Buying a memo Six dos and don’ts for picking a second home By Christopher Cameron If you ask Dan DIcarlo where to fInD value,

the 42-year-old retired Wall Street trader will tell you the Sandy-ravaged Jersey Shore. That’s where he found his second home.

A few months back, after more than a year on the hunt, Dicarlo finally settled on a 1927 oceanfront cedar-shake house in Lavallette, just an hour from his primary residence. The $1 million-andchange deal was all cash, letting him bypass the lengthy inspection process that mortgage holders have to endure. When Wendy Jones needs a break from Cincinnati, she heads to Martha’s Vineyard. Not long ago, the Grammy-nominated songwriter decided she wanted to trade the woods for the water—and found herself wearing the hats of both buyer and

seller, which could have been a nightmare. It wasn’t, though. Her secret to avoiding the real estate equivalent of a migraine: Lesely Heidt of Sandpiper Realty of Edgartown, Mass., who took only six months to find a buyer willing to pay the asking price. “The single most important thing was finding the right agent,” Jones said. The difference between a snappy sale and listing languor hinges on being realistic with your asking price. “The market is absolutely improving, but that does not mean it is time for sellers to ask ‘more’ for their homes,” said Deirdre O’Connell, senior vice president of Daniel Gale Sotheby’s International Realty in the North Fork. “Homes priced appropriately are selling and homes priced too high are not.”

Buyers can know nearly everything about every home for sale in a community by simply jumping online. All that information isn’t necessarily a good thing, though. It needs to be filtered by someone familiar with the market—i.e., a broker, said Aspasia Comnas, executive managing director of Brown Harris Stevens of the Hamptons. “The Internet,” Comnas said, “can only tell part of the story.”

The sound has gorgeous sunsets, the bay is perfect for sailing or kayaking and inlets can offer docks for boats,” O’Connell said. “A second home is more than an additional home, it is a lifestyle. Buyers need to know what kind of lifestyle will make them happiest.”

Sniffing out dog-friendly

unless, of course, they belong to the canine Upper Class. Those pedigreed few have masters who are truly affluent. No expense is too great, no matter how barking mad it might seem; they think the “lap” in lap dog refers to the lap of luxury. And a big hunk of the high (hound) life is the home. Nix the wire kennel and even the cute little cedar chalet. No, the abodes of choice are definitely condos and co-ops. Stroll down Park Avenue with FiFi, in her jewelencrusted collar, or get dragged through the Bowery by Bowser, and you will see plenty of fluffs of fur coming out of skyscrapers. They don’t even bother to sniff when they walk past the doorman and into the Great Outdoors. These days, lots of buildings, especially the new towers, tout themselves as “dog-friendly,” though they still have plenty of rules to make it ruff (sic) going for even the best behaved of man’s best friends. There are pet references and personality interviews—not to mention weight and breed restrictions, and the obligatory obedience training, according to Andrea Arden, a New York City dog trainer who wrote “Baron’s Dog Training Bible” and has popped up on the Discovery Channel’s “Animal Planet.” “Although some higher-end apartment buildings are now offering such amenities as indoor dog play areas and washrooms, many of our clients say it has become harder than ever to find a pet-friendly apartment,” Arden said. “This may be due in part to the fact that the market has heated up a bit and so landlords and co-ops can be choosier.”

Perception, too, is a problem. What a landlord might think is dog-friendly, an owner might not— and vice versa. Plus, there is no standard definition of dog-friendly: “The term varies greatly from building to building, and is ever changing,” Arden said. A perfect example of wire(hair)s getting crossed involved Shelby Semel and her two fourlegged girls: Xena, an 8-year-old Chihuahua, and 5-year-old Taz, a Pomeranian. Semel, a dog trainer who uses praise and treats to reinforce her students’ good behavior, had her hopes set on living in a Sutton Place building. It seemed like the perfect fit—grooming services, even doggie day care. The building’s owner, though, didn’t think so. She got the thumbs-down without even the courtesy of a meeting so she could introduce Xena and Taz. “My landlord … probably thought [my] clients and their dogs would be coming in and out all the time,” Semel said. “I had to beg them to just meet us and give us a chance.” After the face-to-face, the landlord threw Semel a bone: The apartment was hers—but only if she promised, in writing, not to train any dogs at home. “I’ve been here four months and no complaints yet, so hopefully it stays that way!” Semel added. The biggest challenges, though, are for the owners of big and/or aggressive breeds. A Bichon Frise is a powderpuff that might top out at 20 pounds. An Old English Sheepdog is a marshmallow, too—a 60-plus-pound one. And a Yorkie and a pit bull are both terriers, but it doesn’t take Einstein to figure out why one is welcomed in buildings and the other is not.

