November and December, brokers will tell you, can be super months to transform yourself from renter to owner. How can that be? There are four reasons, actually. First, there’s a lot less competition for your dream digs. Lots of New Yorkers are just like you — before you picked up Luxury Listings

anukkah kicks off the holidays early this year. The first night of the Jewish celebration is the Wednesday before Thanksgiving. Hard to believe, but true. Then, of course, there’s Turkey Day and Christmas, Kwanzaa and New Year’s Day. For the next two months, your apartment will see guests — maybe just a few drop-ins or

perhaps dozens for a party. You’ll put up the tree, string a bough of holly on the mantel and hang mistletoe in the foyer. Those choices are traditional — and certainly beautiful — but honestly a little boring. So to get you out of the greenery-and-ribbon rut, we hunted down the best ideas for putting a little pizzazz in your pad.

Bathroom humor The front door isn’t the only one that you can decorate. Hang a decoration on the door to the powder room and make your guests grin. The ones that will make them laugh out loud: a pair of antlers or sleigh bells.

Beach gloBe Cold can be so depressing, but sun — aaahh … now that revs you up. Get a clear glass ornament, then throw in a layer of sand and a few tiny seashells. Voilà! A tropical paradise to hang on the tree.

W
hen Michael Feinstein climbs the stoop to his Upper East Side brownstone and walks through the front door, he steps into another world — a quiet one, a more genteel one. The five-time Grammy nominee can’t hear honking taxis, or ambulance sirens, or shouts from the sidewalk. Somehow, almost magically, the 19th-century townhouse on 63rd Street keeps out all the sounds of modern Manhattan. Through the grand foyer, into the front parlor, the dining room, the living room and even up the spindle staircases to the six bedrooms, there are architectural touches from more than 100 years ago: ceiling crown moldings, herringbone floors, chandeliers, intricate details on the eight fireplaces. No one would be surprised if Barbra Streisand, as Dolly Levi, burst into “Hello, Dolly!” And a tune from one of Broadway’s greatest musicals would be more than fitting for Feinstein, the pianist and singer who has found fame outside the cabaret as host of “American Songbook,” the popular PBS series that ran three seasons. The artist will have a new series next year, but network officials declined to disclose the name or details of the show.

Feinstein and husband Terrence Flannery split their time between the city and the wealthy Indianapolis suburb of Carmel, where the two have projects of their own. Feinstein is artistic director of the Center for the Performing Arts and oversees his Great American Songbook Initiative, which he launched in 2008; Flannery tends to his chain of healthcare clinics, scattered across the Midwest. The couple has spent nearly a decade at 143 East 63rd, finding a solace that they haven’t found anywhere else. Still, they have decided the time has come for a change, to settle somewhere smaller. Early this fall, the 57-year-old Feinstein and Flannery, 54, put

their home on the market — for $17.9 million. The five-story manse is twice the size it was when the men bought it in 2004 for a little more than $3 million. They added on by buying the townhouse next door — $3.8 million — when it went up for sale only a year after they moved in. Joining the homes took about 18 months — and a sum that Flannery can’t remember because, he joked, it was so long ago; today, the number of rooms totals 18, including a gym, two kitchens and, of course, a music room. Across from the gym, which takes up nearly half of the top floor, is a terrace — and the den and dining room on the first floor open onto a 25-foot garden. The basement has rows of closets. “To me, the most important part of a home is the storage space,” Feinstein said. “This house is absolutely filled with thousands of recordings and tapes with memorabilia — none of which is evident — but the reluctant part is having to move and deal with all of that.” All of the extra space upstairs has come in handy for entertaining. Two Thanksgivings ago, their eight-person gathering grew to 40. The drop-ins included Liza Minnelli and Elaine Stritch, both legends of the Great White Way. “It became the night of the divas,” said Feinstein. “That’s not even counting the women!” Quipped Flannery: “That’s the advantage of having a townhouse. You can stay up until 3 in the morning playing music and that’s okay.”

