If you are like me, when each holiday season rolls around, you might find yourself reluctantly buying a different version of the same sweater, scarf or fancy pen that you’ve given a number of times in the past to someone you love, despite all your best intentions. Take comfort then in our holiday gift guide, starting on page 10, which has the coolest, newest and hippest gifts for nearly everyone on your list. From an interactive lamp-and-speaker system that creates a “thundercloud” in the middle of your apartment, to a machine that freshens tired clothes at the push of a button, we feature presents for the home that are sure to get the creative gift-giving juices flowing. Those gifts top out at $50,000, but if you are looking for something a bit pricier, why not give a townhouse this holiday season? (Just wrap it in a giant bow; I’m sure this has been done by a Russian oligarch or two.) After all, Manhattan real estate is the gift that keeps on giving, growing more valuable over time. And townhouses are a relative bargain these days, at least compared with all the new condo towers rising around town, which are asking astronomical prices. For high-end buyers looking to get the maximum amount of space in a prime Manhattan neighborhood for the least amount of money, townhouses are increasingly attractive — check out page 18. All told, it’s been a banner year for New York City real estate, and you can check out some of the records set on page 89, including the most ever paid for a rental apartment in New York (a whopping $250,000 a month) and the tallest residential building ever built in the Western Hemisphere (432 Park Avenue, which you can now see from everywhere). Still, the good times might be coming to an end — see our report about the possible bubble forming in the luxury market on page 36.

If you want to head south for the winter, Miami is seeing it own heated real estate market, but it’s still a lot cheaper than Manhattan. We survey some of the standout new buildings rising, many by starchitects like Rem Koolhaas and Richard Meier. It is exciting stuff in a city that’s increasingly cosmopolitan. ox News host Kimberly Guilfoyle kicks off her silver Jimmy Choo heels the moment she arrives at her spacious Upper West Side home, tucking them carefully under a custom-made Lucite bench in the entryway. It’s a hot late-summer day, and she’s come straight from her Midtown newsroom, where she co-hosts the talk/debate show “The Five” and serves as a co-panelist on the recently launched “Outnumbered.” But instead of staying barefoot or kicking back in some flip-flops, she slips into a pair of black mesh Louboutins. After all, Guilfoyle’s heel collection — which includes roughly 50 styles from Manolo Blahnik, Yves Saint Laurent, Valentino and Gucci — has its own Twitter account. But as the adage goes, things are not always as they seem. Despite Guilfoyle’s glamorous appearance and very public presence — she appears before some 3 million viewers daily on both shows combined, according to Nielsen Media Research, which also pegs “The Five” as the highest-rated news program in its time slot — she’s a familyoriented person, she said, and her classic six apartment reflects this. The foremost piece of evidence: She chose this apartment on a house hunt a couple of years ago because it has a room big enough for family gatherings, something that her previous digs on the Upper East Side didn’t have. “When I walked in and saw the dining room — the size and scale of it — it felt really grand, like I was living in a home, not just an apartment in New York City,” she said, adding that this is her most favorite place because she enjoys eating dinner here with her 8-year-old son, Ronan. “I love a place where a family can eat together and talk and share stories at the end of the day.” This dining space provides a stunning setting for this daily event — “we love our family time,” she said — as well as for when she entertains guests. The focal point of the white-walled room hangs above the long wooden table (which sometimes doubles as a ping pong table for boys-versus-girls matches): A sparkling, vintage crystal constellation chandelier that was part of the Metropolitan Opera’s original collection. A large chest with a white exterior, stands at one end of the room. It holds china, books

(“Hip Hotels,” “The Iconic Interior”) and had to be carried up 15 flights of stairs. On the other end of the room, wave-patterned blue and green window dressings drape in front of oversized windows that, this day, let in bright sunshine. “Everything in the house sparkles,” Guilfoyle remarks with a smile. True to her California roots, the home exudes a Hollywood Regency charm that’s immediately visible upon entry. In this roomy white-walled space, a spherical light fixture with glass flower petals hangs over a glass table upon which are collected glass trinkets in various sizes in a small glass bowl. A vintage, circular mirror makes a statement on the wall, as does a large, framed custom-painted scene of birds and flowers on silver silk by de Gournay in a chinoiserie style. The shimmery, vintage vibes of the foyer are replicated throughout the apartment. In the living area, there’s another silk de Gournay on display, as well as a painting made by Rowann Villency, the artist and mother of Guilfoyle’s second husband, furniture heir Eric Villency (they divorced

