LEARN FROM THE LEADERS Advice from the Houston Apartment Association’s rich legacy of past presidents.

JOHN RIDGWAY IS a true industry legend who has experience in almost every aspect of the multifamily business. He started in the apartment industry in the 1980s as a leasing agent and worked his way to the top in the third-party property management arena. After building an incredibly successful career, he took the leap as an independent owner and created Celtic Realty Advisors. He is now able to run his own portfolio of his own properties with the experience and wisdom gained from years on the fee-management side. John served the Houston Apartment Association as president in 2008, and then went on to serve in leadership positions at Texas Apartment Association and the National Apartment Association. He is wellconnected and well-respected among the three levels of apartment associations, which, when leaders can achieve this, really benefits the local multifamily industry. We are lucky here in Houston to have leaders like John who took their association volunteer work to the state and national levels. John is not afraid to call it like it is and doesn’t beat around the bush. The people who have worked for him speak highly of his supportive leadership. He is full of wisdom, and he is someone we can all learn something from. Let’s read what John has to say.

John Boriack: What are some things you wish you knew when you started your career? John Ridgway: When starting out in the industry, there needs to be more focus and training on why we do what we do: to make a profit for the owner. There also needs to be additional education to industry members on financing, taxes and insurance, including the cause and effects of tasks such as keeping up with renewals and the positive or negative impact this has on the bottom line and value of the asset.

“The best career advice I’ve received is this, “What gets in the way of a great life? A good life.” For me, it was the motivation to get out of a very comfortable comfort zone in order to affect change in my personal life and continuing to strive to improve.”

Boriack: What skill do you believe is the most important to perfect for someone who does what you do? Ridgway: The ability to accept that things are the way they are and the only thing I control is what action I take or how I respond. Boriack: What is the hardest leadership lesson that keeps being presented to you that you either have to learn or relearn? Ridgway: It is lonely at the top. As a leader, I am the one that has to make the final decision. And a decision must be made. Boriack: What was the best career advice you’ve ever received? Ridgway: The best career advice I’ve received is this, “What gets in the way of a great life? A good life.” For me, it was the motivation to get out of a very comfortable comfort zone in order to affect change in my personal life and continuing to strive to improve. Boriack: Describe either a challenge, accomplishment or decision that catapulted you to your success? Ridgway: Starting my own company in 2008. It was challenging, risky and scary. Boriack: Do you have a morning routine that you feel makes you a more productive person? Ridgway: Morning coffee, thinking about the goals and tasks of the day. Evening prayer of thanks and gratitude.

BACK TO SCHOOL The new superintendent aims to put HISD back on track.

IT IS HARD to think of any level of government that impacts an apartment community more than the local school district. On the expense side, property taxes are increasingly becoming the primary driver of apartment rent increases. Two-thirds of the property taxes you pay typically go to your local school district, with the city, county and various special districts splitting up the other third. The Houston Independent School District alone collects nearly $1.8 billion in property taxes. On the value side of the equation, the quality of the schools to which your property is zoned has a major impact on occupancy and rental rates. Families with children are far more likely to lease at a property zoned for high-performing schools. Less direct, but no less important, is the critical mission of local schools. An educated workforce influences business and economic growth to the Houston area. Without quality local schools, many major employers, who might appreciate Houston’s business climate, may be unable to attract the workers they need to do business here. Despite all this, Houston’s business community has rarely engaged in school board races. Business political action committees contribute lightly, if at all, to these races and almost never expend any energy recruiting candidates. How many of us know our local school district trustee? How many of us can name any school district trustee? Some of us can name some HISD trustees, but for all the wrong reasons. The HISD board has been in the news frequently over the past several years for its infighting and dysfunction, even while teetering on the edge of a hostile takeover by the Texas Education Agency for failure to observe the Open Meetings Act and laws related to contracting and maintaining schools that fail to meet even minimum standards year after year. An HISD administrator pleaded guilty last year to falsifying SAT and ACT scores in exchange for bribes, and the former Chief Operating Officer is being sued in federal court for taking kickbacks www.haaonline.org

