To flip or not to flip: Flipping properties gained popularity in the second decade of this century, but figures from the property database curator ATTOM Data Solutions indicates that returns on investments in flipped properties declined for the third straight year in 2020. Though flipping can still yield a strong return, investors may not realize the returns on flipped properties that they might have realized as recently as five years ago. Potential investors should conduct some research regarding real estate market trends, including flipping data where available, to make the most informed decision possible.

Cost: Perhaps no variable affects senior homeowners’ decisions to downsize their homes as much as cost. No one wants to outlive their money, and downsizing to a smaller home can help seniors reduce their monthly expenses by a significant margin. Even homeowners who have long since paid off their mortgages can save substantial amounts of money by downsizing to a smaller home or even an apartment or condominium. Lower property taxes, reduced insurance premiums and the need to pay for fewer repairs are just some of the ways downsizing can save seniors money.

Serves 6 to 8 2 to 3 tablespoons unsalted butter 2 pounds apples, peeled, cored and cut into thick slices 1/2 cup honey, preferably sage honey 1/2 cup white wine Zest of 1 lemon Juice of 1 lemon Fresh sage sprigs for garnish 1. Melt the butter in a large skillet over medium heat. Add the apples, turn the heat to high and sauté until they begin to brown on the edges, about 5 minutes. If some are getting too well done, remove them and place on a plate while the rest continue to cook, then return them to the skillet when all are done. 2. Reduce the heat to low and add the honey, wine, lemon zest, lemon juice, and 1/2 cup water. Cover and allow to cook until the apples are tender but still firm; you don’t want them to turn into applesauce. 3. Serve this in a bowl, tuck in a couple sprigs of fresh sage from your garden, and tell your guests all about sage honey. OATKA EDITION

Genesee Vaey Plein Air Painters Show f Final Weekend in Caledonia T BY AMANDA DUDEK

his weekend marks the final opportunity to view and purchase works in the Genesee Valley Plein Air Painters Annual Show and Sale held at the Village Gallery in Caledonia. Opening with 60 oil, acrylic, and watercolor paintings as well as pastels, this exhibition showcases many eye-catching scenes across the Genesee Valley. Produced by the Genesee Valley Plein Air Painters, these select, high-quality works, featuring local outdoor spaces, were chosen, reviewed digitally, and juried by Master Level Artist, Kenn Erroll Backhaus. Plein Air painting is, essentially, painting in the outdoors, producing works which‚ “have been painted on site of the subject in the open air‚ (natural light).” Genesee Valley Plein Air Painters, Inc, established in 2005, is comprised of a group of artists who reside throughout the Greater Rochester, Genesee Valley, and Finger Lakes regions, and who‚“seek to capture the splendor of nature and the world around [them].” The Village Gallery owner and award-winning artist Bill White explains the attraction of Plein Air painting. “Plein Air painting has its origins with Impressionism with artists like Monet who would go and paint live from a subject as opposed to painting them in a studio,” he explained. Although White has been Plein Air Painting since the 1990s, he and his wife, Linda, did not move from Virginia to Caledonia until 2016. “I joined the Genesee Valley Plein Air Painters,” he said. “I have been pleased to continue with artists of like interests. Sometimes, the group will schedule a painting event at a location, such as Mendon Ponds, and members are free to join in. Members can also paint on their own, which many of us do, also.” Having spent 39 years as a Professor of Painting at Hollins University in Roanoke, Virginia; having received grants from the Cabell, Mellon & Ford Foundations, and having been honored with the Kendig Individual Artist Award, Bill White not only owns and operates The Village Gallery, but he offers classes and lectures throughout the year, as well. White says it is important to artists‚“including those artists whose work is currently on display in the show‚ “to have people experience their work. “One of the qualities of our gallery is that we provide a venue for local and regional artists to display their work,” White said. “Painters, sculptors, photographers and other artists put their heart and soul into the art they make, and it is important for