Off to one side of the painting, a flat-screen television hangs on the white wall. On the other side, window dressings with sequin touches sparkle near the whitepainted fireplace and the grey and blue upholstered furniture. This ranks as the second-most important room in her home: a warm and inviting gathering space for friends and family. “I love the transformative process,” Guilfoyle, seated at a marble breakfast table in her kitchen, said of furnishing apartments — she’s lived in five since arriving in New York from California 10 years ago. “I like taking a space and creating a unique, different environment, [so] that someone would be surprised when they walk through the door. If they’ve been in [many] apartments, they haven’t been in one like this.” Guilfoyle has resided in this three-bedroom rental for two years. Though she wasn’t specifically on the market for a rental, she knew this apartment felt right when she first saw it. “It was more dependent on whether or not I loved a space,” she explains. “You try to make a family-friendly atmosphere, and whether you own it or you’re renting it, then it’s your special place — your oasis.” But beyond the layout and pre-war bones, location played another important factor in her search, mainly because of her growing

son. Now a stone’s throw from Central Park, her boy has room to run around. The short distance to the American Museum of Natural History is another plus. Here, Guilfoyle and her son Ronan spend time together on the weekends going through the dinosaur exhibits. She also wanted a large bedroom for Ronan — one big enough for his bunk bed and collection of toys. Plus, her son’s school is in the neighborhood. “Living in an apartment in New York, you make a transition,” she said. “I was used to having a backyard. But now Central Park is our backyard, which is pretty spectacular. It’s a beautiful canvas and every day you can have a unique experience.” Guilfoyle is no stranger to transitions; she weathers them quite well. A San Francisco native who later married former San Francisco mayor (now lieutenant governor of California) Gavin Newsom, Guilfoyle grew up in the city’s Mission District to a Puerto Rican mother, who died of leukemia when Guilfoyle was 10, and an Irish father, who passed away several years ago. She’s a lawyer by training, having worked as an assistant district attorney for the district attorneys of San Francisco and Los Angeles. Her journey to the television studio stemmed from her co-prosecution of a sensational second-degree murder case — one that involved a dog-mauling death and an

imprisoned Aryan Brotherhood member. The case garnered international attention — which landed her television offers, as reporters and producers who covered the case thought she would be good on television as a legal analyst, Guilfoyle said. She came to New York in 2004 to host a program on Court TV and she also served as a legal analyst on CNN and ABC. “It was a transition [and] I thought, ‘a door has opened,’” she said of her career change. “Let me seize the opportunity, be courageous and move to New York City.” Of course, it helped that Guilfoyle had previous experience in front of the camera — she worked as a model during her college days at UC Davis and, later, the University of San Francisco School of Law. repertoire included modeling for local department stores and in a bridal magazine wearing lingerie from Victoria’s Secret. “I learned confidence and how to act in front of a camera,” she said. Guilfoyle signed on with Fox in 2006, which she said was an exciting move. She went from covering legal topics to focusing on general news — politics, business, entertainment — though she still does regular legal analysis. Not one to shy away from hard work, Guilfoyle took on an additional role at Fox by joining the panel on “Outnumbered” this past spring. She also has a book coming out next year called “Making the Case: How to

Be Your Own Best Advocate,” in which she shares advice on getting hired, getting a promotion and managing personal finances, among other topics. Though her roots are distinctly Californian, her embrace of such a demanding schedule makes her a New Yorker through and through. “It feels like New York City has always been in my blood,” said Guilfoyle, who’s bounced around since arriving in Manhattan, living in the Meatpacking District, Midtown, then to the Upper East Side — and even owning a home in the Hamptons. “It’s my pace, speed and level I operate on. When I came to New York, I felt at home.”

She has both owned and rented in the city, and she now has her sights set on owning again — this time on the Upper West Side. The aim is to buy a prewar home, which would have similar features to the one she lives in now: high ceilings, moldings and most important, a wood-burning fireplace, which brings back memories of lighting fires with her father. “It feels so rich with history,” she says of the prewar aesthetic. “You can just feel the years that have come and passed before you.” Plus, there are perks to being a parent here. “You can throw a stone and get a playdate — there are kids everywhere!” she said.