from landscape contractors for projects that were never performed. As distressing as this is, there is reason for optimism. The new HISD superintendent is Millard House II. He was selected unanimously by a board that has had trouble agreeing on anything – especially a major decision like this one. House has more than 25 years in education with a track record of excellence. He most recently served as the superintendent of the ClarksvilleMontgomery County School District (CMCSS) in Tennessee, where he was named superintendent of the year for his region. While individual recognition is impressive, he claims particular pride in CMCSS having been named a “board of distinction” for working together so professionally – an attribute he would like to bring to the HISD board. The challenges of operating any large urban school district are immense, but Houston has some unique challenges. HISD is the largest school district in Texas, seventh largest in the United States, with nearly 200,000 students – 78.45% of whom qualify as economically disadvantaged. Meeting with the Houston Region Business Coalition, a meeting co-sponsored by the Houston Apartment Association in July, House explained some of his ideas for improving the quality of HISD schools by examining the ways personnel and facilities are used and by partnering with area universities to produce more teaching professionals. Better financial management and transparency will be important, as well as a greater focus on teaching. House is already implementing a plan to bring administrators and staff with teaching experience back into the classroom to deal with a critical shortage of teachers for the fall semester. Our new HISD superintendent clearly wants more input from the local business community, and we should all look for opportunities to be better partners with all of our local school districts. Extended Eviction Moratorium As you have seen in the news, the Centers for Disease Control Eviction Moratorium was extended through October 3 for counties with a “substantial” or “high” level of coronavirus transmission. All counties in the Houston area fall into this category at press time, but you can check the status of all counties nationwide on the CDC website. The industry continues to work with the Houston/Harris County Rental Assistance Program, Texas Rent Relief and other various city and county assistance programs. Rental assistance has been and continues to be available for any resident who needs help. A federal district court in Tyler, Texas previously found the CDC order unconstitutional and held that evictions were an exclusive function of state government. The case was brought by the Texas Public Policy Foundation (TPPF) on behalf of several apartment owners. The case has been appealed to the Fifth Circuit Court of Appeals, where the Texas Apartment Association has submitted an amicus curiae brief arguing for the owners. In a separate case, owners in Alabama and Georgia filed motions asking the U.S. Supreme Court to rule the moratorium unconstitutional. The Supreme Court’s most recent ruling strongly implied that the moratorium would be found unconstitutional if extended past July 31. Meanwhile, the National Apartment Association filed a lawsuit seeking compensation for business losses suffered under the moratorium. The CDC’s protracted moratorium is financially damaging rental housing providers and violating rights guaranteed by the U.S. Constitution, and NAA is fighting head-on to ensure our members and the entire rental housing industry are made whole and that similar “emergency measures” cannot be enacted again.

HUD PROPOSES REVIVAL OF DISCRIMINATORY EFFECTS RULE Review your policies today.

ON JUNE 25, 2021, Housing and Urban Development Secretary Marcia L. Fudge stated: “We must acknowledge that discrimination in housing continues today and that individuals, including people of color and those with disabilities, continue to be denied equal access to rental housing and homeownership. It is a new day at HUD – and our Department is working to lift barriers to housing and promote diverse, inclusive communities across the country.” In 2020, HUD published a disparate impact rule. Ultimately, the 2020 rule never took effect. After reconsidering the 2020 rule, HUD now also proposes bringing back the 2013 discriminatory effects rule they published in 2013. According to HUD, under the 2013 rule, the discriminatory effects framework was straightforward: A policy that had a discriminatory effect on a protected class was unlawful if it did not serve a substantial, legitimate, nondiscriminatory interest or if a less discriminatory alternative could also serve that interest. The 2020 rule complicated that analysis by adding new pleading requirements, new proof requirements and new defenses, all of which made it harder to establish that a policy violates the Fair Housing Act. HUD now proposes to return to the 2013 rule’s straightforward analysis. HUD published a proposed rule on June 25, which restores the 2013 discriminatory effects rule. It remains open to public comment through August 24. Although the change is not yet in effect, it is likely to occur. Let’s take a look at the rule purposed www.haaonline.org

on June 15 and how it might affect your policies and procedures.

