two weeks he sold his first house in the Hamptons to a Los Angeles film producer for $3 million, he fell in love with real estate. Then 22 years old, he was “the youngest guy in the game by leaps and bounds.... I made $40,000. That was the average salary in the United States.” Being part of a successful real estate family and having lots of connections certainly helped: His father was a builder and his mother, Susan, was a broker. Breitenbach “begged” to be her assistant, and she became his mentor. Once, while his mother was on vacation, he brought in a buyer and sold one of her listings. Since then, Breitenbach has been part of more than $1 billion in real estate transactions; he averages over $150 million in sales annually and is currently marketing close to $200 million in new development. Among his listings is a $24.95 million six-bedroom oceanfront estate in Southampton Village. At Douglas Elliman, he formed the Matthew Breitenbach Team, a creative, full-service luxury real estate boutique that pushes marketing and branding within the company, which has a global reach. He deals with real estate developers, brokers, companies, and clients in New York City, Aspen, Miami, Palm Beach, Los Angeles, Seattle, St. Barths, London, South America, and Russia. Breitenbach’s design team creates a lot of video and social media integration. home in Miami, their ski chalet in Aspen, and their summer retreat in the Hamptons. For buyers who want a move-in-ready place, there are $8 million spec homes that come fully furnished, says Jonathan Davis, an associate broker with Brown Harris Stevens. “It brings the homes to life.” With its flourishing marina and growing contingent of boaters, Sag Harbor is one of the country’s hottest, fastestappreciating markets, says Alexander. In June in nearby North Haven, Today anchor Matt Lauer scooped up Richard Gere’s 6.2-acre estate for $33 million. Southampton Village is also in demand, says Luisa “Lulu” Keszler of Douglas Elliman, with the south-of-the-highway crowd appreciating its location—“close to beach, close to town”—while buyers seeking more space and land head north of the highway. Inventory is plentiful, making Keszler’s job “easier and harder,” she says. “You have people who have a lot of houses they like, and it takes longer because they have to make up their minds, and that’s not always easy.” What you get for your buck depends on location, of course. In Southampton Village, $5 million buys a “charming” four-bedroom house on up to three-quarters of an acre, according to Keszler. North of the highway, the same sum fetches a bigger place on an acre or more. A six- or sevenbedroom home in the village typically goes for $10 million, although in the estate section a two-acre parcel of land alone commands $14 million. An oceanfront estate might cost $100 million; something smaller and “a little more reasonable” may be $20 million, she says. When it comes to architecture, modern homes are trending “and will continue to be a mainstay,” says Sam Kelly of Bespoke Real Estate. Buyers want “special and unique, separating themselves from the pack, acquiring real estate that is one-of-a-kind and away from the norm,” such as facing a preserve. Kelly, who networks in the golf community, is assembling a golf compound on five-plus acres in Southampton. His office recently closed on a $67 million home on more than five acres on East Hampton’s Georgica Pond. “Marketing is key to finding buyers for mega-estates,” says Michael Cantwell, chief marketing officer at Bespoke, which arranges for its brokers to hobnob with the deep-pocketed at private clubs and at fancy dinners in listed mansions. While young brokers may encounter initial hesitancy from older buyers, the “young money guys want a like-minded contemporary driving them through” who can “see the property through their eyes,” says Cantwell. And new technology is making buyers more savvy, Davis adds. “A lot of brokers are scared to guide their clients,” he says. “Sometimes you have to pump the brakes and manage people’s expectations” through the sales process. Young or old, the key to success as a real estate broker is building relationships. Davis, who describes himself as a “very social person” his clients want to hang with, puts it this way: “It’s all about connections.”