Houses of mirth Why townhomes are Manhattan’s best bargains — for the rich

eality television interior design duo Cortney and Robert Novogratz paid $4.3 million for their nearly 7,200-square-foot townhouse in the West Village in 2007. They recently listed the home for $17.95 million, or just under $2,500 per square foot. While that price may seem high, the Novogratzes — who had their own HGTV show, “Home by Novogratz” — previously listed the house, located at 400 West Street, in 2009 for $25 million, to no avail. And compared with prices for new development condos in the neighborhood, the property, which is listed by Douglas Elliman broker Raphael De Niro, is a relative steal. Ever dream of owning your very own house in Manhattan? Now may be the time to act: Thanks to the explosion of shiny new luxury condos in recent years, the price spread between townhouses and condos is widening — and, as a result, townhomes are looking like bargains. Compared with the Novogratzes’ asking price of $2,500 a foot, nearby condos range in price from $3,750 to $4,450 a foot, according to Halstead Property’s Louise Phillips Forbes. For those looking to get the maximum amount of space in a prime Manhattan neighborhood for the least amount of money, townhouses are increasingly attractive, wallet-friendly options for the wealthy. Townhouses are significantly undervalued in New York City on a price-per-squarefoot basis, said Forbes. “What [my clients] can get in a co-op or condo is nowhere near what you can buy, on a square-footage basis, in a townhouse,” she said. “There’s been a run on our luxury market,” she adds. “These [condo] developments have captured massive numbers, and that market momentum has magnified these

numbers in the differentials tremendously.” Townhouses are a “fantastic bargain,” according to Brown Harris Stevens’ Paula Del Nunzio. “There will come a time when a house will cost $100 million, or $5,000 a foot, and nobody will blink,” she said. Like most of Manhattan’s white-hot real estate market, townhouse prices are climbing. They’re just not rising nearly as fast as condo prices. The median sales price for a townhouse in Manhattan was $3.59 million in 2013 versus $2.7 million in 2004, a 33 percent jump, according to appraisal firm Miller Samuel. However, median condo prices saw a far more dramatic rise, jumping from $804,418 in 2003 versus $1.25 million in 2013 — a massive 55 percent increase. The average price per square foot of a townhouse — $1,144 — is less than the $1,484 condo average. (Averages, of course, are often skewed by the astronomical sales that have been more readily defining the condo market.) Sources point out that comparing the two types of housing can be tricky, since townhouse measurements include exterior walls and common space, while condos do not. Also, townhouses represent just a sliver of the residential market, accounting for less than 2 percent of transactions, according to Miller Samuel. And condos also get more expensive as they get higher in the building, while townhouses obviously don’t have that advantage. “There is an intrinsic difference in value,” according to Jed Garfield, managing partner at townhouse specialist Leslie J. Garfield & Co. “With a condominium, you’re getting all the services that are associated with that. Some people will pay a premium for a condominium for just that reason.” And that premium only seems to be increasing. Garfield said that in Chelsea, the average condo can fetch upwards of $3,500 per square foot, while the typical townhouse

would likely average $3,000. A 15 percentplus spread is the norm in almost every Manhattan neighborhood and it can be higher in certain areas, he said. “Those spreads are very real,” Garfield added. All of this isn’t to say that well-priced townhouses aren’t going into bidding wars. Maura Jarach, chair of the townhouse division at Keller Williams NYC, said she’s seen plenty of those. But she’s also seen a buildup of overpriced listings, where the sellers are unrealistic about how much their townhouse is worth. Others concurred. “[Townhouse] sellers are looking at the $90 million apartments and saying, ‘Oh my God, I have 6,000 square feet,’ ” said Linda Melnick, a broker with Stribling & Associates. “It’s like everyone’s child is gorgeous. You don’t see the flaws when it’s your own.” Unlike newly built condos, townhouses often require extensive renovations, which can be daunting given the age (and potential landmark status) of the 19th-century buildings that make up the majority of the city’s townhouse stock. Over the past few years, developers have recognized the potential profitability that the townhouse market offers and have given buyers the best of both worlds: new construction and newly renovated townhouses. Developers throughout the city have added townhouse components to larger condos complexes, such as the seven townhouses on Bethune Street at Superior Ink and the five forthcoming townhouses at the Greenwich Lane project. “There are people recognizing that they can make more money by building out the spaces and marketing to people who aren’t getting what they want in the co-op and condo market,” Forbes said. 57 EAST 64TH STREET At this townhouse, the asking price of $44 million — or $3,142 per square foot — gets the lucky buyer quite the package. This five-story home, located a stone’s throw from Park Avenue, originally hit the market for $48 million in March. Amenities include a floor-to-ceiling fireplace in the paneled dining room, an elevator that fits six and wrought-iron detailing on the doors to the entry hall, as well as the staircase. 116 WAVERLY PLACE This 11,000-square-foot townhouse in Greenwich Village serves up seven bedrooms, seven full bathrooms and four half bathrooms across five stories. Listed for $34 million — $3,090 per square foot — it’s hard to ignore the home’s rooftop pool and hot tub that look out to the city skyline. An elevator connects all floors, and the home also comes with large picture windows on the rear façade. Top designer Jamie Drake’s sleek West Chelsea apartment is perfect for entertaining