In 2020, HUD published a disparate impact rule. Ultimately, the 2020 rule never took effect. After reconsidering the 2020 rule, HUD now also proposes bringing back the 2013 discriminatory effects rule they published in 2013.

Liability Under the June 25 Proposed Rule The proposed rule states that liability may be established under the Fair Housing Act based on a practice’s discriminatory effect, even if the practice was not motivated by a discriminatory intent. The practice may still be lawful if supported by a legally sufficient justification. Note the following definitions:

• Discriminatory Effect: A practice has a discriminatory effect where it actually or predictably results in a disparate impact on a group of persons or creates, increases, reinforces or perpetuates segregated housing patterns because of race, color, religion, sex, handicap, familial status or national origin. • Legally Sufficient Justification: A legally sufficient justification exists where the challenged practice: (i) is necessary to achieve one or more substantial, legitimate, nondiscriminatory interests; and (ii) those interests could not be served by another practice that has a less discriminatory effect. A legally sufficient justification must be supported by evidence and may not be hypothetical or speculative. • Burdens of Proof in Discriminatory Effects Cases: Step One: - The complaining party has the burden

of proving that a challenged practice caused or predictably will cause a discriminatory effect. Step Two: - Once the complaining party satisfies its initial burden, the housing provider will have the burden of proving the challenged practice is necessary to achieve one more substantial, legitimate, nondiscriminatory interests of the housing provider. Step Three: - If the housing provider satisfies its burden of proof (as identified above in step two), the complaining party may still prevail upon proving that the substantial, legitimate, nondiscriminatory interests supporting the challenged practice could be served by another practice that has a less discriminatory effect. • Discriminatory Effects versus Intent: A demonstration that a practice is supported by legally sufficient justification may not be used as a defense against a claim of intentional discrimination. Review Your Policies All policies should be reviewed to determine whether any could actually or predictably result in a disparate impact on a group of persons in a protected class. example, if you have a policy that no person convicted of a crime would be eligible for occupancy, could that be subject to scrutiny under the disparate impact rule? On April 4, 2016, HUD published a guidance on the application of the Fair Housing Act’s standards to the use of criminal records by housing providers. In the guidance, HUD stated that African Americans and Hispanics are arrested, convicted and incarcerated at rates disproportionate to their share of the general population. HUD further stated that while having a criminal record is not a protected characteristic under the act, criminal, history-based restrictions on housing opportunities violate the act if, without justification, their burden falls more often on renters or other housing market participants of one race or national origin over another. Another example would be any policies that affect minors. To the extent that you have a policy that singles out minors as opposed to all persons, that policy could have an adverse impact on families with children (who would be covered by the familial status protected class). Keep in mind that this does not mean that these policies are discriminatory. It only

means that they should be scrutinized under a disparate impact analysis. • Determine Your Legally Sufficient Justification Once you determine which of your policies may actually or predictably result in a disparate impact on persons in a protected class, you should articulate your substantial, legitimate, nondiscriminatory interest in having that policy. Your legally sufficient justification for not allowing persons convicted of a felony to reside at your property may be that you feel persons convicted of crimes may cause problems at your property and not be good residents. Your legally sufficient justification for singling out children with respect to swimming in the pool may be related to the safety of those children and to prevent injuries in the pool. • Can Your Legally Sufficient Justification Be Served by a Policy That has a Less Discriminatory Effect? With respect to your criminal history criteria, could your interest be served by a less discriminatory policy? In other words, would

your interest still be served by allowing occupancy to persons convicted of certain crimes (such as misdemeanors) but not other crimes (such as felonies)? Would your interest still be served if you determined eligibility based on when the crime occurred? With respect to your policy related to minors in the pool, are your safety related concerns served by limiting the age under which the person is required to have supervision in the pool? Do you have the same concern with a 17 year old that you would with a 10 year old? Keep in mind that the proposed rule is not new with respect to disparate impact analysis. However, since HUD is reestablishing its prior rule, there may be additional attention given to this type of discrimination complaint by fair housing agencies that monitor and investigate complaints under the Fair Housing Act. Consequently, it would be beneficial to examine your policies so that you can articulate your legally sufficient justification if a particular policy is ever questioned. AN APPLICANT FILED a complaint with the Houston Apartment Association to receive a refund on her security deposit. In September of last year, the applicant was quoted rent at $620 per month and a security deposit of $150. The resident paid her security deposit and application fee up front. The applicant was set to move in on October 31, however, there was no signed lease. In October, right before the move-in date, the applicant was told rent would be $690, which was $50 more than what she was originally quoted. Even though the applicant did not sign a lease, the applicant received an email from management stating she owed rent. The resident ultimately decided she no lon-