A Southampton native, Sam Kelly has always loved the East End. While working in marine construction for an uncle and playing golf, he was enchanted by the properties and the settings. But he didn’t enter the real estate business right away. Six years ago, however, while he was serving as a teaching assistant for children with special needs at the Child Development Center in Wainscott, mentors and friends in real estate suggested he take the leap. “I took the course and jumped in,” he says. At Corcoran, a manager placed Kelly in the Bridgehampton office, where he struck up both a working relationship and a friendship with Zachary and Cody Vichinsky. Two years ago, shortly after the brothers founded Bespoke Real Estate, a super-high-end, tech-savvy, data-driven agency dealing only in $10 million-plus properties, Kelly joined them. A versatile agent who “can cover every aspect of what we do,” he says that given the fluctuating conditions of an ever-changing market, “it’s important to stay really adaptive. I try to move my clients to where it’s going, not where it is currently.” Kelly’s current top listing is a 2.8-acre parcel of land on Georgica Pond in East Hampton for $31.495 million. Recently he was part of a team involved in a $37.5 million oceanfront sale in Southampton Village, and this year he has closed deals in Southampton Village, sold farmland in Cutchogue, and has an interior lot in Water Mill in contract for a record-setting sum. An avid golfer, Kelly networks on the links and at private clubs that cater to high-net-worth individuals, while also leveraging social media. “Our track record is from a development standpoint,” he says. “We are always trying to find unique opportunities and outlier listings that can stir the pot a little and do something cool and unique.” 903 Montauk Hwy., Water Mill, 5009030; bespokerealestate.com

Growing up, Jonathan Davis often accompanied his father, Tim Davis, to work at Allen M. Schneider Associates, which his father purchased and then sold in 2005 to the Corcoran Group. Davis also went with his father on listing appointments and grew to appreciate the lifestyle (including the vacations) that work as a real estate broker afforded. But the elder Davis wanted his son to first explore his potential and learn what his business skills and strengths were on his own. After studying business management at Lynn University in Boca Raton, Davis worked as an assistant manager at his uncle’s Golden Pear Cafe in Bridgehampton and found he liked sales and helping people. OREN & TAL ALEXANDER, 29 and 30 Douglas Elliman Top brokers Oren Alexander and his brother Tal, of Douglas Elliman’s 10-member Alexander Team, grew up in a real estate family, with their father building custom luxury homes in Miami Beach and Aspen. Oren got into the business after graduating from the University of Colorado with a degree in finance. He also holds a Certificate of Real Estate Development. “My brother and I represent the new face of real estate brokers,” Alexander says. “It’s no longer people’s second, third, or fourth career. It’s no longer a
side job for stay-at-home moms.” On a list of the country’s top-producing brokers by The Wall Street Journal, the brothers were ranked 16th, fifth in New York and second in Miami. Alexander attributes their success at marketing stellar properties not only to their collab-oration but also to how they approach their clientele. “We realized early on that there is a synergy between these markets,” he says. Like many of their customers, the brothers are based in New York, summer in the Hamptons, and winter in Miami. “It’s the same people. They’re buying a condo in Miami, a home in the Hamptons, and a penthouse in the city. They appreciate dealing with one person they trust and the experts in those local markets.” Alexander flies between New York, Miami,
and the Hamptons weekly and also spends time abroad cultivating foreign buyers. His top current East End listings include a $32,888,000 seven-bedroom oceanfront estate in East Hampton. He sold one of Florida’s most expensive homes, at $47 million, and recently he headed sales at Faena House, a 16-story luxury condominium building in Miami Beach. Alexander docks his new 55-foot yacht, appropriately named The A-Team, in Sag Harbor, taking clients for lunch Saturdays and Sundays. Both single, the brothers work 24/7, Alexander says. “We never turn it off. When Lulu Keszler was growing up in Southampton, her parents—who were interested in real estate and developed some waterfront properties—“would drive down the street real slowly to look at the houses,” she recalls. In 2005, the year she started high school, her mother, Michaela Keszler, got her real estate license. Later, while majoring in sociology and marketing at the University of Miami, she took classes in real estate