BY ZACHARY KUSSIN ake a cursory glance around A-list designer Jamie Drake’s lavish 3,000-square-foot pad and you’ll find some luxe trappings befitting an open and airy downtown home: Floor-to-ceiling windows that look out to the Hudson River, a spacious loggia with seating and a vast open kitchen area. And what most attracted Drake to the home was the simple shape of the floorplan, which accentuates that openness: In particular, the oversized, square-shaped living room with 16-foot ceilings. “I look for spaces that have good layouts for entertaining,” said the designer — whose lengthy client roster includes Madonna and Michael Bloomberg — who moved to West Chelsea just over three years ago. “I envision rooms of people having a good time.” Looking around, you’ll find Drake’s signature funky flair and pops of color throughout the interior. The space is edgy yet comfy, clearly showing off the skill of a designer who has garnered the industry’s top accolades, including a place in Interior Design Magazine’s Interior Designer Hall of Fame. Inside his home, those open living areas — yes, areas — are conducive to parties. Drake bought the apartment at 200 11th Avenue in 2007, while the Annabelle Selldorf-designed property was under construction. When his unit was completed, a challenge presented itself: A large column in the middle of the living area. To work around this obstruction, Drake sheathed the fixture with a wrap-around, 72-square-inch shelving unit made of ebonized oak and braided stainless steel and brass, dividing the area into two distinct spaces. Both spots have large sofas and comfy chairs, but they serve different purposes. One side is a dedicated television area, whereas the gadget-free opposite side lends itself to intimate conversation over cocktails. A Crestron system unites everything in sound, which on this day plays present-day pop divas: Lady Gaga, Adele, Beyoncé. There’s no dining table in sight; Drake’s public areas are designed as flexible, informal entertaining space. But if that’s not enough room, he can set up additional seating and an extra bar in his private garage. “It was lounge part two,” he said of the overflow zone which he once used at a large party.

But make no mistake: Socializing in Drake’s garage isn’t a throwback to sneaking cigarettes and shotgunning beer cans in your parents’ carport. Though the space may be designed as a place to park a car, it’s one of the most buzzed-about amenities in the city: a “Sky Garage.” (For more on private parking garages — one of the city’s most luxurious extras — see page 28.) Drake’s garage is accessed by a drive-in elevator that allows you to park your car right next to your high-floor home. There’s no car parked there today, but there’s a shelving unit displaying decorative antique gears, as well as a full box of Dom Perignon, presumably on reserve for the next gathering. Design consultant James Spodnik, a friend of Drake’s who this afternoon is arranging flowers for our photo shoot, refers to this wallpapered space as “kind of a studio apartment for his car.” Drake — who opened his own design firm in 1978, upon graduating from Parsons — generally entertains between 30 to 50 guests several times each month. He’s planning on a holiday party for 100 invitees — more intimate than last year’s 350-person soiree, or his 250-guest fête in 2012, which featured cabaret star Lady Rizo performing with a small band.