Still, despite all the trials that dog lovers can face, bow-wow bliss can be found—and in nearly every Manhattan neighborhood, no less. The trick is looking beyond the amenities and locating landlords who treat dogs like they do their human tenants, according to Michael Rosenblatt of Spot Experience, a cage-free dog concierge service. Rosenblatt uses a real-life situation to make his point: If you are stuck late at the office, and live in a truly dog-friendly building, the landlord has someone on site who will pop into your apartment to make sure that Rover is all right. “The Upper East and Upper West Side, Tribeca, Chelsea, they all have access to great parks, but what makes an area truly dog-friendly is the people running your building,” said Rosenblatt. “You need to live in a place where the safety and happiness of the dog is paramount and a place that will give back to the animal the way the animal gives back to you.”

Tips & TidbiTs school’s in: before even thinking about new digs, enroll doggie in obedience class Write Rover a resume: Along with your application, submit a one-page sheet that details your hound’s history (pedigree or pound, etc.) and accomplishments (behavioral training, for example). Lie (a little) about weight: Only a handful of building owners will put Bowser on a scale, so if the limit is 50 pounds and the needle hovers at 60, go ahead and fudge. Tell the truth about breed and barking: If you own a pit bull or a yapper, ‘fess up. One can be a liability; the other is simply a nuisance. Calculate your odds: The best way to figure out whether you stand a chance at getting into a building is to find out how the owner feels about pets. If she doesn’t like them, move on. Be prepared to pony up: Most landlords require a security deposit for a canine tenant. It’s generally hefty—from the low thousands for a rental to upwards of $50K for a co-op or condo purchase. —Christopher Cameron

New York vs. How the Big Apple’s high-end real estate is actually a bargain By Hayley Kaplan Jaws definitely dropped when a penthouse

at the Pierre hit the market for $125 million—a new high for the city—but Manhattan is a steal compared to the world’s other great cities. Take London, for example, where a mansion is going for $391 million. Ditto for a trophy home in Monaco—$384 million. “Compared to the rest of the world, there’s no sticker shock [in New York], and there’s no reason that New York can’t catch up,” said Victoria Shtainer, a broker with Douglas Elliman. “When you’re looking at London and then you look at New York—New York is half-price.” One easy way to see how the cities stack up is to look at what $1 million buys in square feet, which is how international brokerage Knight Frank came up with its Top 10 list. The No. 8 spot goes to the Big Apple, with 474 feet. The win, place and show spots go to Monaco (172 square feet), Hong Kong (204 square feet) and London (247 square feet). New York’s bargain-basement prices—so to speak—help explain why foreign investors with deep pockets have been so quick to snap up its luxe homes. It was Russian billionaire Dmitry Rybolovlev who paid a record $88 million for Citigroup chairman Sandy Weill’s 15 Central Park West penthouse. And there’s no sign of buyers from around the world losing interest in the city, in no small part because of the political and economic instability of other countries. Cases in point are Italy, Spain and Greece—all teetering on the edge financially. The U.S., on the other hand, “has a very strong foundation,” said broker Richard Nassimi of the Corcoran Group, who manages sales at the W Downtown, which has attracted its fair share of international buyers. Plus, New York has more homes for sale than some of its counterparts, said London-based Andrew Hay, the global head of Knight Frank’s residential division. And that’s because of a host of reasons: construction, planning and more affordable land, he said. “New York real estate today is still undervalued on the global stage,” said Stan Ponte of Sotheby’s International Realty in Manhattan. “If you walk through properties in London and you hear the prices they’re getting on the simplest apartments, it’s shocking.”

