APPY BIRTHDAY TO US! LUXURY LISTINGS NYC TURNS ONE YEAR OLD THIS MONTH. Just like a baby who learns to sit up, then crawl — then suddenly she is off and running, Luxury Listings has seen its own milestones in its first year. First and foremost are the 100,000 doorsteps we reach in Manhattan with each issue. We’ve loved hearing about your experiences with the magazine over the past 12 months. Some examples: A family in the West Village that, looking for more space, used an issue of Luxury Listings to check, neighborhood by neighborhood, where they could afford bigger digs. There was also the 30-something woman whose parents were visiting from the Midwest, who couldn’t stop looking at the crazily priced lavish homes, unlike anything they had ever seen. And there was the grande dame from the Upper East Side who said she would pack each issue into her overnight bag during the summer months to take as beach reading in Martha’s Vineyard, browsing for properties like she was shopping at Barneys or Bergdorf Goodman. Beyond the print magazine, more than 6,000 people liked us on Facebook in the few months after we launched a page there, and our debut party in the fall, featuring the stars of the real estate reality TV show “Million Dollar Listings,” packed the house with more than 400 attendees. Finally, a reader survey we put out last month was opened by more than a third of the people that received it, an incredibly high number for that sort of thing. We are thankful for the engagement and loyalty of our readers, and look forward to continuing to scratch that real estate itch throughout the rest of 2014. Overall, it’s an interesting time for luxury real estate in New York City. On the one hand, the market for expensive homes is on fire, with asking prices running all the way up to $114 million (many are featured here, of course — see page 79 for that chart-topper).

There is a dearth of properties for sale, which is driving up prices further, meaning that apartment hunters have to stay on top of the market and act more quickly than ever. On the other hand, there’s the fear that rising interest rates — not to mention a new liberal mayor, who has said that “towering, glitzy buildings marketed to the global elite is not the type of development New Yorkers are looking for” — could dampen the party. See that story on page 26. Of course, de Blasio will ironically live in the most valuable home in New York — the 11acre Gracie Mansion, worth some $200 million according to estimates — as one of the perks of the job. Most of us, though, are pretty starved for space. That’s especially true for families — the mayor himself raised his children in a home with one bathroom in Park Slope prior to Gracie Mansion. In a story on page 8, we take a look at space-saving tips that should help, even for those who live in large apartments by New York standards. We also take a peek inside the homes of two movers and shakers who have made their names on the small screen. We visit MSNBC anchor Thomas Roberts and his husband in their Hell’s Kitchen apartment (page 12), and take a look at the Upper West Side pad of one of the best known soap stars in the biz, Erika Slezak (page 18). olstoy once wrote that “happy families are all alike; every unhappy family is unhappy in its own way.” If he had been writing 150 years later and in a different setting — namely, modern-day Manhattan rather than 19thcentury rural Russia — he would have had to note that a lot of that unhappiness comes from living in a cramped apartment with little ones running around.

BY TOM ACITELLI The number of children under age five living in Manhattan ballooned more than 32 percent during part of the last decade, according to the most recent census figures. Other boroughs, especially Brooklyn, saw increases, too, suggesting that there are now a lot more New York City families with kids then there have been in a long while. Where to put them all, then, in a city where $1 million might get you but a onebedroom? It’s a challenge, but there are ways.

“Families ask most about how to fix three top trouble spots: the zone by the front door, overworked closets and the cluttered common room,” Maeve Richmond, founder of home-organizing firm Maeve’s Method, told Luxury Listings. “[These are] areas that quickly fall apart once little ones arrive with clothes, toys and bulky strollers.” Here, then, are some tips on putting it all back together again, and trying to make for a happy family.

As the population of New York families with young children has risen, so has the popularity of the communal playroom. Older co-ops have turned unused common space into playrooms, with toys funded collectively by owners. Newer buildings have incorporated playrooms into their designs from the get-go — or, in the case of luxury rental developer Glenwood Management, have retrofitted older towers with playrooms. During the last real estate boom, Extell, another luxury developer, even hired Kidville, an operator of higher-end children’s gyms, to design the playrooms at the Rushmore on the Upper East Side and the Lucida across town. Buying or renting in a building with a dedicated playroom can, of course, free up that space at home.