If there isn’t a performer taking the spotlight, elements of the interior make good conversation starters — some of which were designed by Drake himself, including a long, white Corian island detailed with gold glitter designs, which often functions as a bar and buffet. Just above this hang two Drake-designed pendant lights made of hand-blown amber glass and steel frames. (Known as Limelight, it’s now in production with Boyd Lighting.) Concrete and tar hues are throughout the home: grey plaster finish extends from the walls to the ceiling; there’s black cabinetry and a mirrored backsplash in the kitchen; the hardwood flooring is dark. Drake’s affinity for neutrals is also reflected in his wardrobe — on this day, he’s wearing denim jeans, a blue-and-white dotted shirt and a navy blue jacket — making one wonder why he was dubbed the “King of Color” by House Beautiful magazine. “I realized that my power as ‘King’ was how I utilize color,” Drake explains, sipping on an espresso and taking drags of a More brand menthol cigarette. “The color is used as a very spicy additive. It’s like making a chili: You feel the heat, but it’s mostly beans and beef.”

The vivid art on display throughout Drake’s home certainly brings the spice. A large, colorful, framed self-portrait by noted artist Chuck Close hangs near the foyer. One of the living areas prominently displays Thomas Ruff’s “Substrat 24 I” photograph, showing a saturated blend of reds, greens, yellows and blues. In one seating area, a faux antelope head sports a bondage-style black leather mask with a silver zipper. It’s a far-out piece by Michael Combs, and Drake says it’s supposed to invoke thoughts of whether the animal is in a state of submission or actually empowered by its kinky accessory. “I like spaces and details that have a sense of humor,” Drake said, defining both his personal and professional design aesthetic. “I’m not looking for a belly laugh, but I like that ‘Oh my! What’s that about?’ kind of look.” In the master bedroom, Drake selected choice colors that stand out in primarily dark grey settings. The bed, with grey linens, is framed by pink and coral nightstands, as well

as a pink headboard. The bed is in the very middle of the room and rests on a carpet that bears the same grey, pink and coral shades. High above the bed is a recessed pink mirror. For some extra fun — and a nod to his sense of humor — the shelved headboard of the bed shows a small statue of two squirrels mid-coitus. Drake — a native of New Haven, Conn., who has lived in Manhattan for 39 years — previously owned a condo in the Flatiron District. He then lived in a rental for four years while he waited for his current digs to be completed. Viewing his move west as a fresh start, Drake largely bought new furnishings. He had some help outfitting the digs from the folks at the Alpha Workshops — a non-profit organization that provides HIV-positive

people with training and employment in the decorative arts. “Their hand is here in so many elements of my apartment,” said Drake, who is the chairman of the board. They lent their efforts to the grey plaster finish on his walls, the tall, gilded lamps in his living area, as well as making the crimson wallpaper in his powder room. “I don’t change very much,” Drake said of his home’s decor. “I sort of feel that when I’m done I’m pretty much done … I try not to be too additive; you can always accumulate and buy more and more and more, but then the spaces become very cluttered.” “I think we all look for a space that speaks to us — that we walk in and feel like, ‘Ah, this is home,’” he adds.

A pretty penny for parking

It’s not just about having the Maybach. It’s having a private place in NYC to park it that’s the ultimate luxury

orget the yoga studio, forget the rooftop pool and forget the gym: Parking is what really distinguishes a building as top-of-the-line. “Parking is the single most important amenity a building can have,” claims Richard Cantor of Cantor-Pecorella, a residential brokerage, who’s handling sales at two downtown buildings with parking. But as the cachet of onsite parking increases, so, too, has its cost. The 10 underground parking spaces at the new development 42 Crosby Street — which will cost an eye-popping $1 million apiece for a 99-year lease — nabbed headlines in September. And they are hardly alone among highpriced, luxe parking spaces proliferating in new condos around the city. One of Cantor’s projects, the 53-unit 443 Greenwich Street in Tribeca, has 15 spaces in a garage that boasts vaulted ceilings, chandeliers, terracotta flooring and an electric charging station for each spot. Pending city approval, prices here will range from $775,000 for a regular space to $1.5 million for a special double space. Cantor is also marketing 12 East 13th Street — a former parking garage — which has 11 automated spaces for the building’s

