HOMEOWNERS are slowly coming to terms with lower valuations for their property after price growth expectations fell to an 18-month low ahead of the General Election. Over the three months to February, householders became steadily more pessimistic – predicting slower price appreciation in 2015. Despite the low interest rate environment and wide range of cheap mortgage deals on offer, the sentiment index fell from 74.9 a year ago, to 68.2 this February, having peaked at 75.1 in May. February’s index represents the lowest perceived rate of price growth since August 2013. Analysts at Knight Frank blamed the cooling sentiment on affordability constraints following rapid house price growth in the first half of 2014, while many householders were also distracted by the general election. David Gardner, branch manager at Pygott & Crone in Grimsby, said: “I personally don’t feel that vendors need to be pessimistic as the market is certainly moving. “However I do think sellers need to remain realistic with the pricing of their homes and not be led by over enthusiastic agents who artificially increase asking prices to win instructions. “A good agent will always provide a seller with comparable evidence of similar properties. They have sold and good sound knowledge of their local market. “If sound advice is given then vendors can look forward to a relatively quick sale, as the number of available properties locally is down 25 per cent on this time last year, meaning less choice for buyers and a better chance of sellers getting the price they want for their property.”

ONCE you’ve plastered a wall you it’s likely you’d want to paint over it with a shade that matches your home. Here are some tips for making the most of your walls: ■ Before painting newly-plastered walls and ceilings, you first need to seal the plaster. New plaster is very absorbent and although there are paints and sealers designed for it, a common way to seal it is with watered-down emulsion, as the plaster sucks up the water. ■ Watered-down emulsion is messy to work with because it drips much more than standard emulsion. Be careful to wipe, roller or brush out drips immediately to avoid a bad finish. ■ Another problem with using a white topcoat on new plaster is that you can get patches where the topcoat needs several coats to cover. To save time and paint, use a basecoat emulsion on these patches, which should cover them in one or two coats. ■ A really good paint for covering these patches is Crown solo one coat matt emulsion (£17.99 for 2.5 litres at Homebase), which you can use instead of a basecoat or as the topcoat, missing out the basecoat stage. ■ If patches of new plaster don’t dry out, they’re probably damp. Often the best solution is to remove the plaster back to the brickwork and get a plasterer to do a waterproof render before replastering.

on auction bargains intended for display rather than for use on the dinner table. The earliest is from the Sevres factory and features Jerome Bonaparte, Napoleon’s youngest brother. That is expected to go for £100 to £200. The second was made in Vienna in around 1850 and is decorated with the Three Graces. The pre-sale estimate on that is £300 to £500. Touching on ceramics, I should mention in passing that the pair of Wedgwood Fairyland lustre vases that we looked at in the column ahead of our last auction did twice as well as expected. The pre-sale estimate on the vases – that were acquired as part of a job lot at an auction in the 1950s – was £1,000 to £1,500. In fact, the hammer went down at £2,800, the vases bought by a bidder in London. The same auction saw another London bidder pay £460 for a Doulton Lambeth seaweed vase. The successful buyer later revealed that he already owned one of the vases and has been looking for another to make up the pair. Lucky man. CLASSIC BEAUTY: The Three The furniture section of the Graces on a Vienna plate March auction ranges from

Growing the best spuds you like POTATO aficionados will now have their windowsills awash with trays, on which seed potatoes are being “chitted”, encouraging the sprouts to appear before planting begins in earnest. While many of us have visions of digging up delicious spuds and cooking them immediately the soil’s been wiped off them, sometimes in reality we have to tackle a fair few pests and diseases which can leave our potatoes mottled, mouldy or full of holes. Potato blight is one of the most deadly diseases which can destroy your plants overnight. It is always fatal, although you may save later crops by removing top growth as soon as the blight is spotted. To minimise the risk, follow a three or four-year crop rotation, never growing potatoes on the same piece of land more than once every four years, and earth up the plants regularly and deeply to protect the tubers. Use copper-based fungicides during warm, damp spells as a preventative measure. Alternatively, grow early potatoes which can usually be lifted before blight strikes, or grow resistant cultivars such as “sarpo”. Three of the most common threats to potatoes are pests – potato cyst eelworm, slugs and wireworm. Eelworms are minute worm-like creatures which attack the roots, causing plants to wilt and present reddish-brown cysts on the roots. You’ll need to destroy all traces of the affected crop and avoid