Double-duty furniture

“The No. 1 thing I tell families is that furniture has to do double-duty,” said Nancy Heller, founder and president of Goodbye Clutter, a professional-organizer firm in New York. “An ottoman has to have storage; an end table has to be able to store magazines underneath.” One such piece of furniture ripe for double-duty? Traditional beds, which can house drawers underneath the mattress frame. For younger children, a classic space-saver is the bunk bed; there, too, the drawer concept works. Don’t forget about doors. “I just did this for a client: I used the back of their kid’s closet door and hung a shoe caddy,” said Jeni Aron, founder of New York home-organizer Clutter Cowgirl. “But in the pockets weren’t shoes; they were his T-shirts and pajamas. He doesn’t have to neatly fold everything — he can just shove T-shirts in each pocket and then he can see [them], because each pocket is made out of mesh.”

Putting beds to bed

One of the biggest pieces of furniture in any home is the bed. The city’s long had Murphy beds, which discreetly fold up into the wall during the day. Now, add ceiling beds to the mix. Sometimes called mobile or elevator beds, these sleepers descend and ascend by remote control to precise levels (see the “Best of New York” on page 14). But they don’t come cheap: Ceiling beds can cost more than $20,000, with parts and installation.

Mod pods Modular furniture tends to be simply designed, as well as lightweight for easy movement, including folding and closing. The Italian firm CLEI has pioneered an entire Space Savers line with city dwellers in mind. Its furniture includes entire pod-like wall systems comprised of fold-out beds with dressers, a desk and shelves. If the kitchen’s the busiest place in your household, there’s also CLEI’s fold-out kitchen table. (The firm declined to name its prices upfront.) Organizing coach Richmond also suggested banks of cubed shelving, either open-faced or closed — “A must-have to hold endless loose toys.”

Fake it

Fabricated, temporary walls with built-in doors are popular in in New York, especially with renters.

A couple of caveats: The rooms these walls create can’t be too small — rooms must have windows to be considered legally habitable and, if a room’s going to be called a bedroom, it has to be at least 80 square feet. That said, several firms offer installation for negotiable prices starting at several hundred dollars to more than $20,000; the prices usually include taking the walls down at some future date. If your family doesn’t need an entirely new room, organizers suggest room dividers — like bookshelves and Japanese screens — rather than walls.

Nanny vs. au pair

It’s not just the labor costs that can enter into childcare calculations, but the real estate costs as well. Some parents face the choice between a live-in nanny/au pair, or, more typically, a nanny who goes back home at the end of the day. Families save a room if the nanny doesn’t live-in, of course (though au pairs, by definition, generally live with the families, as they are typically part of a cultural exchange). Given that most higher-end Manhattan homes trade for well more than $1,000 a square foot, having live-out childcare vs. live-in can free up hundreds of thousands of dollars in real estate — not to mention free up space. If families want live-in childcare, however, that means providing a separate room with a window. This can mean fake walls, doubling up kids rather than letting them have separate bedrooms or, in some cases, buying an au pair suite elsewhere in the same building.

Kick the clutter

Heller once talked a client into getting rid of some of the 57 vases she owned and liked to keep out in the living room, including on the coffee table. She also has some advice for even the most devoted bibliophile, which she counts herself among: “I tell people, ‘Ditch the books because they’re all on your iPad now or your Kindle.’” Paperbacks, in particular, should be donated to make room. “Paperback books aren’t beautiful,” Heller said. “They were meant to be passed on.” As for the clutter spots, particularly an apartment or a townhouse’s entryway, organizers recommend ruthlessly compartmentalizing. Have a bowl or a drawer solely for things like keys or loose change, another for old receipts, a place for smartphones, somewhere to store the mail before it’s sorted, etc. “Get in the habit of putting them ‘in their home,’” Richmond said, “and cut down on time searching for them in pockets or tables or countertops or other household surfaces.”

Rent vs. buy

The age-old conundrum of whether to buy or to rent in New York —  every family confronts it. The conundrum has been compounded by both rents and sales prices rising in Manhattan, as the inventory of available homes has stayed low, making set ways of thinking about renting vs. buying seem outmoded.

That, along with tighter lending and a still-iffy economy, throws a lot of home-hunters into a rental market that’s seen some of its beefiest rents ever in recent years. The median monthly rent for a Manhattan two-bedroom apartment at the end of last year was $4,795. For a three-bedroom, the figure was $7,315 a month.

In the third quarter of 2013, the latest numbers available, the median sales price of a Manhattan two-bedroom apartment was $1.35 million, according to appraiser Miller Samuel; the median for a threebedroom was a whopping $2.5 million. At the same time, the number of homes on the market in Manhattan was down more than 20 percent from a year prior, while sales were up 30 percent. Translation: It’s a very tight real estate market out there that favors sellers.

The numbers jump higher in areas more desirable for parents with young children, neighborhoods like Manhattan’s East Side, where many of the city’s best private schools are located. The median rental price for an East Side apartment with three bedrooms was $7,900 in the third quarter of 2013.