European cities offer some of the most expensive real estate anywhere. London holds the record for the world’s priciest home sale—$219 million for a penthouse at One Hyde Park. Since One Hyde Park hit the market six years ago, 82 of its 85 apartments have sold for a total of nearly $3 billion. The two key reasons that prices are so high across the Pond: the rapid return of wealthy overseas buyers after the financial crisis and a shortage of new homes. Monaco, with its breath-taking views of the Mediterranean, is a playground for the rich—and its real estate prices prove it. Because the nation is only about the size of Central Park, land is a premium commodity, which keeps prices high. Prince Rainier III even prohibited the construction of high-rises from the 1980s to 2008. Today, a skyscraper is going up for the first time in at least 20 years. Tour Odéon will be the embodiment of opulence. A penthouse is rumored to be so grand—five floors and an infinity pool with an oceanfront view—that experts are speculating it will sell for much more than the one at One Hyde Park, possibly as much as $384 million.

To the Far East Hong Kong finds itself on the most expensive list because of its ultra-wealthy residents and its fast-growing economy. A six-bedroom mansion with maid’s quarters, two terraces and a garden has a price tag of $90.2 million. And an apartment in the Frank Gehry– designed Opus Hong Kong condominium sold for $58.7 million last fall.

With more and more listings hitting the $90 million mark, Manhattan seems to be making a run for London, Monaco and Hong Kong. Homes in new buildings, such as 432 Park and One57, are “testing the market by asking $6,000, $7,000, $8,000 a square foot,” said Richard Steinberg, a broker at Warburg Realty. “[New York] developers are trying very hard to achieve the prices that London and Hong Kong are getting,” he said.

and Benjamin Jenkins came back to Manhattan re-energized to do a little homework. They had a specific project in mind: Transform their overgrown backyard into a lush hangout. The Jenkins, both in investment management, wanted to finally make use of space that they simply had ignored before they went away for business. They imagined a place for their three little boys to romp—without worrying that they’d get hurt. A place to grill with friends. And a place to just sit and relax, maybe even reflect. They wanted to create their own oasis in the West Village, their escape from the concrete jungle. And they are not alone. Every year, countless New Yorkers decide to make their homes a little more summer friendly. The Jenkins set about realizing their remodeling dream with the help of a professional. They hired architect Anne Fairfax to open up their patch of land yet keep it traditional, a complement to their classical-style, three-story home on Charles Street. “Frankly, the garden was nothing before,” Meredith Jenkins said. “We wanted to make it shine and make it an extension of the house.” Fairfax, the managing partner of Fairfax & Sammons Architects, advised the Jenkins on everything from patio furniture to plants. (One choice: crawling ivy.) “The lushness … reminds me of our former residence in Hong Kong,” said Meredith Jenkins, who politely declined to reveal how much the work cost other than to joke “too much.” “It’s a wonderful escape from the city.” For Fairfax and the city’s other architects, along with landscape artists and exterior designers, the crunch time on outdoor projects is when the weather is cooler. “Clients want renovations to start on or shortly after Labor Day and they want you out by Memorial Day,” said Manuel Mergal, a partner at the architecture firm Cooper, Robertson & Partners. Much of the work that Mergal and his colleagues do is somehow tied to the months of June, July and August. “Summer is definitely a marker of sorts,” he added.

William Finkelstein chose Amber Freda of Amber Freda Home & Garden Design to revamp their ground-level patio—a big plus of the two-bedroom apartment not far from Central Park. They wanted an Old World feel that would match the charm of their Tuscan farmhouse-style kitchen, and that’s what Freda created. The 32-foot-by-11-foot area now has a fountain and lighting. Colorful annuals set off the dining area and lounge. It is the perfect place for Stern, a retired real estate agent, and Finkelstein, a senior executive in the apparel industry, for all manner of activities from entertaining to reading. “We’ve done everything from celebrate Father’s Day with our children and grandchildren to hosting a bridal shower on our patio,” said Stern, who put the project’s price tag at about $20,000. “But it’s also a great place to sit with the Sunday Times.” Just north, on West 118th Street, Jeannie and Alper Uyanik have found tranquility by stepping out of their 11th-floor condo and onto their Japanese garden-inspired terrace. The quiet is welcome: She is executive director of C&G New York, an event and wedding planning service, and he is senior vice president of Stand New York Securities, a bank. “Private outdoor space is a rare commodity in New York,” Alper Uyanik said. The couple first landscaped their outside space in 2009, shortly after buying into the new Harlem high-rise. This year, they decided it was time for another go-over. They, too, tapped Freda for the job.

Work included an irrigation system and additional lighting, and Freda chose species of plants that thrive high above ground, where temperatures are usually much harsher. Shrubs protect the couple’s privacy, while Japanese pines and maples and a cherry tree invite birds to land. The beautification didn’t come cheap— $18,000—but Alper Uyanik thinks it was worth every penny. “The comfort of hearing the birds chirping in the morning and watching them pluck berries from the cherry tree is priceless.”