development. One summer, Keszler dipped her toes in real estate as an intern for her mother, who had gone on to become a senior associate broker at Douglas Elliman specializing in high-end sales and rentals. “Mom helped a lot,” she says. (Her father, Stephan, is the owner of the popular Keszler Gallery in Southampton.) After college, Keszler moved to Manhattan, where she felt out the business side of real estate as a marketing coordinator for Douglas Elliman, “but I always had being an agent in mind.” Two years ago she returned to Southampton full-time. “There are not a lot of career opportunities here for year-round,” she says, “but real estate is one of the options.” Fluent in German, Keszler quickly became the office’s “Rookie of the Year,” helping customers find their dream homes. Initially she shared all her mother’s listings, before taking over the lower-end properties that her mother didn’t have time for. Keszler’s clients were happy and she started getting her own referrals. “Working with my mom gives me a certain amount of credibility and experience that would be hard to come by,” she says. “She has been a great mentor and teacher.” In the past, Keszler notes, selling real estate was often considered a second career or “a mom job.” “There definitely are more and more young brokers. Like myself, people are picking real estate as an initial career right after college.” Her top current listing is a $15.9 million waterfront home in Water Mill. Many East Enders cherish the Hamptons because its atmosphere is at once sophisticated and relaxed— but that’s a tricky balance to achieve when it comes to home interior design. John Bjørnen is one designer who has pulled off the feat with finesse in many of the rooms he has fashioned here over the years. And the spaces he recently designed in this sweeping Bridgehampton home are a testament to his talent. “The owners had a clear idea that they wanted a really classic Hamptons beach house,” says Bjørnen. The young couple, who have two small children, “wanted it to be comfortable for the kids to come into from the beach with sand on their toes, but they also wanted to be able to host formal dinner parties, so the house needed to have some elegance and formality, too.” To accomplish both goals, he devised a concept that combines levity with gracefulness and revolves around a mostly blue-and-white color scheme inspired by two paintings from the owners’ collection that now hang in the dramatic double-height foyer. A mix of predominantly clean-lined, high-quality furnishings reflects the couple’s taste for refined modern spaces, while the fabric and wallpaper patterns, art, and accents express the family’s love of sun and sea as well as sports, games, and fun. a vibrant palette of navy, turquoise, and lime green energizes a tailored sectional and streamlined wicker chairs set off by two whimsical beach-ball beanbag ottomans. A number of framed New Yorker covers collected by the owners continue the themes of sea and sports along hallways in various parts of the house, including the lower level, which features a game room, a media room, a play space, and a sauna. Even the formal dining room balances polish and playfulness by incorporating hints of the family’s equestrian bent. “Both the wallpaper and a Ralph Lauren chandelier feature shapes of horse bits,” says Bjørnen, “and framed

photographs of horses play up the theme with a witty wink to their love of horses and riding.” The lighthearted yet elegant ambience is carried through to the “poolside and oceanside” guest suites, which were designed with the differing styles of the couple’s parents in mind. Andrea Ackerman: I remember when the fields were planted in Bridgehampton and Sagaponack. A parcel of land for $75,000 was astronomically priced. The market has just gone crazy, and real estate values continue to escalate. It’s become highly populated and a more year-round area

than it was then. Frank Dalene: I see the Hamptons as being a real dichotomy. It’s the local people and then it’s the summer people. And it’s almost a love/hate relationship because we have to deal with the traffic, which impacts our businesses and the cost of the products that we provide. particularly over the last generation of ownership. It’s lifted the economy around here for all of us, but it’s also created challenges, particularly for the farmers and the landowners in how to manage through that process, where all of a sudden you’re sitting on a very valuable asset, but you may not have the means to pay the taxes or deal with the state issues. What are the specific realestate trends you’re seeing? AA: I’m seeing a lot of older people downsizing. I’m seeing them moving toward the condo style of life, where they don’t have to deal with maintenance. There are a lot of very big houses out there right now; the market, in