The 2021 Education Conference and Expo Committree chairs want to encourage HAA members to seek new opportunities.

T

he Houston Apartment Association 2021 Education Conference and Expo Committee Chairs Derek DeVries with Camp Construction Services and Monica Gracia with DayRise Residential are excited to see you all in person at NRG Center, Hall A, on Wednesday, September 22. These two volunteer leaders helped HAA plan, organize and promote a conference and tradeshow that is fun, professionally fulfilling and safe for HAA members. The double-header speaker, David Rendall, will replenish you both professionally and personally. And the theme this year, “Seek Opportunity” will create a positive environment for over-due networking. Derek and Monica share what they are most excited about this year and what went into the planning process.

How did you select this year’s 2021 HAA Education Conference and Expo theme and what does it mean to you? Derek: During the height of COVID-19, with my team, we had to find new and different ways to be successful. What worked in the past, no longer worked. When we were coming up with a theme for expo, we didn’t know where we were going to be by September 2021, but we were hopeful doors would open back up again. I landed on “seek opportunities” I felt that really fit with what we’ve had to do and continue to do in order to be successful today. What went into the selection process in choosing David Rendall as the double-header speaker for the conference? Monica: Because this pandemic has really affected all industries, we wanted to stay away from industry-specific content. We were looking for someone who was both motivating and energizing. We wanted to take into consideration the fact that the last year and a half has been emotionally draining for so many people. David Rendall was really the best fit. His sessions will resonate with everyone both professionally and personally. What are you most excited about this year? Derek: The new ways that we are promoting the expo! We’re using QR codes to promote the event and we’re using short videos to connect with onsite and manage-

ment teams. I’m hoping this will get the word out to a greater audience. What I’m most looking forward to is getting the HAA family back together again. We’ve been able to connect virtually and at some in-person HAA events, but to me, the expo is the best way to bring everybody together again. It’s overdue and I’m super excited to see everybody again. Monica: It’s really exciting to have an in-person conference and expo this year! I’m super excited to attend the education sessions with David Rendall. I’m also equally excited to network with my fellow onsite and management professionals and our supplier partners. I want to encourage onsite and management teams to attend this year and support our supplier partners. They’ve done everything they can to support us while experiencing their own challenges due to the pandemic and even “snow-vid.” Throughout all the challenging situations last year and this year, they’ve really gone above and beyond to help us get over every hurdle. It’s really important we show up and support our supplier partners. What advice do you have for supplier partners exhibiting at the 2021 HAA Education Conference and Expo? Derek: My advice to everybody going to the expo is to make every minute count. The expo comes and goes really quick. For suppliers, it’s an opportunity to get in front of onsite and management professionals. The expo is fun and we want everybody to have a good time, but remember why we are doing it and use your time there to your advantage. When we are at the expo, we are working, and we need to work every minute we are there. What advice do you have for people attending the 2021 HAA Education Conference and Expo? Monica: Give yourself plenty of time to get to the NRG Center. Registration opens at 9 a.m., but you will want to give yourself enough time to weave through traffic, park and navigate the NRG campus. Keep in mind, you are likely to run into people you haven’t seen in over a year. Arriving early will allow you to catch up with your fellow HAA members with plenty of time to get to the morning session at 10 a.m.