ew York City is getting a new mayor in January. And Gracie Mansion is, finally, getting a new family. Bill de Blasio has made it clear that he intends to move his family — wife Chirlane, high-schooler Dante and college sophomore Chiara — from their home in Brooklyn’s Park Slope neighborhood to Hizzoner’s official residence on the Upper East Side. The last 12 years have been lonely ones for the wooden two-story home, which sits majestically at East End Avenue and 88th Street in Carl Schurz Park. Michael Bloomberg opted to stay put in his townhouse on 79th Street, between Fifth and Madison avenues, after he took office in 2002; still, the media mogul turned politician spent millions to restore the Federal-style estate, opening it to the public as a museum and letting it play host to city receptions.
De Blasio will become the 10th mayor to call Gracie Mansion home. The first was Fiorello LaGuardia, who unpacked his bags in 1942. All of his successors, except Bloomberg, have hung their hats at Gracie too. Next year will mark the mansion’s 215th anniversary. Scottish shipping magnate Archibald Gracie built his humble abode in 1799 and used it as a country home until 1823, when he had to sell it to pay off his debts. For the next 75 years, the house had a steady stream of residents. Then, the municipal government seized the property in 1896 and added it to the park. Over the decades, the mansion has housed public restrooms, an ice cream stand, classrooms and the Museum of the City of New York. ots of people sell their homes when they get sick of commuting to work. Now, film director Tom Vaughan is one of them. Vaughan, whose credits include the Cameron Diaz-Ashton Kutcher rom-com “What Happens in Las Vegas,” finds himself more in Los Angeles and London these days than in New York — and has decided that the most practical thing to do is unload his Upper West Side cond-op. The asking price: almost $2.4 million. Alan Nickman and Stephen O’Neal of Coldwell Banker Bellmarc had a buyer after only six weeks or so. “We’re giving ourselves the flexibility to move to one of those places on a moment’s notice,” said Vaughan, who was on the West Coast shooting “How to Make Love Like an

The family, which includes daughter Emmeline and son Hudson, didn’t move in until two years later, though — when they finished extensive renovations. Vaughan declined to reveal how much he spent on the work. The apartment started out as a “Classic 6”: two bedrooms, a living room, a formal dining room, a maid’s room and a kitchen. The remodeling moved the kitchen, joining it with

the dining room, and cleared nearly 50 feet between the living room and the new eating/ cooking space. Today, the Vaughans find themselves spending lots of time in the dining room/ kitchen with Emmeline, who’s now 4, and 2-year-old Hudson — along with their friends and their friends’ moms and dads. “The open plan lends itself to socializing, as it’s roomy enough for kids to run around while parents mingle,” said Vaughan, “and whoever’s in the kitchen doesn’t get left out.” All the rooms are painted in soft hues — yellow and mauve in the bedrooms, sage in the

living areas. One of the smaller bedrooms has a half-bath and a service entrance. The master suite has a bath and northern and western exposures on Broadway. “It’s light and serene,” said Vaughan, acknowledging that the 17’ 4”-by-11’ 9” bedroom is his favorite spot in the apartment. Quiet and comfort are what Vaughn prizes in a home — and his place has plenty of both. “Somewhere that helps counterbalance the intensity of city life,” he said.

oving, to put it politely, is a hassle. Asking friends what company they used — or taking a stab in the dark if they don’t have any recommendations. Getting quotes. Picking a date that works for everybody — you, the people who bought your home, the people who sold you theirs, the movers. And that’s just if you have standard-issue furniture: a sofa, chairs, a bedroom set. It doesn’t begin to describe the headache you’re in for if you have a French bombe chest, a Jackson Pollock or both. Hauling delicate valuables is a fine art itself, a job for only the most experienced and skilled mover — with top-of-the-line
insurance. You can find one a couple of ways, through recommendations or a moving consultant. Micha Lang is in the moving business herself — Jersey City–based Mana Contemporary — and she likes word of mouth. “Collectors should speak to their appraiser, art consultant and friends to locate a professional art handler,” advises Lang, who is vice president of Mana, which specializes in moving expensive paintings and the like. Pamela Muller knows the ins and outs of relocating, too. Her company, NouvelleView, matches homeowners with luxury movers, then watches over the process from start to finish. The hourly fee of $150 is usually offset by savings that the company gets its vendors to pass along to the customer. “We’re very specific when we go to someone’s home,” Muller said. “We look at the belongings and say, ‘OK, you should use this
mover for this and that mover for that.’” White-glove movers charge at least a third more than standard ones. The reasons, though, make sense: special handling, custom crating, sometimes security and, of course, higher insurance rates. The expense might not seem worth it. That’s when Muller likes to tell the story of a client who had a crystal chandelier that was making the move. The standard mover planned to just put the beautiful fixture in a box — like everything that wasn’t breakable. The lesson: Pay a little more to protect what’s near and dear to you. “Even though it seems like a big expense, it really is worth having it done by a professional,” she said. “If something is really valuable, it’s worth the money to have it moved by someone who knows what they’re doing.”

W
hat’s it like to live — and raise a kid — in a yellow submarine smack in the middle of the West Village? Joshua Morton and Susan Weinthaler probably know better than anybody. Their home is a 900-square-foot loft on Barrow Street that takes industrial chic to a new level — literally. The centerpiece of the apartment is a 5-by35-foot aluminum oil tank, sliced width-wise. One half stands upright to enclose two bathrooms stacked on top of each other; the other is suspended horizontally from the ceiling, forming two “sleeping pods.” The pods, each large enough to hold a king-size bed and painted Caterpillar yellow on the inside, come with hydraulic doors that open, bat-wing-like, onto the apartment below. A metal-and-resin catwalk snakes along the upper floor, which also has a wedge of an office and plenty of storage space. “It’s kind of like an Italian sports car in that it’s really great to live in,” said Weinthaler, herself an artist and set designer. “It just takes a lot to fix it sometimes.” Morton, a business consultant marketing his own artisanal spirit, called Barrows Intense Ginger Liqueur, bought the home —

