Reehlco Custom Homes is excited to present the 2018 Showcase House BY AUTUMN GANN Reehlco Custom Homes is excited to present the 2018 Showcase House for the Baldwin County Home Builder Association’s Parade of Homes. Reehlco Custom Homes’ founder, Cameron Reehl, is honored to be this year’s Showcase Builder. The Showcase Home is located at 495 Boulder Creek Avenue in beautiful Fairhope, Alabama. Boulder Creek Avenue runs through the last phase of the Stone Creek development off of Highway 181 on the South side of Fairhope.

One of the things that make this especially significant for Cameron is that his father, Rance Reehl, is the Developer for this neighborhood. The 2018 Showcase House is a collaboration between Cameron and many wonderful, local partners. The process of building this home started with Cameron utilizing his last remaining lot in the neighborhood. It sits next to several of Cameron’s recent builds and is surrounded by other great custom homes. Stone Creek offers three fully-stocked lakes, an infinity-edge, resort-style swimming pool that seems to disappear

into the lake, sidewalks throughout, tennis courts and a Clubhouse that feels more like a high-end Ski Lodge. Once the perfect lot was selected, Cameron worked with Bob Chatham, Custom Home Designer, on designing the perfect elevation and floor plan. Immediately upon driving up to the home, it’s evident that Cameron wanted it to have a different feel. Welcome to the 2018 Parade of Homes The Baldwin County Home Builders Associations is pleased to present its 29th annual Parade of Homes. This year, we will be featuring 46 new homes from Spanish Fort to Orange Beach. Please take advantage to tour these beautiful homes and learn about the latest trends in building technology and design features. This year’s Parade of Home is the second largest in our history of Parades. Our Inventory of new homes is the lowest it has ever been, and with the value of homes increasing monthly that makes buying a new home a great investment. This year’s “Showcase Home” was built by Rheelco Custom Homes in the Stone Creek Subdivision located at 495 Boulder Creek Avenue in Fairhope. This four-bed-

room, four-and-a-half baths Showcase Home features a traditional style design with large overhangs constructed of rough sawn cypress, open floor plan, surround sound system and outdoor living that includes fireplace and built-in grilling area. The Baldwin County Home Builders Association presented gifts and a check to the Baldwin County Child Advocacy Center/Care House Niki Whitaker says: “I just came from the Baldwin County Home Builder’s Association (BCHBA) office in Fairhope, AL and my heart is overjoyed with the love and generosity that they have shown our children this Christmas. For nearly 20 years now they have done a “Tool Tree” with some of our children’s wish lists for Christmas. The BCHBA members go over and beyond

to assure our Children have a fabulous Christmas! As a non-profit, there are so many things that must come together to make it possible for us to thrive year after year. One of those things is partnerships. We are so grateful for the partnership that we have with the BCHBA. They do so much at Christmas and throughout the year to help this agency sustain. 2018 BCHBA Scholarship Winners The Baldwin County Home Builders Association awarded $7,000 in annual scholarships to local students. Since 1997, the BCHBA has awarded scholarships to deserving students pursuing careers in the home building industry. Qualifying students must be enrolled in construction-related studies in a technical school or college. To date, the Association has awarded $90,600 in scholarships to help students in Baldwin County prepare for careers in the home building industry. The BCHBA’s 2018 Scholarship Committee included Gene Evans - BCHBA President, Chris Bumpers - Associate Council Chairman, Barbara Fretwell - Associate Council Treasurer, Fran Druse - Executive Vice President and Scott Schoppert.

Reid plans to study Civil Engineering at Auburn University. “I want to pursue this career, because I will get to help solve problems that we encounter in our everyday lives. People use roads, bridges and tunnels and i will be able to help find solutions to the problems that will occur. I have always been interested in how bridges and tunnels were made and how they can withstand so much use and always hold their structure.” The son of Robert and Monteigne Brown of Fairhope, Reid attends Fairhope High School and has been a member of the National Honor Society and the Engineering Club. Reid enjoys the challenge of fly fishing and has worked for Pitman Brown Building Company in the summer.

Clay is currently enrolled at Auburn University and is attending classes in Civil Engineering since Fall of 2014. “By choosing this educational path, I could have a part in the construction industry but also concentrate on the dirt work and foundations of buildings and roads. This type of work interests me because it is the base and foundation that provides stability and structure to any road and building.” The son of Cliff and Jody Pitman of Fairhope, Alabama, Clay is an active member of Sigma Alpha Epsilon at Auburn University and was a member of the National Honor Society in High School. Clay is an avid outdoorsman and enjoys hunting and fishing and is pursuing his private pilot’s license.