s the Houston Apartment Association Education Conference and Expo returns this year, HAA Past Product Service Council Presidents, Cesar Lima with AAA Plumbers and Beth Rohani with Ameritex Movers, are here to tell you how to make the most of your expo experience. HAA readers who aren’t familiar should know that there is a healthy amount of competition between Cesar and Beth. Why? These two fiercely creative and passionate expo exhibitors strive to win the award for the best booth every year. Any HAA expo exhibitor has the chance to win this award, that is, of course, if you can compete with these two. Here is what Cesar and Beth have to say about preparing for the expo, day of show dos and don’ts and following up after the expo:

How can supplier partners best prepare for the 2021 HAA Education Conference and Expo? Cesar Lima: History always proves what is in your heart will show all over yourself and your experiences around you. Anyone with the desire to love a customer will create the attraction to give. Giving is receiving. Whatever your company does, show that. With signs, use visual words. Make sure to bring the perfect salespeople, meaning those who love your company like you do (assuming you love your company). Dressing alike is preferable. Remember, you’re never overdressed to welcome a customer or a very important person, but you can be underdressed. With that perspective in mind, you will start generating all you need. Beth Rohani: A couple of things come to mind. One, prepare to meet tons of people! There will be many different faces, but if you stick around long enough, those faces will soon become long-term friendships. The one other thing to prepare for (and my favorite one) is to be unique, stand out, think outside the box, push yourself over the limit and don't make it a chore but the highlight of your year. List your top three day-of-show dos and don’ts. Cesar’s Dos: 1. Be thankful for the opportunity to be at the show the week before and the whole time you are at the show. It is the best opportunity of the year to be seen. Show your best self. 2. Read all details about the purpose and history of the association from the founders and the show seminars. Learn how and why they are doing it. 3. Read the news of the day before to know what’s happening in the city you are in at the moment. (It could be that the one working your booth came from another city.) Beth’s Dos: 1. Set up the night before. That way, you're not rushing the morning of the show, and you can instead take that time to start building relationships and having fun. 2. Wear comfortable shoes. (By the way, branded flip flops are always great giveaways!)

3. Embrace the opportunity and ask lots of questions. The HAA Expo Committee is there to help get you set up for success. Cesar’s Don’ts: 1. No phones, unless to take pictures or to set a service with the person you are speaking with 2. Don’t abuse alcohol. It’s best if no one in the booth drinks alcohol at all. 3. Don’t interrupt anyone speaking. Beth’s Don’ts (aka my three HAA expo pet peeves): 1. Don’t leave your booth unattended. Try to always have a person at your booth at all times because you never know what opportunity is around the corner. Literally. 2. Unless you have your phone out taking selfies to post on social media with customers, friends and your team, don't have your phone out to text or email while you ignore the crowds of opportunities walking by. Instead, step aside, quickly take care of your business and come back to join the fun. 3. Lastly, do not tear down your booth before the expo is over. Tip: You get some of the best one-on-one conversations with the last-minute passerby's. What is the best thing supplier partners can do AFTER the show and why? Cesar: Take your team to a dinner or a quick meal to thank them for their work. Beth: Following up is a given. The more you can be in front of your audience the better. Use every opportunity in a creative way to be remembered (even if it's just for a follow up). In my case, however, as soon as the show is over, I start to dig to find out what the following year's theme is so I can start planning my booth to beat Cesar Lima, AAA Plumbers, again, for the “Best in Show” booth contest. How many times have I beat him? I don’t know, I've lost count! What are your suggestions for handling COVID-19 safety measures at the expo? Cesar: Wear a mask, have hand sanitizer and use plastic gloves to give handouts. Ask before you give or get close to anyone. Beth: For my team, we plan to wash hands and clean our expo areas regularly, set a booth maximum capacity and limit physical contact. What is the number one thing to keep in mind? Cesar: How privileged we are to be at the expo. Use only clean words. Remember how great it is to listen instead of talk at the show. Answer questions in 10 seconds and listen again. Beth: Learn your audience. Know your audience. Learn to speak their language (as foreign as it may sound). Eventually, you'll become fluent. Integrate social media to promote yourself and/or your company before, during and after the expo. By