eight apartments. Spaces here are built into the price of every apartment, but the three left on reserve cost $500,000 each. The condo at 123 Baxter Street has an automated system, too, at its attached 68-spot public parking lot, where non-residents can also park. They cost $500 monthly, but $650 monthly for a luxury vehicle, such as a BMW, Corvette or Aston Martin. Of course, parking in this notoriously crowded (and well-served by public transit) city has long been viewed as an extravagance — residents either need the luxury of time to circle side streets for an elusive place to park, or be willing to fork over a hefty sum for a spot in a garage. And the super-wealthy have the ability to cook up creative solutions, like funnyman Jerry Seinfeld, who spent $1.4 million over a decade ago to build a private garage on the Upper West Side for his vintage Porsche collection. But now, however, as a profusion of parking areas are being sold for development, the number of parking spots throughout the city has markedly decreased: In, 2010, there were 102,000 off-street parking spaces, according to the New York Times; back in 1978, there were 127,000 spots available. The parking situation is particularly dire

downtown: About a third of the land below 59th Street used for parking has been snatched up by developers in the past 11 years, according to city data cited by our sister publication The Real Deal. Of the 31 parking lots between West 30th and 42nd streets, over half will give way to construction or are owned by development companies. Also, six lots and garages located on the High Line are similarly slated for development or owned by developers; a site at 34th Street and 10th Avenue will also give way to a multi-billion-dollar office tower. “200 11th Avenue made parking sexy in New York,” said Urban Compass’ Leonard Steinberg, who handled sales at the Annabelle Selldorf-designed condo when it launched in 2007, when he worked for Douglas Elliman. The building generated considerable buzz due to its “Sky Garages” — private, apartment-level parking spaces that are accessed through a large elevator with Jetsons-style doors that open from the top and bottom. “combines that ‘wow’ factor as well as convenience,” he said. Since the Sky Garage building (as it’s known) opened, parking in Manhattan has only become tougher to get — and onsite parking has become the ultimate luxury. “There’s so little parking, really, that it’s becoming a really highly sought-after amenity,” agreed Raphael De Niro of Douglas Elliman, who handles sales at 27 Wooster Street, which has four spots on offer for $500,000 each, plus another parking spot that comes with the building’s penthouse. And that’s exactly why developers are taking the step of incorporating parking into their buildings. “We see it’s becom-

ing more and more of a valuable commodity,” said Dan Hollander, the managing principal of DHA Capital, which is developing 12 East 13th Street with Continental Properties. But make no mistake. As lucrative as having parking can be for developers, it’s not nearly as straightforward an amenity as having a concierge or a pet spa. Parking places are controlled by zoning, and in Manhattan — specifically below East 96th Street and West 110th Street — limitations are strict, according to land-use lawyer Jay Segal. In most of Manhattan south of 59th Street, new buildings are limited to one spot for every five units.

“In order to have more [parking spaces] than allowed, you need to get a special permit from the City Planning Commission,” Segal said. Pursuant to the city’s Uniform Land Use Review Procedure, this process could take 18 months to two years, he added. But there are some workarounds. At 12 East 13th Street — thanks to its former use as a Hertz rental car garage — the project was able to get parking qualified as an “accessory use” for the building. “If they can get it,” said De Niro of developers incorporating parking into their buildings, “they will do anything they can to get it.”

Battista said that a good strategy is to use plain, monochromatic sheets — it feels more hotel-like. “Layers are very important in a guest room,” adds Susana Simonpietri, creative director at Chango & Co., a New York interior design firm. “Some people get really hot at night and some people get very cold, so you shouldn’t only supply one duvet and a sheet. It is nice to leave them with that and a blanket so that they can choose.” Pillows, too, play a crucial role: “I do three layers of pillows on the bed so if someone wants to sleep a little bit higher up — like an almost seated position — they can, and if they want to take them all off, they can put them on a chair and sleep only on one pillow,” Simonpietri said. You just pull it down and the person can shut the door and sleep, and then it just goes back into the wall and goes away.” If you don’t have the room for a Murphy bed — or simply don’t want one — solutions are numerous, said James Spodnik, an interior designer based in New York: convertible sofas, sleeper ottomans, futons, inflatable beds. “Have the sofa already open, and make it look like a bed with a lot of pillows behind it,” Simonpietri suggests. In this way, guests will understand that the room is theirs. “Be sure you have created a space for your guests to claim as their own during their stay,” said Stone. “Add empty containers, and let your guests know they are there for them to use as they wish.” Stone advises investing in a simple garment rack if you lack closet space, as well as inexpensive luggage racks for guests’ suitcases. “It will communicate you have made every effort to be sure they can claim the designated area for their own, even though it may not be a traditional guest room,” she said. Of course, if this room isn’t a spare bedroom, chances are it’s packed with your belongings. If so, it’s important to plan ahead. “Furniture for this room should be slim and minimal, any small storage should be stackable or collapsible,” Stone suggests. Such multifunctional pieces can easily be moved to other locations in your apartment, making space for your guests without creating clutter.

