Vista Gardens — Vista, California SIGNATURE PROPERTY: 2019 – PRESENT Located on 5-acres in the foothills of Vista, California, Vista Gardens is currently a 99 resident memory care rental community that offers tranquility room with staff specially trained to care for individuals with varying degrees of dementia to a community garden where residents harvest and program their produce used in their community meals. Vista Gardens’ property contains charming courtyards and walking paths, as well as comfortable sitting areas and engaging activity areas. SUCCESS IN OPERATIONS Ownership plans to infuse at least $1M in capital into the property to elevate and enhance furnishings, fixtures, and equipment in the common areas, as well as wellness-related technology with the end goal to continue this community’s standing as the premier memory care only community in the area. Guest Services Senior Living developed a strategy for those funds.

The Marbella at Pelican Bay — Naples, Florida SIGNATURE PROPERTY: 1999 – PRESENT The cornerstone of our senior living operations, The Marbella at Pelican Bay is the pinnacle of affluent living. Guest Services Senior Living provides the property management for the 21-story 118-unit senior living community, which features unobstructed views of the Gulf of Mexico, resort-like amenities, accommodating concierge services, and social and fitness programming. For almost two decades, Guest Services Senior Living has provided the residents of The Marbella with luxury services and impeccable hospitality. Our residents enjoy the indulgences of guests at a five-star resort, while their thriving health is of the utmost importance to our professional staff who are trained to observe any notable physical and mental changes. For instance, as people age, their sense of thirst is reduced, which can result in unsafe dehydration. To prevent this issue, Guest Services Senior Living instituted a Hydration Station program with fruit-infused and flavored waters to encourage residents to drink more fluids. Our focus is first and foremost the peace of mind of our residents and their families. Glover Gardens Memory Care Community Washington, D.C. SIGNATURE PROPERTY: OPENING 2020 This innovative and state-of-the-art 38-unit memory care community is in Glover Park, one of the most desirable neighborhoods in Washington, D.C, and offers programs that meet the specific needs of dementia with a particular focus on improving social interaction. Guest Services Senior Living has been engaged by ownership very early on in their development process to help advise on design, technological, and programmatic elements to ensure this community is a market leader in the PMA, and beyond. Specific design elements include a Zen garden, health and wellness center, discovery room, and spa. The Memory Care Community programs will meet the specific needs of residents due to the effects of dementia with a particular focus to improve interaction and appreciation of individuals.

BARRY G. TRICE, C.A.M., C.H.A. Chief Executive Officer Mr. Trice has an award-winning career in senior living, hotel management, and community management. He is a fully accredited hotel administrator and community association manager. He has operated a wide range of iconic and highly successful properties including hotels, resorts, ultra-luxury condominiums, fine dining establishments and outdoor recreational family destinationis.
SHAWN R. ROSE Vice President of Operations Mr. Rose has over 20 years of experience in the senior housing industry in a broad range of environments, including independent, assisted living, and memory care. His knowledge and skills extend to multi-site operations and sales, as well as acquisitions, marketing, and business development, all with an emphasis on strategic growth. Mr. Rose has a wealth of experience including but not limited to, Executive Director, East Coast Regional Director of Sales and Marketing, Northeast Regional Director of Operations, and Senior VP of Sales and Marketing. He holds a Bachelor of Arts in Business Administration from the University of Arizona and is a licensed NJ Certified Assisted Living Administrator (CALA) and a Certified Dementia Practitioner (CDP).

Mr. Leonard joined Guest Services in 2017 to assist with partnership development after leading sales, marketing and special event efforts for several major league professional sports teams. He is a graduate of James Madison University with a Bachelor of Science degree in sport management.
Mr. Douglass has 19 years of restaurant management and foodservice experience with such companies as Xano Cosi’, Bennigans and Wall Street Deli, Inc. In addition to a proven record of success in financial operations, management, marketing and personnel development, Mr. Douglass is skilled in facility design and décor, equipment specification and project management.
MIKE CROUCH Project Manager Mr. Crouch has been a state-certified licensed Building Contractor in the state of Florida for over 30 years. His background in engineering studies with specialized training in areas of construction systems and management has afforded him opportunities to build projects from a range of award-winning highrise condominiums and clubhouses to commercial centers and custom homes. He has benefited clients through consulting on design-build projects and significant renovation, remodeling, mechanical and structural rehab projects.
JOE VAN HOOSER Managing Director of Food & Beverage Mr. Van Hooser’s comprehensive background in management, technical, and leadership skills is an asset to the Senior Living Management Team with 30 years of success in multi-unit and independent food service establishments. THE LODGE AT BRECKENRIDGE BRECKENRIDGE, COLORADO This four-season unique hotel, owned and operated by Guest Services, is a destination-oriented property perched high atop a pristine Rocky Mountain ridge. The Lodge offers a mountain cabin feel with all the world-class resort services
and features 45 chic and homey lodge rooms, two private homes, catering and event space, spa, and fitness facility, and a shuttle service to Main Street and the Breckenridge ski lifts.
MOUNT RAINIER NATIONAL PARK, ASHFORD, WASHINGTON Steeped in a rich and legendary history, Mount Rainier National Park has 146 lodge rooms (Paradise Inn-121 rooms, and National Park Inn25 rooms) featuring two full-service dining rooms, quick-service café, lobby service, two retail, and gift shops. In addition to the lodging facilities, there’s a visitor center with café and gift shop, a day lodge with a snack bar, and a gift shop are all located within the park. For the winter lodgers, skis, snowshoe rental, and firewood are available for sale.