ow more than ever, creating authentic and engaging content to brand your company is easier than most think. Social media is a place to interact with your audience, connect with them on a personal level and it is a powerful way to enhance your company’s presence before, during and after the 2021 Houston Apartment Association Education Conference and Expo. The HAA expo offers fantastic marketing opportunities – if you seek them out, of course. (Get it?) There’s a lot to do to prepare for the show and pre-show promotion is one of the things that doesn’t land high on the priority list. This year, make it a priority. Being active on social media allows you to get more out the expo experience because it expands your audience reach far beyond those who are at the expo. If you aren’t already on social media or if your current social media presence needs a lot of work, you should establish a presence on all social media platforms. If you don’t know who Gary Vaynerchuk is, stop what you’re doing and go watch his YouTube videos. He is the chairman of VaynerX, a modern-day media and communications holding company and the active CEO of VaynerMedia. He is the internet’s social media guru, who has built his social media presence over the course of 10 years. He pushes people to create a lot of content, all the time, on every platform. And that is my suggestion to you: experiment with every platform. Cross post content on all platforms, and eventually, you will find which platforms are the best fit for your company. There are a number of different social media platforms, and remember, each social media platform reaches a different audience. According to Search Engine Journal, here are the top 10 social media apps in 2021 based on monthly active users: 1. Facebook: 2.7 billion 2. YouTube: 2 billion 3. WhatsApp: 2 billion 4. Instagram: 1.16 billion 5. TikTok: 689 million 6. Snapchat: 433 million 7. Reddit: 430 million 8. Pinterest: 416 million 9. Twitter: 353 million 10. LinkedIn: 310 million

An entirely separate article could be written on the differences of these platforms. Luckily for you, there are tons of articles that offer a breakdown of each platform. A Google search would serve you well in determining the best three platforms for your company. Before the Expo It should go without saying, but you will want to create a social media strategy before the expo. Setting a social media strategy that includes your goals for the tradeshw, what you will post and when you will post will help you balance promoting your company on social media and staying engaged with your potential clients at the expo. Posting before the expo should build awareness and interest before the show by letting people know that you’ll be there, what they can expect from you and why they should come to your booth. If you are doing a giveaway, promoting it before the expo will get people excited to visit your booth. Here are tips that will help you get you started on your social media strategy: • Gather content 24/7. • Post when your audience is online. • Use a unique and/or company hashtag. Pro tip: Never use #apartment(s). There are millions of accounts already using that hashtag. • Focus on providing value and relevant content over promoting your products or services. • Have clear goals in mind for every post and consider how you will share it on each different platform (don’t blanket). • Always engage with your audience and followers. That means thank them and always reply to whatever comment is given (good or bad). • Change up copy and ask questions whenever possible. • Try sharing more user-generated content, featuring behind the scenes, employees, staff, clients as the focus in your stories and posts. • Don’t be afraid to think outside the box and mix up call to action. • Stop over thinking it and just post! During the Expo According to Go-Globe, Facebook Lives are watched three times longer than pre-recorded videos. So, this

Not to mention, according to Livestream, 80% of consumers prefer to watch live videos from a company than read a blog and 82% of people prefer to watch a livestream than read a post on social media. Going live during the expo is a way to create authentic, engaging content that grabs the attention of your audience before, during and after the expo. Facebook, YouTube, Instagram, TikTok, Twitter and LinkedIn have the feature to record live video, which remains online for your audience to watch the replay at their leisure. Whichever platform you use to go live, once recorded, the video can be saved, downloaded and edited with your branding to share on the other platforms you use. Remember, many people are using social media in public places or at work. They are likely to have their audio off on their devices and may not appreciate a loud video when they visit your page. Make sure your video gets the message across with no audio at all by using subtitles or text graphics if needed. Audio on your video, if present at all, should add to the experience, but should not be necessary. There are ways other than going live or posting videos to promote your company at the expo. You will essentially want to keep your social media updated throughout the day. The HAA expo is a great opportunity for people to get to know the people behind the brand, so don’t shy away from posting team selfies or behind the scenes looks. Don’t forget to use social media as an opportunity to drive visitors to your both. Ask attendees to take a photo or a video in your booth

