with sales manager David Gardner, of Pygott And Crone estate agents, Grimsby The average number of houses sold per estate agent office has jumped to its highest level in six years during the first quarter of this year. The Royal Institution of Chartered Surveyors said that, on average, branches sold 22.7 homes in the three months to the end of March – the highest number since February 2008. They also reported that buyer inquiries increased everywhere in the UK except Wales, and that price increases were most noticeable in the South West and East Midlands. David Gardner, branch manager at Pygott & Crone, said: “It’s down to a lot more positivity in the market, it’s that simple. “Obviously we’ve been helped by the government’s Help To Buy scheme which has increased affordability and made lending a lot easier. “First time buyers have kick started the whole thing. “We’ve seen a 50 per cent uplift ourselves. This time last year we were selling around 100 homes a month, now it’s more like 200. “So it’s fantastic and a nice situation to be in. I expect it to stay stable, too. People go on about a housing bubble, but house prices will always remain low here in Grimsby. “I expect six or seven years of steady growth really. “However, the shortage of housing is still very much a problem and always has been in the UK. “We just can’t build them fast enough. “But that’s the problem you’re going to get with an increasing population, a baby boom and EU immigration.�

It is also surely quite right that there should be strict rules regarding any trade in rare birds, animals, fishes and butterflies. Killing elephants and rhinoceroses to be able to sell their tusks or horns is outrageous.
It might, however, come as a shock to learn that selling some of the family furniture could risk breaking the law! The suggestion may sound daft but in fact the wild flora and fauna protected by the Conven-

tion on International Trade in Endangered Species (CITES) regulations includes endangered species of trees. Hence the issue that can arise with furniture. The sale of furniture made with the timber of protected species after 1947 requires a certificate from the Wildlife Licensing and Registration Service. The sale of such pieces made after 1975 is illegal. The fact that the regulations could apply to rare trees and the objects made from their timber came as news to one saleroom in the south of the country earlier this year. They had to withdraw 80 lots of furniture from an auction when it was discovered they did not have the appropriate certification. Fortunately the countryâ&#x20AC;&#x2122;s leading CITES specialist is one of our consultants and so a request to sell an attractive dining suite dating from the 1960s did not cause palpitations. In total, next week’s auction extends to almost 500 lots. The big hitters are all in the jewellery section and include two stunning diamond bracelets. The most valuable has 43 brilliant cut stones that are claw-set in 18 carat gold (estimate £7,200-£7,500). The second has alternately set round and baguette diamonds, again in 18 carat white gold (estimate £4,000-£5,000). The section also has a lot of attractive diamond rings that are expected to make in the £2,000-£5,000 range, although there are some very pretty pieces in terms of rings, brooches, necklaces and earrings that have pre-sale estimates from £30 upwards. The great run of pictures by celebrated regional artists continues. Next week’s offering is a painting by Walter Goodin (1907-1992) depicting huntsmen, horses and dogs at Ye Olde Star Inn at Bridlington. Goodin’s work has been achieving strong results of late and this picture is expected to go for a couple of thousand pounds. Meanwhile, the results achieved by the sale of a wonderful collection of pewter in the first antiques auction of the year have resulted in another large collection being consigned to the rooms. Date-wise we are looking at 18th century onwards, covering tankards, chargers, plates, candlesticks and so on. It is being sold in 15 lots. RADITIONALLY, spring is the time of year when many consider moving home. This is a big decision for any family to make, and one of these will inevitably be whether your next move will be into a new build or an older home. If you are considering a new build home, this will usually mean visiting a development site to look around the show houses. NHBC, the UK’s leading warranty provider and standard setting body for new homes, offers the following tips for prospective buyers to consider when visiting a show house: ■ Condition of the site – is it tidy and well managed ? Look out for NHBC Pride in the Job flags or site boards, as an award-winning site manager is a very good indication that your new home will be built with quality workmanship in mind. ■ Which way does the house face ? – south facing windows can improve the energy efficiency of a home, because solar energy warms the walls and floors of a building, but north facing windows offer a more consistent quality of light. ■ Timescales – when is the house likely to be completed and ready to move into ? It is natural to want to move as quickly as possible but your chosen plot could be a few months from completion, especially if you are buying off-plan. ■ Personalisation – which areas of the house can you personalise to your own taste ? In most cases, you will be able to choose the kitchen
and bathroom finishes, but depending on the build stage you may also be able to reposition radiators or add electrical sockets. ■ Peace of mind through warranty cover – is the builder registered with NHBC ? How quick for repairs? â&#x2013; How To Report A Repair
You must always report a problem to your letting agent, even if the problem is minor and you are not that bothered about getting it fixed and even if you do not know the cause (unless the problem is really trivial or something that is part of your maintenance). Do not wait, as the repairs could end up costing your landlord more and you may have to pay the extra cost. If you or someone in your household has caused the damage, you should tell your letting agent. The agent can then inform the landlord who can arrange for the damage to be fixed and charge you for the cost of the repairs. Alternatively, the landlord may agree with you that you can have it fixed. If you have contents insurance, this may cover the cost, so report the damage to your insurer. Always report the repairs in writing. If it is urgent, make a telephone call first, but always write as well. Date your letter and keep a copy. When you report the problem, your letting agent should tell you who is responsible for repairs. If it is the landlordâ&#x20AC;&#x2122;s responsibility, then the letting agent will contact the landlord and obtain permission to instruct a suitable contractor. This time must be reasonable and this depends on the type of repairs needed. There

In emergencies, you may need to call the supplier or emergency supplier, such as a gas leak, should always be reported to your utility supplier or Transco, but tell the letting agent too. The letting agent or the landlord should give you reasonable notice (usually at least 24 hours), except in an emergency. Although your letting agent or landlord will arrange the repairs, you may have to let in the contractor. If you need to take any further action, you
need evidence of the disrepair, any damage and what you have done to get your landlord via the letting agent to undertake the repair, ideally a record/log of your calls and letter sent to your letting agent or landlord. You could take and date photographs of the disrepair and anything of yours that needs repairing or damaged (always keep belongings that have been damaged). Try and find original purchase receipts too, as they will prove your loss for replacement or repair cost. â&#x2013; Still No Joy? Often, the councilâ&#x20AC;&#x2122;s Environmental Health Officer will be the best person, but other organisations may be useful in specific circumstances (such as the fire service can advise on fire safety). You can get free advice from your local Citizenâ&#x20AC;&#x2122;s Advice Bureau if you are unsure. Always remember to keep copies of any letters or e-mails about the disrepair, particularly to/from the agent or the landlord. Write a note of any conversations you have had about disrepair and include the date and details of what was agreed.