my opinion, is flooded. That trend started when the economy was down and people didn’t want to spend the money running a large house. Or people are older; the kids are moving out. I’m seeing a trend in downsizing and simplifying life. Tara Hakimi: We have a lot of clients who own homes out here and then will purchase [at] Watchcase as an investment for just the purpose of renting and gaining income, [as well as] people who come from Europe who want to purchase out here and have low maintenance. Bruce Nagel: The green building movement has contributed to downsizing also, because there’s a term—it’s called rightsizing. It’s thinking about energy waste. And there’s a trend nationally toward tiny houses. The smallest house that we’ve built out here—it was a house that we did in Amagansett, 600 square feet. It was constrained because of the property. This house gets published on the cover of Builder magazine. [That] house was modern, it was a tiny house—it’s something that îî

people really appreciate, I think. Shaunagh Byrne: Everything we’ve touched on applies to Southampton Village. You’ve got Bishops Pond, which is the condo development, which is, for all intents and purposes, sold out. There is a lot of new construction. There is the trend of people downsizing. They will sell the estate in the village on two or more acres, and they want to be on half an acre or less because they don’t want to spend the money maintaining the property. You don’t need the tennis court. FD: The problem for location is that we are overpopulated. Unfortunately, we’re underpopulated on location [as well], so we have to find ways to make other locations desirable. That can be done [with] architectural style, landscaping, street definitions… We have to make other places as desirable as being south of the highway. AA: Since there is so little south of the highway and the prices have escalated dramatically, now the trend I’m seeing is “I’ll go north of the highway, but I want to be on a reserve.” Nick, what are you seeing in terms of trends for the homes that you’re building? Nick DeMarco: Clients are a lot more educated. They’re design-driven in the way [they can assess] what the needs for their family are. Can they live happily in a 5,000-square-foot house instead of an 8,000- or 9,000-square-foot house? And in that difference, you can focus on the quality, the materials, the energy efficiency, and the design architecturally. People are getting away from these massive, ego houses where bigger is better. With our projects, I’m not looking to build a hundred houses a year. We’re being very careful and cautious now.

It takes restraint to revive a time-worn cottage, pare it down to the essential elegance, and add the perfect elements of style. In an age when many a broker’s mantra is “tear down,” Halstead’s John Scott “JT” Thomas has just listed such an offering at 34 Cooper Lane in the village of East Hampton. “It was built in 1930,” says Thomas. “The pool
house was originally a garage. The present owner, an American who lives in Great Britain, converted it and added the vintage barn beams. And if the bed in the master appears comfy, it is because the owner stayed at the Four Seasons in Maui. “When I went to check out, I asked about the bedding,” he explains. “It was an Ultra Plush Posturepedic, and I bought one.” “It’s really well done,” notes Thomas, formerly in equity and convertible securities sales at Citigroup. Saunders & Associates’ Alan J. Schnurman has lived many lives. Now a licensed real estate broker, he retired as an attorney only five years ago. He was a prominent personal injury attorney in New York City for four decades, founding Zalman & Schnurman. He was the host of Lawline on PBS. And he has been developing prime real estate on the East End since 1986. He is also involved in the real estate markets of Manhattan, Brooklyn, New Jersey, and Colorado.

His big deals (over the years): “I bought a 26-acre parcel on Ocean Road in Bridgehampton and developed it into six plots. And then I developed 42 acres in Sagaponack. On the last lot, I developed a house and sold it last year.” How to make things happen: “There is no secret to being successful in real estate. You have to buy in the best location money can allow. Never be overleveraged. Some people take mortgages, and the market turns against them, and they
lose everything. I’m a very conservative investor, and I can outlast any cycle. It is a slow, long-term investment.” Favorite restaurants: “Keep in mind, I’m a vegan. In Bridgehampton, I go to World Pie a lot, and I like Bobby Van’s— they can put together a nice vegetable dish for me or pasta.” Schnurman’s rules: “In an up market, the best locations go up first and go up most, and in a challenged market, they go down last and least. There is no limit to how high a market will go.
