THE number of people getting on to the property ladder hit a seven-year high during the first half of the year. An estimated 144,500 people bought their first home in the six months to the end of June, the highest number for the first half of the year since 2007 – before the financial crisis struck. It was also the third consecutive year in which first-time buyers numbers have surpassed the 100,000 mark during the six months to June. First-time buyers accounted for 46 per cent of all home purchases during the six months, which represents the highest proportion since 2000. David Gardner, branch manager at Pygott & Crone in Grimsby, is delighted with the news. “It is fantastic news that first-time buyers are on the increase nationally,� he said. “We have been seeing this for some time now and this news directly correlates with our own records, that show over the last three to six months there has been a marked increase on people aspiring to own their first home. “It also shows that schemes such as Help To Buy are having the positive impact for first-time buyers and the property market. “I think what really helps in our local area is that properties are much more affordable compared to the majority of the country. “Coupled with historically low interest rates makes it a perfect time for the aspiring home owner to get on the property ladder.�

There may be quicker and easier ways to cool your champagne (or pinot grigio) these days, but antique cellarets remain in demand as furnishing pieces and they make extremely good money.

A French black lacquered wine cellaret sold in the rooms a year ago for over £3,000 inclusive of buyer’s premium. This English example is not expected to quite match that, but we are still looking at a pre-sale estimate of £400-£600. Meanwhile, the pieces from the Lill estate also include a very fine Victorian mahogany dining table. It has four extending leaves and so the table can go from intimate meal, to big family lunch, to grand dinner in a matter of moments. Unusually, it retains the cabinet in which the additional leaves are stored when not in use.

Under the hammer it is expected to make £700-£900. One piece of news that I should flag up is that the inflow of entries from the Lill estate and other sources has caused us to re-arrange the auction schedule and move the annual Lincolnshire Sale back to October. That event with its particular concentration on antiques, furnishings and collectables of county interest is shaping up very nicely. Given that we will now be accepting entries until the backend of September, it should be a vintage year.

Eviction can be for many reasons and is mostly due to the tenant’s non-performance of the tenancy, for example: ■You have rent arrears. ■You are constantly or regularly late with the rent. ■You have broken the terms of your tenancy, for example by sub-letting when you are not allowed to. ■You have allowed the condition of the property or furniture provided to get worse. ■You have caused nuisance or annoyance.

Asking you to leave/notice to quit

The first step your landlord has to take in order to evict you is to ask you to leave. Most tenants are entitled to a written notice. If the landlord uses a professional letting agent, this notice will be written in a formal way because it has to contain certain legal information. Where a notice is required it must: â– Be of a specific length of time. â– State the date that your landlord wants you to leave. â– Give reasons why you are being asked to leave (if applicable). â– Contain specific information such as where you can get advice (if applicable). For most types of tenants there are rules about how long your landlord has to give you before you have to leave and when the notice can be given.

FIRST STEP: Most tenants are entitled to a written notice.

This normally only applies to people who share accommodation with their landlord or who are living in their accommodation on a very temporary basis.

Getting a court order

If you haven’t left by the time the notice expires, landlords usually have to apply for an order from the county court telling you to leave. This is known as a Possession Order. Most tenants are entitled to stay in their accommodation until a Possession Order takes effect. Sometimes, landlords are able to get a Possession Order automatically, but other times they need to prove a reason to the court. There may be a court hearing.

Eviction by the bailiffs

If you haven’t left by the date the court says you have to, the landlord can arrange for a bailiff to evict you. Bailiffs are employed by the court.

You will receive a letter from the court saying when the bailiffs will arrive. Bailiffs can physically remove you and your belongings from the property, but must not use violence or unreasonable force in doing so. It is sometimes possible to apply to the court to stop the bailiffs from evicting you. You should get specialist advice immediately if you want to do this. Nobody other than a bailiff acting for the county court is allowed to physically remove you from the accommodation. If anyone else attempts to do this, they are probably guilty of illegal eviction, which is a serious offence. If you have been serviced notice, we recommend you seek professional advice by contacting your local Citizen’s Advice Bureau or the Home Options Team at Kent Street Resource Centre, who have trained staff to offer help and guidance.

Area enjoys some of the lowest rents in entire country

his week’s news that rents in London are now more than double the average rent in the rest of the country caused quite a stir.

The figures not only underlined just how expensive it is to live in the capital but also how fortunate we are in this area. We have some of the lowest rents in the country. The research, by a major insurance company, indicates that the average rent in London is now £1,412 a month compared with a national average of £694 in the rest of the UK. It is the first time that this double situation has arisen. In fact, the news for northern Lincolnshire is even better. The average rent in the Yorkshire and Humber region is now £600 a month – so below the national average excluding London – and on top of that we are one of the most affordable parts of the region. Looking at our lettings list earlier this week (www.ddmresidential.co.uk) I found that the average rent of the 112 houses and flats that are currently available to let is £479 a month. Just nine of those 112 properties were at or above the average regional rent, let alone the national average. Just for the record: Not a single property on our books at the moment achieves that average London rent of £1,412 a month – and we have some very impressive properties on the books, up to and including a country

house in one of the prettiest parts of the area. That I think touches on the important point that this is not just about “average rentsâ€? but also quality of accommodation and quality of life. The other eight properties on the list that match or surpass the regional average rent include such gems as a three-bedroomed detached house in one of the rural villages (ÂŁ650 a month), a four bedroomed detached bungalow close to the seafront in Cleethorpes (ÂŁ650 a month), a period semi-detached cottage in Keelby (ÂŁ695), Clematis Cottage, a very nicely extended and renovated Victorian period cottage in one of the Wold villages (ÂŁ795 a month) and a five-bedroomed detached home in Holton-le-Clay (ÂŁ1,000 a month). These are, of course, the top properties. Drop under the regional average, to the ÂŁ400-ÂŁ590 a month bracket, and the choice is endless: flats, apartments, terraced properties, semis, mews homes and detached houses. We even stretch to a converted chapel or two and a one-time village school. At the most affordable end of the rented market it is still possible to rent a

home at ÂŁ350 a month or under in our area. We currently have on offer apartments and flats in Grimsby, Cleethorpes, Barton, Brigg, Scunthorpe and Gainsborough that lie in that price bracket. What would Londoners make of those sorts of monthly rents? They could spend that staying just one night in a middling sort of hotel down there ... provided they didn’t have breakfast of course! Finally mention of one further snippet of news that caught my attention this week regarding landlords. There is a public perception that the private renting market is dominated by super-rich fat cats with massive property portfolios worth millions. New research suggests that in reality more than 70 per cent of the sector is made up of “amateur landlordsâ€?, which is to say people with day jobs who invest their hard-earned savings in rented property, often taking out mortgages as well. Most of them have just four properties or less. They are putting close to ÂŁ20 billion into providing homes in the UK.

GARDENERS who want to create their own hot garden will need a sunny spot in which to plant these sizzling perennials, Webster advises. “A lot of these plants aren’t fussy about soil,” he says. “They are general herbaceous perennials which come from north America and they are hardy. “You need well-drained, moisture-retentive soil which isn’t overly rich. You get more flowers in the sun. “Some of them will need staking, such as clumps of monardas and heleniums which reach around 5ft. “Repeat planting helps to hold colour and texture together, even if it’s a small garden. Keep up with the dead-heading to prolong the season.”