A mortgage game-changer Higher interest rates are getting indecisive buyers to make a move By Hayley Kaplan

J

ust when you think the residential market couldn’t get any crazier, it is. Now, add rising mortgage rates to the skyrocketing prices, bidding wars and dwindling number of homes for sale. The increases have been modest so far, but they are yet another stressor on the already strained New York scene. Rates hit their lowest ever in December: 3.32 percent on a 30-year fixed loan and 2.85 percent on a 15-year fixed loan. Late this spring, the rates started inching skyward. By the week of June 19, the 30year rate stood at 4.17 percent and the 15year rate at 3.3 percent. The upward creep, agents and lenders said, is bringing in new buyers, who had assumed that interest rates on fixed loans would hold steady or keep dropping to unprecedented lows—just as they did for the past 18 months. “Last week, we got an accepted offer, rates went up and we

rushed to have the contract signed before it increased further,” said Wei Min Tan, a broker at Rutenberg Realty. “Abruptly rising rates have brought urgency to buyers.” Rising rates are now propelling would-be buyers to seal the deal, agreed Rolan Shnayder, director of new development lending at H.O.M.E. Mortgage Bankers. “In Manhattan, a half point isn’t going to change people’s minds about buying. [But] it’s going to make them hurry up.” The higher rates aren’t just throwing buyers a curveball, though. Homeowners who wanted to refinance their mortgages are scurrying to lock in a deal or are simply sticking with what they have. “I’m in the same boat,” said Nick Jabbour, a broker at Nest Seekers International. “I’m refinancing four properties … and I’m hustling to do it because it went up a quarter-point overnight.”

Scott Fitzgerald’s 1920s classic By Leigh Kamping-Carder Driving through the iron gates of sanDs Point, you can imagine Jay Gatsby—in an everso- pale pink suit—strolling the grounds of this Long Island enclave, pining for Daisy Buchanan, swathed in milky pearls amidst a gaggle of ginsoaked jazz fiends. The waterfront site was once the home of Beacon Towers, a 100-room mansion that provided the blueprint for the title character’s home in F. Scott Fitzgerald’s “The Great Gatsby.” Alva Vanderbilt Belmont—suffragette, divorcée, widow and very rich lady—spent well over $1 million erecting the Walt-Disney–meets-Swiss-cottage castle, only 40 minutes from New York City. Now, all that remains are the interlocking Bs on the gates. In 1927, Belmont sold the home for $400,000 to press baron William Randolph Hearst, who promptly razed the structure to build his own lavish home. Shortly after World War II, however, Hearst turned his estate over to the bank for tax reasons. A developer paid $70,000 for the pleasure of knocking it down, and then built eight houses on the lot, six of which are still standing. One, at 8 Sands Light, is on the market for a mere $5.9 million. The five-bedroom Colonial is outfitted with a vaulted cathedral ceiling, a custom wraparound cedar deck and a two-level walk-in closet that the owners, Ann and Larry Birnbaum, carved out of what was once the attic.

“Truth be told, that closet is twice as big as the bedroom I grew up in,” joked Larry Birnbaum, a native of Bay Ridge, Brooklyn. The 30 custom windows overlook 200 feet of deserted beach. “You feel like you’re in an ocean liner because there’s just a constant horizon of water,” said Maggie Keats, an agent with Douglas Elliman who is listing the home. “It’s the ideal waterfront setting.” The Birnbaums, who plan to downsize to an apartment in Manhattan, fell in love with the house as newlyweds, and paid $1.98 million for it in 1992. “I said, ‘We could look at some other houses,’” Ann Birnbaum recalled, “and he said, ‘No, I know

where we’re going to live.’ He really just fell in love with the view.” That view also entranced director Baz Luhrmann, who visited Sands Point to research his film adaptation of Fitzgerald’s novel. In the movie, released this spring, Gatsby’s mansion sports the same cluster of turrets, arched windows and cream-colored façade as Beacon Towers. “I saw the movie twice because I couldn’t believe it,” Larry Birnbaum said. Peering across the water from his lawn, you have a perfect vantage point for what Fitzgerald called East Egg. And you can almost see the flicker of Gatsby’s green light.