Connor intends to obtain a degree in Landscape Operations Management at Coastal Alabama Community College. “I have always had a passion for the outdoors. I greatly enjoy gardening and horticulture related activities. My goal is to carry that passion into my landscaping design career and provide quality unique landscaping ideas for our fast growing community. A uniquely landscaped lawn allows the homeowner to expand their living space beyond the walls of the home.” The son of Brad and Jennifer Byrd of Silverhill, Conner is a member of the National Honor Society and the Captain of the Robertdale High School Varsity Football Team. During the summer he has worked for Eastern Shore Medical Specialists.

Bryan is currently enrolled at Auburn University, majoring in Building Science. “A degree in Building Science will allow me to follow my passion for creating as a career for the rest of my life. I want to work for a larger commercial general contractor as a project manager or superintendent after graduation. My appreciation for craftsmanship and quality work may one day draw me back to high-end home building.” The son of Todd and Jill Roberts of Fairhope, Alabama, Bryan is a member of the Associated General Contractors Student Sector at Auburn. Bryan loves carpentry and worked full time for Pitman Brown Building Company while attending Coastal Alabama Community College at night.

Judson Taylor

Judson plans to attend Coastal Alabama Community College and work toward a degree in Industrial Engineering Technology. “My goal is to be self supporting doing a job I actually enjoy. I plan to get my certificate and then my associate. I want to be able to run electrical wiring for newly constructed condos or run my own heating and air conditioning business.” The son of Michael and Sky Taylor of Spanish Fort, Judson has been a member of the National Honor Society and the National Spanish Honor Society. Home builders seeking skilled workers to build American Dream As our economy and the housing market continue to recover, home builders across the country are seeking skilled workers — such as carpenters, framers and roofers — to help them build the American Dream. After many workers left the home building industry during the Great Recession to pursue employment in other sectors, recent surveys show that not nearly enough of them have returned. In fact, according to the latest Bureau of Labor Statistics data and analysis by the National Association of Home Builders (NAHB), there were 138,000 open construction sector jobs in August, which was relatively unchanged from July. An NAHB survey of home builders further illustrates the depth of this problem. Six in 10 of those surveyed experienced delays in completing projects on time, 18 percent had to turn down some projects and 9 percent lost or cancelled sales because they had too few workers to complete their homes. We’ve also experienced many of these issues here in Baldwin County. When builders are unable to schedule trades on time, it means that buyers are unable to move into their home on time. These delays and production logjams are hurting the housing recovery by increasing the cost of building homes and making housing more expensive for consumers. Building Trades Offer Great Career Path A home builder relies on a number of highly trained workers to get the job done right. This includes dozens of skilled artisans and professionals, including carpen-

ters, architects, engineers, plumbers, electricians, painters and landscapers. Indeed, recent analysis from NAHB shows that 70% of builders typically use somewhere between 11 and 30 subcontractors to build a single-family home. On average, 22 different subcontractors are used to build a home. This means there is ample opportunity for motivated students seeking a rewarding career path. Residential construction workers consistently express high job satisfaction. And average salaries in Baldwin County remain competitive with other industries in our area. See chart below. The residential construction industry is one of the few sectors where demand for new workers is rising, and the housing industry is working diligently to meet this challenge by training more workers and leaders in the construction industry. It’s Time to Take Another Look at Career Opportunities in the Building Trades At a time when countless college graduates are finding they are underemployed and saddled with crushing student debt, it is time for educators and policymakers to reexamine the widely held belief that a college degree represents the only road to success. The building trades offer a great career path. Regrettably, fewer students are seeking careers in the construction industry because many parents and guidance counselors are steering them toward a college pathway rather than a vocational route. This is particularly unfortunate, given the shortage of skilled workers in the residential construction industry and the fact that carpenters, electricians, framers, roofers and others in the field earn good salaries and express high job satisfaction. Student internships provide a valuable opportunity for home builders and their trade partners to find skilled labor in a difficult hiring environment and to strengthen relationships with good sources of talent: namely, high schools and technical and community colleges. In addition to helping fill a labor need, most high school and college students are far more tech savvy than your average home builder. They may be able to help with digital marketing or resolve software issues. Interns are a valuable resource to help companies in the home building industry find quality workers in a tight labor market. Taking on interns also inspires the next generation of home builders to seek employment in this rewarding profession. JOB SHADOW DAY To meet future workforce demands, educators and employers need to reach out to the next generation of construction craft professionals. It is through industry and education partnerships that students get first-hand work experience. • Young people spend time with adults at their workplace • Students see the responsibilities and daily tasks, as they spend time in the work environment.