by tagging your company and using hashtags relevant to the expo. Integrate social media into your giveaway by having visitors follow and tag your company as the entry to your give away. Promote your company’s social media handles and hashtags along with your booth number on all your expo materials. After the Expo: You will want to keep the momentum going after the expo, of course. Make sure your social media strategy for expo includes a follow-up action plan for those who engaged with your brand at the show. You could follow up with the people you met by following them on social media. LinkedIn is a great platform to connect with your new contacts after the show. Don’t forget to say thank you to your team, expo attendees, the organizers and any other support staff or businesses. Once you find the combination of tools that are the right fit for your company’s needs, you’ll be on the road to creating your expo content strategy. There are new marketing tools, apps and social media platforms popping up monthly if not weekly. The key is to keep trying and educating yourself. 1. Wear Comfortable Shoes We all want to look our best on the tradeshow floor, but this is not the time to wear those brand-new shoes you’ve never worn before. It’s even not the time to wear high heels or wedges, because after a few hours of walking and standing, you’ll have what I call achy feet syndrome. This really goes for men and women. There are so many shoes out today that are stylish and comfortable. I highly recommend you either wear your

I’ve been a victim of this so many times because I want to wear the cute shoe, but this isn’t a fashion show, it’s a marathon of a day. So, be comfortable! 2. Plan For Parking – Bring Cash At the NRG Center, make sure you have at least $15 with you to pay for parking. They will turn you away if you don’t! To try to find an ATM around NRG is such a hassle. Getting to the expo can be hectic, because we’re all rushing to get to the tradeshow at the last minute, so it’s really important to get cash before the day of the expo. 3. Bring Business Cards!! If you left everything at home, the best thing to bring with you to the expo are business cards. We talk to so many people throughout the day, and your business card will help people remember who you are days later. I keep business cards in my back pocket or in my lanyard. When people start talking about the jobs they need done, I have a business card ready to hand them. Your business card is the final connection at the end of a conversation. You also don’t want to miss the opportunity to close that interaction with a future supplier partner or client just because you don’t have your business card. To take this tip a step further, following up after the expo is so important when those conversations you had during the expo are still fresh on your mind. The people you meet are expecting you to follow up with them. Business cards are a great reminder to follow up. Also, so many supplier partners will be doing giveaways, and the way you enter is through putting your business card into their drawing. So, you don’t want to miss out on the opportunity to win a prize of some sort when visiting booths. 4. Staggering Teams Staggering teams has always been important for exhibitors, because only so many people can work a booth at a time, whether it be a single

or double booth. For management, not everyone can be away from their sites at the same time. It’s so important to stagger teams so that everyone has quality time on the show floor. This year in particular, we are offering two different shifts at the expo. There will be an A shift and a B shift, so it’s important to sign up your teams to the different shifts. That will naturally help you stagger your teams. Since we are still in the midst of a pandemic, this will help with the traffic on the show floor. In staggering your teams, you also want to make sure you are participating in the scavenger hunt to win money. Make sure your teams are visiting the booths that are on the featured supplier card so you can enter to win and to show those featured supplier partners a little bit more attention because they have paid to be part of the scavenger hunt. 5. Set Business and Personal Goals The industry is a family. There might be some people you haven’t seen in person in a couple of years due to the pandemic, but maybe you’ve kept up with them over email. The expo is an opportunity to continue to cultivate those relationships. That can be a personal and a business goal. Before you arrive, look at the map of who is exhibiting and pick the top five booths you want to visit that will benefit you and/or your property. It can be overwhelming to show up to a huge tradeshow without a plan. Setting those goals will help you form a game plan. It’s important to have both personal and business goals set out because, first and foremost, we represent ourselves before we represent our companies. If a personal goal of yours is to put yourself out there more, this is the perfect place to practice getting out of your comfort zone. On a final note, Candis wants to encourage HAA members to do exactly what the HAA Education Conference and Expo theme suggests: seek opportunities at the expo this year. At the expo, many opportunities will be presented to you, but it is up to you to seek them out and act on them.

Get Involved! The Houston Apartment Association’s PSC is here to help supplier partners navigate the association. Learn how you can get the most out of your membership.