on the fourth floor of a converted parking garage — in 1993. Six years later, as a single 30-year-old, he enlisted a newish Italian architecture firm called LOT-EK to transform the space. (His inspiration was a magazine article about a shipping container the architects had turned into a bedroom.) Founded by Ada Tolla and Giuseppe Lignano, LOT-EK is known for “upcycling,” or reusing industrial objects, an aesthetic that is as much about environmentally responsible construction as cutting-edge design. The architects bought the tank, then had it cleaned with acid, coated in wax, cut in half, and installed — through a window at 130 Barrow Street, by crane. Since then, the apartment has caught the attention of design aficionados the world over: It has been featured in several coffee table books and was a stop on the citywide “Open House New York” tour in early October. Weinthaler met Morton in 2000 and moved in about two years later. “My first reaction was, here’s someone who follows through on things,” she said of the first time she saw the apartment. “That might be why I fell in love with Josh.” CONTINUED ON PAGE 22

Since then, the couple has made tweaks to accommodate their son, now 8. They added yellow mesh to the catwalk railings (childproofing), wrestling mats to the floor (soundproofing) and a wall of cubbyholes (storage). Weinthaler’s set-designer instincts also kicked in when it came to getting more use out of the catwalk: “Let’s hang things from it!” The family now has a punching bag, trapeze, rope ladder and swing, which all can be switched out depending on whether the occasion calls for a playground, an obstacle course or a home gym. These days, Weinthaler and Morton are
just as likely to host 30 careening third-graders for snacks as they are a handful of friends for cocktails. “And you know what? My adult friends are just as nuts,” Weinthaler joked. Undoubtedly, the loft is a tight fit for the trio, but they’re not budging — at least not now. The time for more conventional digs might come in a few years, when their son finishes elementary school. “I’m over the moon that I get to live there and to raise my kid in a sleeping-chamber pod, yellow submarine, jet-pack engine,” Weinthaler said. “It’s so awesome to watch kids now experience it.”

wo or three more years. If you can just sit tight until the end of 2015, your chances of having a decent number of reasonably priced homes to choose from should be much better than they are today. Anybody who has been house hunting in Manhattan knows the selection is bleak. What real estate experts call “inventory” is only 40 percent of what it was in early 2009, a year after the housing collapse and the first wave of foreclosures. The raw numbers: about 4,350 homes for sale today vs. roughly 10,650 then. To qualified buyers, the shortage is a head-scratcher. But there is a logical — but complicated — explanation: The economy is still lackluster, making banks tight with their money. No loans means no sales. Many owners who want a bigger home can’t get financing — and they have to stay put. “You have a lot of people [who] can’t trade up or make a lateral move because they no longer qualify for credit,” said Jonathan Miller, the city’s most prolific appraiser. “If you don’t qualify for credit, you’re not going to sell.” There are new condo towers going up — 432 Park Avenue and One57 are two of the highest-profile — but not enough to meet demand and not for prices that the average New Yorker can afford. Only about 6,200 new condos will hit the market by 2017, not nearly enough to meet demand if past sales figures are any indication; last year alone, for example, some 5,300 new and resale condos found buyers, according to the Marketing Directors brokerage. As for cost, Miller puts many of Manhattan’s new apartments in the $3 million-and-above category — sums that only about one in 10 buyers can pony up.
“The new supply coming on is targeting the luxury market,” Miller said, “but what about the other 90 percent?” Despite the demand, though, developers simply can’t justify putting up mid-priced condos because of the sky-high amounts they’re putting down for building sites, real estate experts point out. “Land costs are going up, which makes it very hard to do middle-class housing,” observed David Kramer, CEO of Hudson Companies, which builds both luxury condos and affordable homes — condos, co-ops and rentals. Neil Helman tracks land as a broker for Avison Young, a commercial real estate firm, and went into a bit more detail: “Once land hits a certain price point, all of a sudden you’re gearing yourself up for the higher-end condominium.” Demand, of course, will eventually drop, which in turn should slow the rate that land prices are increasing. “Land prices can’t go up at an astronomical rate forever,” Miller said. “At a point when it hits the ceiling, developers [will] start to cool on the prices being asked.” Besides a downshift in the luxury market, Miller sees more existing condos for sale — if the economy keeps gathering steam in the next two or three years. Higher salaries and rising home prices, coupled with looser lending by the banks, will give homeowners the confidence to trade their apartments for bigger and better ones. Kramer, the developer, thinks late 2015 is about the time when buyers will see more homes on the market and at better prices. “Two years from now,” he said, “I don’t think people will be saying there’s an inventory crunch.”