Here locally, our President, Gene Evans has made it his mission to visit schools to talk to students about opportunities for a career in the building industry. He has encouraged members to offer internships and job shadowing opportunities to students. He hopes to have established a student chapter by next year. The HBA continues to offer scholarships to students pursuing a career in the building industry. To meet the housing needs of a growing population, attitudes must change. Parents, teachers, counselors and students need to understand and believe that a vocational education is just as worthwhile as a conventional four-year college and that both routes offer satisfying career paths and financial gains. Academic institutions can aid in this effort by funding and promoting more twoand four-year programs that cater to students interested in construction management and the building trades.

The Foundation was founded to support and engage in charitable activities dedicated to the improvement of community housing and the residential housing industry, as well as provide scholarships for students pursuing a career related to the building industry, and provide funding for other industry related educational programs. Building Codes: What You Should Know If you are shopping for a new home, how can you be sure that it was built so that it does not cause health or safety problems for the members of your household? The answer can be given in two words: building codes. A building code sets forth requirements to protect public health, safety and general welfare as they relate to construction and the occupancy of a building. These codes include specific requirements for building materials, fire protection, structural design, light and ventilation, heating and cooling, sanitary facilities and energy conservation. There is no national building code enforced by the federal government. Different areas of the country have different

A Closer Look at the Costs of Building a New Home If you’re in the market for a new home, you may be wondering about the factors that contribute to the total cost of the home. The National Association of Home Builders recently published a Cost of Construction Survey, which details the various costs of building a typical new single-family home. Many of the results show that costs have remained consistent in recent years. According to the most recent survey, the biggest single component of a home’s price is construction costs, which accounts for 62 percent of the cost. The cost of the finished lot is the second largest factor at 18.2 percent. Survey respondents broke down construction costs into eight major construction stages:

• Interior finishes: 30 percent • Framing: 18 percent • Exterior finishes: 15 percent • Major system rough-ins: 13 percent • Foundations: 11.6 percent • Final steps: 6.8 percent • Site work: 5.6 percent • Other costs: 0.5 percent The survey reaffirms the steady progress of our economy since the Great Recession, as home values have gradually risen. And, in each year since 2009, the size of single-family homes has grown as well. The average home in 2016 had 2,802 square feet of finished space, compared to 2,402 in 2009. The size of the lot has increased sig-

nificantly, too, jumping to 20,129 square feet (nearly half an acre) in 20156 from 14,359 square feet just two years ago. 10 Things to Ask Your Contractor Before You Start Your Project ANNE HIGUERA CGR, CAPS Remodeling or building a new home is a big financial and emotional investment. It can also be a big investment of your time if you want to be closely involved in the decision-making. Knowing what to expect before the project gets started will help you better prepare for the process. Here are 10 questions you should always ask your contractor before starting a home remodeling project. 1. What is our schedule? A schedule is more than just a start and end date. Having a schedule that outlines tasks and timing will give you a big-picture view of sequencing and deadlines for things such as tile and countertops. It will also give you a benchmark so that you know if things are slipping by a day or two. With small projects such as kitchens and baths, schedule is everything. The cabinet lead time determines the start date and sub-trades need to be scheduled in quick succession, for instance. Don’t start without a schedule that tells you what days and times workers will be on site. 2. Who will be here every day? Depending on the size and structure of

the company you hire, the answer could vary widely. Many remodelers use a lead carpenter system, where a staff member (sometimes called a superintendent) is responsible for day-to-day work on site, and often swings a hammer as well. Ask your contractor direct questions about who will be responsible for opening and locking up, who will supervise subcontractors on site and who to call on a daily basis with any questions. 3. How will you protect my property? This is a conversation best had before demolition, not after you come home and find dust all over the house. There are a number of dust-containment measures that can be taken, and talking about it ahead of time will provide you will a clear idea of how the construction area will be cordoned off from the rest of your home and how you’ll be able to move through your house. There’s also the issue of stuff — all the books, furniture, drapes, delicate vases and paintings on the wall. It’s helpful to remove them all from the construction zone. This includes anything hung on walls or sitting on shelves in adjacent rooms, since they can shake loose from persistent hammering. If you leave them as-is, it will cost to have them moved and moved again to keep

them out of the way, and you risk damage in the process. It’s better to move it all at once and know it’s safe and sound. 4. How will you communicate with me? With every mode of electronic communication at your fingertips, you may have some ideas about how you would like to receive information about your project. Your contractor likely has specific ways he or she likes to communicate, too — daily emails, cloud-based schedules or maybe just phone calls. Make sure you understand how you will be contacted and receive information. If the contractor’s format doesn’t give you what you think you’ll need, agree on a method and format so that you’re not in remodeling limbo on a daily basis. Weekly meetings at a specific time are an effective way to make sure you see your contractor in person to get your questions answered. 5. What part of my project concerns you? There’s always something unknown about a project, or an area that is most likely to trigger an immediate change order. Odds are, your contractor already knows what that is. Talking about it upfront and running some worst-case-scenario numbers or doing some early, selective demolition to get more information could be the best way to get a handle on what may be ahead. 6. What will happen if there is a change order? Change orders can be easily handled in your construction contract. A common way to document change orders is in writing, where the change in scope of work and the price are noted and signed by the client and contractor. Some contracts also note the change in schedule, if applicable. Make sure you have a plan in place to document the unexpected and expected changes that happen along the way.