T

homas Roberts asks tough questions as an award-winning newsman — and the “MSNBC Live” anchor was just as demanding when looking for a home. Roberts and husband Patrick Abner had a long list: two bedrooms, two bathrooms, double sinks in the master bath and outdoor space were among their priorities. Fortunately, they were able to check all the boxes when they saw the digs at 505 West 47th Street, a condominium built in 2009. “When you have those things that you’re looking for, then it really kind of narrows what you can actually get,” Abner said. Among the attractions were the apartment’s two terraces. The larger, which measures 300 square feet and opens up to the building’s courtyard, was the setting for their wedding party last fall. Adding to the appeal was the Hell’s Kitchen location, not far from their previous apartment in Midtown West, and a convenient distance to Roberts’ Rockefeller Center studio. The short distance to work will come in handy as Roberts moves up the ranks at MSNBC, hosting the network’s “Way Too Early” program at 5:30 a.m. weekday mornings, starting this month. “I don’t like long commutes,” he said. “I just walk to work.” Two years after buying the apartment for $1.15 million, and with roughly $50,000 invested in renovations, the couple and their two dogs are — for the most part — settled. The quiet space in the back of the building felt welcoming when they returned from a busy trip to Moscow this fall, where Roberts co-hosted the Miss Universe pageant and did some network reporting. “We do feel like we’re a bit removed from

things when we can shut the doors and close the blinds,” Abner said. “It’s important for New York, because the city can be quite overwhelming sometimes, so you need a place where you can feel like you’re getting away from it all.” The haven took some time to evolve, as the couple’s first try at making the former model unit their own didn’t satisfy. The apartment’s walls, now boasting blue, grey and black hues, were initially coated in beiges. Roberts called it a “muddy” palate. “I think you have to make some mistakes first, and we did,” said Abner, who works as a community liaison for Merck Pharmaceuticals in its HIV division. But the process was worth the effort. “We’ve been able to put our own stamp on it.” The most recent projects involved installing a Carrera marble-topped custom island and new lighting for the kitchen; finishing the dining room and wallpapering the living room ceiling — an idea they said seemed a little strange at first, but it grounded the space. And the work continues. The to-do list includes searching for the “perfect piece” for the space above the sofa (to replace one they say they love, but doesn’t fit right) and changes to the second bathroom. “It takes some time, and that’s all right,” Roberts said. Roberts and Abner, who have been together for 13 years, previously owned homes in Los Angeles and Atlanta — but those had very different looks. “We gravitate toward older buildings,” Abner said. “But in New York your priorities change a little bit.” “Our goal was mainly to hide dog hair,” Roberts joked. Finally, though we didn’t include it, the New York real estate market overall might have made this Best of New York list, with prices for luxury homes up amid a tight supply for those who want to buy in or switch places. Simply put, New York luxury real estate had one of its best years ever. The median sales price for a luxury Manhattan home (defined as the top 10 percent of the market), for instance, by the last quarter of 2013 was $4.1 million, according to appraiser Miller Samuel — anything below that, and you were buying in the rest of the market.

Danish architect Bjarke Ingels is making his NYC debut with this apartment complex at 625 West 57th Street that’s been likened to a snow drift and a pyramid. Expected to open this spring, W57 pretty much defies description. Its developer, Durst Fetner, calls it “a hybrid between the European perimeter block and a traditional Manhattan high-rise.” Ingels’ design has three of the building’s four corners sloping low, while the northeast corner spikes to 467 feet, allowing the interior courtyard spectacular Hudson River views.

RIVER HOUSE

This co-op has been one of the city’s most exclusive addresses since it opened in 1931, not least because of its perch on the East River. Residents used to have access to private yacht moorings, though now they have to settle for breathtaking water views. One particularly awesome River House view is now up for sale: the co-op’s private club. The five-story, 62,000-square-foot building is being marketed as a single-family home with the potential to become the most expensive residence ever sold in NYC. The price? A mere $130 million.

THE DESCENDING BED

New York has long boasted Murphy beds, the kind that fold out from — and into — the wall and thereby give tight apartment spaces more room when guests pop in. In recent years, though, the descending bed has made its appearance. These are beds that drop from the ceiling and then go up again when a tenant or an owner needs space. At least one model, in the coop at 14 East 64th Street, is operated by a remote control that can set the very exact height at which it dangles. There’s also built-in overhead lighting for bedtime reading.

The Apthorp at 2211 Broadway was one of the Upper West Side’s most storied rentals — until it underwent a luxury condo conversion that emptied the block-long complex of most of its tenants. Some remain, however, including the tenant who leased this 1,700-square-foot spread in late 2013 for $12,500 a month. It includes a 20-foot-long foyer that is actually bigger than the living room and library. This mega-foyer leads into the living room. The tenant rents from an owner who bought the $3.5 million unit last year but never lived in it.