people to come, experience, and appreciate the range and the quality of their work. Artists need an appreciative audience.” White notes that many of the shows sponsored by his gallery offer a People’s Choice Award to encourage visitors to look carefully at the artwork before them in order to vote for their favorite. What wonderful variety to appreciate with Plein Air painting! “The Genesee Valley, Greater Rochester area, and Finger Lakes Region offers a wide variety of landscape qualities, including farmland and barns and certainly the lakes which provide many waterways, creeks, and so on,” White observed. “There is a lot of variety and places to go and paint. In our show here, it is interesting to see how different kinds of scenes are attractive to particular painters. Some like wooded areas; others boats and docks and friezes along the water. I think it creates in the individual works a quality of expression unique to that artist because they like to work from it.” White notes that The Village Gallery will have additional shows throughout the year. “Our next show will have the theme of any work that is done in black and white (to include grays), nothing with colors,” he explained. “Drawings, paintings, photography, sculpture. It is open to anyone within a 25-mile radius. It is not juried or reviewed, so whatever comes in will be accepted. The Genesee Valley Plein Air Painters Annual Show and Sale will hold its final showings on Friday & Saturday, April 29th-30th from 11am until 5pm. Appointments are also available. On Saturday afternoon, April 30th, the artists will hold a paint out group event in Caledonia. “People will be Plein Air painting in one of our neighbor’s backyards on Main Street, in Tennent Park, and anywhere else they may find an interesting scene, anywhere in Caledonia that day,” said White, inviting everyone who can to stop by.

In large pot over medium-high heat, heat oil. Add beef and garlic. Cook, gently stirring until meat is evenly browned. Season with salt and pepper. Add onion, carrots and parsnips. Cook 3-4 minutes. Stir in broth and bring to a boil. Reduce heat to low and simmer about 75 minutes, or until meat is tender. Stir in potatoes and simmer another 30 minutes. Add rosemary and leeks. Continue to simmer, uncovered, until potatoes are tender. To avoid potatoes falling apart, do not overcook. Serve hot and garnish with parsley, if desired. You can take it off Jesse at mealtimes so he can access his food, but it must go right back on. There are a few other protective collars available that are more comfortable, like padded rings, but these may not stop the pawing. Jesse’s also licking his nose, which is understandable since it probably feels weird and swollen and itchy. This can be a problem area because dogs naturally lick their nose throughout the day. The vet may give you medicine to help it heal or may recommend an overthe-counter antibiotic ointment. Put the medicine on as directed. Help reduce the chance of infection by having clean, fresh water for Jesse to drink (to clean his tongue before licking his nose) and replacing any manky old dog toys (which have a lot of germs) with clean chew toys. Don’t let Jesse sniff at or eat nasty stuff (dogs love roadkill and other animals’ poo) until the wounds heal.

Recent government figures outlined food price increases for one month. The numbers are grim. Fruits and vegetables went up 2.3%, the highest since 2010. Dairy went up 1.9%, the highest since 2011. Cereals and bakery items went up 1.1%. Averaged over the past 12 months, food prices have risen 8.6% (the highest increase since 1981), with poultry and fish climbing 13% and beef soaring 16%. Wow! We knew it was bad because each time we go to the grocery store, we’re spending more to get less. But to see the figures laid out in print just brings home how bad things have gotten. Bloomberg (www.bloomberg.com), whose economists we need to keep an eye on, predicts that this year we’ll pay an additional $5,200 for all household items (including gas, heating fuel and everything else) and services, which it calculates at $433 per month. We need to reconsider how we feel about food banks. We seniors generally don’t want to do that, saying, “Oh, others need it more.” Well, at this point, maybe we are those others? In a few days, I’ll be driving three of my senior neighbors to the food bank for the weekly pickup. It will be their first time, and they are nervous. But I made a scouting trip last week, parking across the street from the line of cars and walking over to talk to the person in charge. I was able to report back: No, they don’t take your name or ask questions (except maybe to ask if you’d prefer apple or orange juice). No, they’re not judgmental. No, it’s not leftover expired food, and the fruits and vegetables were fresh and lovely. The people were friendly and welcoming, happy to do what they were doing. Just go to the food bank. Atrial fibrillation is the most common type of arrhythmia, w hich is a problem w ith the rate or rhythm of the heartbeat during w hich the heart can beat too fast, too slow or w ith an irregular rhythm. Atrial fibrillation, or AF, occurs w hen rapid, disorganized electrical signals cause the atria, w hich consists of the heart’s tw o upper chambers, to contract very fast and irregularly. According to the National Heart, Lung and Blood Institute, w hen a person is suffering from AF, blood begins to pool in his or her atria. W hile that blood pools in the atria, it is not being pumped completely into the heart’s tw o low er chambers, and this prevents the low er and upper chambers from w orking together effectively. Though AF does not alw ays produce noticeable symptoms, some people w ith AF experience chest pain or heart failure, especially w hen the heart rhythm is rapid. AF can increase a person’s risk of stroke, and it may surface periodically or become an ongoing problem that lasts for years.