We have some of the wealthiest people in the United States on the East End. So what sounds like an enormous undertaking to us is not as material to them. And when I’m crying, I should be buying.” State of the market: “If you tell me where Wall Street is going, I’ll tell you where our market is going. The price point last year, $24 million, $25 million, was not unheard of; today, those houses which have not sold are under $20 million. This could just be an oversupply situation. But
the stock market has not been as robust as people would like it to be.” The family compound: “I live in Bridgehampton on Ocean Road. I have children and five grandchildren, and each family has their own wing for their own privacy with bedrooms and bathrooms. And the gardens are very nice-—I’m looking at them right now.” Favorite activity: “I get up a little before dawn and I walk seven and a half miles on the beach. I used to be a marathon runner; I ran 15 marathons. I used to play tennis. And I ski in Aspen.” A life welllived: “The next 20 years will be my most productive. To entrepreneur Michael Bruno, discovering Tuxedo, New York, and its neighboring community Sloatsburg was much like finding a Picasso in a flea market or a 1935 Mercedes-Benz forgotten in a rural barn. “I love real estate and I saw an opportunity because it’s really, truly a place with endless beauty,” says
Bruno, who incorporated the Tuxedo Hudson Company to help develop the area. Located just 45 minutes from the George Washington Bridge, the area is tucked between two vast New York State parks, on a string of picturesque lakes. Architecturally significant homes are situated
at various elevations, offering sweeping vistas while providing the privacy of a gated community. In close proximity are the Storm King Art Center, Dia:Beacon, and Woodbury Common, but a “perfect storm”—a depressed economy, an eyesore infrastructure project, and the
retirement of many long-standing business owners—left the community without noteworthy restaurants, shops, or amenities. In just the past six months, Bruno has gone on a “real estate buying binge,” he says, with the goal of transforming the area into a destination for both hikers and bicyclists

While other additions over the next year will include a market of Hudson Valley purveyors and fine dining, in the immediate future Bruno will be restoring a row of Victorian homes in Sloatsburg to create a hotel complex with a garden, pool, and courtyard—featuring extensive landscaping from Marders in Bridgehampton. It will also offer alfresco dining with an on-site wood-fired grill, while a roadside burger shack will now
include a farmers market. News of Bruno’s development projects has sparked a “buying frenzy” of residential properties in an area where even the grandest of waterfront estates is listed in the $6 million range. “People are busier than ever, and getting to the Hamptons for the weekend has become a little more challenging, due to the traffic, the prices,” says Bruno. “I don’t think anyone should ever give up their beach house—I’m not giving up mine!—but if you’re in a position to have a third house, a weekend house that close [that gets you] far away mentally is really important now. Most people come to Jaime Morales with seven words: I just want to be in shape. Using his Core Shaper training method, he focuses on “cardio, core, strength, and length” every single moment of his sessions to help his clients get in shape and stay in shape. “It’s a challenge to stay superfocused on fitness in the Hamptons during the summer season with all those rosé lunches and tasty treats from Round Swamp Farm,” he says. “I try to get my clients to look beyond just the summer and find a reason to say no to rosé at least once in a while. I don’t want the fall to come and them to feel they need to get ‘back in shape.’ I want it to be seamless.” “My ideal day in the Hamptons is to wake up early and go to the beach with my dogs to meditate,” he says. “Then I’d get coffee from Jack’s and go to the gym for a strength with cardio and core workout for an hour with 10 to 15 minutes of stretching. I’d have lunch with friends at Dopo La Spiaggia in Sag Harbor. If I had time, I’d take a SoulCycle class or bike around town. I’d also stop by Provisions in Sag Harbor—I love their juices. It’s very healthy, and there aren’t too many temptations. You can focus a little more there than in most places.” Morales says we all can be motivated by the beauty of the Hamptons by moving our fitness regimen outside. He teaches beach classes every other Saturday at Gibson Beach. “People love being outside in the summer,” he says. “Exercising outdoors is inspirational.”