Why is it beneficial to serve on an HAA committee? Jimmie Hotz: Serving on a committee not only helps the Houston Apartment Association, but it also gives you recognition among your coworkers and other HAA members. When I began this career several years ago, I knew absolutely no one. Getting on a commitment helped me gain instant recognition and lifelong friends. This business is a people business, and every day is a new day. Karen Nelsen: This question could be answered in so many ways. Serving on a committee is not only a contribution to your industry and HAA, but it serves as an opportunity to network, build relationships and prove yourself as a volunteer leader. There are several reasons it is beneficial to volunteer! First, it helps with your own understanding of the multifamily business. There are so many facets. Volunteering provides you the opportunity to understand each of the different roles so that you can then improve your own presentation of your product. Second are the networking opportunities. The multifamily business is a large but very small business. Everyone knows everyone. As you grow your business by providing a good product and good service, your reputation will spread. Initial clients and partners will refer new clients. This industry is like a family. Last are the growth opportunities. Participating in a committee has helped me grow personally and professionally. Initially, I took classes to get up to speed on this industry. After receiving education scholarships through the Houston Apartment Foundation, serving on committees became my way of giving back. HAA has provided the tools that have really helped me learn about basic multifamily principles, as well as the why and how behind laws. Individuals can make such a huge difference in how properties are run, including suppliers in their support of them. Matthew Nunn: The most beneficial aspect of serving on an HAA committee is the networking opportunities that present themselves. The friendships and business partnerships you develop are forever lasting, and once you join, you won’t stop wanting to serve for years to come. Over the course of your time volunteering for HAA, what has been your favorite committee to serve on and why? Jimmie: My most favorite committee I serve on is the HAA Resident Relations Committee. There are two groups that each

meet every other month to discuss residents’ disputes that come to HAA. We offer solutions as we review each case. Karen: My favorite committees are the Chili Cook Off Committee and the Product Service Council (PSC). The EAC keeps me close to my roots after being in education for the 30 years prior to and during my time in the apartment industry. I get a great sense of accomplishment helping new people learn and grow in the industry. I also love the PSC because, once again, we are helping new suppliers learn and grow in the industry. Matthew: it’s hard to choose just one. I love being on both the Chili Committee and the HAA Expo Exhibitor Committee. It can take a while for new supplier partners to find the committee they best fit in with. What advice do you have for new supplier partners trying to find their way? Jimmie: Pay attention to the HAAThisWeek newsletter sent every week. The HAA NEXT is great way for young professionals to intermingle with new members and have fun. Find a mentor who can help guide you. Reach out to any PSC member. We are always here to help and serve. Karen: Find a mentor and a buddy. A mentor can be an experienced person in the industry who can guide you with which committees are best for you to participate in based on your interests. A buddy can attend these functions with you and help you network with members. Also, take advantage of as much education as you can through HAA. Matthew: Identify which committees benefit your company goals and jump right in! Also, find the people who are taking the lead on these committees. Reach out to them for advice and mentorship. We are all family, and we want each and every member of HAA to succeed!

From your experience, what is the best committee for a new supplier member to serve on? Jimmie: Get involved with the HAA Ambassador ONE Society. We meet on the first Wednesday of every month. It is a great way to intermingle and exchange business leads. It’s free advertising for you and your company. Go out and have fun. Karen: I think the Houston Apartment Association Political Action Committee would be the first committee I would recommend because it truly helps you learn about how the everchanging laws affect your clients. In addition, most management leaders attend these meetings. You can get initial introductions, which will help you later as you plan your sales strategies and follow up. Matthew: I would suggest the HAA NEXT Committee and the Membership Committee, which you can get involved with by attending the HAA Go-Getter happy hours and recruiting members for HAA.

These statistics are derived from a continuous survey of all apartment communities in the Houston region. The effective rental rates are the calculated net of concessions and utility adjustments. The second table lists the five hottest submarkets in the Greater Houston area. There are a total of 42 submarkets, and the ranking is based on the best combination of rental rate growth and absorption over the past three months. The third table distributes and analyzes concessions (specials) by classification. Concessions generally are represented by three types of specials: move-in, months free or floor plans. The effect of these specials is captured and prorated over a lease term to arrive at a percentage reduction in market or street rents.