DEAR DR. ROACH: What’s the story with Prilosec? Doctors

routinely tell people with GERD or acid stomach to take this forever. Yet it clearly describes only a 14-day treatment on the box. A physician assistant told me that because of a rare infrequent condition some users have that the manufacturer is legally bound to post the 14-day limit, but that the general population can safely ignore it. Can you enlighten and reassure those of us whose physicians have said to take it long term? -- C.D.C. ANSWER: The patient instructions in the over-the-counter versions of proton pump inhibitors, such as omeprazole (Prilosec), do recommend a 14-day course. However, longer courses may indeed be prescribed by a licensed prescriber, such as a PA. Even so, there are relatively few people who need lifelong medication. Those who do may have a condition such as Barrett’s esophagus, in which PPIs -- the most potent medical treatment to suppress stomach acid -- are necessary. They not only relieve symptoms, they are also prescribed in hopes of reducing the risk of developing cancer of the esophagus. The data on this are still not clear. For people with acid reflux (also called gastroesophageal reflux disease), PPIs are usually not needed lifelong. However, it may still be reasonable to use these drugs long term if the prescriber feels the benefit outweighs the risk. There are several risks of long-term use of PPIs. Stomach acids are important in protecting against bacteria, and two kinds of bacterial infections are more common in PPI users. The first is in the colon, especially of Clostridium difficile, where PPI users are about 30% more likely to be infected and may do so even without the antibiotic use that is the most common risk factor for C. diff. The second is pneumonia, although the apparent association may not be as strong as formerly thought. Low stomach acid may decrease absorption of vitamins and minerals, especially magnesium, iron and vitamin B12. PPIs were thought to increase the risk of a rare tumor, gastric carcinoid, based on data from rats, and of colon cancer. Those risks have not been seen in humans. Early data suggest increased risk of kidney disease and dementia. That risk appears to be small, if it even exists. Long-term PPI use has some risk of side effects and should be used only when there are benefits to PPIs that can’t be obtained with other treatments, including other medications and lifestyle changes. This especially includes better diet, weight loss when appropriate and not eating right before bed. *** Dr. Roach regrets that he is unable to answer individual questions, but will incorporate them in the column whenever possible. Ways to Become More Active Every Day In addition to working toward at least 150 minutes of physical activity each week, it’s important to avoid being sedentary, when possible. You can do that by making choices that build activity in your day. Some examples include: • Taking the stairs • Printing to the printer farthest away from your desk at work • Getting off the bus or subway one stop early • Parking in the farthest space from the door • Walking around while you are on the phone or having walking meetings

WHAT IS IRRITABLE BOWEL SYNDROME? Stomach pains, bloating and trouble with digestion affect people on occasion, particularly after a rich and heavy meal. However, when symptoms of gastrointestinal upset are prolonged or occur frequently, it may be a sign of irritable bowel syndrome, also called IBS. IBS, according to the Mayo Clinic, is a common disorder that affects the large intestine. Symptoms can include abdominal pain, gas, diarrhea or constipation, bloating, and more. Between 3 and 20 percent of Americans experience IBS symptoms, and the condition affects more women than men. While some people may experience minor, manageable symptoms, others may deal with side effects that affect their daily lives. The National Institute of Diabetes and Digestive and Kidney Disease says doctors are not sure what causes IBS. Muscle contractions in the intestine that are stronger than normal can play a role. In addition, the Mayo Clinic notes that abnormalities in the nerves that impact the digestive system can cause greater than normal discomfort from the abdomen stretching from gas or stool. As a result, poorly coordinated signals between the brain and the intestines can cause the body to overreact. Furthermore, inflammation and changes in gut microflora also can play roles in IBS. Doctors will look for a certain patterns in symptoms to rule out other conditions before diagnosing IBS. Women who experience IBS tend to have symptoms around the time of menstruation, or they may have more symptoms during this time, offers the health and wellness guide Healthline. Symptoms may be triggered by hormones. A series of treatments is typically prescribed to help people with IBS experience less discomfort. Individuals may have to avoid certain foods and beverages. Increased stress can lead to flareups of IBS, so finding ways to reduce stress also is key. Routine exercise, eating small meals and taking probiotics also may go a long way toward taming IBS symptoms.