NEW EXTERIOR The first thing to know about 325 West Broadway is that it used to be a Tootsie Roll factory — hence the name of its condo conversion. The second thing is that the façade of the sevenunit building will be sheathed in a cast-aluminum screen with a glassy window wall behind it; moreover, the ground-floor retail will be covered in glass, creating the illusion, as Curbed put it, “that the façade is floating ... like some sort of Soho spacecraft.” Architect Peter Guthrie is responsible for the design; construction is expected to be completed next year.

NEW CONDO Developers Arthur and William Zeckendorf, along with architect Robert A.M. Stern, brought the world 15 Central Park West in 2008. The team reunited for the conversion of the old Salvation Army boarding-house at Irving Place into an ultra-luxurious condo with 14 floor-through units, a duplex penthouse and a maisonette, each with keys to Manhattan’s only private park. The $42 million sale of the penthouse to Houston Rockets owner Leslie Alexander — a record for Manhattan below 59th Street — closed in August.

CO-OP The estate of the late investor Martin Zweig has listed his triplex penthouse atop the Pierre hotel for an unabashed $95 million. Should it sell at or near that sum, it will easily be the biggest home trade in New York City history. Co-op units in the prestigious building (which have access to all the hotel’s services) routinely trade in the eight figures, or at least rent in the six figures: As of late December, no fewer than three spreads were asking more than $100,000 a month.

BEST SWIMMING POOL The 61-foot pool in the fitness center and spa area of this recently converted Tribeca condo is lined with Travertine mosaic tiles and watched over by a bright, glassy backsplash of giant daisies. Soap vet Erika Slezak bids farewell to her Upper West Side sanctuary

D

uring the 40-plus years that six-time Daytime Emmy award-winning actress Erika Slezak has portrayed Victoria Lord on “One Life to Live,” her character has weathered many challenges in the soap opera’s dramatic plot: multiple personality disorder, widowhood, breast cancer, rape and lots more. So it’s no surprise that her co-op pied-à-terre at the Musician’s Building on West 67th Street — which she and actor hubby Brian Davies recently listed for $1.83 million — offers cozy surroundings to take her mind off all the stress on the set. “It’s a wonderful job and a lot of fun,” she said of the former ABC series, which is currently on hiatus after an online revival and a summer stint on Oprah Winfrey’s network. simple, elegant wooden tables. The white walls also allow the colorful window treatments and rugs to stand out. All the furnishings were picked specifically for the space, which, combined with the family photos that adorn the built-in bookshelves and the warm look of the wood-burning fireplace, give the apartment a very personal touch. “It was incredibly peaceful and comfortable,” she said of the spread, which she and Davies bought in March 2002. She declined to reveal the price paid for the apartment, and the amount of their purchase does not appear in city records. The couple invested $250,000 into making the space their own, Slezak said. The previous owners had begun a renovation on the two bedrooms and two bathrooms, but hadn’t gotten too far. Slezak and Davies finished the kitchen (incorporating touches like extra cupboard space and a wine cooler), put together the remaining parts of the fireplace, added the bookcases and put a closet in the second bedroom, to name some tasks. By that fall, the apartment was ready. “We could do anything we wanted,” Slezak said of the process.

Overall, the home has nearly 10-foot ceilings, frontage on 67th Street and a windowed kitchen with a built-in breakfast bar. As for the building, it was built as a co-op for musicians nearly a century ago, and its apartments are sound-proof. Slezak and Davies — whose primary home is in New Canaan, Conn. — stayed at the apartment four or five times each month. One of the reasons for buying it was its proximity to Slezak’s old studio at ABC — located directly behind the building. “It was a gift from God!” Slezak said of the arrangement and the quick commute to work. But, later on, the studio moved several blocks west to West End Avenue. “And I complained: ‘I have to walk five blocks!’” she joked. However, following the cancellation of the show by ABC in 2012, their trips to the city have become less frequent. They came to the apartment three times in the last year, Slezak said. In the online iteration of “One Life to Live,” which ran for roughly one month before Oprah’s network picked it up for the summer, her show taped at a studio in Stamford, Conn. — just eight

miles from her New Canaan home. (Slezak and Davies moved to Connecticut in 2006, after 25 years living and raising their two children in Plandome, N.Y. They also own property in Vermont — a renovated farmhouse on 200 acres near Okemo Mountain Resort — which they’re also thinking of selling.) “It just doesn’t make sense to keep it if you don’t use it,” she said of their city home, which is listed with Corcoran Group’s Wendy Sarasohn and daughter Jamie Joseph. “If we ever need an apartment in New York again, we’ll buy another one, but for now this is the right decision for us.” Still, it’s bittersweet. Slezak and Davies share good memories of the 67th Street home. They lived there full-time for five months while renovating their New Canaan home. Together, they went to the theater, walked their dogs over to Lincoln Center and enjoyed the nearby offering of stores and restaurants. “We loved it there, we were happy,” she said. “My husband in particular: He would say ‘Oh, I just love it here!’”