IF YOU LITERALLY HAVE NO ROOM TO SPARE Don’t get discouraged — even the tiniest of Manhattan apartments can accommodate an overnight guest. If you don’t have a sofa bed, chances are you’ll need an air mattress, “preferably with a pump built-in, to keep plugged in into the wall, so that guests can inflate it at night,” said Simonpietri. Spodnik suggests an elegant shoji screen, the Japanese divider made out of rice paper and wood. “The screen can isolate the area with the blow-up bed and give guests the privacy they need,” he said. (Shoji screens separate a space while also allowing light to permeate — a perfect solution for those with minimal windows in their living rooms.) Even if you’re low on square footage, you can still treat guests with something extra: “A wonderful handmade straw basket filled with two fresh towels, fabulous chocolate and a bottle of wine,” suggests interior designer Regina Kay. Remember good manners: “Don’t linger in your living room too late at night,” Stone said. “Your guests may want to rest up for their next day and

can’t go to sleep until you get out of their area — and they will never ask you to leave your own living room.” A good practice — even more so if the room may lack some comforts — is to prepare a cheat sheet. “Include anything specific to your apartment your guests might need to know, but may be embarrassed to ask,” Stone suggests. “How to adjust the heat or AC, the Wi-Fi password, how to turn on the shower using your pre-war knobs.” Of course, sometimes the cost of a hotel pales in comparison to the cost of losing a friendship over sharing tight quarters. If you’re truly not prepared to have overnight guests, then NYC has no shortage of new, top-tier hotels to check into, including the Park Hyatt New York — the first five-star hotel to open in the city in more than a decade. If you or your guests are more downtown types, check out the Ludlow, the latest hotel from Sean MacPherson (the force behind the Jane and the Maritime hotels). The market there is booming in a way that redefines thriving. Consider this: In the past six months alone, nearly 80 new residential towers have been proposed in South Florida. Nearly 40,000 new condo units in MiamiDade, Broward and Palm Beach counties have been announced since 2011, and nearly threequarters of these are intended for Miami.

It’s not just the number of high-rises planned for Miami that’s impressive. The look of the city is set to change: Projects by renowned architects like Zaha Hadid, Richard Meier and Rem Koolhaas will give the city a world-class, futuristic look. But Miami’s transformation isn’t only about the increasing array of modern, superluxe places to live. The city is also undergoing a cultural transformation across the board: The 21-block Design District, for example, continues its makeover into a hotspot

for contemporary art, fashion and high-end retail. Coral Gables has seen an influx of high-end restaurants, while Brickell, Miami’s banking and business center, is increasingly the kind of place where people want to hang, dine and live. With condo prices hitting record highs — while, at the same time, remaining far cheaper than Manhattan — it’s enough to make you question why you live in New York City in the first place.

