downsize their maintenance obligations and upsize their lifestyle, according to a leading property researcher. A recent study conducted by analyst Paul Broad, ‘Dwelling Preferences for the Over 50’s’, found that modern seniors are increasingly looking for housing options that fit somewhere in between the family home and a retirement village or apartment. Mr Broad indicated that there was a clear demographic shift to delivering high quality, low-maintenance homes in secure and engaging lifestyle communities. “Today’s over 50’s are looking for something very different from previous generations,” he said. “While many in this age group are looking to downsize and de-clutter, they do not want to completely change their way of life”. Mr Broad believes many in this age group want to free themselves of the duties involved in maintaining a house and yard, but many regard downsizing to an apartment too drastic. “In many cases there is a strong

traditional retirement village model. “Some villages charge deferred management fees or take a cut of capital gains when the owner decides to sell,” he said.

“For many, the shock of a move to an apartment is too daunting, and some median step is highly sought after”.

“That is now seen as an old hat and over 50’s are showing preference for a transparent financial arrangement where

moderately-priced homes in safe, well-run communities in warmer climates. “They like having walking and bicycle trails and recreation centres, but they also want to be centrally located,” he said. Focus groups and questionnaires carried out for the report discovered the features most essential to over 50’s included location, a feeling of security, amenities/ communal facilities, proximity to public transport and low maintenance. Leading turnoffs for this demographic were noise, lack of visitor parking, lack of storage space, low quality fixtures and fittings, poor security, and lack of internet connections. Mr Broad said large internal living spaces were important for baby boomers to accommodate furniture from their family homes. “They look for multiple open-plan living spaces and a guest or multi-purpose 3

Stronger bones, stronger you

More than 140 home owners have been informed on the importance of bone health after a visit by the University of the Sunshine Coast’s mobile health clinic as part of Healthy Bones Action Week. Guest speaker Rob Major presented to an attentive audience of Halcyon home owners about the importance of developing and maintaining strong bones. Building bone strength can be as simple as regularly performing weight-bearing exercises and home owners were able to pick up some of these handy tips,” Dr Geissmann said. Recognised as a national health week, Healthy Bones Action Week is celebrated across the country encouraging people of all ages to protect their bones. Osteoporosis is one of the least discussed, under diagnosed and under treated diseases in Australia; yet poor bone health affects two in three Australians over 50 years old, including a growing number of men.