The New Jersey market is municipalitysensitive, meaning that buyers are willing to pay top dollar for the area’s excellent school districts, such as Alpine, according to Dennis McCormack, a broker with Prominent Properties Sotheby’s International Realty, who currently has two of the county’s five most expensive listings. “Alpine is very strong because the school system is excellent, and prices are higher than they’ve been in past years,” said McCormack. Towns with higher taxes and lesser-ranked schools have sat out the market’s uptick, he said. Fairfield County’s astronomical prices top the suburban heap Fairfield County tops the New York area’s suburban luxury market. Overall sales are booming and luxury market prices are stratospheric, sources say. Indeed, the Connecticut county’s priciest listing was at one point the most expensive listing in the country. The 50-acre Copper Beech estate (499 Indian Field Road) was first listed for $190 million in May; it’s since been chopped to $140 million. Among the other priciest properties for sale in the county is 207 Byram Shore Road in Greenwich, listed for $32 million. The 1916 mansion, owned by the Weinstein Company’s Bob Weinstein, measures nearly 13,000 square feet and is located on a street dotted with grand “summer cottages” that served as vacation homes for last century’s wealthy industrialists.

Should the home, listed by Coldwell Banker’s Tamar Lurie, fetch its full asking price, Weinstein would land a hefty profit: He paid $16 million in 2000.

Westchester draws priced-out New Yorkers The real estate market in Westchester County is a “tale of two cities,” according to Houlihan Lawrence’s Anthony Cutugno. In lower Westchester’s towns close to New York City, like Bronxville, Rye, Scarsdale and Mamaroneck, sales in the $2 million to $4 million range account for 70 percent of Houlihan Lawrence’s luxury business. Most buyers are people who sold their place in Manhattan — but couldn’t find the space they needed to stay in the city amid the frenzied market there, said Cutugno, director of the firm’s Luxury Country Properties division. The county’s priciest properties are in upper Westchester. Currently topping the market is 17 Cowdray Park Drive in Armonk, which was listed in October for $24.9 million. One of the other most interesting highend properties is 58 Cat Ridge Road in North Salem, which was listed at $18.5 million in March 2012.

ast year was a historic one for New York City real estate, with price records shattered and the luxury market on fire. Hedge funder Bill Ackman and a group of investors reportedly paid more than $90 million for a unit at Extell Development’s luxury condo tower One57. If the sale closes at that price, it will set a record for the most expensive Manhattan condominium. With a new mayor and a slew of luxury condos coming to the market, what can we expect this year? Read on for a look at some key issues.

Interest rate jitters Speculation that the Federal Reserve could begin to wind down its signature easy-money program has renewed buyers’ sense of urgency to take advantage of historically low rates before the cost of borrowing shoots up. The interest rate for a 30-year fixed-rate loan is currently hovering around 4.6 percent, but experts predict rates could reach as high as 6 percent this year. O ver the past few months, there’s been an uptick in buying — which was already going strong, despite the relative lack of inventory — as interest rates have inched up, said Jordan Roth, a senior branch manager at GFI Mortgage Bankers, a residential mortgage provider in Manhattan. “If rates had stayed where they were in the first part of 2013, buyers might have stayed on the sidelines,” he said. “Now, we’re seeing people get into the game.”

How high can interest rates climb?

The de Blasio agenda Many people are watching to see which of Mayor de Blasio’s real estate-related issues he raised on the campaign trail gets tackled first. More affordable housing is likely on the way: On the mayor’s agenda is mandatory inclusionary zoning, which would change the rules on affordable housing for developers. At the moment, many residential projects are planned as 80/20 buildings — a program through which developers receive tax-exempt financing in Mayor exchange for making 20 de Blasio percent of their units affordable — though de Blasio may change that ratio for new residential developments.

The renewal of Seward Park Big changes are coming to the Lower East Side, which will see a 1.65-million-square-foot, mixed-use project in and around Seward Park, slightly north of East Broadway. The six-acre site is the largest swath of undeveloped city-owned land in Manhattan below 96th Street.