Coconut Grove is shedding its slightly scruffy image, thanks to projects like this one from starchitect Rem Koolhaas. New renderings released last month revealed the towers’ shapes, which are inspired by Biscayne Bay’s islands. Amenities include landscaped gardens, bay and city views, a pool with private cabanas and a business center. SURF CLUB FOUR SEASONS Living at a Four Seasons property will be a reality for a lucky few in Miami. Plans for the nine-acre oceanfront property will incorporate a historic building, the site of the original club that will be renovated to its original 1920s look. The project will also create two residential towers, a private club, two restaurants, four swimming pools and more than 40 beach cabanas. Designed by Arquitectonica — and featuring a dramatic hotel lobby from Philippe Starck — amenities at the downtown Miami project include a sky-top pool deck, outdoor dining and lounge, as well as a fitness center and spa. Chef José Andrés’ original restaurant concepts, Tres and The Bazaar, will offer a mix of dining options from casual to upscale. The building boom in downtown Miami is not the only connection the city has to downtown New York City. Soon, the area will get its own Flatiron building, which, like its Manhattan namesake, refers to the triangular shape of an old-fashioned clothing iron. Developer Ugo Colombo unveiled plans in April for his Brickell Flatiron residential tower, designed by architect Luis Revuelta. A total of 548 units are planned — a mix of one-, two- and three-bedroom residences and several duplex penthouses — along with a retail and restaurant component. The building will have a rooftop swimming pool, gym and spa. A second building is also planned. The residences sit on the top floors of an existing, landmarked 1950s building that contains the Miami Beach Edition hotel, as well as in an adjacent, newly-constructed 18-story tower. Residents have access to the amenities at the 294-room resort that’s part of the development, including a restaurant by Michelin-starred chef Jean-Georges Vongerichten, a gourmet marketplace, a lobby bar with an ocean view, as well as an entertainment area with a bowling alley, ice-skating rink and nightclub. Units are averaging more than $2,500 per square foot at the project, which is nearly completed. n an effort to update its stuffy image, struggling automaker Cadillac is splitting from General Motors into a separate business unit — and moving its headquarters from Detroit to fashionable Soho. “Establishing our new global headquarters in Soho places Cadillac at the epicenter of sophisticated living,” said the brand’s president in a statement. The new HQ will be located somewhere with loft offices and a multipurpose room for events. No word yet on the exact address.

A roundup of jaw-dropping NYC real estate records set in 2014 BY CHRISTOPHER CAMERON

PRICIEST LISTING BELOW 34TH STREET The Ritz Carlton (10 West Street) The Woolworth Building penthouse got lots of attention when it hit the market for $110 million in June — at the time, it was the highest-priced residential condo ever downtown. But a few weeks later, three penthouses at the Ritz Carlton in Battery Park smashed that record when they were listed as a single combination unit for $118.5 million. Located at 10 West Street, the spread, listed by Nest Seekers’ Ryan Serhant, is, at present, Manhattan’s priciest unit on the market. At roughly 15,500 square feet, it’s also the largest condo.

PRICIEST DOWNTOWN RESIDENTIAL SALE Walker Tower (212 West 18th Street) In January, a unit at Walker Tower sold for $50.9 million — the most ever paid for a residential property downtown, according to both city records and Elliman listing broker Vickey Barron. The 5,950-square-foot, five-bedroom apartment, which was dubbed Penthouse One, was listed in September with a $55 million price tag. Neil Moffitt, CEO of Hakkasan, is reportedly the buyer.

PRICIEST CO-OP SALE 834 Fifth Avenue Last month, Leonard Blavatnik (pictured above) ponied up $80 million for a duplex at 834 Fifth Avenue — the most expensive co-op ever sold in the city. The billionaire businessman paid $5 million over the asking price for the five-bedroom on the 11th and 12th floors. If the co-op closes at this price, it will best the $71.3 million hedge funder Israel Englander paid earlier this year for a duplex at 740 Park Avenue.

PRICIEST RENTAL DEAL New York Palace Hotel (455 Madison Avenue) Late last year, the New York Palace Hotel wrapped up a $140 million renovation, adding four penthouse rental units to its 26 residences. Two of these have rented for $250,000 a month — the most ever paid for a New York City rental, according to Brown Harris Stevens’ Margaret Bay, who marketed the units. Known as the Champagne suite and the Jewel suite, both units found month-to-month takers at their asking rents, Bay said. The first suite features Dom Pérignon–themed interior design; the second has $1.5 million worth of Martin Katz–designed jewels on display.

PRICIEST SALE EAST OF THIRD AVENUE The Charles (1355 First Avenue) This spring, the penthouse at the Charles, a glass-and-limestone condo building on First Avenue and East 73rd Street, went into contract for $37.9 million — more than double the previous sales record set east of Third Avenue on the Upper East Side, according to the New York Times. The 11,750-square-foot, 12-bedroom penthouse spans four full floors. Work is expected to wrap up on the building by the start of the second quarter of next year.

TALLEST RESIDENTIAL BUILDING 432 Park Avenue Last month, the über-luxury condo tower 432 Park Avenue topped out, officially making it the tallest residential tower in the Western Hemisphere at 1,397 feet. That superlative, however, will likely be short-lived: Just blocks away, at the corner of Broadway, another West 57th Street residential super-tower (dubbed the Nordstrom Tower) is planned for 1,775 feet.