8. How do I reach you after hours? Knowing how to reach your contractor on an emergency basis is just as important as your contractor being able to reach you. Exchange all your numbers — work, cell and landline — so that contacting each other won’t be a crisis in itself. 9. When do I need to be available to meet? Even if you set up a regular weekly meeting, there may still be necessary additional meetings. We usually schedule an electrical walk-through on the day the electrician sets boxes and can lights so that everyone can review their placement and function before wires are run. Routine Home Maintenance Your home may be the biggest investment you will ever make. Taking good care of it with regular maintenance is necessary to preserve its value and ensure it will provide a comfortable, safe shelter for you and your family for years to come. Maintenance Inside the Home Air Filters • Many types of heating and air conditioning systems contain filters to remove dirt and dust from the air. Check the instruction book or search online by model number: In many cases, the home owner should change filters at least every three months. Sinks • It’s also a good idea to clean your faucet’s aerator — which is the spring inside the end of the faucet — every three to four months.

• To maintain your garbage disposal, you should run cold water through it during use. Fireplaces • When you’re ready to use your fireplace, be sure to build the fire on the andirons or grate, never on the fireplace floor. • To prevent soot and to add color to the fire, throw in a handful of salt. • Store your firewood outside, away from the house and not directly on the ground. • Have a CSIA-Certified chimney sweep inspect your chimney and fireplace annually, especially if you build a lot of fires in the winter. Floors • To maintain unpainted concrete floors in your basement or garage, first apply a concrete sealer, which makes them easier to clean. When you’re ready to clean them, use a solution of four to six tablespoons of washing soda in a gallon of hot water. Add scouring powder to the solution for tough jobs. • For hardwood, be sure the floors have a polyurethane finish before cleaning with water. Hardwood floors that do not have a polyurethane finish will need to be waxed periodically. Use liquid or paste “spirit” wax. • The best polish for vinyl floors in water emulsion wax. Walls • Masonry walls sometimes develop a white powdery substance. This is called efflorescence, a crystallized soluble salt that can be removed by scrubbing with water and a stiff brush. Safety and Security • If you have a home security system, regularly check the alarms and circuit breakers to ensure they are in working order. Inspect the sensors one by one. • The batteries in your smoke and carbon monoxide detectors should also be checked twice a year to ensure they are operable. Hard-wired and battery-powered detectors should be replaced every 10 years. Maintenance Outside the Home Roof, Gutters and Downspouts • A qualified roofer should inspect your roof every three years. Skylights should also be inspected each time your roof is inspected so leaks don’t develop from cracks and interruptions around the seals, caulking and flashings. • Make sure that gutters and downspouts do not get clogged with leaves or other objects. Windows and Doors • Inspect exterior windows and doors yearly to see if the caulking around them has split and cracked. If so, replace the caulk and clean any mildew. • For a simple solution to wash extremely dirty exterior

windows, combine equal parts vinegar and water or three tablespoons of denatured alcohol per quart of warm water. Use a piece of crumbled newspaper to wash the glass to avoid lint left behind by paper towels. • To help a window slide easily, rub the channel with a piece of parrafin. Siding • Inspect your siding yearly to determine if your wood-sided home needs to be repainted. Trim shrubbery away so that it does not touch the siding. • The exterior of your house is built to withstand exposure to the elements, but a periodic cleaning will improve the appearance and, in many instances, prolong the life of siding and other exterior products. Garage • The moving parts of garage doors should be oiled every three months. Simple Repairs Faucets, Sinks and Toilets • If you have a water leak, the washer in your faucet usually needs to be replaced. • For clogged drains, use a plunger and/or a plumber’s snake. • To unclog a toilet, use a coil spring-steel auger, which can be found at hardware or home-improvement stores. Pipes • Noisy water pipes should be fixed promptly. The condition that causes noisy pipes may be accompanied by vibration that can cause fittings to loosen and leak. • Frozen pipes should be thawed slowly to prevent the formation of steam, which could cause the pipes to burst. Walls • Use spackling to fill nail holes and cracks in plaster walls and gypsum wallboard.