For the past 10 years, Riga Recreation has participated in the Monroe County Park's Earth Day celebration by holding an annual Pick Up the Parks event at all Monroe County Parks. This year's initiative at Churchville Park was an overwhelming success with 58 community members volunteering their time to pick up trash and tree damage due to recent high winds. We even had two bins filled with pharmaceutical waste products brought in. Many thanks to the following organizations that participated this year: Village of Churchville, Town of Riga, Waste management, Churchville Lions and LEO Clubs, Newman-Riga Library, Chili Soccer Assn. and students from Churchville and Chestnut Ridge Elementary Schools. Many thanks to all! - David Thomas, Recreational Supervisor, Town of Riga Thank you! Thank you to Bob Thompson for organizing and running the 5th annual Take Pride in Hemlock Litter Pick Up. Additionally, we would like to thank all the volunteers who came out to assist in this yearly project. We had all kinds of volunteers from Livonia school's National Honor society to a local business owner to several residents as well as Little Lakes volunteers all pitching in to make a difference. This year, it was noticeable that there was much less garbage. We feel that the "Take Pride in Hemlock" is spreading through this hamlet year-round. Keep up the great work! Grateful! What an amazing outpouring of folks who came to the Little Lakes Community Center in Hemlock for the free trees, shrubs, and plants giveaway on April 23rd! (Perhaps 100+ came early.) A big thank you to Tawn Feeney for purchasing the seedlings and handing them out in celebration of Earth Day. A number of people who didn't receive the giveaway came inside the Center for the first time and learned about what is offered here for them. Even if we ran short on trees, we hope you'll come back and take part in our many other events and classes. Thank you to all community members for their support of our activities.

Shameful It is a shame that the ship named after the Sullivan’s war heroes is in the disarray that it is. I can’t understand how a ship of one of the most powerful nations in the world could be let go to the point of sinking at the Navel Yard. This is a slap in the face to all Veterans and moreover the heroes it was named after and the ones who served on this ship. I am a Vietnam Vet, and I am appalled that this could happen. It is bad enough that Veterans have to wait 40 years to get a disability rating when pushed out of the service. Someone should be [held accountable] for the way this ship has ended up. Forgetfulness It appears to me that many people have forgotten how production all over the world seemed to come to a halt because of the COVID pandemic. These shutdowns caused shortages in many products, and thus prices for those products rose. These people also seem to have forgotten the backup in the ports that prevented shipments from getting to the marketplace, which also helped to cause shortages. I believe most of our economic problems can be traced directly to COVID. Be patient. Things will get better, hopefully sooner rather than later. Sensitivity please! To the woman who saw my father’s work van at my house and called his employer to try to report him for “goofing off.” His employer is very aware of his whereabouts and the fact that, unlike someone like you who always has access to bathroom facilities and a kitchen, he may be entitled to a break. May your husband and children always be entitled to the same considerations. In addition, my dad had just completed a messy job around the block from you. (Yes, we know you called!) He was unable to clean himself up thoroughly afterwards, as you would have been able to do in a home or office building. So, a convenient quick stop at his daughter’s house to use her facilities allowed him to, among other things, make himself more presentable before his next call and get water to go. I hope that if your loved ones have blue collar jobs one day, you will have gained more sensitivity to these issues. I would have addressed you in person, but I am much too angry, and I want others to be aware, as well.

Avoid high-fat foods at lunchtime. Foods that are high in fat should always be avoided thanks to their connection to a host of health problems. Such foods also negatively affect energy levels when consumed in the middle of the day. The University of Rochester Medical Center notes that the body digests and absorbs high-fat foods very slowly.
